Has The Market Stabilized?
I think that most of us would agree that the purchase of a home is the largest investment that any of us will make in our lifetime. It is no wonder that we all want to know what is happening to the value of this asset. Or do we still feel as if it is an asset? Where do we go to get this information? Whether it is the national or local news that we tune into, The Wall Street Journal, or even the internet, that information does not apply to our tiny speck of the world – our own neighborhood. Where do we get this information then? Of course, the answer is a local real estate agent. These women and men are great resources and can assist you by providing local statistics and “working on the street” knowledge. I continuously educate myself on the local market, where it is now and how it is trending. So how is your neighborhood doing? Has your neighborhood stabilized? If you would like to have answers to these questions then give me a call. This information is FREE and you are under no obligation to purchase anything from me. This is a service that I provide to my clients and friends. Right now, more than ever, we all need trusted advisors who can help us sort through the barrage of information. If you were sick and needed advice you would go to a doctor who specializes in that field. If you needed legal advice you would talk with an attorney who specializes in your situation. You wouldn’t go to the internet for your health care or legal advice so why should it be any different with real estate? SHORT SALES ARE NOT GOING AWAY ANYTIME SOON! Did You Know… • A recent study shows that 1 out of 5 American mortgages is distressed and 11.5 million homeowners are in danger of losing their homes by the end of the year. This most likely means that you or someone you know needs help. • That there are 10 options to avoid foreclosure? • A Certified Distressed Property Expert (CDPE) attends several days of intensive, thorough training on foreclosure avoidance and how to negotiate short sales efficiently and ethically. • We assist our short sale clients with locating and leasing properties until they are able to purchase again. With the right assistance, the stress of facing foreclosure becomes manageable. As a CDPE, I have received the knowledge and training necessary to assess all possible foreclosure alternatives and pursue homeowners’ best options. Our team consists of a full-time negotiator, tax advisors, attorneys and mortgage consultants. We are closing short sale transactions. If you or someone you know is facing a financial hardship please contact me for a confidential conversation regarding your options. As a CDPE I can help! Thank you to all of you who call and email me regarding this newsletter. I appreciate your comments. I hope that you all get something of value from it. Homeowner Tip of the Month
Most people don’t give much thought to their water heater – they just turn on the faucet and expect hot water to come out. Water heaters are relatively maintenance-free, and you can keep your water heater in peak operating condition just by performing two simple maintenance tasks every six months: test the pressure valve and then flush the tank. If the pressure release valve is not operating properly, the tank can potentially over pressurize and explode. Flushing the tank prevents sediment build-up, which can reduce your water heater’s energy efficiency and clog your water lines. Consult your owner’s manual or other maintenance guide for instructions on how to safely perform these maintenance tasks. Thank you to Tara Carter, Old Republic Home Warranty.
