Exterior Design
When looking at renovating an existing building, the exterior articulation is a result of careful attention to sun protection, provision of usable outdoor spaces and long term durability. Materials are chosen for their responsiveness to climate control, their local sourcing and their ease of maintenance. Site development is intended to create authentic neighborhoods and communities, often through mixed use and the formulation of well-scaled streets and public spaces.
In the hands of good designers, the result of this creative problem solving is architecture that is generous, handsome and sometimes even stunning. Page architects carefully evaluate existing conditions and provide solutions that effectively merge old and new. And while it is often more appropriate for high-rise projects to be “fabric” buildings in cities rather than focal objects, these buildings sometimes do become local landmarks and icons.

The pandemic has fundamentally reshaped the workforce’s expectations of the workplace. No longer viewed solely as a location for productivity, the workplace must now offer a desirable and engaging experience that supports individuals in doing their highest and best work.
This evolution has led to an increased demand for Class A office space, where quality, design, and amenities play a central role in attracting and retaining top talent. For buildings that have aged or fallen behind current standards, comprehensive renovations and repositioning are now essential to remain competitive.
In the public sector, the pressure is equally high. To recruit and retain talent that rivals the private sector, government and civic institutions must reimagine their facilities to offer inspiring, flexible, and human-centered environments. Art Integration to Enhance Wellness
Symphony Square mirrors an “eddy” in a river—a tranquil pause amid the flow—the lobby features supple leather booths and banquettes that offer a range of seating options for both large and small groups. These areas are connected by vibrant art installations, and custom-designed area rugs, that are seamlessly integrated into the architecture, celebrating the color, texture, and energy of the urban environment just beyond the doors.
Central Courtyards as Part of Wellness Environment
The Austin Energy Headquarters project is not only certified LEEDv4 Platinum, but has also received the Austin Energy Green Building FiveStar rating and WELL Building v2 Platinum certification. In addition to efficiency, health and resilience are prompted in the building design. Some of the health- and nature-oriented sustainable features include: natural light and available nature views for workspaces; easy access to outdoor spaces; fresh outdoor air monitoring to promote occupant comfort and healthy CO2 levels; wellness-focused break and quiet areas with views to the outdoors; indoor finishes that have been prioritized for health, such as regional materials and recycled content.


Conference Rooms Seamlessly Connected to the Rest of the Building
The new Home of the PGA symbolizes the future of the organization and the game of golf. The building is designed to celebrate and support the sport’s evolution, embodying an open, welcoming environment that seamlessly integrates indoor and outdoor spaces, enhancing both functionality and aesthetic appeal.
Event Spaces for Bringing People Together
At the City of Buda Municipal Complex, the conference room, quiet reading room, and group study rooms are tucked away at the far end of the library—strategically placed to ensure privacy and minimize noise for focused work and clear conversations.

Lobby Connections to District
The ground-floor lobby of 1121 at Symphony Square redefines the entry experience for a downtown office building, acting as a dynamic nexus between Waller Creek’s lush natural edge, the lively historic entertainment district, the innovation hub to the north, and the culturally rich Austin East Side.

Client-Driven Space Needs
An award-winning independent developer of interactive entertainment such as video games tasked Page to create a home for them that reflected the company’s mission of “To Entertain The World” and its creative, risk-taking culture. The process was a true collaboration between two creative firms. Page and Gearbox employees share common creative traits such as three dimensional thinking capabilities and artistic design talents. Additionally, Gearbox staff physically built a number of features in the final design. The look and feel of the finished 90,000-square-foot space was inspired by the games for which Gearbox is known – dark, brooding, and at times a bit unsettling.
Public Access and Seamless Security
A similarly public-oriented lobby facilitates accessible pedestrian movement through the city in an area where sidewalks are uncomfortably steep, creating an interior “street” with the façade of the historic building on its western edge.

Elevation of Greenspaces
In a study conducted over the summers of 2019 and 2020, researchers identified the three factors most likely to elevate or deteriorate the greenspace experience in Central Business Districts. Those factors are shade, maintenance, and facilities (bathrooms). Indeed Tower’s outdoor plaza scores high marks in all three. Learn more »


Urban Connection
A focus on wellbeing and connection was a strong priority across the project. Urban design strategies improved street walk ability and movement through the interior street. Access to the outdoors was created on many of the tenant floors. Biophilla was integrated through natural materials and textures throughout common spaces.


Wellness and Amenities
Premium amenities, including a spa equipped fitness center and flexible workspaces, position Indeed Tower as a top choice for modern tenants.

A Landmark Reinvented for Houston’s Creative Future.
5555 San Felipe was rebranded and repositioned under new ownership with the expected departure of the building’s primary tenant. This 1983 landmark tower was transformed into a modern, sustainable, innovation hub to support Houston’s leading creative companies — designed to meet or exceed the demands of a changing workforce, today and tomorrow. The work was structured in two phases



The design team transformed the traditional red granite interiors into a modern yet timeless space. A balance between hospitality and workspace drove many of the design decisions with upgrades of plaster finished walls, Blackthorne marble slabs at the elevator lobbies and warm wood tones to create welcoming meeting spaces.

With the imminent departure of its major tenant, the building owners embarked on a project to reposition the Houston property to attract new tenants. The extensive redesign of Two Shell Plaza draws on the classic modern lines which respect the building’s character while projecting a new Class A building image. Another important component of the strategy reorients the lobby to create a new front door – and a more prominent address for the building: 811 Louisiana.

On the exterior, creating a larger scale base for the building provides a new experience at the pedestrian level. The façade is re-clad up to the third garage floor in an elegant, dark natural charcoal stone that contrasts with the existing travertine panels above. Silver limestone flooring seamlessly transitions from exterior to interior and complements the new cladding. Metal louver canopies provide shading and signify the new corner entry at 811 Louisiana.

811 Louisiana Renovations
The entry leads into a grand lobby space with a lounge area that provides an opportunities for both visitor waiting and for casual meetings. A centrally-located security desk with concealed technology and modern finishes is highlighted by contrasting stone finish on the walls and floors. A combination of neutral and dark charcoal stone replaced the existing travertine on the walls and floors throughout. Wood veneer walls distinguish the elevator lobbies and back-lit glass doors brighten the long spaces. The once gold-leafed ceilings have been removed and replaced with clean white gypsum ceilings and updated LED lighting. Textured glass feature walls and a light installation above the escalators provide a signature element for the building, signifying the entry of its new brand into the market.

Esperson Building Interior Renovations





Transforming Office Interiors for Today’s Needs
The historic Niels Esperson building has lit up the Houston downtown skyline since 1927. It was built as a thirty-two story tower (Niels Tower) with a strong Neoclassical/Italian Renaissance style. Later in 1941, a nineteen-story Art Deco/ Art Moderne annex (Mellie Tower) was built, organically connecting to the Niels Esperson tower. The result was a unique and eclectic building(s), in both its exterior and interior spaces. The project is currently up for a BOMA International TOBY (“The Outstanding Building of the Year”) award in the historic building category.
Far below the tower’s neoclassical cupola, a basement space connecting to a series of tunnels below downtown streets has been given its own revival.
The design task was twofold: activate the ground level and its vacant retail spaces accessed through long and uninviting corridors between two rather ornate lobbies; and reimagine the tunnel level food court with a new escalator connection. A key challenge was to design a new space that becomes the bridge between an art deco lobby on one side and a neoclassical lobby on the other.
The design for the lobby and tunnel level renovation creates an ‘architectural bridge’ that connects and unifies the old and new components of the building. By carefully selecting materials to complement and support the existing aesthetic palettes, the design highlights the historical components of the spaces while providing a vibrant contemporary setting.

Reimagining space to elevate performance and experience, where interior design meets architectural intent. This is performance by design.

Ergonomics
To maintain the existing square footage while increasing seat count, the design introduced a universal open plan with compact sitstand workstations. Shared surfaces with integrated flat panel displays enhance collaboration, while diverse meeting settings support everything from formal presentations to casual conversations. New furniture emphasizes ergonomic comfort, flexibility, and a hospitality-driven feel—promoting wellness throughout the workplace.

Optimizing for precision and efficiency
Before the renovation, Page conducted surveys, focus groups, and space-use observations to assess its workplace culture. This data-driven approach informed a strategy that increased density for future growth, added focus rooms for heads-down work, introduced shared resource areas to enhance mobility, and upgraded meeting spaces with collaborative technology.

Bold patterns, refined finishes, and crisp geometries reflect a timeless, forwardthinking workplace. productivity, supports wellness, strengthens brand identity, and reinforces the firm’s position as an employer of choice.

In 2016, the firm embarked on a renovation that maintained the integrity of this unique work environment—one that would support future growth, inspire creativity and promote collaboration.


The Rice Hotel



The 7,000-square-foot Crystal Ballroom was completely restored at that time, including detailed woodwork, cast plaster ornamentation and the hotel’s original oil murals.
Blending unique neighborhood culture with contemporary hospitality.
In the late 1990s, Page was tapped to repurpose the historic but long vacant 1913 landmark Rice Hotel into residential lofts. This award-winning effort was broadly acknowledged as the project that sparked the revitalization of Houston’s downtown urban core and introduced new residential units into downtown Houston for the first time in over forty years.

Every detail of the Rice Lofts was designed with purpose, honoring the soul of the original space while seamlessly weaving in modern functionality.

Listed on the National Register of Historic Places, the historic Rice building, originally a 1,000-room hotel, was constructed on the site of the former Texas State Capitol before the Legislature moved to Austin. Extensive research into the building history enabled the developers, architects and designers to restore much of the hotel’s original character during the initial renovation, which afforded the property a $4.5 million federal historic tax credit.
This iconic building changed ownership in the late 2000s, and the Page design team was again commissioned to update the interiors of the building. The lobby, common areas and all 308 apartment units in the 18-story building, now known as “The Rice,” are re-imagined with sleek and contemporary fixtures complemented by warm and luxurious finishes.
The goal of the project was to make the space feel more modern and bright while respecting the building’s historic character. In addition to updating the residential units, the renovation included enhancements to its amenity spaces, including the entrance and lobby, as well as a new club, fitness facility, outdoor terrace and pool area.

Repositioned with Purpose. A Bold New Chapter for Energy Center II.
The owners of Energy Center II were facing increased leasing competition and an aging property. Teaming with Page, a wellvetted solution was realized surpassing the owner’s goals.
The process started with Page, working closely with both the owner’s marketing group and real estate broker, to identify distinguishing features tenants are seeking. This collaborative process resulted in a distinguished repositioning solution. Page transformed a dated, underutilized entry sequence into a contemporary and compelling experience that elevates tenant impressions and supports leasing objectives. We introduced a sophisticated material palette of honed stone, warm woods and invigorating lighting. The most exciting improvement was the introduction of functional furniture that invites people into the lobby as an elegant working space.
The result is a high-impact and timeless lobby that reestablishes Energy Center II as a competitive, desirable destination in Houston’s Energy Corridor.

Republic Plaza Lobby Renovations

Elevating the Experience. A Dynamic Reintroduction of Denver’s Iconic Tower.
As Denver’s tallest and most iconic commercial tower, Republic Plaza has undergone a transformative revitalization to elevate its arrival experience and tenant engagement. As a distinguished Class-A office destination, the lobby and exterior plazas required a forward-thinking reinvention to meet the expectations of today’s workplace culture. At the core of the redesign is a sculpted terra-cotta feature wall. Beyond aesthetics, the redesign enhances functionality and tenant experience. The lobby introduces contemporary furnishings, improved lighting, and an interactive digital display that modernizes the building’s directory.



A 30-foot programmable LED chandelier above the escalators casts adaptive ambient light, infusing the space with movement and energy. Enhanced seating areas and a flexible tenant lounge provide inviting spaces for collaboration, focus, and respite. The transformation extends to Republic Plaza’s exterior, where redesigned plazas along 16th and 17th Streets contribute to a more welcoming urban experience. Thoughtfully integrated landscaping, modernized seating, and refined hardscaping create a seamless connection to the surrounding city while supporting the ongoing revitalization of the 16th Street Mall.
