IT’S GETTING VERY HOT IN DECEMBER
My last article in this publication, The Summer I Turned Mean (Again), received the most attention of anything I’ve ever written. I had many Realtors reach out on social media or in person to thank me for telling the hard truth that the market generally has shifted toward the buyer having more power. No thanks necessary because telling the truth is good for business. I’m happy to report that, at least within our team, the message has been received because we are in the middle of an unprecedented end of year hot streak.
Normally, May – July are the hottest real estate months whereas October - December are somewhat quiet as buyers are focused on the holiday season. This year has been exactly opposite. Our late Spring through Summer sales were abysmal and that wasn’t specific to us. I was truly worried that this would be the worst year since the mortgage meltdown crisis of 2008-9. It’s turning out that we are getting our listings sold at the end of the year at a rate I didn’t expect. Our sales will exceed each of the past two years which is a big win in my eyes. Why is this happening?
Mortgage rates have been ticking down. These aren’t massive drops but, in conjunction with buyers getting used to more normal rates, it’s certainly incentivized some buyers.
The initial shocks of tariffs have been somewhat normalized. These tariffs, while having an impact, haven’t crushed most high-end buyers economically. Certainly, not enough to delay their real estate dreams.
Besides me, the media has been shouting “Buyer’s Market!” for a few months and that message is breaking through enough to get more buyers interested in looking.
Sellers are listening and being proactive. They have realized, if they want to sell their home in 2025, they need to pursue a reasonable return instead of a legendary payout that may have been possible right after the pandemic. Baseball analogy warning! Instead of going to bat trying to hit a grand slam, these clients have been able win the game by hitting a double in the gap.
The exception has been if you have indisputably the best property in whatever market you are in – i.e. the best home in Alamo Heights up to $1.2 million, the best home on an acre or more under $2 million in Shavano Park, or the best home with a pool and at least five bedrooms in Boerne. There is still more demand than supply of properties that check every box.

Iʼm a proud San Antonio native, born and raised. For 20 years, I lived in the same home in Oak Hills Terrace. I graduated from John Marshall high school. My career started in 1986, where I worked at Ameriprise Financial Services. When did you open your own brokerage?
In 2020, during the height of the COVID-19 pandemic, after being encouraged by my colleagues and friends, we made the bold decision to launch our own brokerage, Kolb Real Estate. While many industries came to a standstill, real estate surged, and we saw an opportunity to better serve our clients under our own brand.
Iʼve been licensed since 2000, and after two decades of experience in the industry, opening our own firm felt like the right next step. Since opening our doors, we havenʼt skipped a beat. Today, Kolb Real Estate is home to nine dedicated agents.
In 2024, we expanded by launching a second brokerage called Referral Agents of San Antonio, designed for experienced agents who prefer to focus on referrals or are transitioning into retirement.
In 2025 we expanded into commercial real estate to fully serve our clients needs.
What skill helps you most in real estate?
I have a natural memory for people and properties—I can recall the details of a house I saw years ago and connect it to a clientʼs needs today.
Iʼm also a strong communicator, always responsive, and deeply committed to doing the right thing. I try to think one step ahead for my clients, ask the tough questions, and advocate for them like I would for my own family. I truly live by the Golden Rule in every transaction, “Treat others the way you want to be treated.ˮ
What ʼs one thing not many people know about you?
I met my husband Rick on a blind date, and we just clicked immediately. On Valentines Day (just 57 of dating ) he asked me to marry him. Four months later we got married. This June we celebrated 36 amazing years together. Itʼs one of my favorite stories to tell... it reminds me that sometimes the best things in life come when you least expect them. God had a plan.

Late fall has its own rhythm: cooler air, slower mornings, and the quiet satisfaction of seeing progress unfold. It’s the perfect season to talk about the next chapter in your custom home journey. Yes, this is the part where all that planning turns into structure, texture, and life.
If you read Part I in the last issue, you already know how the foundation is set with land, builder, and budget. Now, let’s talk about what happens once the walls start rising.
4. Expect the Unexpected and Stay Flexible
Even the best-run projects hit bumps. Maybe it rains for two solid weeks, a supplier sends the wrong tile, or a back-ordered fixture throws off the schedule. It happens on every build.
If you were my best friend, I’d tell you not to panic. A great builder has systems in place to pivot, keeping the schedule moving and communicating what’s next. The secret is flexibility. Expect a few curveballs, trust your team, and focus on the big picture instead of every daily hiccup. A steady builder will manage the process, but your mindset determines how enjoyable the experience will feel.
5. Walk the Site, but Don’t Micromanage
You should absolutely be part of the process. Visit the site, ask questions, and watch your home come to life!
We once had clients who wanted to walk their site every single day. From the start, they told us that was important to them, and we welcomed it. However, expectations were set early, and that’s really what helped it work beautifully. They knew the site wouldn’t always look pristine – construction is messy by nature – but they loved watching their home rise piece by piece.
Because we had a clear communication system with weekly updates and regular check-ins, they always knew what they were seeing and what came next. That’s the beauty of transparency done right. When expectations are clear, daily visits don’t create tension; they build trust.
6. Focus on the Details That Matter
By the time framing begins, most of the big design decisions should already be made. That’s how we do it, because planning ahead keeps the build smooth, predictable, and enjoyable.
If you were my best friend, I’d tell you to lean into that planning process early. Spend time with your builder and designer reviewing the details before construction starts: cabinet layouts, paint colors, tile and flooring selections. The more decisions you make up front, the fewer surprises you’ll have once the walls go up.
Trade secret: a well-run project doesn’t leave finish decisions for later. It’s coordinated from the start with selections scheduled in advance and confirmed before the framing crew arrives. That structure allows the build to move quickly and confidently without rushed choices or costly change orders.
Still, I’d encourage one key walk-through before drywall. It’s your chance to see how the spaces feel in real scale, to stand in your kitchen, visualize furniture placement, and make small adjustments if needed. When the planning and communication are solid, that walk-through becomes a moment of excitement, not stress.
7. Keep Communciation Open and Documented
The biggest stress point in any custom build is miscommunication.
Make sure every change, approval, and cost adjustment is captured in writing, even if it feels minor. Texts fade, but clear documentation keeps expectations aligned and relationships healthy.
If I were giving you insider advice, I’d say this: builders love clients who respond quickly. A same-day answer can keep your schedule on track, while indecision can stall trades for days. Stay responsive, ask questions, and remember that clarity protects both sides.
8. Celebrate Progress, Not Just Completion
It’s easy to get so focused on move-in day that you forget to enjoy the journey. Take photos of the framing, sign your name on a stud, or walk through your home at sunset once the windows are in. These moments don’t come back, and someday they’ll be your favorite memories.
Building a home is personal. There will be days when you’re tired of making decisions and others when you can’t believe this dream is actually yours. Both are part of the process.
As You Near the Finish Line
If you were my best friend, I’d tell you this: the middle of a build can test your patience, but it’s also where the magic happens. Stay flexible, stay involved, and trust the team you chose. The same care you put into those early decisions will carry you all the way to move-in day, when you finally turn that key and feel the joy you built from the ground up. Z
