2025 was undoubtedly one of the most challenging years I’ve experienced out of the 23 years I’ve been selling luxury real estate in the San Antonio area. Showings on listings were hard to come by even though inventory was down. If a buyer entered a contract, it was difficult to keep them in the contract. General malaise, inflation, high prices and negative news were forefront in buyer’s minds. However, the tide began turning in the 4th quarter. By the end of the year, our team completed nearly 100 transactions, and we surpassed our sales volume for the two preceding years. In short, our team did the hard work, and it paid off for our clients.

In fact, the number of showings from Thanksgiving into early January were more akin to what I expect in May and June. It was busy as can be over the holidays and that bodes well for 2026. For example, my highest sale of the year, a stunning modern masterpiece in Olmos Park, closed in late December. Why the change? High-end buyers decided that uncertainty over mortgage rates, tariffs, and the general economy were mitigated by stock market gains or just the realization that things were going to be ok. That confidence allowed buyers to jump into the market if the right property was available.

Sellers started to understand that they couldn’t get away with presenting their homes in a sub-standard manner and expect a good result. The price, the presentation, and the marketing pitch must be on point today to get a quality offer. The best sellers in 2025 - with a stylish, updated finish out, desirable amenities, and perfect maintenance - might set a sales record, but those homes were maybe 1 out of 100. Homes that lacked in those categories struggled more than they would have in past years.

My outlook for 2026 is for luxury homes to outpace average to lower priced homes. I’d like to see even more sellers continue to improve their home to make it move-in ready. It’s still normal for a prospective client to tell me, “I’m not going to change this because I don’t know what the buyer wants.” All I hear from that is that they aren’t willing to do what it takes to put themselves in position for a premium sale. Because, after 23 years, I know what the buyer wants. They want to basically not have to replace anything if they are paying north of a million dollars. Yes, there are exceptions if you have the finest view south of Yellowstone, or you have an ultra-coveted single story floor plan for example. Most buyers in today’s high-end market are profoundly disappointed in what’s available. When a home transcends that mediocrity, multiple offers often result.

Wellness in 2026 looks very different than it did even a few years ago. The shift is clear: people are no longer waiting to feel unwell or burned out before taking action. Prevention, performance, and longevity are now driving the conversation.

What brought you to Texas and why San Antonio?

JAMES: “We planned a six-week scouting trip through cities like Houston, Scottsdale, Fort Worth, and Las Vegas to figure out where our forever home would be. San Antonio was our first stop.”

JULIE: “We’ve lived in San Diego, San Jose, Oregon, Phoenix, Austin, and even Japan, so we knew exactly what worked for us and what didn’t. Driving toward the Hill Country, we both looked at each other and said, ‘Okay, this feels different.’”

When did you know the search was over?

JULIE: “I walked into the foyer, looked up at the windows and the sky, and started crying. I hadn’t even seen the kitchen yet. I just said, ‘Oh my gosh… this is it.’”

JAMES: “When Julie cried, I mentally canceled the next five and a half weeks of scouting. Sometimes forever just announces itself.”

After living in so many cities, what were you really looking for in a forever home?
