What does luxury mean to you?

Luxury isn’t just a price tag; it’s how a home lives. It’s great design, quality details, and spaces that make everyday life feel easier and more enjoyable. For many of my clients, luxury can be sunrise views on the water, space to entertain, and a home that feels like an escape.

What’s the difference between a truly luxurious property and one that’s simply expensive?

Expensive is about cost, while luxury is about value and how it makes you feel. It’s the craftsmanship, the uniqueness, the lifestyle it offers. A property that feels rare and special.

What’s the state of the luxury market?

Lake Norman’s luxury market is still thriving. We’ve seen more inventory this year, which gives buyers options, but demand for waterfront and lifestyle-driven homes is keeping sales strong.

What are affluent buyers prioritizing now?

Buyers want homes that are sustainable, smart, and wellness-focused. Properties that elevate their lifestyle and reflect who they are.

What emerging trends are you seeing in luxury amenities or design?

Buyers are looking for homes that feel like retreats, with wellness spaces, ecofriendly design, seamless indoor/outdoor living, and smart technology features that make life easier.

What’s your philosophy on matching clients to lifestyles?

I get to know how people live, how they spend their mornings, how they host, and what kind of water access or views matter most to them. Every waterfront property is different, so it’s my job to guide them to the home that fits their lifestyle. It’s not just about finding a house; it’s about helping them create the life they want on Lake Norman.

What advice would you give to someone buying or selling a luxury property?

Take your time and focus on what feels right for your lifestyle, not just the price tag. Think beyond square footage and look for the details that make it special to you.

When selling a luxury home, presentation is everything. Invest in top-notch staging, highlight the lifestyle the property offers, and make sure marketing is polished with great photos, video, and drone shots.

Can you share some of your favorite hidden gems?

I love the quiet coves on Lake Norman where you can catch the best sunsets without the boat traffic. On land, some of the small local spots in Davidson and Cornelius—boutique restaurants, local coffee shops, and tucked-away parks— really show off the charm of the lake area.

After years of guiding families through the custom home process, Mary Ludemann has seen it all: the costly mistakes, preventable delays, and the simple steps that separate smooth builds from stressful ones. As owner of New Old, a boutique luxury design-build firm, Mary has built a reputation alongside her husband, Troy, for creating timeless, generational homes throughout the Charlotte Metro area. Their approach brings architecture, interior design, and construction seamlessly together under one roof, ensuring every detail reflects both beauty and purpose. From Lake Norman to Chester, South Carolina, their work is defined by heritage-inspired details, heirloom-quality craftsmanship, and homes built to stand the test of time for generations to come. Here’s what Mary wishes every client knew before breaking ground:

Choose a builder you can communicate with and who genuinely understands your vision.

A great custom home is built on partnership. In the Charlotte region, most luxury builders work with the same pool of subcontractors and vendors, which means pricing should be broadly comparable. If one proposal comes in significantly lower, treat it as a red flag. Unrealistically low pricing often means missing scope, inadequate allowances, or inexperience—issues that will cost far more down the road. Overhead and timelines will vary, but when comparing apples to apples, bids should be in the same range.

Involve your builder early or collaborate with a seasoned interior designer.

Architects create beautiful plans, but they may not always be aligned with current construction costs. Too many homeowners spend months (and thousands of dollars) perfecting a plan only to discover later that it’s far

outside their budget. Loop your builder and/or interior designer in during the design phase to value-engineer where needed, align design with cost, and avoid heartbreaking redesigns later.

Don’t walk into your build with vague, open-ended allowances. Allowances are among the most misunderstood parts of the process—and among the most common sources of disappointment. Builders often set allowances low to help your overall number align with your stated budget. But unless you’re deeply familiar with material and finish pricing, you may envision zellige tile while the allowance only covers a basic 12” porcelain. Define your style and preferences upfront so allowances reflect your actual taste and expectations.

Set your specifications — and at the very least your preliminary selections — before breaking ground.

This single step saves time, money, and frustration. Partnering with a design/build firm or hiring a designer ensures your finishes are cohesive and budget-appropriate. Even if you’re not ready to finalize everything, selecting directionally accurate materials (tile style, plumbing brand, appliance tier, flooring type, etc.) allows your builder to set realistic allowances and prevents costly surprises during construction.

Understand the specifications and the design choices that drive your home’s cost.

Your structure (framing, roofing, windows, doors, insulation, mechanical systems, etc.) makes up 80–85% of your total cost. These are the bones of the house and the areas where quality matters most. But it’s not just what goes into the home—how it’s designed plays a major role in the final price.

Every bump-out, extra corner, curve, radius wall, or complex roofline increases the amount of framing, labor, and materials required. Construction is priced by linear footage and square footage, so efficient, well-planned designs can save significant money without sacrificing beauty. A clean, thoughtful footprint often yields a more elegant home and a more predictable budget.

Sit down with your builder and architect early to understand exactly what’s being proposed. You don’t need to become an expert, but you should have clarity on which design elements add cost, which save cost, and why, so every dollar is working toward the home you envision.

Give the process the time it deserves. Custom homes are handcrafted. They are not quick. Resist attaching your build to a life deadline (a baby due date, a holiday, a graduation). Rushing almost always sacrifices quality. You’ll spend years, maybe decades, living in the home; give your builder the time required to deliver it right and to turn it over at 100% completion.

Pay attention to the builder’s communication process, not just their portfolio.

A stunning home doesn’t guarantee an organized builder. How often do they update clients? Do they offer written schedules? You will communicate with this person weekly for 12–24 months; choose someone whose process makes you feel supported.

Get everything in writing. Every. Single. Thing. Verbal agreements lead to misunderstandings. If it matters to you, put it in the contract, the spec book, or a written change order.

Keep decision fatigue in check.

A custom build requires hundreds, if not thousands, of decisions. Rely on your designer or builder’s process to guide you. A clear roadmap keeps the project moving and helps you avoid late-stage overwhelm.
