Luxury home buyers in Charlotte know exactly what they want, and it goes far beyond marble countertops and crown molding. They’re looking for turnkey elegance, in-home wellness amenities, privacy and security, and neighborhoods worth exploring.

Matthew Alexander of Premier Sotheby’s International Realty is a Charlotte native who’s had his finger on the pulse of the real estate market for more than 24 years. “Today’s luxury buyers know that time is their most valuable asset; they want to get the keys and start living their best life immediately,” he says. “Since early August, we’ve seen a surge in activity around Central Charlotte, with some homes receiving multiple offers. When they find a home with every detail already perfected, they’re willing to pay a premium to skip the headaches and start enjoying their investment right away.”

As for the wellness trend, Alexander notes that it isn’t just about having a home gym anymore; high-net-worth buyers are drawn to amenities such as plunge pools, infrared saunas, steam rooms, and dynamic lighting. Privacy and security are also essential features that enable high-profile buyers to truly relax and enjoy time with their families.

Location preferences are also changing. For years, Charlotte’s luxury buyers were drawn to sprawling estates south of town, but Alexander says there’s a definite shift back toward the city’s central areas. People want to be able to walk to great restaurants, catch a show, or grab coffee without getting in their car. “It’s not about the size of the lot anymore; it’s about the quality of the lifestyle that location provides,” he says. Alexander learned the luxury real estate business literally from the ground up. “I’ve worked my way from the bottom to the top. I’ve done a wide range of jobs, from building houses to developing subdivisions, and running sales teams which gives me an edge. I can walk through any house and see how it works,” he says.

That background enables him to identify potential issues before they become expensive problems, and he understands the technical aspects of high-end homes that other agents often overlook. “When you’re investing at this level, you want someone who can evaluate not just the aesthetics but the bones of the property, the quality of the systems, and the true value of what you’re buying,” Alexander says.
