Fall is an excellent season to help buyers find their next Charleston home. As the summer rush winds down in the Lowcountry, the market slows just enough to give your clients negotiating leverage while still offering incredible inventory—from historic downtown homes to waterfront properties on the Ashley or Cooper Rivers. Sellers listing in the fall are motivated to close before year-end, creating opportunities for smoother transactions and flexible terms.

This season also lets buyers experience homes in Charleston’s unique climate. Fall brings cooler temperatures and shows how properties handle seasonal rain, coastal breezes, and leaf accumulation on historic gardens or oak-shaded streets. Heating systems, insulation, and landscaping performance are all visible details that summer showings often mask.

With a calmer market, you can give your clients personalized attention, guiding them through multiple showings and helping them weigh long-term value without the pressure of competing bids. Mortgage rates may also be favorable, which is another key advantage to highlight.

Positioning fall as a strategic buying season allows your clients to act with confidence. In Charleston, this is the perfect time to move, giving buyers access to both prime locations and motivated sellers while showcasing your expertise as a trusted local realtor.

REVEALING A HOME’S BEST FORM

This Whole House handles the whole job

Emily Watson joined a friend on a trip to the College of Charleston after high school and envisioned herself on its campus. The New Jersey native had dreamed of Princeton, but CofC offered a lot of what she wanted: history, charm, and a not-too-big city. After graduation, Watson worked as a teacher and a nanny and lived in Summerville, joining her now-local family for Sunday dinners. She admired Mount Pleasant, but it seemed financially out-of-reach. Then, a foreclosure off of Long Point Road showed up, and she went to check it out.

Unsurprisingly, the house was in horrific shape. Filthy from top to bottom, it had been stripped to the subfloor and reeked of smoke. Nevertheless, Watson decided it was a worthwhile project. She moved into the garage apartment, rolled up her sleeves and, over the next few months, fixed the house up. She lived there for five years and sold the home for a profit –just in time for yet another challenge: a house on Rifle Range Road that had to be taken down to the studs. The scent of cat urine, which Watson describes as “punching you in the face,” was everywhere in the home, including the drywall and insulation.

“It had 11 cats living there before, and the house had been empty for a year by the time we got it,” she says. “I rebuilt it from the ground up.”

By 2018, Watson had turned her zeal for home projects into a new business, aptly called This Whole House. The company offers one-stopshop boutique renovation, and Watson describes herself as “intimately involved” with each client’s process. “It’s turn-key,” she says. “I meet the client, walk through the home, measure, draw renderings – I manage the budget, punch list, everything.”

Though she is now living in Summerville again, Watson’s client base spans the entire Lowcountry, from Mount Pleasant and Summerville to

West Ashley and the Isle of Palms, which she describes as having “a lot of little ranch homes” that need refreshing. She takes care to establish lasting relationships, which often lead to referrals. “I stay in touch with everybody,” she laughs. “That’s been a fun and social part of it.”

The talented team behind This Whole House can and will renovate a home from top to bottom, but the current market has inspired many homeowners to rethink their kitchens and their baths and “create their dream home where they are, instead of relocating,” Watson says. And despite the number of renovations she’s shepherded since the company’s inception, no one can point to a room and recognize Watson’s touch – she prioritizes what the client wants, which takes a lot of talking, getting to know their style and establishing trust, particularly with the lady of the house.

“My clients are mainly women,” she says. “They want to renovate the kitchen, and their husbands say, OK, go ahead. It’s the woman who drives the bus when renovating, and it’s nice to have another woman to stress with, confide with, share a dream with. I’m renovating a condo right now for a single mom, and she said she feels at ease knowing she can text me with questions.”

Reflecting on the timeline, Watson believes the business was built on her knack for seeing potential and her well-rounded skill set. As a kid, she says, she hung out with her brother and his friends and did things like helping her father change the oil.

“I see potential in everything: people, children, relationships,” she says. “Nothing is so far gone that it can’t be loved back into its best form.”

A HALF CENTURY OF BEAUTIFUL HOMES

Riverside Designers has a lot to celebrate

Riverside Designers owner Jennifer Ferrell launched her career with the company as a college graduate. Now, on the business’s 50th anniversary, she reflects on Riverside’s evolution.

“My favorite way to generate creativity is by working on a variety of projects with different aesthetics. It’s also important for me to find the balance between creative client work and a focus on continuing to build the business.

How did you refresh Riverside Designers when you bought it?

”I bought the business in 2005, and the company had been based in Mount Pleasant from its inception. I really wanted us to be downtown, as I wanted to be more centrally located to Kiawah and Seabrook. We were one of the first design firms in the North of Morrison [NOMO] area. People thought we were crazy! But it had perks: still convenient but fewer traffic and parking difficulties. We’re still in that area and couldn’t be happier.

Has the process with clients changed in the last two decades?

As the internet became more popular, there was industry-wide transformation. People were becoming more brand and product aware, and clients wanted more involvement in sourcing. We wanted to honor our clients’ abilities to access more but also do what they hired us to do – deliver a cohesive product. There’s still a role in collaboration, and I don’t think that will change. Clients hire us to help them create their home and space.

What is your vision for the future of Riverside Designers?

Taste has evolved into more eclectic styles, and clients often want something different from what they’ve had in the past. I can see how, over the coming decade, people might be comfortable with taking bigger swings, which would be fun. I also want to give a shout-out to Shay Patterson, my senior designer who has worked with me since 2004. We’ve built this terrific team, and we are so grateful for all of the client and vendor relationships we’ve forged along the way.

THE SKY’S THE LIMIT

Dana Panepinto and his clients are soaring with Magellan Jets

When Dana Panepinto boarded his first private jet flight en route to the 2013 World Series between the Boston Red Sox and St. Louis Cardinals, he had no idea he was getting a bird’s eye view of his own future.

A self-declared people person, the Boston native spent years working in sports media, a seamless transition from his high school and college years of “getting to know people, building relationships, and being an athlete.” After college, Panepinto briefly considered becoming a broadcaster, but soon the business side of sports beckoned instead. Throughout his career, he was fortunate to witness several championship sporting events, but during the flight with Red Sox executives, he saw what else he’d been missing.

“I realized there’s another world out there,” he said. “As you walk up to a private jet, you feel really special. It’s unique. I felt grateful for that opportunity.”

Later, after making the transition from sports media to private consulting, Panepinto received an unexpected phone call from Anthony Tivnan, founder and president of Magellan Jets. It turned out Tivnan

Photos Courtesy of Magellan Jets
I establish relationships on the fundamentals of empathy, listening, and problem-solving – hearing what their needs and their pain points are, and then building a solution for them that makes sense. -Dana Panepinto

had heard glowing things from the Boston Red Sox executives and thought Panepinto might be right for the company. The two men set up a meeting for the same afternoon – to Panepinto’s surprise, the Magellan office was located just up the street.

“I was searching for my next career change, and the factors important to me were authenticity, collaboration, and a big company with a small company feel,” Panepinto said. “Magellan Jets was looking for someone to elevate their business travel program – someone who had connections in Boston and beyond – and I was recommended. Between personal and professional connections, things moved quickly.”

Learning the new role at Magellan Jets was twofold. On the practical side, there was a steep learning curve, as Panepinto stuffed his brain with all sorts of specialized knowledge, from airport codes to the number of seats in each aircraft. He found himself working quickly to learn everything. “With my personality, I wanted to learn it all overnight,” he recalled. “I found myself becoming product focused and wanting people to see how much I knew. But then I realized what they really want is for me to solve their problem and deliver the right solution.”

With this epiphany, Panepinto focused on building solid relationships at Magellan, just as he had in sports media and consulting. His experience came at a special advantage, since many high-level clients who fly private jets work in the athletic sector, including Head Coach of the New England Patriots Mike Vrabel; PGA Tour Star Will Zalatoris; Head Golf Professional Claude Harmon III; and Equestrian Professional Michale Belisle.

“I was working with a lot of the same types of people: athletes, entertainers, celebrities, executives. It was an easy transition in that sense,” Panepinto remarked.

His current role as the Vice President of Sales and Private Aviation Solutions includes not only working with the Flight Operations team to secure the right aircraft and experience, but keeping clients informed of any changes before and after a trip, plus arranging ground transportation and other requests. He acknowledges that there’s no such thing as a cookie cutter solution for any two clients; all are seeking different things from their private flight. Some want to indulge in the luxury of chartering a Magellan jet for an occasion; some need to reach their destination quickly; some want to create a milestone or a special memory.

And what makes sense is different for everyone –ranging from a client who needed to visit his mother after she’d taken a fall – “We had a bouquet of flowers on the plane, and he emphasized how important that was to him” – to a friend who wanted to celebrate his wife. “He planned to take his wife to Europe for her 60th birthday, and I said that instead of flying privately from New York to Italy, he ought to fly from Italy to Paris for the birthday dinner and back,” Panepinto said. “It was much more memorable.”

Telling stories like these is another part of the job, especially for new clients.

“A lot of my clients are first time private fliers,” Panepinto said, “and these stories are personal and relatable to them, which is important. Our customizable service and personal approach are things that make Magellan Jets different from other companies.”

Of course, his own story from the 2013 World Series is perhaps the most valuable of all.

“The real world starts happening when you break out of your comfort zone like I did,” he remarked. “A lot of the people in my network didn’t fly privately before, but they knew someone else who did. That’s how we’ve established a growing network.”
