Southlake’s Bob Jones is now part of “Black Cowboys: An American Story,” an exhibition at San Antonio's Witte Museum transporting visitors through time to meet Black cowboys and gain a greater appreciation of their deep impact on American history. Colleyville Garden Club daffodils brighten the community with color
Join Colleyville Garden Club in planting Gardens of Gold throughout the community. Last fall, homes, businesses, PTAs and HOAs planted gardens of sunny daffodils that bloomed this past spring. Crafting dreams for a worthy cause, the upcoming Carillon Parc Dream Homes neighborhood benefitting St. Jude Children’s Research Hospital®

In a heartwarming collaboration, Solara Custom Living and VoriVost custom cabinetry solutions have joined forces with five esteemed Southlake builders to support St. Jude Children’s Research Hospital® through the Carillon Parc Dream Homes project. This initiative, sparked by an invitation from Nick Smith of Kensington Homes, has brought together a community of artisans and builders dedicated to making a difference.
Nick’s enthusiasm for the project was infectious, and Solara embraced the oppor-

tunity to contribute custom products to the cause. Sofia Elaine Salon is a career dream-cometrue for owner Erica Lynch. Married with two sons, Erica is a native Texan and lives in nearby Trophy Club.

But like many Cubans who came to the U.S. during that time, nothing deterred their determination to survive – and even thrive – in their new home. Led by a strongwilled matriarch, the family worked hard to be successful and pursue their dreams. Their example paved the way for Erica and her cousins to learn that achieving something truly meaningful doesn’t just happen – it takes hard work and sacrifice.
The aspirations of the matriarchs who came before her laid the foundation for Erica to pursue her own dream of establishing her salon. The salon’s name represents a combination of Erica’s and her mother’s middle names. It’s a tribute to generations of strong women, all stemming back to that leap of faith decision to come to America, that made Sofia Elaine Salon possible. Activate. To set in motion. To move, change, become active. Activate Southlake is a new way to play. To Activate, you enter the game where you become a player in the world’s first active gaming facility. You jump, climb, problem-solve and enjoy a great time as you and your friends move between challenges. Each dynamic game room has interactive technology that reacts in real time, ensuring an adrenaline-filled adventure. The operative word here is fun.
This new active gaming experience is popping up across the U.S. and Canada for parties, groups, families and friends to test their skills and enjoy a great time together.
Activate Games opened in Southlake in April, and since then, this recreational trend has taken off with the local community.
At Activate, you’ll find a selection of interactive, light-up game rooms designed to test your physical and mental agility. There are portals to explore; a reimagined game of hide-and-seek; a technicolor basketball court; dip-and-dodge laser fun; and a neon-lit rock wall where each button represents a rock hold and every level increases in difficulty as you travel across the room and complete different challenges along the way. A super grid light-up floor tile game tests your hand- and footwork and your ability to multi-task as you move in time to lighting challenges. And there are other fun options to explore.
You start by selecting a room, picking a game, choosing your adventure and level of difficulty, and opening the door to your challenge. Then you go for it until the time runs out. Each room features a variety of high-tech games that last about one to three minutes each.
Southlake general manager Jackson Worley explains that Activate encompasses a lot of things.
“It’s a movie theater, laser tag, escape room, arcade and a different spin on various games and activities,” he says.
“Some people use Activate as a workout because, although it’s all meant to be enjoyed at your own pace, you can really break a sweat playing the games if you’re going for a cardio experience,” Worley says. “The best thing to do is come experience it for yourself and check out all that you can do.”
Two of the most popular attractions, he says, are Grid and Megagrid, a room full of different 12x12-inch tiles. You step on them to activate, then play games to make it back to the safe zone.
“Our staff are available to help people understand the games and to cheer them on. When you sign on for a room, you’re provided the rules and an auditory walkthrough that shows you how to play the game. We offer help along the way so our guests can maximize their experience,” Worley adds.

The laser game, he says, can make you feel like a secret agent as you dodge the light beams. He notes that hoops are also quite popular, especially among basketball enthusiasts.
“There is 100% nothing else like this. When people go out looking for fun, this is such a unique experience,” he says. “It’s exhilarating from the moment you walk in, like teleporting to a different dimension.”
As you enter Activate, a hallway brings you into a hub with foam flooring, lights everywhere and the feeling that you might be in a spaceship, or maybe you’ve entered into an arcade game like Pac-Man, Worley says.
“It’s hard to imagine – you just have to experience it for yourself,” he adds.
Each decision you make gives you the ability to create your own custom, action-packed game pursuit. Activate provides the space, and you color in the rest.
As you play, an electronic wristband tracks your activities and achievements, helping you climb the leaderboards to different levels of rewards. Prizes can include T-shirts, keychains, water bottles, basketballs, sweatshirts, hats and a $250 gift card for a return visit. The more you play, the more discounts you can earn. The “best of the best” even have a chance to compete in Activate’s annual tournament each January, where cash prizes of $500, $1,000 and $1,500 are awarded.

THE LODGE BRINGS BACK THE NOSTALGIA AND ATMOSPHERE OF TRADITIONAL BARBERSHOPS

Remember when barbershops were places where men went to get away, have a good conversation and a haircut, maybe get a shave and enjoy the experience of a traditional masculine environment?
Southlake has that very place – The Lodge Barbershop at 1125 Davis Blvd, Suite 400. Owner Richard Nicholas, a born Texan and avid outdoor sportsman, grew up playing football, baseball and basketball. He enjoys deer and bird hunting and fishes competitively in bass tournaments. When you visit The Lodge, you might find Richard sharing his latest hunting or fishing adventures. Or everyone might be discussing local restaurants and great places for barbecue. This barbershop is a place for men to relax and take some time away from their busy schedules.
Richard has been a barber for 24 years. He attended barber college right out of high school. Today, his own shop includes five other barbers, who, like Richard, enjoy making customers feel welcome, invited and comfortable.
The environment at The Lodge is a combination of upscale and down-to-earth, with a rustic feel inspired by heavy wood furnishings, restored antique barber chairs that are over 100 years old, and a feeling that you’ve entered a hunting lodge or masculine retreat. A 200-lb. tree-trunk coffee table is the centerpiece that Richard built the shop around. There are statement pieces on the walls – including 50-year-old barber poles - and a back bar, where the barbers keep their tools, that was carved by artisans from the Tarahumara Indian tribe of Chihuahua, Mexico.
“The word barber in Latin means ‘beard,’ so the profession is masculine at its core,” Richard says. “We are helping to keep that male tradition alive.”
“Come in for a cut, hot shave or beard trim. You won’t regret it!”
Both men and boys visit the barbershop, and Richard loves seeing the younger generation experience the feel of what great barbershops used to be. His mission statement is, “We specialize in sharp, dynamic haircuts and thorough shaves, reaching out to the discerning gentleman who appreciates the nostalgia of the traditional barbershop.”

Less work in office means changes to traditional office buildings and spaces.

There are so many people I speak with who say they know nothing about commercial real estate. My response is always, “you know more than you think.” If you’ve ever been to a mall, hospital, office building, grocery store or lived in or owned an apartment building, you know something about commercial real estate!
I have spent my entire 40-year career in commercial real estate and am going to share with you how the commercial real estate industry will be affected by technology, such as working from home, online shopping, DoorDash and many other changes happening in our world.
There is zero question that commercial real estate is being affected by these things. The question everyone is trying to understand is HOW.
Let’s take the simplest one first:
How many of you went to shopping malls 10 years ago? How many of you still go to shopping malls today? Chances are highly likely that you’ve chosen to shop online now as a primary method of obtaining what you would have gone to a mall for in the “old days.” COVID-19 only accelerated this change that was already happening. At the height of COVID, many forecasters predicted that over 1/3 of all malls would be permanently closed. We are seeing this now, right before our eyes. Did you know that there is currently about 24 sq. ft. of retail space for every American? Many U.S. retail chains are announcing more store closings due to this oversaturation of space.
There are many types of retail though. Think now about your local grocery store. Chances are good that grocery stores will remain open and viable for the near future. Even though I personally buy most of my groceries online, I cannot envision a time when grocery stores are not needed.
Now let’s dive into the office market.
Ten years ago, companies had an average space requirement of 200 sq. ft. per employee, and every employee was generally expected to be in the office five days a week. Employees with higher titles typically got an office, and the coveted space back then was the corner office. There are even books written about corner offices.
Office trends such as flexible scheduling, hot desking (where multiple people share one desk), and the move toward remote work were already on the rise a few years ago, but they took a monumental leap forward during the pandemic. Employees today have seen that remote work
is feasible and are prioritizing their work/life balance by increasingly expecting flexible work arrangements and a higher standard for the workplace environment. Formal office structures have changed, maybe forever, and working remotely has become the norm.
I’m sure you have all seen the memes about young people entering the workplace recently, only to be shocked that their employer expects them to come into the office two or three days a week. That was unheard of when I entered the workforce. Just think of how much we have changed.
So, how does this affect office buildings? Less people coming into the office equals less space needed for the tenant or business owner. More than half of the respondents to the CBRE: Global Commercial Real Estate Services’ 2023 U.S. Office Occupier Sentiment Survey said they plan to further reduce their office space in 2024.
More employers are choosing luxury office buildings with amenities (Starbucks, nap pods, etc.) and other incentives as a way to induce employees to physically come to the office.
Add all this together with the much higher interest rates in today’s market, and you have a recipe for an office disaster - and we are seeing that! Luckily, Texas has not been hit as hard as many other cities, like San Francisco, Chicago and New York.
Unlike residential real estate, most commercial real estate loans have a 10-year term. There is approximately $5.6 trillion of commercial real estate debt in the U.S. and about half of that is maturing between now and 2026. At maturity, an owner will need to get a new loan to pay off the existing loan.
Can you imagine underwriting a retail loan right now that will mature in 2034? What will retail really look like by then? Will we even go out to shop anymore, or will drones drop off everything we want at our homes within an hour of ordering? Or will it all be virtual? I can’t even imagine what things will look like in 2034, but this is a common challenge lenders face, and if they want to get paid off in 2034, they must make some smart predictions.
What will offices look like in 2034? Will we need to go to an office? I can imagine that with just the wave of our hand, a holographic computer screen will appear and a simple pair of goggles can transport you anywhere in the metaverse! Can you imagine having to underwrite those 10-year loans?
Technology is forever changing and evolving our world, especially in commercial real estate.
