2025 ROAD BOND UPDATE

IN PRECINCT 4

mctxpct4.org

contactp4@mctx.org

In Precinct 4, we prioritize funding for the projects that matter to you most - roads, drainage, parks, and safe neighborhoods - all while cutting waste and increasing efficiency of operations. Whether through partnerships, grant or federal funding, or streamlining operations, Commissioner Gray continues to look for ways to stretch your tax dollars to improve services.

Since the voters approved the 2025 Road Bond in May, Precinct 4 has hit the ground running on funding and constructing road projects throughout the precinct. The construction process is now underway on Ford Road, Sorters Road, and Fostoria Road.

Managing the growth of Montgomery County is a never ending battle as Commissioner Gray strives to be proactive instead of reactive when it comes to growth and traffic demands. 7 additional projects were initiated in August and various road reconstruction projects are ongoing throughout the precinct as part of the 2025 Road Bond.

To stay up to date on the progress of the road bond projects in Precinct 4, follow along on the website: mctxpct4.org.

"The public trusted Montgomery County Officials by voting for the 2025 Road Bond, and my goal has been to get dirt turning and new infrastructure on the ground as fast as the process allows. ”

Holiday Home Selling Tips

Paige Joslin

As a licensed real estate agent with Texcom Realty, Paige shares expert tips to make your home inviting and buyer-ready this holiday season. From simple décor touches to effective staging, she provides personalized guidance every step of the way. “I’m here to make your real estate dreams a reality,” Paige says.

Selling a home during the holiday season comes with unique opportunities and a few challenges. From the cozy charm of fall to the festive spirit of winter, this time of year can actually work in your favor when showcasing a property. Buyers stepping into your home aren’t just looking at square footage and finishes; they’re imagining where they’ll celebrate milestones, host loved ones, and create traditions of their own. Thoughtful seasonal staging helps them picture those moments, and when done right, it can leave a lasting impression.

The cooler months naturally bring a sense of warmth and togetherness, which you can use to your advantage. In the fall, touches like a welcoming entryway with seasonal greenery, warm-toned accents, and natural textures can highlight comfort and hospitality. As the holidays approach, subtle winter décor such as soft lighting, a wreath on the door, or a neatly arranged dining space can create an inviting atmosphere without overwhelming buyers. The key is balance: you want to enhance your home’s appeal while still allowing buyers to see themselves in the space.

It’s also important to remember that the season brings practical considerations. Shorter days mean lighting plays a bigger role in creating first impressions, and buyers’ schedules often fill quickly with events, school breaks, and travel. Making your home as welcoming, accessible, and easy to tour as possible increases the likelihood of attracting serious buyers.

Whether it’s highlighting cozy features, embracing seasonal curb appeal, or creating a clean, fresh environment, staging with intention during the fall and holiday season can help your home stand out in a competitive market. The following tips will guide you through simple, effective ways to strike the perfect balance, showcasing your property at its very best, while letting buyers imagine making their own holiday memories there.

KEEP DECOR SIMPLE AND INVITING

Holiday decorations can add warmth, but less is more when selling. Stick with neutral and timeless touches like a wreath on the door or candles. These subtle details create a cozy atmosphere without overwhelming buyers, helping them picture their own traditions in the space.

FOCUS ON CURB APPEAL

First impressions matter, especially during shorter winter days. Keep leaves raked, pathways clear of debris, and outdoor lighting soft yet welcoming. A few tasteful seasonal accents like a fresh wreath or potted evergreens, add charm. Buyers should feel that the home is well-cared-for before they even step inside.

PRICE REALISTICALLY

The holiday season can attract serious buyers, but unrealistic pricing discourages offers. Work with your agent to set a fair, market-driven price from the start. A competitively priced home will not only generate more interest but also help you avoid lingering on the market through the busy season.

HIGHLIGHT YOUR HOME’S BEST FEATURES

During the holidays, many buyers imagine hosting gatherings. Stage dining spaces with a simple tablescape, showcase open floor plans for entertaining, or highlight a spacious kitchen. Subtle staging cues help buyers visualize family dinners, celebrations, and traditions, making your home stand out as a perfect place for holiday memories.

STAGE WITH COMFORT IN MIND

Buyers want to feel at home the moment they walk in. Use cozy accents such as soft throw blankets, warm lighting, and a crackling fireplace if possible. The goal is to highlight comfort and livability, allowing visitors to imagine hosting holidays or relaxing with family in the space.

MAKE SCHEDULING EASY

The holiday season is busy, so flexibility is key. Accommodate evening or weekend showings when buyers are available. Offering virtual tours can also attract out-of-town buyers visiting family in the area. The easier it is to view your home, the better your chances of securing serious offers quickly.

The Pies You LOVE MOST

The holidays are all about traditions, and nothing says celebration like a slice of pie. We asked our community to share their favorite holiday flavors, and three clear winners emerged: buttermilk, pecan, and pumpkin. Buttermilk pie’s rich, custardy sweetness brings nostalgia to the table, while pecan pie offers a buttery, nutty crunch that’s hard to resist. Pumpkin pie remains a fall classic, blending warm spices with creamy pumpkin filling. Whether served at family dinners, neighborhood gatherings, or holiday parties, these pies bring comfort, joy, and a touch of sweetness to every occasion. Ready to bake or buy? There’s a slice for everyone to enjoy this season.

Three pies, endless holiday joy: buttermilk, pecan, and pumpkin delight our community every year.

Healthy Before the Holidays

“Don’t chase perfection—chase consistency.  The win is in  showing up , not in being perfect.”

The holiday season is just around the corner, bringing festive meals, busy schedules, and plenty of opportunities to celebrate with loved ones. But staying on track with your health goals doesn’t have to wait until January. We sat down with the coaches at THE BOX—a community offering a 7-day free trial and nutrition guidance through its 6-week Lean Living Program—to share practical, realistic tips anyone can use to feel stronger, more energized, and ready to enjoy the season without guilt.

1. WHAT DOES “HEALTHY BEFORE THE HOLIDAYS” MEAN TO YOU?

It means setting yourself up for success before the chaos hits—building strength, consistency, and momentum around your health habits so you can fully enjoy the season without feeling like you’re “starting over” in January.

2. WHY IS IT IMPORTANT TO FOCUS ON HEALTH BEFORE THE HOLIDAY SEASON STARTS?

Because health is like a savings account—the more deposits you make now, the more you can enjoy the withdrawals later. Starting strong makes it easier to stay balanced when routines get messy.

3. WHAT ARE THREE SMALL HABITS PEOPLE CAN START NOW TO FEEL THEIR BEST THROUGH THE HOLIDAYS?

• Drink more water (most people confuse thirst for hunger).

• Move every day, even if it’s just 15-20 minutes.

• Prioritize Eating 3-4 meals a day that are nutrient-dense (whole foods & protein), without snacking. Your energy levels will thank you.

4. MANY PEOPLE TRAVEL OR ATTEND MORE PARTIES THIS TIME OF YEAR — WHAT’S YOUR ADVICE FOR STAYING CONSISTENT?

Don’t chase perfection—chase consistency. Even short workouts, walks, or mindful choices add up. The win is in showing up, not in being perfect.

5. HOW DO YOU RECOMMEND BALANCING ENJOYING HOLIDAY TREATS WHILE STILL KEEPING HEALTH GOALS IN MIND?

Give yourself permission to enjoy them—just be intentional. Pick your favorites, slow down, and savor them. Enjoy a piece of pie! Just don't eat the whole pie! Moderation is extremely important when it comes to food, any time of the year. It’s about balance, not restriction.

6. WHAT’S A COMMON MISTAKE PEOPLE MAKE WITH HOLIDAY WELLNESS, AND HOW CAN THEY AVOID IT?

Waiting until January to “get back on track.” There is never a "perfect time" to start, and you will never "feel" ready. Start now, momentum is everything— and January will feel way less overwhelming if you’ve already built some consistency.

7. HOW DO YOU PERSONALLY STAY MOTIVATED DURING THE BUSY HOLIDAY SEASON?

Focus on your “why.” Training isn’t just about you— it’s about showing up as a stronger coach, partner, mentor, and person.

8. WHAT’S YOUR FAVORITE “HEALTHY HOLIDAY SWAP” OR QUICK WELLNESS TIP?

Swap the “skip” for the “short.” Instead of skipping a workout when time is tight, do a quick 10–15 minute bodyweight circuit or "how far can I go in 15 minutes?" run. Small efforts beat no effort every time.

9. DO YOU HAVE A SIMPLE AT-HOME ROUTINE FOR PEOPLE WITH LIMITED TIME IN DECEMBER?

Yes—5 rounds: 10 push-ups, 15 sit-ups, 20 air squats, run/ walk 200m. Quick, effective, and requires zero equipment.

10. IF SOMEONE IS JUST STARTING THEIR WELLNESS JOURNEY NOW, WHAT’S THE ONE THING THEY SHOULD FOCUS ON FIRST?

START WITH CONSISTENCY, not intensity. Show up 3-4 times a week, build trust with yourself, and let the results compound. Small, steady wins create big transformations.

Sweet Treats, Spooky Eats

HARPER GRAY SHOWS HOW CREATIVITY, FAMILY FUN, AND SWEET SNACKS MAKE ANY SEASON BRIGHTER.

PHOTOGRAPHY BY FIREHEART PHOTOGRAPHY

Ten-year-old Harper Gray from Porter is proving that the kitchen isn’t just for grown-ups, it’s a playground for creativity, fun, and tasty treats! This fall, Harper is whipping up spooky snacks and silly sweets that are perfect for any party. Why did she start making them? Harper says it best: “So that I have fun snacks for my family and friends.” Whether she’s decorating creepy-cute cupcakes or crafting ghostly goodies, Harper’s goal is always the same, make people smile (and maybe giggle a little, too).

Her inspiration? Family time! “My mom, Gigi, and I like to have fun in the kitchen together,” she explains. The three of them can turn an afternoon into a snack-making adventure filled with sprinkles, frosting, and laughter. Some of Harper’s creations come together in just five minutes, while others take up to an hour if they’re extra detailed. But every minute is worth it once the treats hit the table. Her favorites include StrawBOOrries

(chocolate-dipped strawberries dressed like little ghosts), Spooky Swirls (colorful, candy-coated pretzel rods), Webzels (pretzels spun with sweet spiderweb designs), Ghost Milk (a fun, frothy drink with marshmallow faces), and her funny favorite, Do-Nut Blink (silly eyeball donuts that seem to follow you around the room!).

When asked the best time to make special treats, Harper is quick to say: “ANY holiday or family get together, they’re fun for everyone!” Her mom couldn’t be prouder. “Harper has always been very creative and crafty. From the time she could peep her little head over the counter on a step-stool, she has been making fun treats in the kitchen.” So this fall, if you need a little extra magic (and maybe a gummy worm or two), Harper Gray is proof that the best recipes start with creativity, family, and a whole lot of heart.

THE OF THE

BUILDING FUTURES HEART COMMUNITY IN

Highlands Elementary blends academics and community to empower young leaders.

The opening of Highlands Elementary marks a vibrant new chapter for New Caney Independent School District and the Porter community, signaling not just growth, but a deep investment in the future of local families.

Developed by Caldwell Companies, The Highlands, this school is more than a building, it’s a promise. With the new middle school project already underway nearby, the district’s commitment to meeting the needs of a rapidly expanding population is clear, and families can feel confident that their children’s education is being prioritized in meaningful, forward-thinking ways.

The Highlands Elementary is the 12th elementary school in NCISD, showcasing the district’s goal to serve its growing student population. Standing out with its modern learning spaces, technology-rich classrooms, and a strong emphasis on personalized learning and student well-being. Its candidacy for the International Baccalaureate Program and a STEM-focused curriculum brings global perspectives and hands-on problem-solving into the classroom, preparing students for a world that’s constantly evolving.

The school’s location within The Highlands community offers a rare blend of academic excellence and natural beauty, with green spaces and trails just steps away, making it a true neighborhood school in every sense.

As the doors have opened for the first time this August, hopes are high that Highlands Elementary will quickly become a cornerstone of the community. It’s a place where students will feel inspired, parents will feel engaged, and teachers will feel empowered to shape the next generation of leaders.

More than just academics, it’s about building a culture of belonging, pride, and connection. From morning dropoffs to school-wide celebrations, Highlands Elementary is poised to be the heartbeat of The Highlands, a place where friendships form, milestones are celebrated, and dreams begin.

For every student stepping into this new journey, the message is clear: at Highlands Elementary, you are supported, you are believed in, and your future starts here, where learning lives, and community thrives together.

“It’s a place where students will feel inspired, parents will feel engaged, and teachers will feel empowered to shape the next generation of leaders.”

Chasing Smoke and Flavor

From Marine to GrillSeeker founder, Matthew Eads turns fire and passion into an inspiring career built on integrity and community.

Matthew Eads didn’t just follow his passion; he grilled it to perfection. The founder of GrillSeeker.com and author of two sizzling cookbooks, Eads has carved out a flavorful career that’s as bold as his barbecue. From the Marine Corps to backyard boots-onthe-ground grilling, his journey is anything but ordinary.

Eads first felt the heat at age 12, cooking over open flames and falling in love with the primal rhythm of fire and food. At 17, he joined the Marines, where he learned to make magic out of whatever meat was on sale. “Anyone can make a wagyu steak taste great,” he says, “but it takes skill to make a chuck roast shine.” That resourcefulness stuck with him, even as he transitioned from active duty to college freshman, and later to a Fortune 100 executive. The corporate world couldn’t hold a candle to his true calling.

In 2017, Eads launched GrillSeeker, and the fire caught fast. Shortly after, he landed a publishing deal and released  Grill Seeker: Basic Training for Everyday Grilling, followed by Fire, Smoke, and Flavor. His debut book climbed to #8 on Amazon’s list of all books and claimed the top spot in the Grilling-and-BBQ category. Since then, he’s appeared on The Today Show, Fox and Friends, WGN Chicago, and been featured on the cover of  Inside Tailgating Magazine. Now working on his third book, tentatively titled  Grill Seeker: Once Isn’t Enough , Eads is turning leftovers into culinary gold, honoring his Depression-era dad’s mantra: waste nothing.

“For me, grilling isn’t just cooking; it’s therapy. Fire and food bring me back to center,” Eads shares.

For Eads, grilling isn’t just cooking; it’s therapy. “It quiets the noise of everything else,” he says. “Fire and food bring me back to center.” That philosophy fuels his mission to make grilling accessible. He encourages beginners to start with rotisserie cooking over fire, a forgiving method that builds confidence and teaches fire management. His site is packed with guides, but if you only have time for one, he recommends mastering juicy chicken breasts or the perfect steak, foundational recipes that unlock a world of flavor. And when fall rolls into Texas, his go-to crowd-favorite recipe is smoked apple crisp, a sweet and smoky crowd-pleaser that’s perfect for cooler evenings.

Despite his success, Eads stays grounded. He’s open about sponsored content but holds firm to his values. “I won’t endorse anything I wouldn’t gift to a friend,” he says. His product reviews are uncompensated and unbiased, with gear either returned or donated, proof that integrity still has a place at the Eads family table.

Of course, not every grill session goes off without a hitch. A memorable mishap involved a pricey prime rib and a thermometer set to the wrong temperature. “It came out like leather,” he laughs. “But it’s given us years of jokes, and I’ve got plenty more stories like that.”

For Eads, grilling is more than technique; it’s a connection that he feels around the flame.  Differences disappear as he slips into his happy place of food, memories, and community. So fire up the grill, gather your loved ones, and make some memories with a GrillSeeker recipe, because as Eads has shown, chasing your dreams is always better with a little smoke and a lot of flavor.

How To Stay Festive And Healthy? Sure Thing

Halloween is typically filled to the brim with salt, sugar and carbs. It can be hard to stay on the nutrition wagon during spooky season, but there are plenty of fun ways to add a festive spin to favorite healthy dishes.

pumpkin FRUIT BOWL

With luck finding a melon or watermelon at the store, simply carve it like a jack-o-lantern and make the mouth large enough to have other sliced fruit emerging, such as cut pineapple, sliced grapes and apple chunks. Along the side, peel mini oranges and add a green stem to mimic pumpkins.

spooky CHARCUTERIE

These fan favorite boards can easily be kept healthy with some additions. Make any treat spooky with edible eyeballs. Adding them to a small snack such as mini bell peppers or grapes and strawberries is a fun way to stay on theme without sacrificing a healthy streak. Eyeball salami rolls also can be added, starting first with a green olive in the center, surrounded by a roll of mozzarella cheese and then surrounded by salami or even prosciutto.

stuffed PEPPERS

This fall staple easily can be incorporated into a fall gathering or Halloween night by carving jacko-lantern faces in orange peppers, and resuming a favorite recipe from there. Serving bread on the side? Use a skull or pumpkin shaped cookie cutter to re-shape it.

ghostly DIP

Hummus and pitas can be made scary in no time. Use a ghost shaped cookie cutter to shape pita bread, lightly toast and serve with red pepper hummus, which is usually orange in color.

jack-o-lantern VEGGIE TRAY

The easiest bet for a quick and healthy Halloween treat? You can’t go wrong with a veggie tray shaped like a jack-o-lantern. Use baby carrots as the base, and cucumber or celery to shape the mouth and stem. The eyes? Two round bowls of veggie dip.
