A look at how London’s most sought-after homes are defined today, from scarcity to architecture to the need for privacy

ondon’s most valuable homes continue to occupy a class of their own, shaped by rarity, emotional appeal and the confidence that comes with owning something few others can. To understand how these homes are defined today, three senior figures share their insights: Stuart Bailey, Partner and Head of Super Prime Sales at Knight Frank; George Hankinson, Head of Residential at Real Estate Management (UK) Limited; and Alex Carr, Head of Prime & Central London New Homes at JLL.

Stuart captures the idea neatly: “A ‘trophy home’ combines all of these physical attributes, that ultimately add up to being something distinct, noticeable, and a statement piece that reflects the buyers perception of themselves, their ‘success’, or how they would like to be perceived.” Alex echoes that sense of rarity, noting, “It’s hard to define exactly what constitutes a trophy home as there is an element of subjectivity, but they tend to be one-off or rare opportunities… Trophy homes are properties where you can’t simply replicate the address, the provenance, or the emotional impact – think £10m+ homes, where scarcity and uniqueness drives desire as much as square footage.”

Location still anchors this part of the market, though each expert sees different pockets gaining attention. Stuart points to the resilience of the long-established districts, explaining, “None really, it’s still the golden postcodes that continue

to shine, though some shine brighter, falling in and out of fashion. The vibrancy of Notting Hill remains attractive… Belgravia for its quiet garden squares… and Mayfair and Marylebone for global appeal.” Alex also acknowledges this but highlights movement elsewhere: “We have also been seeing serious interest across the river particularly along the Southbank… We’ve also seen an increase in activity in Westminster… Areas such as Fitzrovia and Marylebone have also been attracting buyers seeking trophy properties with better value than Knightsbridge or Mayfair.”

George offers a different vantage point through the lens of Shard Place, where the appeal comes from modern design paired with an unmistakably central position. As he puts it, “A trophy home in London is defined by a combination of factors. At Shard Place, this includes the development’s prime central location with landmark views of St Paul’s Cathedral, the London Eye, Tower Bridge, and the Thames… Association with a globally acclaimed architect also elevates both the prestige and appeal of a home… Finally, amenities play a crucial role… including a gym, wellness suite, 15-seat cinema, orangery, private dining room, and London’s highest outdoor swimming pool.”

Privacy and reassurance remain essential at the top end. Alex is clear on the expectations: “Clients at this level of the market expect comprehensive security to be in place, as well as private entrances and secure parking… They are also looking for complete transaction discretion.” George adds that, for renters, this is equally important: “Privacy, security, and discretion are non-negotiable for discerning tenants… secure access and 24/7 concierge services.” £3.3m / €3.8m / $4.4m

Style preferences remain split, though the balance is changing. Stuart observes a steady appetite for both, saying, “A mixture of both, depending on requirement… classic period architecture… Others may require a more generic ‘lock up and leave’ in a high amenity, high service, high security multi-unit development.” Alex agrees that both sides of the spectrum command attention, though authenticity is crucial: “Period grandeur still commands premium pricing… however, we are also seeing that these discerning buyers are increasingly drawn to exceptional contemporary builds… The key is authenticity, quality and service offerings.” George, meanwhile, sees renters gravitating towards newer schemes: “Tenants are increasingly prioritising modern layouts with dedicated workspaces, wellness-focused design, energy efficiency, and integrated amenities… Unlike period properties, developments like Shard Place provide contemporary comfort, high-quality finishes, and thoughtfully curated services.”

Douglas Friedman is a photographer known for his refined taste and striking interior imagery. Born and raised in New York City, he has spent over twenty years capturing the homes of some of America’s most prominent figures, including Cher and Tommy Hilfiger.

In 2016, he built a modern residence in Marfa, a small town in West Texas, drawn by the solitude of ten acres with sweeping views of Haystack Mountain and the distant Davis Mountains. The three-bedroom

home spans 2,304 sq. ft. and combines timber, steel, and glass, with expansive windows that flood the interiors with abundant natural light.

Watson on some of the New Year’s most sensational shows

The Brutalist grey walls of the Barbican will be transformed into a colourful Latin American fairground in this show – but it’s not an easy ride. Spanning 60 years of the work of the Colombian artist and educator Beatriz González (b. 1932), the visitor will be taken on a journey though the myriad media that she employs: beds, tables, trays, TVs boxes, curtains, painted backdrops and wallpaper, not to mention the paintings.

The exhibition opens with a selection of González’s earliest paintings, which abstracted works by artists such as Velázquez and Vermeer into bold and colourful forms. Her curiosity about how Western art had infiltrated Colombia led to a 12-metre long

canvas after she had seen Manet’s famous work Le Dejeuner sur l’herbe in a shop window. She collected newspaper clippings reporting on violent conflict and loss. The Sisga Suicides (1965) reinterprets a newspaper photograph of a tragic story of a double suicide. In the face of the increasing love affair of her peers with abstraction, González remained defiantly figurative.

From 1970, González also started to work with found objects and flea market furniture finds, and switched from working with oil on canvas to enamelling anything she could somehow transform – a coat rack becomes a sculptural object, its mirror replaced with González’s version of the Mona Lisa. The 1980s saw a shift in tone as González responded to the

violence in Colombia precipitated by the drugs wars and a corrupt government. She begins collaging news images of weeping women into surreal scenes rendered in sickly greens and yellows.

González repeatedly addresses the recurring violence in Colombia, its colonial legacy and its thousands of lost and displaced people. The final work in the exhibition, A Posteriori references her site-specific intervention at the Central Cemetery in Bogotá where in 8,965 niches victims of the conflict – many anonymous – are now remembered.

Pallant House, the charming gallery located in the famous cathedral town of Chichester, has just announced its programme for 2026 including British Landscapes: A Sense of Place which explores works from 1910 to 1970 and will showcase works by Ivon Hitchens, Graham Sutherland, Eric Ravilious and Paul Nash among other greats.

Currently on show there is a slightly lesser known but nevertheless important British painter, William Nicholson (1872-1949). The first major presentation of Nicholson’s work since 2004, it looks at his career and the versatility of his artistic vision. The exhibition considers his spectacular output, from his acclaimed prints and book illustrations to his sensitive portraits, still life and landscapes, Nicholson’s paintings feature dazzling brushwork and exquisite colours that speak of his delight in the observation of his subjects. Visitors will discover how his art responded to the shifting politics and society of his day – from the upheaval of the First World War to his close ties to London’s theatre scene.

NIKI DE SAINT PHALLE AND JEAN TINGUELY: MYTHS & MACHINES

The giant resin sculptures of prancing ladies that greet the visitor to Hauser & Wirth’s Somerset galley look for all the world like a new commission. But no, these frolicking females in their brightly coloured mosaic bathing suits date back to the 1960s.

They are the work of Niki de Saint Phalle who shares this new exhibition with her much betterknown partner the Swiss sculptor Jean Tinguely. No two artists could be more different. In contrast to Saint Phalle’s giant dancing girls and golden altarpieces, Tinguely’s kinetic sculptures look a bit weary. Made from odds and ends of (often recycled) metal, they seem to have had their day not only as useful tools but as art experiences. They

are too old now to be set in motion other than very briefly, which was originally part of their appeal. The exhibition also features unseen works on paper and art decor by Saint Phalle and three of her famous “shooting paintings”. She made these by firing a rifle at bags of paint pinned to a wooden or plaster surface resulting in a form of drip painting. These do ‘work’, unlike the kinetic sculptures.

Saint Phalle rather steals the show with works that are a great deal more entertaining than Tinguely’s broken down contraptions.

KERRY JAMES MARSHALL THE HISTORIES

This is the last chance to see the Royal Academy’s impressive show of the works of Kerry James Marshall (b.1955). Marshall’s practice centres on Black American history and the majority of works here – mostly very large scale – are vibrant interpretations of themes ranging from the slave trade to everyday life. “I’ve always wanted to be a history painter on grand scale like Giotto and Gericault,” he has said.

His figures are “unapologetically” black. Despite training as an artist at a time in the 1970s when representation was being abandoned and conceptualism was all the rage, he remains to this day a figurative artist.

The RA has ordered his works into galleries that deal with themes such as Middle Passage – the treacherous Atlantic crossings seen in five dreamlike canvases – The Painting of Modern Life and Africa Revisited. Souvenirs, four paintings set in the middle class homes of Marshall’s friends, commemorate 1960s martyrs such as Martin Luther but they also tell of unrealised dreams and real achievements. The somewhat exhausted angels with glittery wings that hover over the domestic scenes may be a play on Renaissance Annunciations but they don’t really bring joyful news. The penultimate gallery Africa Revisited with paintings made specifically for this show, is a rare and brave record of the slave trade as practised by blacks themselves. Five of them show people kidnapping children, rowing captives in a canoe to trade with people out of shot and returning with gaudy consumer booty. One work depicts the murder of Shaka Zulu by his brothers in 1828.

My personal view is that the second gallery, called Invisible Man, contains the absolute gems of this show. Marshall had read Emerson’s 1952 novel Invisible Man in which the protagonist, a Black man, feels he is not visible to white American society. It was a turning point for Marshall who responded with a series of works setting Black figures on black grounds. In some only white eyes and teeth grin through. In another all we see is a vacuum cleaner in a room with a tiny self portrait of Marshall hanging on the wall, showing how even The Help was invisible to the middle class (white) employer.

It’s a grand undertaking and the RA has done a magnificent job –don’t miss it.

CELEBRATIONS OFCONSTABLE

This year marks the 250th anniversary of Suffolk-born John Constable (1776-1837), one of Britain’s most loved and influential painters. To celebrate, several major exhibitions are underway. Chief among them is Tate Britain’s Turner and Constable, uniting two giants –Constable and his fierce rival J. M. W. Turner (1775-1851). It may seem surprising now, but their battleground was the highly competitive world of landscape painting: Turner, the prodigy who entered the Royal Academy at 14, pursued blazing, impressionistic visions from his travels, while Constable doggedly sought realism in a handful of cherished locales.

The Tate has gathered more than 170 paintings and works on paper, including Turner’s The Burning of the Houses of Lords and Commons (1835), not seen in Britain for over a century, and Constable’s celebrated The White Horse (1819). It’s a monumental show, though to modern eyes Constable may fare less well. The exhibition runs until April and will be reviewed fully in our next edition.

KIDS! Between Representation and Reality

Spanning the portrayal of children in art from the 16th to the 21st century this show includes photographs, video and sculpture as well as paintings and considers the function of these images over time. As a rule, early 15th and 16th century works were of noble children and were intended to convey power and status.

Many such portraits showed children dressed in suits of armour to convey their readiness to step into powerful roles. A playful variant was to depict them as ancient Greek gods. By the 17th century Dutch and Spanish genre painters had started to represent children not at demi-gods but the working classes. They began to show the importance – as it was felt – to society of child labour. Pictures of children had many functions, some we might consider macabre. Children too frequently died very young and images were the

only means of preserving their memory; casts were made of hands, feet and even faces. A crucial change in the conception and definition of childhood had taken place by the beginning of the 18th century as the exhibition continues. Children were painted away from the adult world and usually in natural settings. The theme of childhood remains a popular pictorial theme in the visual arts today: the world of fantasy, inventiveness and play are all grist for the artist’s mill.

Highlights of the exhibition include Master Crewe by Sir Joshua Reynolds, The Newspaper Boys by John Stanton Ward and Titian’s Portrait of Guidobaldo II.

Meanwhile, visitors won’t find Constable’s most famous work, The Hay Wain, at the Tate. The 1821 National Gallery masterpiece – painted in a London studio – has never travelled to the county it portrays. To address this, Colchester + Ipswich Museums are staging Constable 250, a trio of exhibitions featuring major UK loans.

In Ipswich, The Hay Wain will be reunited with its preparatory sketches. Its idyllic view – a horse and cart crossing the Stour beside Willy Lott’s House – remains strikingly true to the landscape Constable knew so well.

She may not have been the monster imagined by the revolutionaries who sent her to the guillotine, but Marie Antoinette was still the architect of her own ruin. Her extravagance in a starving country hastened her downfall, and although she never uttered “let them eat cake,” the phrase neatly captures her tone-deaf attitude.

The current V&A show offers little historical insight but – as the title says – it’s all about style rather than substance. The opening rooms overflow with the improbable dresses and towering hairstyles of Versailles, some so wide they required altered doorways. The mood then shifts abruptly: a blood-red passage charts her death, complete with a guillotine blade. Moments later, as if this never happened, visitors are swept into a gallery celebrating her legacy in film and fashion, with even more impossibly lavish gowns. There are, of course, beauties among the 250 objects on display. Two extraordinary diamond necklaces containing 14-carat gems glitter with near-blinding intensity. Personal possessions of the queen include a piano, perfume bottles and a feeding cup modelled from her breast.

However, Swiss law places strict limitations on the construction and sale of large secondary residences. As a result, the most spacious and architecturally sophisticated chalets often can only be designated as primary residences. For example, in Verbier (Bagnes municipality), regulations require that chalet facades be clad two-thirds in wood and one-third in natural stone or render. Roofs must also be dual pitched. From a pricing standpoint, properties combining authentic materials and high-end finishes can sell for 10-20% more than standard constructions. However, it is common for chalets to undergo renovation after purchase.” Edouard shares that “Natural materials such as aged timber, stone, and slate are absolutely central to the aesthetic of Alpine architecture, and they remain major drivers of buyer interest.

Most clients are strongly attracted to chalets that retain these authentic elements, especially when they have been renovated to a high standard. A beautifully restored property that blends traditional materials with modern comforts typically commands a significant premium, both because of its rarity and the craftsmanship involved. That said, purchasing a chalet that requires renovation can also be a very good investment. Many buyers appreciate the opportunity to customise the interiors with the natural materials they prefer,

Sustainability plays an increasing part in buyer decisions. Maxime explains that “Yes, significantly. Both Swiss and international buyers are increasingly attentive to high-performance insulation and triple-glazed windows, eco-friendly heating systems such as heat pumps, geothermal systems, and solar panels, energy certification labels such as Minergie or Minergie-P, and the use of locally certified timber and recyclable materials. This trend is reinforced by cantonal regulations promoting low-energy buildings. If a chalet does not yet include environmentally friendly systems, buyers often plan to install them.” Edouard reinforces this development, saying “Absolutely. In recent years, we’ve seen a clear increase in demand for energyefficient and environmentally conscious design in the Swiss Alps. This trend is driven not only by buyer preference but also by Swiss regulations, which strongly encourage sustainable construction. Properties that are not energy-efficient

will face stricter requirements and potential sanctions in the coming years, so many buyers prefer homes that are already compliant. As a result, chalets with modern insulation, heat pumps, solar panels, or high-performance windows are becoming especially attractive. Buyers appreciate knowing they won’t have to undertake major upgrades later, and energy-efficient chalets often hold their value better over time.”

Maxime highlights forward-thinking regions, noting that Valais, Grisons, the Bernese Oberland, the Vaud Alps, and the Engadine each show distinct approaches to combining local character with presentday design. Edouard draws attention to one market in particular, saying “One of the standout regions is Gstaad. While it is known for its traditional chalet aesthetic and strict architectural guidelines, it has also become a benchmark for high-end contemporary mountain design. Gstaad attracts an international clientele with very high expectations, which naturally pushes the market toward innovation in materials, energy efficiency, and design sophistication. Lihovar represents far more than a residential development – it is the renaissance of a place with soul. This “urban factory for living” integrates housing, gastronomy, design, culture, and community, turning a once-neglected industrial brownfield into a lively destination that elevates the entire Smíchov Riverside district. Across three phases, the project will deliver 578 apartments by 2027. The completed North phase offers 246 units – from compact one-bedroom homes to generous penthouses –arranged around a landscaped courtyard with a community orchard and public passage.

Each building has its own architectural identity such as the signature “Flaska” building, shaped like an inverted bottle in homage to the site’s heritage. A preserved railway siding, once supplying the distillery with raw materials, now forms a symbolic axis connecting all stages of construction, further celebrated by a southern entrance scaled to a locomotive.

At the heart of the development is an authentic food market and cultural hall inspired by traditional community marketplaces, creating natural encounters between residents and visitors. The industrial character permeates the architecture – from brick facades and chimneys to sawtooth roofs and expansive windows. Original features,

including the 56-metre chimney, are being repurposed, with one transformed into a public observation tower. Interiors embrace honest materials and generous glazing; apartments feature Boen wood flooring, Laufen sanitary ware, and Italian ceramics, while furnished rental units are equipped with contemporary design furniture by Vitra, Gubi, and Muuto, complemented by lighting from Flos and Lasvit.

Wolf Storen AG by indra+scherrer involved constructing an annex in Sennwald to expand the company’s facilities. The extension included modern office spaces and a multifunctional event room. Its primary purpose was to relocate existing offices into the new building, allowing the showroom in the original premises to be enlarged. The new spaces accommodated staff and provided flexible areas for meetings, presentations, and events. The client required a functional and contemporary design that reflected the company’s identity while supporting both daily operations and future growth. A smooth and coherent connection to the existing building was also essential.

The design process began with sketches exploring dynamic geometries and nonstandard volumes, developing into a sculptural form inspired by folded shapes, similar to

origami. Slanted lines, overheight floors, and a façade shifting with light and shadow define the building, with exposed concrete and the interplay of transparency and mass reinforcing its expressive form.

Located in the industrial zone of Sennwald near the A13 motorway, the headquarters occupies a highly visible position. Its bold geometry contrasts with surrounding commercial buildings, creating a striking architectural presence.

The floor plan balances openness and functionality: the ground floor includes a reception and workspaces, two upper floors house flexible office areas, and the top floor provides a social hub with panoramic views and glass balconies. Structured metal cladding, glass elements, and custom PVC windows respond to complex geometry and environmental conditions, combining aesthetic precision with practicality and performance.

In 2016, KKCG Real Estate Group launched a two-round international architectural workshop to create the masterplan for Top ’Rezidence Pomezi. Twelve architectural studios from five countries, including the Czech Republic, Austria, the Netherlands, the United Kingdom, and Denmark, were invited to propose a new model of residential living at the foot of Vidoule Hill. The winning concept, Living in Greenery, came from Bogle Architects (UK/ CZ) and was developed in collaboration with Baumschlager Eberle Architekten (AT), Pavel Hnilička Architects+Planners (CZ), and majo architekti (CZ). Together, the studios produced a comprehensive urban and architectural strategy balancing density, ecology, and aesthetics while respecting the natural character of the landscape.

KKCG Real Estate Group set out to create a living environment that connected contemporary architecture with the

surrounding landscape in line with sustainable development principles. The revised masterplan reduced the 2008 scheme’s density by 35 per cent, to 150 apartments, 38 terraced houses, and five family villas, while the built-up area decreased by 30 per cent. The project was guided by clear criteria: lowenergy or passive housing standards, consistent architectural quality, walkable public spaces, a central park, and a close relationship with the natural setting.

Top ’Rezidence Pomezi was conceived for residents who value design, privacy, and quality of life. Every unit was sold before completion, demonstrating strong demand. Buyers appreciated the project’s low-energy features, smart-home technology (Loxone), scenic views, and proximity to nature.

Marvista Port is located on a sloped plot along the coastline of Mersin, a condition that initially posed a challenge but ultimately informed a layered and responsive design strategy. The natural gradient of the site was embraced and transformed into an advantage, allowing for a dynamic landscape design and a terraced organisation of public and semi-public zones.

At ground level, the building integrates commercial units with public outdoor spaces, activating the street edge and enhancing the project’s connection to its urban context. This creates a lively interface between the building and its surroundings, supporting daily urban life while offering flexible use scenarios. The commercial layer not only brings vibrancy to the project but also fosters a sense of neighbourhood and belonging.

The facade features a series of curved balconies that break the rigidity of the plan and introduce a fluid architectural language

that responds to light, view, and wind, while enhancing the building’s passive performance. Wooden-textured vertical fins provide solar shading and privacy, while transparent glass railings maintain uninterrupted sea views, reinforcing the building’s connection to its environment. The top floor serves as a shared sky terrace, featuring a café, pool, and lounging areas, creating an elevated communal space.

Marvista Loft is a multi-block residential complex located in the vibrant Mezitli district of Mersin, Turkey. From the outset of the design process, the client requested a living environment that offers high standards of comfort, a contemporary architectural approach, and strong integration with nature. Accordingly, the primary objective of the project is to create a housing development that carefully considers the site’s natural topography and climatic conditions, seamlessly combining modern aesthetics with functionality and enduring appeal.

The project is designed primarily for residential use, offering a variety of unit types to accommodate different family structures, including two-, three-, and four-bedroom apartments. While the primary purpose is permanent residence, the client also envisioned the potential for short-term luxury rentals, which required a degree of flexibility in the planning.

All residential units include large balconies and private terraces oriented towards optimal views, ensuring maximum daylight and natural ventilation. Landscape design incorporates walking paths, seating zones, recreational areas, and water features such as streams and reflective pools, which enhance visual character and contribute to microclimatic cooling. The sloped terrain was used to position residential

blocks at varying elevations, improving privacy, access to sunlight, and sea views, while creating a stepped, organic relationship between buildings and landscape.

Curvilinear facades and soft-edged balconies give the complex a distinctive architectural identity, while clear circulation, centralised parking, and comprehensive security infrastructure maintain convenience, comfort, and safety throughout.

Shared amenities include fitness and wellness zones, children’s play areas, and landscaped gardens, reinforcing a communityoriented lifestyle. Villa Le Bois Dormant by PPFGoujon Architectes sits on a west-facing “sunset factory” of Mediterranean coastline, on a steep piece of land overlooking a rocky bay with crystal clear waters. The essence of the site was immediately apparent, setting a clear direction for the concept – it had to be all about the view. Reflecting PPFGoujon Architectes’ vision of respecting the location and environment, the intention was to reduce the project’s visual impact and make it blend with the landscape. The brief required generous indoor and outdoor entertainment spaces, a master suite plus three bedrooms, a proper kitchen open to the view, and a special playroom housing cars and wine bottles with a bar and lounge for screen watching and games.

The steep topography called for a stretched plan following the land lines, parallel to the

sea and set below the road to hear only the wind, sea and cicadas. The view guided every design decision. Approaching the house from above, visitors park on the roof overlooking the horizon, with no clear entrance façade. A circular glass volume with a light sky-blue saucer roof on a dark sea-blue glass pebbles platform forms the entry, like arriving at a lighthouse from its top floor. A circular stairway leads down two floors to the garden level, where a sequence of indoor and outdoor spaces opens to the view, the long infinity pool and its circular fire-pit island.

Seen from the pool terrace, the villa presents a glazed façade open to the sea. The design balances light and sun: first-floor terraces are shaded by a cantilevered steel and wood structure, while a red cedar lacework shaped like waves veils the upper glazed wall of the main living and dining rooms. A canvas

sail fixed to the dry-stone back wall shelters the outdoor lounge, dining area and circular bar. Below the pool, an existing promontory was shaped into a viewing platform for sunset aperitifs, overlooking the rocky bay and the Mediterranean garden of pine, oak and shrubs descending to the sea.

The garden floor houses the main living and dining areas in a double-height volume, the kitchen, TV room and the master suite, which opens to a private garden and teak deck shaded by pines. The upper floor includes three suites and a playroom designed for cars, wine, games and film watching. Finishes combine comfort and texture – raw brick walls, walnut panelling,

carpet and soft lighting. A custom-engineered cantilevered car lift links the roof parking with the lower level.

Refined materials and meticulous craftsmanship define the interiors: layered limestone above the fireplace, Venetian plaster walls, custom stainless-steel handrails, Estremoz marble in the master bathroom, Zebrano veneers, and intricate stone marquetry of Limra and Serpentino across the floors and terraces. Custom-designed furniture, marble tables, palm wood cabinets, and enamelled lava stone pieces beautifully complement soft off-white materials and shifting Mediterranean blues.

The Foxrock project by Shauna Kelly Interiors was conceived to create a home that embraces a classic contemporary aesthetic. From the initial meeting, it was clear that the clients envisioned a residence that combined luxury with lasting durability and a sense of inviting comfort. They wanted their home to feel elegant yet liveable, achieving a refined atmosphere while maintaining warmth throughout. The brief called for a balance between sophisticated entertaining and the practical needs of comfortable family living. With this in mind, the design incorporated openconcept layouts that encourage flow and conversation, supported by statement lighting and carefully selected focal furniture to enhance visual impact.

A key consideration was the inclusion of a well-equipped kitchen and dining area that would be both beautiful and social.

Comfortable lounge areas were also integral, designed for movie nights and relaxation, alongside clearly zoned spaces for play, rest and work. When colour schemes were discussed, the clients expressed a preference for navy and neutral tones. The overall objective was to deliver a home that embodies quiet luxury, where the combination of navy and neutrals creates serenity and confidence. The completed design reflects the clients’ lifestyle, offering both aesthetic and practical longevity while maintaining a polished and personal feel. The family room was envisioned as a warm, inviting and multifunctional living space. The intention was to strike a perfect balance between comfort and openness, allowing the family to unwind, connect and feel at ease, with seamless flow between indoor and outdoor areas. Objectives included creating a cosy, relaxed atmosphere suitable for gatherings and quiet reflection, maintaining an airy feel,

maximising natural light and incorporating comfortable, inclusive seating. Ambient lighting was used to establish a layered mood adaptable from day to evening. Functional layout, subtle hidden storage, and swivel chairs ensured practicality and easy access to the adjoining outdoor living area.

Bespoke joinery played a vital role in the project, merging functionality with refined design. A darker timber finish added depth and formality, while an oil finish highlighted the natural grain and warmth of the wood. Tongue and groove detailing introduced subtle texture and dimension.

The dining and wine room with an adjoining bar was created as a luxurious, moody and intimate space for entertaining. Rich textures,

deep tones and carefully planned lighting established a dramatic yet elegant setting.

The games room was developed as a lively, flexible space for children and teens, combining modular seating, hidden storage and interactive features.

The principal bedroom was conceived as an elegant and calming retreat, designed to embody both sophistication and serenity. Featuring a bespoke walk-in wardrobe and a spa-inspired en suite, the space offers a seamless balance of luxury and functionality. A carefully curated palette of rich neutral tones, complemented by natural textures and soft lighting, enhances the sense of tranquillity, refinement, and timeless comfort that defines the entire suite.

Developed by F.R.B. INTER-BUD, Fabryczna City is an innovative, mixed-use complex in the heart of Krakow, created on the site of the former State Vodka Distillery from the 1920s-30s. The project combines history with modernity, creating a place where office, residential, and commercial functions harmoniously coexist. It is a space where everyone – from residents and office tenants to hotel guests and visitors to the promenade, can find something for themselves.

The revitalised historic buildings form a gastronomic and recreational promenade with six restaurant concepts, including Italian, Asian, European and also American cuisine, an on-site brewery producing craft beer, a café with confectionery, and the Utopia Vodka Bar, which is a social and event space. The Vodka Factory Museum preserves the industrial heritage with an authentic 19th-century steam distillery and a recreated POLMOS bottling line. Fabryczna City also includes the Mercure Kraków Fabryczna City Hotel and the CKF_13 Conference Centre, offering modern event and conference spaces.

The office component, Fabryczna Office Park, comprises seven modern Class A buildings. Six completed buildings have already achieved BREEAM Outstanding certification, confirming the highest standards of sustainable construction, energy efficiency, and workplace comfort. Fabryczna Flex is a separate building within the complex, offering coworking spaces with flexible rental options – from a single desk to a full floor. The seventh office building is currently under construction, which will bring the entire office park to completion.

The residential section, Fabryczna 11, is an integral and prestigious part of the complex, seamlessly blending residential functions with a rich infrastructure. The building’s architecture references the historic, post-factory development, maintained in a distinctive loft style with interiors characterised by natural materials such as wood, black steel, brick, and concrete.

Wiślane Tarasy 2.0 is a premium residential complex in Krakow, combining modern architecture, high-quality finish, and exceptional living environment in one of the city’s most desirable locations. It is also a continuation of the original Wiślane Tarasy development. Together, the two projects cover over 8 hectares, offering a full range of amenities for residents. It aims to create an exceptional living environment in one of Krakow’s most prestigious locations, blending comfort, style, and innovation.

Wiślane Tarasy 2.0 features one- to fiveroom apartments, exclusive penthouses, and units with private gardens or terraces. Its location near the Vistula River, close to the Old Town, Kazimierz, and Podgórze, ensures easy access to cultural, recreational, and commercial facilities.

Residents enjoy double-height lobbies, concierge service in selected buildings, underground parking with EV charging, bicycle and stroller rooms, cascading terraces, and penthouses with scenic views. The brief given to Atelier Alma was to restore architectural coherence while converting the property into a refined and functional private residence. The programme required comprehensive structural consolidation, generous living and reception areas, guest suites, wellness and leisure facilities, and full reconfiguration of the surrounding landscape. Emphasis was placed on durable, high-quality materials, spatial clarity, and environmental integration.

The project sought to preserve the historical identity of the château while meeting contemporary expectations of comfort, longterm performance, and contextual sensitivity. Atelier Alma’s design approach focused on the rehabilitation of a twentieth-century structure that had fallen into disuse and partial ruin. The architects stabilised what could be preserved and re-established architectural

coherence through a temporary internal reinforced concrete exoskeleton.

Rather than creating new volumes, the project refined and enhanced the existing composition, using modern materials, glass, steel, and minimal detailing only where necessary and easily discernible. The approved design consolidated the historic elements, reestablished a coherent architectural language, and incorporated contemporary changes with restraint and precision.

The stone towers and facades were restored using stones from various countries to create the desired colour composition, and the addition of glass and steel was limited to the upper floors to maintain the distinction between old and new. Château Aiguetta is now a detached 4-story building with a total floor area of approximately 4,039m2 and a living area of approximately 2,000m2.

The building has two elevators, an outdoor pool (25 x 8.3m2, depth varies from 1.5 to 3m), and a fountain. The château is located on a plot of approximately 6.2 hectares. The plot is fenced, features exclusive landscaping, beautiful plants, approximately 100 fruit trees, and 134 large trees. The building has undergone an extensive and luxurious designer renovation, showcasing the use of exclusive, high-end materials throughout. Natural marble graces the floors of all bathrooms, and the central staircase, creating a seamless sense of elegance and refinement. Each room is tastefully furnished with bespoke designer furniture, while the walls are adorned with exquisite hand-painted murals that add a unique artistic touch. The residence also features a fully equipped private gym with state-of-the-art exercise equipment, as well as

an impressive wine cellar capable of housing approximately 1,700 bottles of fine wine from the world’s most prestigious winemakers. The house has a closed garage for five cars, as well as separate parking spaces for guests and staff. The château also features several fully furnished and equipped staff quarters for the permanent presence of staff, ensuring seamless daily operations.

Despite its secluded location, the residence is a 15-minute drive from Monaco, 25 minutes from Nice Airport, and 15 minutes from SaintJean-Cap-Férat.

The dining area is designed to bring people together. Dining tables are more than a place

to eat as they are spaces where ideas, stories, and memories are shared. Anti-conformist photography by Reka Nyari adds character, while a Minotti dining table in wood and gold with an oblique shape allows comfortable seating. Luxury velvet chairs and a Rimadesio sideboard with glossy lacquered glass and bronze details create a sense of contemporary elegance. Warm golden lighting completes the welcoming atmosphere.

The kitchen balances style with symbolism. Open kitchens represent transparency, togetherness, and modernity, and glass doors enhance this openness. The Italian luxury hospitality group ROMEO Collection, renowned for its innovative vision and commitment to ethical and sustainable luxury, commissioned the renovation of a historic 16th-century palace to create an exclusive 74-room hotel. The client’s brief required the addition of a ballroom, luxury spa facilities, and 46 new bedrooms.

Existing outbuildings were significantly refurbished into guest suites, and the surrounding landscaped grounds were reimagined as a coherent sequence of outdoor rooms. The “drygalski” project by BUWOG is a four-floor residential complex planned by Studio VlayStreeruwitz with public green and communal areas at the doorstep. It is being constructed on the Obere Alte Donau in one of Vienna’s most fascinating new development areas. The complex consists of one building with two stairwells and a total of 94 apartments and four storage areas. Each apartment offers between 45m² and 150m² of floor area and has a private open area – be it a private garden, balcony, loggia or terrace. The drygalski project was designed on the basis of human needs when living in an urban centre. BUWOG’s guiding principle is “We
