Lihovar represents far more than a residential development – it is the renaissance of a place with soul. Led by Trigema, one of the leaders of Czech real estate development and an investment company with a broad portfolio ranging from premium leisure resorts to the newly established Trigema Fund, the project transforms the historic Fischl & Sons distillery of 1880 into a new urban quarter that both honours its industrial heritage and defines the future of metropolitan living.

Situated on the southern edge of Prague’s city centre, directly on the banks of the Vltava River with views over Císařská louka and close to the planned Dvorecký Bridge, the location balances nature, accessibility, and urban energy. Lihovar thus becomes a new gateway

to the city. The architectural vision – shaped through Trigema’s long-term collaboration David Černý and Black’n’Arch, renowned for blending architecture and art – captures the authentic spirit of the former distillery and reimagines it as a vibrant neighbourhood full of character and experiences.

This “urban factory for living” integrates housing, gastronomy, design, culture, and community, turning a once-neglected industrial brownfield into a lively destination that elevates the entire Smíchov Riverside district. Across three phases, the project will deliver 578 apartments by 2027. The completed North phase offers 246 units – from compact one-bedroom homes to generous penthouses –arranged around a landscaped courtyard with a community orchard and public passage.

Each building has its own architectural identity such as the signature “Flaska” building, shaped like an inverted bottle in homage to the site’s heritage. A preserved railway siding, once supplying the distillery with raw materials, now forms a symbolic axis connecting all stages of construction, further celebrated by a southern entrance scaled to a locomotive.

At the heart of the development is an authentic food market and cultural hall inspired by traditional community marketplaces, creating natural encounters between residents and visitors. The industrial character permeates the architecture – from brick facades and chimneys to sawtooth roofs and expansive windows. Original features,

including the 56-metre chimney, are being repurposed, with one transformed into a public observation tower. Interiors embrace honest materials and generous glazing; apartments feature Boen wood flooring, Laufen sanitary ware, and Italian ceramics, while furnished rental units are equipped with contemporary design furniture by Vitra, Gubi, and Muuto, complemented by lighting from Flos and Lasvit.

Through the sensitive integration of history, architecture, design, and community life and thanks to Trigema’s long-term strategic vision – Lihovar stands as both a tribute to Prague’s industrial past and a confident vision of its contemporary urban future.

Waterfall City, situated in Gauteng, South Africa, is the largest mixed-use development in Africa and the most expansive property development in South African history. Spanning 2,200 hectares, this visionary development will ultimately integrate over 28,000 residential units, expected to house around 80,000 residents, along with approximately 2.5million square meters of Gross Leasable Area (GLA) dedicated to commercial, retail, logistics and office spaces, which will accommodate another 95,000 people. Strategically located between Johannesburg and Pretoria, and accessible via the M1, N1 and N3 highways, Waterfall City benefits from over R1 billion in infrastructure upgrades, including the Allandale interchange, Africa’s first large-scale free-flow system.

At the heart of the development lies the Mall of Africa, a landmark retail hub offering

130,000m² of space and housing more than 300 stores, restaurants and entertainment venues. The design draws inspiration from the African continent’s natural beauty, blending contemporary architecture with landscaped public areas. Waterfall City’s urban planning integrates residential, commercial and leisure spaces, promoting an active and connected lifestyle. Its eleven residential estates, from the exclusive Waterfall Equestrian Estate and luxurious Ellipse Waterfall apartments to the lock-up-and-go sectional title Munyaka Estate, cater to diverse lifestyles. The city also features world-class amenities including schools, hospitals, hotels, parks, gyms, retail precincts and even a heliport.

Built on sustainable principles, Waterfall City boasts 32 green-rated buildings, rainwater harvesting, solar infrastructure, and advanced waste and energy systems. Combining innovation, connectivity and human-centric

design, Waterfall City represents a thriving, future-focused community where people can live, work and play in harmony.

Within this larger city framework, Waterfall Country Estate and Waterfall Country Village Estate provide residential living that combines security, sustainability, and lifestyle amenities tailored to their communities.

Waterfall Country Estate, the largest portion of the residential component, spans close to 500 hectares along the Jukskei River. It comprises 934 hilltop and riverside stands with 75 hectares of greenbelt, fishing dams, over 35km of hiking and biking trails, picnic spots, and play parks. Four gatehouses provide biometrically controlled access, and all cluster housing complexes – The Sheds, The Villas, and Waterfall Crescent – are situated within the estate. Children can safely walk or cycle to Reddam House or Curro private schools within the secure perimeter.

Waterfall Country Village Estate lies across the road in the northernmost section of Waterfall City. It features 784 stands, 50 hectares of greenbelt, and two gatehouses with biometric access. Its 4,900m² clubhouse overlooks a fivehectare lake for non-motorised water sports and includes a gym, climbing wall, heated lap pool, squash courts, group exercise studios, The Falls restaurant, children’s play area, management offices, boardrooms, and security control rooms.

Residential architecture adheres to the Highveld vernacular design, emphasising climate-responsive materials and passive solar principles, with north-facing homes, cross ventilation, double glazing, insulation, shaded windows, and water features to reduce HVAC requirements. The estates’ thoughtful design and proactive management uphold long-term property value, environmental sustainability, and lifestyle quality for all residents.

Wolf Storen AG by indra+scherrer involved constructing an annex in Sennwald to expand the company’s facilities. The extension included modern office spaces and a multifunctional event room. Its primary purpose was to relocate existing offices into the new building, allowing the showroom in the original premises to be enlarged. The new spaces accommodated staff and provided flexible areas for meetings, presentations, and events. The client required a functional and contemporary design that reflected the company’s identity while supporting both daily operations and future growth. A smooth and coherent connection to the existing building was also essential.

The design process began with sketches exploring dynamic geometries and nonstandard volumes, developing into a sculptural form inspired by folded shapes, similar to

origami. Slanted lines, overheight floors, and a façade shifting with light and shadow define the building, with exposed concrete and the interplay of transparency and mass reinforcing its expressive form.

Located in the industrial zone of Sennwald near the A13 motorway, the headquarters occupies a highly visible position. Its bold geometry contrasts with surrounding commercial buildings, creating a striking architectural presence.

The floor plan balances openness and functionality: the ground floor includes a reception and workspaces, two upper floors house flexible office areas, and the top floor provides a social hub with panoramic views and glass balconies. Structured metal cladding, glass elements, and custom PVC windows respond to complex geometry and environmental conditions, combining aesthetic precision with practicality and performance.

Top´Rezidence Pomezí

Top´Rezidence Pomezí Top´Rezidence Pomezí

In 2016, KKCG Real Estate Group launched a two-round international architectural workshop to create the masterplan for Top ’Rezidence Pomezi. Twelve architectural studios from five countries, including the Czech Republic, Austria, the Netherlands, the United Kingdom, and Denmark, were invited to propose a new model of residential living at the foot of Vidoule Hill. The winning concept, Living in Greenery, came from Bogle Architects (UK/ CZ) and was developed in collaboration with Baumschlager Eberle Architekten (AT), Pavel Hnilička Architects+Planners (CZ), and majo architekti (CZ). Together, the studios produced a comprehensive urban and architectural strategy balancing density, ecology, and aesthetics while respecting the natural character of the landscape.

KKCG Real Estate Group set out to create a living environment that connected contemporary architecture with the

surrounding landscape in line with sustainable development principles. The revised masterplan reduced the 2008 scheme’s density by 35 per cent, to 150 apartments, 38 terraced houses, and five family villas, while the built-up area decreased by 30 per cent. The project was guided by clear criteria: lowenergy or passive housing standards, consistent architectural quality, walkable public spaces, a central park, and a close relationship with the natural setting.

Top ’Rezidence Pomezi was conceived for residents who value design, privacy, and quality of life. Every unit was sold before completion, demonstrating strong demand. Buyers appreciated the project’s low-energy features, smart-home technology (Loxone), scenic views, and proximity to nature.

The development lies in a quiet part of Košíře in Prague 5, at the foot of Vidoule Table Mountain and alongside the Košíře-Motol Nature Park, offering open views towards the

city centre. The setting supports an active lifestyle, from walking through the nearby Prokopské údolí Valley to tennis at TK Cibulka or golf at GC Prague–Motol. top’rezidence Pomezi represents a forward-looking model of urban living where architecture, landscape, and community are thoughtfully integrated – and within this concept, its flagship residence, Villa Belaire, gives the vision tangible form.

Villa Belaire represents the flagship of Top ’Rezidence Pomezi, selected by KKCG Real Estate Group as the showcase villa within the development. Fully furnished and styled with bespoke interior design, it highlights elegance, space, and refined atmosphere. Positioned to attract the highest-tier clientele, the villa embodies architectural sophistication and premium comfort.

The four-bedroom house combines a study, wellness facilities, and a living room with a six-metre ceiling. The upper floor houses three bedrooms and the study, while the lower level

opens into generous living and relaxation areas. The floors are connected by an elevator, ensuring greater comfort and convenience. The terrace extends the living space outdoors, where a summer kitchen is discreetly built into a niche.

Landscaping by Flera studio, led by Ferdinand Leffler, was realised in autumn 2024 and completed in spring 2025. The garden, following the terrain’s elevations, offers year-round colour, privacy, and views of Prague’s skyline.

Situated at the top of the development, Villa Belaire enjoys panoramic views of Prague and the green slopes of Vidoule Hill. Generous glazing and terraces connect the interior with the landscape, creating a backdrop of metropolitan life and calm. Villa Belaire stands as the most exclusive expression of Top ’Rezidence Pomezi, a turnkey residence combining spatial generosity, architectural clarity, and understated luxury.

Marvista Port is located on a sloped plot along the coastline of Mersin, a condition that initially posed a challenge but ultimately informed a layered and responsive design strategy. The natural gradient of the site was embraced and transformed into an advantage, allowing for a dynamic landscape design and a terraced organisation of public and semi-public zones.

At ground level, the building integrates commercial units with public outdoor spaces, activating the street edge and enhancing the project’s connection to its urban context. This creates a lively interface between the building and its surroundings, supporting daily urban life while offering flexible use scenarios. The commercial layer not only brings vibrancy to the project but also fosters a sense of neighbourhood and belonging.

The facade features a series of curved balconies that break the rigidity of the plan and introduce a fluid architectural language

that responds to light, view, and wind, while enhancing the building’s passive performance. Wooden-textured vertical fins provide solar shading and privacy, while transparent glass railings maintain uninterrupted sea views, reinforcing the building’s connection to its environment. The top floor serves as a shared sky terrace, featuring a café, pool, and lounging areas, creating an elevated communal space.

Marvista Loft is a multi-block residential complex located in the vibrant Mezitli district of Mersin, Turkey. From the outset of the design process, the client requested a living environment that offers high standards of comfort, a contemporary architectural approach, and strong integration with nature. Accordingly, the primary objective of the project is to create a housing development that carefully considers the site’s natural topography and climatic conditions, seamlessly combining modern aesthetics with functionality and enduring appeal.

Marvista THE PORT
Marvista THE PORT
Marvista THE PORT

The project is designed primarily for residential use, offering a variety of unit types to accommodate different family structures, including two-, three-, and four-bedroom apartments. While the primary purpose is permanent residence, the client also envisioned the potential for short-term luxury rentals, which required a degree of flexibility in the planning.

All residential units include large balconies and private terraces oriented towards optimal views, ensuring maximum daylight and natural ventilation. Landscape design incorporates walking paths, seating zones, recreational areas, and water features such as streams and reflective pools, which enhance visual character and contribute to microclimatic cooling. The sloped terrain was used to position residential

blocks at varying elevations, improving privacy, access to sunlight, and sea views, while creating a stepped, organic relationship between buildings and landscape.

Curvilinear facades and soft-edged balconies give the complex a distinctive architectural identity, while clear circulation, centralised parking, and comprehensive security infrastructure maintain convenience, comfort, and safety throughout.

Shared amenities include fitness and wellness zones, children’s play areas, and landscaped gardens, reinforcing a communityoriented lifestyle. By combining functionality, aesthetic quality, and contextual sensitivity, Marvista Loft establishes a modern, highquality residential environment integrated with Mersin’s Mediterranean setting.

Villa Le Bois Dormant by PPFGoujon Architectes sits on a west-facing “sunset factory” of Mediterranean coastline, on a steep piece of land overlooking a rocky bay with crystal clear waters. The essence of the site was immediately apparent, setting a clear direction for the concept – it had to be all about the view. Reflecting PPFGoujon Architectes’ vision of respecting the location and environment, the intention was to reduce the project’s visual impact and make it blend with the landscape. The brief required generous indoor and outdoor entertainment spaces, a master suite plus three bedrooms, a proper kitchen open to the view, and a special playroom housing cars and wine bottles with a bar and lounge for screen watching and games.

The steep topography called for a stretched plan following the land lines, parallel to the

sea and set below the road to hear only the wind, sea and cicadas. The view guided every design decision. Approaching the house from above, visitors park on the roof overlooking the horizon, with no clear entrance façade. A circular glass volume with a light sky-blue saucer roof on a dark sea-blue glass pebbles platform forms the entry, like arriving at a lighthouse from its top floor. A circular stairway leads down two floors to the garden level, where a sequence of indoor and outdoor spaces opens to the view, the long infinity pool and its circular fire-pit island.

Seen from the pool terrace, the villa presents a glazed façade open to the sea. The design balances light and sun: first-floor terraces are shaded by a cantilevered steel and wood structure, while a red cedar lacework shaped like waves veils the upper glazed wall of the main living and dining rooms. A canvas

sail fixed to the dry-stone back wall shelters the outdoor lounge, dining area and circular bar. Below the pool, an existing promontory was shaped into a viewing platform for sunset aperitifs, overlooking the rocky bay and the Mediterranean garden of pine, oak and shrubs descending to the sea.

The garden floor houses the main living and dining areas in a double-height volume, the kitchen, TV room and the master suite, which opens to a private garden and teak deck shaded by pines. The upper floor includes three suites and a playroom designed for cars, wine, games and film watching. Finishes combine comfort and texture – raw brick walls, walnut panelling,

carpet and soft lighting. A custom-engineered cantilevered car lift links the roof parking with the lower level.

Refined materials and meticulous craftsmanship define the interiors: layered limestone above the fireplace, Venetian plaster walls, custom stainless-steel handrails, Estremoz marble in the master bathroom, Zebrano veneers, and intricate stone marquetry of Limra and Serpentino across the floors and terraces. Custom-designed furniture, marble tables, palm wood cabinets, and enamelled lava stone pieces beautifully complement soft off-white materials and shifting Mediterranean blues.

BEST ARCHITECTURE MULTIPLE RESIDENCE SPAIN
Earth - 34 Flats in 4 Blocks by Spaniarq T10 Servicios de Arquitectura SLP

The Foxrock project by Shauna Kelly Interiors was conceived to create a home that embraces a classic contemporary aesthetic. From the initial meeting, it was clear that the clients envisioned a residence that combined luxury with lasting durability and a sense of inviting comfort. They wanted their home to feel elegant yet liveable, achieving a refined atmosphere while maintaining warmth throughout. The brief called for a balance between sophisticated entertaining and the practical needs of comfortable family living. With this in mind, the design incorporated openconcept layouts that encourage flow and conversation, supported by statement lighting and carefully selected focal furniture to enhance visual impact.

A key consideration was the inclusion of a well-equipped kitchen and dining area that would be both beautiful and social.

Comfortable lounge areas were also integral, designed for movie nights and relaxation, alongside clearly zoned spaces for play, rest and work. When colour schemes were discussed, the clients expressed a preference for navy and neutral tones. The overall objective was to deliver a home that embodies quiet luxury, where the combination of navy and neutrals creates serenity and confidence. The completed design reflects the clients’ lifestyle, offering both aesthetic and practical longevity while maintaining a polished and personal feel. The family room was envisioned as a warm, inviting and multifunctional living space. The intention was to strike a perfect balance between comfort and openness, allowing the family to unwind, connect and feel at ease, with seamless flow between indoor and outdoor areas. Objectives included creating a cosy, relaxed atmosphere suitable for gatherings and quiet reflection, maintaining an airy feel,

maximising natural light and incorporating comfortable, inclusive seating. Ambient lighting was used to establish a layered mood adaptable from day to evening. Functional layout, subtle hidden storage, and swivel chairs ensured practicality and easy access to the adjoining outdoor living area.

Bespoke joinery played a vital role in the project, merging functionality with refined design. A darker timber finish added depth and formality, while an oil finish highlighted the natural grain and warmth of the wood. Tongue and groove detailing introduced subtle texture and dimension.

The dining and wine room with an adjoining bar was created as a luxurious, moody and intimate space for entertaining. Rich textures,

deep tones and carefully planned lighting established a dramatic yet elegant setting.

The games room was developed as a lively, flexible space for children and teens, combining modular seating, hidden storage and interactive features.

The principal bedroom was conceived as an elegant and calming retreat, designed to embody both sophistication and serenity. Featuring a bespoke walk-in wardrobe and a spa-inspired en suite, the space offers a seamless balance of luxury and functionality. A carefully curated palette of rich neutral tones, complemented by natural textures and soft lighting, enhances the sense of tranquillity, refinement, and timeless comfort that defines the entire suite.

Developed by F.R.B. INTER-BUD, Fabryczna City is an innovative, mixed-use complex in the heart of Krakow, created on the site of the former State Vodka Distillery from the 1920s-30s. The project combines history with modernity, creating a place where office, residential, and commercial functions harmoniously coexist. It is a space where everyone – from residents and office tenants to hotel guests and visitors to the promenade, can find something for themselves.

The revitalised historic buildings form a gastronomic and recreational promenade with six restaurant concepts, including Italian, Asian, European and also American cuisine, an on-site brewery producing craft beer, a café with confectionery, and the Utopia Vodka Bar, which is a social and event space. The Vodka Factory Museum preserves the industrial heritage with an authentic 19th-century steam distillery and a recreated POLMOS bottling line. Fabryczna City also includes the Mercure Kraków Fabryczna City Hotel and the CKF_13 Conference Centre, offering modern event and conference spaces.

The office component, Fabryczna Office Park, comprises seven modern Class A buildings. Six completed buildings have already achieved BREEAM Outstanding certification, confirming the highest standards of sustainable construction, energy efficiency, and workplace comfort. Fabryczna Flex is a separate building within the complex, offering coworking spaces with flexible rental options – from a single desk to a full floor. The seventh office building is currently under construction, which will bring the entire office park to completion.

The residential section, Fabryczna 11, is an integral and prestigious part of the complex, seamlessly blending residential functions with a rich infrastructure. The building’s architecture references the historic, post-factory development, maintained in a distinctive loft style with interiors characterised by natural materials such as wood, black steel, brick, and concrete.

while creating a modern environment for work, recreation, and culture in the centre of Krakow. Following on from Fabryczna City, F.R.B. INTER-BUD continued its vision of merging modern design with urban comfort through another landmark project, Wiślane Tarasy 2.0.

Wiślane Tarasy 2.0 is a premium residential complex in Krakow, combining modern architecture, high-quality finish, and exceptional living environment in one of the city’s most desirable locations. It is also a continuation of the original Wiślane Tarasy development. Together, the two projects cover over 8 hectares, offering a full range of amenities for residents. It aims to create an exceptional living environment in one of Krakow’s most prestigious locations, blending comfort, style, and innovation.

Wiślane Tarasy 2.0 features one- to fiveroom apartments, exclusive penthouses, and units with private gardens or terraces. Its location near the Vistula River, close to the Old Town, Kazimierz, and Podgórze, ensures easy access to cultural, recreational, and commercial facilities.

A highlight is the revitalisation of the historic Zieleniewski Hall, transformed into a loft-style sports club with a 25-metre swimming pool, gym, fitness rooms, sauna area, salt grotto, and jacuzzi. In commercialization plan there is also a café, restaurant, and a pharmacy.

The complex features five modern buildings with rounded geometric forms harmonising with the Vistula River and landscaped green areas. Ecological features such as fountains covered with living greenery, stainless steel trees with climbing wisteria, and lush green walls enhance biodiversity, improve air quality, and create a pleasant and sustainable environment.

Residents enjoy double-height lobbies, concierge service in selected buildings, underground parking with EV charging, bicycle and stroller rooms, cascading terraces, and penthouses with scenic views. Outdoor amenities include a therapeutic graduation tower and a large modern playground, providing spaces for both relaxation and active recreation for all ages.

The brief given to Atelier Alma was to restore architectural coherence while converting the property into a refined and functional private residence. The programme required comprehensive structural consolidation, generous living and reception areas, guest suites, wellness and leisure facilities, and full reconfiguration of the surrounding landscape. Emphasis was placed on durable, high-quality materials, spatial clarity, and environmental integration.

The project sought to preserve the historical identity of the château while meeting contemporary expectations of comfort, longterm performance, and contextual sensitivity. Atelier Alma’s design approach focused on the rehabilitation of a twentieth-century structure that had fallen into disuse and partial ruin. The architects stabilised what could be preserved and re-established architectural

coherence through a temporary internal reinforced concrete exoskeleton.

Rather than creating new volumes, the project refined and enhanced the existing composition, using modern materials, glass, steel, and minimal detailing only where necessary and easily discernible. The approved design consolidated the historic elements, reestablished a coherent architectural language, and incorporated contemporary changes with restraint and precision.

The stone towers and facades were restored using stones from various countries to create the desired colour composition, and the addition of glass and steel was limited to the upper floors to maintain the distinction between old and new. Château Aiguetta is now a detached 4-story building with a total floor area of approximately 4,039m2 and a living area of approximately 2,000m2.

The building has two elevators, an outdoor pool (25 x 8.3m2, depth varies from 1.5 to 3m), and a fountain. The château is located on a plot of approximately 6.2 hectares. The plot is fenced, features exclusive landscaping, beautiful plants, approximately 100 fruit trees, and 134 large trees. The building has undergone an extensive and luxurious designer renovation, showcasing the use of exclusive, high-end materials throughout. Natural marble graces the floors of all bathrooms, and the central staircase, creating a seamless sense of elegance and refinement. Each room is tastefully furnished with bespoke designer furniture, while the walls are adorned with exquisite hand-painted murals that add a unique artistic touch. The residence also features a fully equipped private gym with state-of-the-art exercise equipment, as well as

an impressive wine cellar capable of housing approximately 1,700 bottles of fine wine from the world’s most prestigious winemakers. The house has a closed garage for five cars, as well as separate parking spaces for guests and staff. The château also features several fully furnished and equipped staff quarters for the permanent presence of staff, ensuring seamless daily operations.

Despite its secluded location, the residence is a 15-minute drive from Monaco, 25 minutes from Nice Airport, and 15 minutes from SaintJean-Cap-Férat.

This luxurious residence is a worthy home for the most discerning and sophisticated individuals who value quiet luxury, privacy, and timeless elegance in every detail of their living environment, where comfort, artistry, and refinement harmoniously intertwine.

BEST RESIDENTIAL INTERIOR PRIVATE RESIDENCE POLAND House of Form by Inter-Arch Architects

Grand Hotel Pigna is the focus of a transformative redevelopment by Alex Kravetz Design, reimagining a former four-star thermal spa hotel as a refined five-star medical wellness retreat. The project comprises the complete renovation of the existing 10,000m² property, reducing the key count from 96 to 68 to create generous, premium accommodations, including Presidential and Diplomatic Suites.

At the heart of the scheme is a 5,000m² medical and thermal spa, drawing on onsite thermal, mineral, and mountain water sources. Guests will benefit from organic cuisine, advanced diagnostics, and tailored wellness programmes within a calm alpine setting. With full support from local authorities and all property and land transactions completed, Grand Hotel Pigna represents a rare investment opportunity in a strategic Riviera location poised to become a benchmark destination for health and wellness tourism.

The hotel is located in Pigna, a historic village in the Ligurian mountains of northwest Italy, approximately 20 km from the Ligurian

coast. Set within a natural amphitheatre of forests, waterfalls, and protected Alpine landscapes, the site offers exceptional seclusion and natural beauty. Liguria is renowned for its Mediterranean climate, cultural depth, and dramatic scenery, with convenient access to key destinations including Monte Carlo and Monaco within one hour, San Remo within one hour, Nice International Airport at 70 km, and Genoa Airport at 180 km, ensuring effortless connectivity for guests seeking both tranquillity and proximity to major cultural and leisure destinations.

Pigna’s medieval village is characterised by a radial urban layout, cobbled alleys, and stone architecture, and has been famed for its therapeutic thermal springs since Roman times. The hotel is situated close to two national parks, offering hiking, mountain biking, and nature-based retreats, alongside access to three natural water sources and panoramic views of mountains, waterfalls, and forested slopes. The immediate surroundings reflect the area’s medieval origins, with narrow winding streets, terraced stone houses, arches,

vaults, and thick defensive walls that speak to its historic role as a strategic guard post throughout the centuries.

This enchanting region was immortalised by Claude Monet, who arrived on the Western Ligurian coast in 1884 and encountered a landscape unlike any he had previously captured. From the palm-lined slopes of Bordighera to the medieval villages overlooking the Val Nervia, he described it as “a fairy-tale land… everything here is magnificent, and I want to paint it all.” The tranquil towns of Pigna and Castel Vittorio still preserve the interplay of light, colour, and geometry that inspired Monet’s Ligurian works, and the valley remains remarkably unchanged, retaining the serenity and timeless beauty that sparked his imagination. Today, visitors can trace the very paths he once walked, experiencing the

same luminous vistas, terraced hillsides, and crystalline air that shaped his artistic vision –an atmosphere that continues to draw artists, writers, and travellers seeking quiet inspiration. Regulatory and heritage compliance is central to the redevelopment, with alignment to EU regional frameworks and support from the Ligurian regional government. The project targets leading sustainability certifications including LEED, WELL, BREEAM, and Green Globe, while strictly respecting historic fabric and external character. Guided by a philosophy of “Life Through Design,” the approved concept merges luxury, wellness, sustainability, and cultural sensitivity, transforming Grand Hotel Pigna into a premier destination for health, balance, and renewal, and re-establishing the valley as a beacon of cultural and ecological stewardship, inspiring future generations.

LHouse Luxury Residential Project by Bllend Design Office brings together cosy elegance and innovative Parisian interior design. Blending timeless charm with contemporary flair, this approach reimagines classic Parisian style through a warm, inviting lens. Rich textures and sophisticated materials are balanced with bold artistic choices, creating interiors that feel both refined and fresh.

Herringbone wooden flooring anchors the space with traditional character, while marbleeffect surfaces bring understated luxury. Plush velvet in deep jewel tones adds tactile warmth, and gold accents introduce a subtle touch of opulence. These classic elements are complemented by sleek, contemporary furnishings and smart design solutions suited to modern living. A defining feature of the design is the art, with traditional oil paintings and ornate frames placed alongside contemporary, anti-conformist portraiture to

create personality and edge. This interplay of old and new gives the space both emotional depth and visual impact.

The ground-floor entrance immediately impresses with a staircase clad in largesize ceramic tiles and vertical Cleaf planks, illuminated with linear lighting. Emphasising natural materials and abundant light, the space feels warm, airy, and organic. Ceramic surfaces lend a stone-like solidity, while wood adds luxurious warmth. The custom-made wooden planks with integrated lighting serve a dual purpose, hiding the staircase view while creating visual depth. The stairs themselves resemble carved stone blocks, combining innovation with elegance. Modern materials and design choices make the home feel both refined and liveable, perfectly blending tradition with forward-thinking style.

The dining area is designed to bring people together. Dining tables are more than a place

to eat as they are spaces where ideas, stories, and memories are shared. Anti-conformist photography by Reka Nyari adds character, while a Minotti dining table in wood and gold with an oblique shape allows comfortable seating. Luxury velvet chairs and a Rimadesio sideboard with glossy lacquered glass and bronze details create a sense of contemporary elegance. Warm golden lighting completes the welcoming atmosphere.

The kitchen balances style with symbolism. Open kitchens represent transparency, togetherness, and modernity, and glass doors enhance this openness. Herringbone wood flooring continues through the space, while marble and a custom-made velvet sofa provide a comfortable spot for gathering while cooking.

For teenagers, the playroom combines comfort, technology, and personality in a

stylish, multi-use space suitable for relaxing, gaming, and socialising. A fireplace acts as both a focal point and a source of warmth, made from innovative biophilic materials for a modern yet elegant feel. Blending contemporary and classic artwork adds depth, contrast, and character, bridging time periods to create a space that feels carefully curated and alive. Cleaf and Laminam surfaces provide superior textures and performance, bringing together tradition and modernity throughout the home.

The L House project celebrates the harmony between heritage and innovation, comfort and style, blending timeless architectural elements with contemporary design. Thoughtfully crafted in every detail, it creates a home that feels warm, sophisticated, and truly unforgettable.

Existing outbuildings were significantly refurbished into guest suites, and the surrounding landscaped grounds were reimagined as a coherent sequence of outdoor rooms. The design carefully conserved the historic fabric of the original house while introducing a contemporary wing linked via a glazed corridor. These facilities were essential to meet the client’s brief that the hotel could deliver on guests’ high expectations and to ensure it became an important economic component for Cashel Town.

The hotel’s evolution involved a revised planning permission in 2018, increasing the spa, enlarging the ballroom, and simplifying the façade treatment to prioritise historic stonework. The restoration included rebuilding chimneys, retaining pitch pine timbers, reinstating flagstone floors, and integrating modern services discreetly. New wings used high-quality local limestone, smooth plaster, and lime render, respecting the heritage setting.

The Library Wine Boutique & Cuisine was created under the premise of paying homage to wine and transforming a shop into a setting for discovery, storytelling and pleasure. It is a place where design accompanies and envelops, allowing wine and food to meet and celebrate each other. Authenticity and timelessness define the space, inspired by historic Madrid shops, with aged wood, stone, iron details and craftsmanship that speak of history. Lobo Studio embodies the bold vision of its pioneer, Adrian Gomez, who recognised the potential of 3D visualisations from the very beginning. As a leading 3D agency, it delivers exceptional quality and service through a young, dynamic team that transforms ideas into tangible experiences. More than creators of 3D imagery, they bring to life the dreams of their clients, capturing emotional depth through art direction that surpasses the limits of photography. This personal signature guarantees originality and perfection, ensuring that customer satisfaction remains the top priority at all stages of every project.

For Breathe Serenity Homes in Lanzarote, a sustainable boutique development of three villas, Lobo Studio provided a complete visualisation and marketing solution, from

concept designs to final promotional materials. The result was an immersive narrative around serenity and sustainability that drove real business success, positioning the project as a benchmark in property marketing. Their 3D architectural visualisations, interior design curation, and bespoke website achieved impressive results: all three villas sold within eight weeks, with prices 15% above valuation estimates.

Projects such as Skyvista Triplex in Miami and Origin S’Atalaia in Ibiza further demonstrate their expertise. From CGI films that capture atmosphere and place to photorealistic renderings that inspire investment confidence, Lobo Studio continues to define how imagination, precision, and storytelling combine to drive commercial success in architectural visualisation.

Centum’s Project 26 Mzizi Court is an affordable-housing initiative within Two Rivers Social City – a prime 104-acre smart, sustainable mixed-use development in Nairobi’s Diplomatic Blue Zone. The scheme features three 18-storey towers arranged around cascading courtyards, creating generous green space, optimised natural light, and seamless integration with the wider master plan. Units range from studios to three-bedroom apartments, including lofts, designed to balance function, style, and community living for residents.

Mzizi Court is IFC EDGE certified, achieving 32% energy savings, 29% water savings, and a 64% reduction in embodied energy. Over 30% of the site is dedicated to landscaping and recreation, promoting biodiversity and healthy urban living. Passive ventilation and high ceilings remove the need for mechanical cooling, while green energy from the Two Rivers solar plant powers the development. An advanced waste system recycles or reuses 80% of greywater and up

to 99% of solid waste. Communal amenities include swimming, fitness and wellness zones, plus a “green corridor” linking into the broader ecosystem.

Centum is also advancing Vipingo Development, a coastal master-plan in Kilifi County spanning more than 10,000 acres. Vipingo City is emerging as an integrated livework-play destination, supported by strong infrastructure, desalinated water, and robust transport links, including a nearby airstrip. Within it, Vipingo Ridge is a secure 2,500-acre gated community featuring an 18-hole PGA Baobab golf course, an Indian Ocean beach club, wellness and wildlife experiences, and eco-conscious luxury homes. Residents enjoy panoramic views, diverse biodiversity, and a sanctuary thoughtfully developed with Kenya Wildlife Service.

Together, Mzizi Court and Vipingo Development highlight Centum’s commitment to social inclusivity in Nairobi and sustainable coastal living, showcasing innovative design and long-term community-focused growth.

The “drygalski” project by BUWOG is a four-floor residential complex planned by Studio VlayStreeruwitz with public green and communal areas at the doorstep. It is being constructed on the Obere Alte Donau in one of Vienna’s most fascinating new development areas. The complex consists of one building with two stairwells and a total of 94 apartments and four storage areas. Each apartment offers between 45m² and 150m² of floor area and has a private open area – be it a private garden, balcony, loggia or terrace. Residents can also look forward to a spacious communal room with a communal terrace, a laundry room, and storage areas for bicycles and prams.

The drygalski project was designed on the basis of human needs when living in an urban centre. BUWOG’s guiding principle is “We

build for people – socially, sustainably and with diversity in mind.” The energy supply via district heating is supplemented by an in-house cooling system and a rooftop photovoltaic installation. Located in the “An der Schanze” development area, the project forms part of a vibrant, diverse and energy-efficient urban quarter with spacious open areas, shopping, services, leisure and educational facilities, all within easy reach of the city centre.

The theme of the project is “green and liveable.” A large public green space, the “urban wilderness,” will ecologically stabilise the district, connect local biotopes, preserve biodiversity and improve the microclimate. Designed as a low-traffic area, drygalski encourages walking and cycling, creating a more pleasant environment and improving quality of life for future residents.

ocated just 170 metres from the world-renowned Piraeus Port, Etolikou 11 is a visionary residential development that redefines contemporary urban living. With its striking blend of modern design and timeless elegance, this landmark project introduces a fresh architectural gem to the vibrant urban landscape of Piraeus, offering a sophisticated lifestyle experience that is both luxurious and highly functional. Etolikou 11 is a reconversion of a former industrial building, complemented by newly constructed floors to create a modern complex. The factory’s story begins around 1910 as a small personal business and, in the post-war period, evolves into one of the most dynamic pasta industries of its time. After three decades of abandonment, this site is now being brought back to life through a visionary urban regeneration project, exemplifying a new era of urban living.

Etolikou 11 has been developed with two parallel objectives: to rejuvenate the urban landscape and to offer a robust investment

proposition. Its location, at the heart of Greece’s largest port and commercial gateway, and only steps away from the revitalised Piraeus Tower, positions it strategically within one of the fastest-evolving districts in the country. Covering a total area of 8,500m2, Etolikou 11 features 158 premium serviced residences, available in thoughtfully designed 1- and 2-bedroom configurations, distributed across seven floors and one retail area on the ground floor.

The development integrates a sleek, modern facade with carefully selected materials and finishes that reflect durability, refinement, and sustainability. Shared high-end amenities include fully equipped co-working spaces, wellness and entertainment areas, a cuttingedge gym, 24/7 reception service, and a stunning rooftop pool with panoramic views over Piraeus Port.

Residents are within walking distance of the Metro, Tram, and Suburban Railway stations, connecting effortlessly to the centre of Athens, the airport, and beyond.

Originally constructed in 1993, Atlantic Estate was acquired in 2020 by Donatien Roy with a vision to create a refined, self-sufficient retreat in harmony with its natural surroundings. Between 2020 and 2025, a series of thoughtful upgrades enhanced comfort, infrastructure, and sustainability. Focused on energy independence, water autonomy, eco-conscious architecture, and passive climate solutions, these improvements transformed the property into a fully off-grid, resilient, and elegant residence.

Located in Portugal’s Lisbon District, within the Municipality of Sintra and the rural village of Assafora, 52 Atlantic Estate lies within the Sintra-Cascais Natural Park, a protected coastal area that preserves biodiversity, geological formations, and cultural landscape.

Its elevated position atop the cliffs provides panoramic sea views and complete privacy, while remaining a short drive from Lisbon and international transport links.

Set within a 30,000m² private estate overlooking the Atlantic Ocean, the property integrates renewable energy, water autonomy, and eco-conscious architecture designed to minimise environmental impact and promote sustainable living. Perched on a coastal cliff, it enjoys a natural microclimate created by maritime air currents rising along the escarpment, ensuring stable temperatures and removing the need for air conditioning.

Presented by Oasis52, 52 Atlantic Estate stands as a model of sustainable luxury –a fully off-grid sanctuary where refined design, natural harmony, and ecological responsibility coexist.
