Charles Broadbent-Combe, Head of Sales at Savills Sunningdale, and Emma Creffield, Senior Associate Director at Strutt & Parker Ascot, both see the county as offering a rare combination of appeal.

“Berkshire truly offers the best of both worlds. It’s ideal for families seeking spacious homes and access to nature, while remaining exceptionally wellconnected for commuting professionals. Prestigious towns like Ascot and Windsor merge countryside charm with world-class amenities, from Michelinstarred restaurants and polo clubs to the renowned Wentworth Golf Club and top-performing schools.

Emma agrees. “Berkshire has long attracted high-net-worth buyers thanks to its balance of countryside living and prime location just west of London. Being close to Heathrow for those who split their time between the UK and overseas has always added to its appeal. Recent years have only strengthened this, with the arrival of the Elizabeth Line connecting Heathrow and Reading through central London. Both agree that buyer behaviour is evolving. Charles explains, “Buyer preferences are diverse, meaning no single property type dominates the market. Contemporary homes often appeal to

younger families and professionals who value energy efficiency and turnkey living. Meanwhile, expansive country residences, particularly those within prestigious private estates like Wentworth, remain highly sought after by ultra-high-net-worth individuals seeking privacy, space and prestige.”

Emma adds: “We’ve seen a clear uptick in activity in areas close to the Elizabeth Line, including Twyford and Maidenhead. Many families now choose these locations because they offer easy access to London –especially those who only need to be in the city three days a week. Increasingly, London families are drawn to Berkshire for more space, excellent schools, and a slower-paced lifestyle, while overseas buyers value the balance between proximity to London and the countryside atmosphere. Demand at the top end of the market remains strong, with notable appetite for prime and super-prime properties.”

Lifestyle is another decisive factor in the county’s appeal. Charles observes, “The influence of lifestyle amenities on buyer decisions is significant. Many buyers are first drawn to the area through word of mouth, often inspired by outstanding schools or sporting facilities recommended by friends and family. These initial impressions frequently evolve into serious interest. World-class golf clubs like Wentworth attract buyers keen to live nearby and pursue their passions. Berkshire is also home to some of the most prestigious polo clubs globally, including the iconic Guards Polo Club in Windsor Great Park.”

Emma expands on this: “Berkshire is a real lifestyle location. The relatively small county offers a huge

range of leisure options, from golf courses like Berkshire Golf Club to world-class racing at Ascot. There are also luxurious retreats such as Coworth Park, Pennyhill Park and The Fairmont. Residents are spoiled for choice with Michelin-starred dining at The Fat Duck, Hinds Head and Waterside Inn in Bray, and Woven at Coworth Park. It’s no surprise Berkshire has even attracted the attention of the film industry, with locations such as Dorney Court and The Royal County of Berkshire Polo Club featured in productions including Bridgerton, Queen Charlotte, and The Crown.”

Recent transport improvements have further shifted demand. Charles says, “We’ve seen a noticeable rise in buyers who commute to London but are now willing to look further afield, with Windsor, Maidenhead, and Taplow becoming increasingly popular. These Thames-side towns offer an exceptional lifestyle, combining riverside living with

outstanding schools and strong community spirit. Their appeal is drawing in buyers who may not have previously considered the area.”

Emma concurs: “The Elizabeth Line has been a game changer. Areas within close proximity to it are seeing strong demand. This trend reflects a shift in priorities — buyers are placing greater value on lifestyle as well as connectivity. There’s growing interest in turnkey properties, particularly those offering modern builds with ample space and high specifications, including amenities like gyms and swimming pools.” Interest comes from both home and abroad. Charles notes: “Many overseas buyers are familiar with Berkshire, drawn by world-class sporting facilities and iconic events such as Royal Ascot. Education is another major draw, with schools such as Eton College and Wellington College renowned globally. Domestic buyers are drawn by the sense of space, greenery, and lifestyle balance.”

Emma adds: “The international interest tends to come from the Middle East and the United States, particularly families drawn by ACS International School Egham and TASIS. Regardless of origin, buyers continue to value the county’s lifestyle offering.”

Charles closes with: “I think demand will continue to grow along the Elizabeth Line as that location builds its reputation as a commuting hotspot offering a balance between countryside and London connectivity. Regardless of market conditions, the limited supply of first-class properties and tight planning laws mean there will always be strong support for values in the area.”

urrey’s position in the luxury property market is well established, and James Wyatt, Director at Barton Wyatt, shares his perspective on why it holds such appeal.

“Several factors dominate – schooling is key. There are a huge number of top schools in Surrey including Charterhouse, Cranleigh, St Catherines, Epsom College, Sir William Perkins, Guilford High and a huge number of superb prep schools too.”

For many buyers, access to excellent education is a decisive factor. James also highlights the appeal of Surrey’s housing stock: “There is a great deal of high-quality housing in Surrey. World-renowned gated golfing estates such as Wentworth and St George’s Hill are well known, but the beautiful rolling Surrey Hills are just as popular.” Combined with transport advantages, Surrey’s attraction becomes clear: “Easy and fast access into London by train. Heathrow and Gatwick airports close at hand and Farnborough airport for business and private aviation.”

When asked about the types of buyers currently active in Surrey’s luxury sector, James notes that it remains predominantly domestic. “Largely UK buyers with a smattering of Middle Eastern buyers.” These buyers are drawn not only by lifestyle benefits but also by Surrey’s stability and prestige.

On pricing trends over the past year, James is candid: “Prices have slipped backwards by about 5% in the last 12 months. Rather less than Prime Central London, but then the Surrey market hadn’t blown up into the huge bubble that London had!” This relative stability continues to make Surrey an appealing proposition for investors and homebuyers alike.

Certain areas stand out in Surrey’s luxury property scene. “The cream always rises to the top so the prime estates of St Georges Hill and Wentworth are still doing well.” These locations remain consistently sought after, reflecting their established reputations and exclusivity.

“The fundamentals remain solid so we expect Surrey to continue to attract wealthy buyers. We expect to see a continuing trend of London families moving West for larger houses and gardens for a lower price.”

James emphasises that factors such as proximity to London, schools, and green space are essential. “But, in addition, the UK legal system is attractive to overseas buyers. Our sophisticated culture and the fact that Surrey is perhaps one of the greenest counties in England with more than 22% of the county covered in woodland adds to the appeal.”

International buyers also play a significant role in the Surrey market. “Still a very important element in the market. In our area, international buyers nearly always have children which they want educated in the UK.” This explains why certain prime areas remain consistently in demand.

Looking ahead, James offers an optimistic view: “The fundamentals remain solid so we expect Surrey to continue to attract wealthy buyers. We expect to see a continuing trend of London families moving west for larger houses and gardens for a lower price.” This trend suggests Surrey will maintain its position as a preferred choice for high-end buyers.

The demand for luxury rental properties in Surrey is also noteworthy. James explains: “The high costs of stamp duty and other transactional costs have pushed a significant number of potential buyers towards renting, particularly where the expected stay is limited. From snow days to summer trails, MYNE’s Nikolaus Thomale charts the next wave of Alpine ownership

ikolaus Thomale, Co-Founder & Managing Director of property co-ownership platform MYNE, shares his insights into what’s shaping today’s ski property market, from lifestyle priorities to evolving ownership models.

According to Nikolaus, “Demand for ski homes today is driven by a blend of lifestyle, investment, and rental income factors. For many, the appeal of Alpine properties lies in quality of life – so think fresh air, year-round outdoor activities, and extended stays combining work and family stays.” He adds that “High-net-worth buyers also see ski homes as portfolio diversification and inflation hedges, with long-term value strongest in resorts with either high altitude or all year-round offerings. Fractional ownership models, such as MYNE, have also emerged and allow families to co-own high-quality properties without the usual hassles and prohibitive costs of full ownership.”

When asked which destinations are showing the greatest resilience in the luxury segment, Nikolaus notes that “High-altitude destinations with reliable snow continue to show strong resilience in the luxury ski market. Luxury chalet prices in these markets increased by 4.4% in the 12 months to June 2023, the strongest growth outside the pandemic years since 2014.” Still, he cautions that altitude isn’t the only success factor. “Destinations at mid and lower elevations that are adapting to climate change

by offering both winter and summer leisure facilities are also particularly resilient. These destinations benefit from broader appeal, welldeveloped infrastructure, and a wide range of year-round activities, which help sustain visitor demand even outside the traditional ski season.”

Climate and shifting weather patterns have inevitably shaped buyer behaviour. As Nikolaus explains, “It really depends on what the destinations have to offer. Properties above 1,800 metres or with glacier access are continuing to see strong demand.” Yet, it’s not just about snow reliability anymore. “At the same time, buyers are also looking for destinations with year-round facilities, including hiking, biking, golf, and wellness activities. The Austrian Alps, in particular, are drawing those who prefer active all-weather outdoor pursuits over crowded Mediterranean resorts, offering opportunities for mountaineering, mountain biking, paragliding, and kayaking.”

Buyer preferences have also evolved in terms of design and amenities. “Buyers are leaning towards modernity; looking for wellness facilities, the option of premium concierge services, energy-efficient design, and ski-in ski-out convenience. While traditional chalets remain popular in some markets, fully equipped properties that make living easy are selling fastest.” Nikolaus says convenience has become non-negotiable: “What really matters now is convenience and experience. Buyers don’t want to

spend weekends fixing boilers or chasing maintenance issues. They want a space that is comfortable, stylish, and elevates their holiday experience.”

Wellness-focused features are now high on the list. “We’re also seeing demand for wellness-focused amenities as the global wellness tourism market is expected to reach US$1.02 trillion by 2030. MYNE’s chalets and apartments in particular stand out, combining premium locations with modern on-site wellness amenities such as private saunas, fitness areas, and hot tubs.”

Dual-season destinations are another defining factor in today’s market. As Nikolaus puts it, “Dual-season opportunities are now a key differentiator. Some buyers prioritise ‘snow-sure’ destinations with extended ski seasons, while others will seek destinations offering a mix of ski and summer activities and a year-round lively scene.” This trend is reshaping resort economies. “Oneseason destinations are starting to redefine themselves to maximise year-round appeal, in order to become thriving communities throughout winter and summer. Buyers are increasingly drawn to locations that shine in both seasons, ensuring consistent use and a more vibrant mountain lifestyle.”

Buyers are increasingly seeking homes that integrate wellness, outdoor recreation, and digital connectivity, allowing them to enjoy the mountains in all seasons.”

He predicts that co-ownership will continue to grow in popularity: “We’re also going to see a rise in co-ownership within

the ski property market, given the lower costs with not having to purchase an entire property outright. It’s already a model that maintains strong occupancy throughout the year, and provides buyers the convenience of a fully managed, premium experience.”

For Nikolaus, success in the coming decade will depend on balance: “Properties that combine convenience, modern design, and flexibility will stand out. In the current property landscape, destinations that invest in both lifestyle amenities and all-year-round infrastructure will ultimately see the most resilient long-term demand, attracting owners who value experience, community, and convenience alongside traditional ski access.”

The 13th edition of the annual Concours of Elegance attracted over 15,000 visitors to the Royal Palace gardens over three days in early September to view a display of more than 70 rare and significant road and competition cars participating in the concours. The judges chose a 1926 Phantom I as Best in Show and awarded a total of 48 prizes to the immaculately prepared cars for their factory fresh appearance.

AUTOMOTIVE LEGACY

The Best in Show winner, known as ‘The Phantom of Love’, was originally created as the ultimate expression of devotion by Clarence Gasque for his beloved wife, heiress to the Woolworths fortune. It cost £6,500 when new – at a time when the average UK house price was just £500. The Rococo interior, inspired by Marie Antoinette’s sedan chair at the Victoria and Albert Museum, features authentic Aubusson tapestries,

gilt decoration, and porcelain vases filled with enamel flowers that “never die” – symbolising everlasting love.

Tragically, Clarence Gasque died just 18 months after commissioning the car. It was then stored until 1952, when it was purchased by Rolls Royce collector Stanley Sears, before passing through Japanese, American and Australian collections. It is one of the most famous surviving Rolls-Royces, entirely original and presented exactly as it was intended nearly 100 years ago.

Goodwood Revival transforms a historic airfield into a vibrant stage of vintage racing, eccentric fashion and timeless British charm

Britain is renowned for its eccentrics, but they are hard to spot amongst the daily commute or weekly trip to the shops to stock up on provisions from your local grocery store. However, if you are on the road during the early days of September and happen to see a vintage Rolls-Royce, classic Ford Cortina or open top Riley driving along, there is a good chance it is being driven by an eccentric heading to Goodwood for the UK’s biggest gathering of quirky people intent on having the greatest fun.

Some think Goodwood Revival is a retro car racing event, but it is much more than that. Don’t get me wrong, there is plenty of serious gladiatorial racing taking place, with cars and motorbikes as old as your grandad or great grandad, but the allure of the world’s largest gathering of eccentrics draws a crowd of over 150,000 people from across the globe who join in the fun, dress up, and try their best to match the spiffing Brits.

The dress code theme this year, instigated by the amazing Goodwood Estate organisers, was the flower power period of the 1960s hippy generation. Make peace, not war. Clothing colours and patterns were styled by a new wave of designers inspired by their psychedelic “trips”, using drugs not prescribed by the family doctor.

The Goodwood Estate’s wartime airfield, near Chichester in West Sussex, was converted into a racing circuit in 1947 and hosted many of the world’s famous racing drivers during its heyday in the 1950s and 1960s. However, in 1966 it was closed due to safety concerns, but the Duke of Richmond “revived” the track and brought it back into use in 1998.

The Revival is one of the three main motorsport themed events taking place each year, beginning with the Members’ Meeting in spring, similar in style to the Revival, and followed by the Festival of Speed in July. The Revival is the finale of the year, as autumn’s golden sunshine almost always shines on this very special event to herald the changing season.

UNICORN: THE MYTHICAL BEAST IN ART

The first known appearance of what looks like a unicorn dates from as back as 2600BC. Seals from the Indus Valley Civilisation show a cowlike animal, possibly an ancestor of our modern cattle, but with one central horn instead of two. Archaeologists assume these images were fertility symbols and it’s not hard to guess why.

A new exhibition in Germany delves into the stories and legends behind this mythical beast that has inspired so many legends and works of art.

Highlights include a 16th century copy of Titian’s work Orpheus Charming the Wild Animals, René Magritte’s The Meteor, and Arnold Böcklin’s magical The Silence of the Forest.

Some of the most beautiful images of unicorns are found in illuminated bestiaries of the medieval period. Typically they are shown as white and docile, and are associated with purity and Christianity. So the unicorn is a complex creature, associated with both energy and purity, fertility and virginity,

the male and female. The fascination with the unicorn persists to this day in fantasy films, literature and art where the creature is often associated with magical forces.

The exhibition at the Barberini Museum also traces the footprints of the unicorn in natural science and medicine, as it was held to have healing powers. The 150 works spanning 4,000 years include paintings, drawings, illuminated manuscripts, sculptures, and tapestries, many of them rarely loaned.

Egypt’s Enduring Influence

With the full opening of the Grand Egyptian Museum in Cairo scheduled for this November, various exhibitions related to the land and its enduring culture are taking place. Among these are Making Egypt at the Young V&A in London where, as you would expect, a light-hearted show suited to youngsters is on until 2nd November. Expect lots of Egyptian related exhibits from mummies – of course – to cartoons and how ancient Egypt continues to influence design today.

The theme of Egyptian influence is explored more deeply in the rooms of the Soane Museum in London where Egypt: Influencing British Design 1775-2025, opened this month. Sir John Soane was himself a great collector and his private museum can be found just around the corner from the British Museum with its treasure trove of Egyptian artifacts. Egyptomania, which reached its height with the discovery and opening of the famous tomb of Tutankhamen in 1922, was already well established before this date due to the many travellers undertaking the so-called Grand Tour from the 16th century onwards. The Grand Tour peaked in the 18th century when wealthy families, aristocrats and artists converged on Italy and beyond, working, studying and collecting. Sir John Soane undertook the Grand Tour to Italy in 1778 as part of his architectural education.

Egypt: Influencing British Design showcases drawings from Soane’s collection alongside architectural designs from the last 200 years as well as decorative items from biscuit tins to sewing machines heavily influenced by Egyptian aesthetics. Soane’s own appreciation of the architecture of ancient Egypt was expressed in a lifetime of study and collecting, including his acquisition of the Sarcophagus of the architect Pharaoh Seti I. Other drawings by renowned architects such as Giovanni Battista Piranesi, Robert Adam and Owen Jones, and decorative objects including Wedgwood ceramics and Regency silverware trace the huge influence of Egyptian style on British architecture and interior design right up to Art Deco and Postmodernism. Oddly, Soane himself became wary of the fascination with ancient Egyptian culture which he thought “frivolous” despite participating in what he called this “rage for novelty”.

Among the buildings that the exhibition investigates are the Egyptian Hall on Piccadilly of 1812, Temple Works in Leeds, George Coles’ Carlton Cinemas and John Outram’s Sphinx Hill of 1991 – a Grade II listed house on the banks of the Thames in Oxfordshire.

NEW GALLERY OPENING

“The long white roads are a temptation –what quests they propose,” wrote Eric Ravilious, speaking of the English countryside. How the Sussex countryside that gave rise to such words has changed!

Long gone are the long white roads deserted of cars and lorries but the famous watercolour Cuckmere Haven still epitomises this mental picture. The work is part of the collection held just a few miles along the coast from Cuckmere, at the Towner gallery in Eastbourne which holds the largest collection of Ravilious’s work, much of which has been until now held in the reserves. Next month a new space dedicated to the artist will open at the gallery with a permanent display of his watercolours, preparatory drawings, prints and ceramics.

Ravilious died aged just 39 while serving as a war artist but he left more than 400 illustrations and lithographic designs for books. His style of engraving owes much to Thomas Bewick. He also designed ceramics for Wedgewood and advertisements for London Transport. Most of his paintings are watercolours and he was especially inspired by the South Downs which he said altered his way of painting: “the colour of the landscape was so lovely and the design so beautifully obvious,” he wrote.Thanks to this passion, and works like Cuckmere Haven we can still enjoy a vision of Thirties rural England

LOIS DODD

Still working at the age of 98, that’s some boast. It took a long time for the art world to appreciate the American painter Lois Dodd – she did not have her first solo show until 2018 – but her work is now in top collections such as the Met, MoMA and the Smithsonian Museum of American Art.

New Jersey-born Dodd has lived and worked on the East Coast for the past 70 years. She studied textile design and in the post-War era spent some time in Italy mostly “looking at other art”. On her return to America she co-founded the Tanager Gallery, an artist-run space which was frequented by figures such as Alex Katz and Willem de Kooning. Despite the proximity of such artists, and all the noise of Pop Art and Abstract Expressionism, Dodd held fast to her own patient observational style. She is renowned for her tranquil landscapes and interiors, mostly devoid of people. Some 100 of these works, mostly from the

1960s and 1970s, are now on show as the Kunstmuseum Den Haag stages the first retrospective in Europe of her work. Once again, a neglected female artist is finally having her day in the sun.

It’s hard to know what to make of the decision by the Acropolis Museum in Athens to stage a solo show by Iraqi-American artist Michael Rakowitz (b. 1973).

Created in collaboration with the Ministry of Culture (NEON) original ancient artifacts from Mesopotamia and the southeastern Mediterranean engage in dialogue with Rakowitz’s modern re-workings to delve into issues of cultural heritage, loss and

restoration, bearing witness to historical events that led to the violent displacement and migration of people and cultural assets due to war and colonialism.

This is the first in-depth presentation of contemporary works alongside ancient artifacts at the museum and visitors will judge for themselves whether the “allspice” of quirky objects, many made of recycled plastics, paper and other materials, is to their taste.

Plural and diverse, these communities are both ancient and contemporary – deeply rooted in ancestral history while firmly oriented toward the future. Over millennia, they have shaped and cared for the forest, which they share with spirits, animals, and countless other beings, alongside Westerners who have often inflicted devastating harm on their lands and traditions.

Their expressions – whether through body painting, song, dance, or other art forms – are living reflections of an environment that is at once vibrant and endangered.

This major exhibition, part of the Brazil–France 2025 Season, brings together more than 200 works, ranging from traditional objects, photographs, and videos to contemporary installations, languages, songs, and body graphics. Conceived from the perspective of Amazonian people themselves, it offers a sensory journey that will resonate with anthropologists, contemporary art lovers, and environmentalists alike.

With numerous side events, it is also designed as a familyfriendly experience, inviting visitors of all ages to immerse themselves in sounds, colours, shapes, and stories: songs in native languages, hybrid figures shifting between human and animal, and cosmogonies where the forest emerges as a living library.

Yet Amazonie goes well beyond immersion. It proposes a new way of seeing nature – one that decolonises knowledge, safeguards cultures, and challenges stereotypes. Above all, it reminds us that the Amazon rainforest is not only a threatened “green lung,” but also an abundant cultural space, rich in ancestral wisdom and vibrant contemporary creativity.

For one of their longstanding clients, Thorp has created a remarkable holiday home in Phuket, a property that balances scale, seclusion, and sensitivity to its surroundings. Designed to accommodate up to sixteen guests, the residence serves as both a retreat for family and friends and a celebration of Thai craftsmanship and culture.

Set within the private, gated estate of the Trisara Hotel, the home benefits from full security and access to hotel staff, an asset for international homeowners managing property from abroad. The house includes luxuries such as three swimming pools, a cinema room, a gym, and its own private beach.

The interiors embrace a refined yet grounded aesthetic. Linen upholstery, fabric-panelled walls, and wardrobes add tactility, while antiques and repurposed Thai garments weave local identity into the design. Darkly stained timber ceilings provide drama and warmth; Thorp reworked the original orangetoned woods into a richer, cohesive palette. FOR OVER 30 YEARS, FOUNDER CHIUNG HUI FU OF YULI DESIGN HAS BALANCED IMAGINATION WITH PRECISION. SHE REFLECTS ON INSTINCT, VISION, AND THE SPACES IN-BETWEEN

Question. Yuli Design was founded in 1992 and has continued to evolve over the past three decades. Can you share the story behind the studio’s inception and how its core philosophy has either transformed or remained consistent throughout the years?

Answer. I’ve always enjoyed creating happiness for others and I am someone who welcomes challenges. I understand that everyone perceives happiness and satisfaction differently, through their senses, expectations of quality, and budget. My core philosophy is to craft tailored experiences based on these individual needs, and that principle continues to guide Yuli Design forward.

Q. Your studio blends dramatic aesthetics with disciplined spatial logic. How do you strike a balance between fantastical elements, such as surreal lighting or whimsical forms, and functional, fluid design?

A. I’m a highly imaginative and curious person. For each project, I go to great lengths to understand the client’s aesthetic preferences and functional needs.

Over time, with accumulated life experience, maintaining that balance has become second nature. In design, I maintain a 1:1 ratio between aesthetics and functionality –functionality is vital, and I often embed it subtly within the visual elements.

Q. Over the years, Yuli Design has skilfully combined opulence with minimalism. How do you determine whether a project calls for visual richness or restraint? How is that balance achieved?

A. After years in the industry, this judgement has become instinctive. But if I were to break it down analytically, I consider: the user, the intended purpose, the budget, the environment, the potential for creativity and improvement, new ideas, and i now also factor in sustainability and reuse.

Q. Many of your projects have a strong sense of layering and storytelling, as though one has stepped into a narrative. What draws you to this kind of spatial storytelling, and how do you ensure it doesn’t interfere with the user experience?

A. Through the design process, I inspire and guide clients to envision and realise their dreams – that’s often why they come to me in the first place. Everyone has a dream. As long as the space meets practical needs, is user-friendly, and brings joy, it works. Comprehensive communication at the start is key to a successful project.

Q. Your designs often incorporate antique sculptures, mirrors, and textured surfaces. What role does nostalgia or historical reference play in your creative decisions?

A. I’m drawn to elements that evoke a sense of tactility, time, and history – these qualities enrich the imagination and bring a certain charm. They can instantly transport you to another place or time, freeing you momentarily from everyday concerns. It sometimes feels like I’m designing an imaginative, playful game.

Q. The Wonderland project has been described as “a place where the sun never sets.” How did you translate that surreal concept into physical space? What inspired your use of hidden drawers, warm lighting, and arched entrances?

A. Sunrise and sunset symbolise activity and rest. I wanted to create an interior where various activities could unfold – through lighting and multifunctional features, the space feels larger, almost magical. Functional drawers are hidden like secrets within the design, and the entrance is meant to create an instant sense of wonder.

Q. Wonderland also seems to reference Alice in Wonderland and secret passages. What kind of emotions or behaviours do you hope visitors experience as they move through the space?

A. It must be the sense of surprise! It’s a reminder to people consumed by daily routines that we all deserve more joy and happiness. Go ahead – create it for yourself!

Q. The visual layers in the Minben Chih Dessert Shop are rich: floating balloons, unicorns, vintage walls. What kind of story or emotion were you hoping to convey through such an intricate and theatrical setting?

A. It’s the concept of a magical dessert house that disappears into the forest at night. We should cherish the daytime to enjoy these delightful and whimsical treats. This space is filled with enchantment, and yes, it just might vanish!

Thailand’s property scene is changing fast; uncover where prices, hotspots, and opportunities are shifting

hailand continues to attract attention in the high-end property sector, with demand shaped by lifestyle, investment opportunities, and the strong pull of tourism. According to Martin Picherit, Real Estate Consultant at Keller Henson, “Tourism has become a powerful engine of demand for Thailand’s highend residential market. Visitors often turn into buyers, attracted by the country’s lifestyle, investment potential, and rental yields.”

He notes that Bangkok plays a particularly important role. “In Bangkok, the nation’s economic and cultural heart, tourism reinforces an already vibrant metropolis. World-class shopping, dining, nightlife, and international business hubs support a steady appetite for luxury condominiums and branded residences. Excellent infrastructure, from airports to mass transit, enhances this appeal.” The southern islands have also benefited. “In Phuket and Koh Samui, year-round tourist flows fuel demand for luxury villas and beachfront properties. Wealthy travellers fall in love with the islands’ natural beauty and strong rental markets, seeing opportunities for both personal use and income.” Scarce seaview land and infrastructure upgrades continue to support values, even as foreign ownership rules require careful structuring.

Buyers are motivated by a mix of lifestyle and investment goals. “Buyers in Thailand’s high-end residential market pursue a mix of goals, but investment and lifestyle often overlap,” Martin says. “Many foreigners and affluent Thais target investment properties that can generate strong short-term rental yields, especially in tourist hotspots like Phuket and

Koh Samui. Others purchase holiday homes for personal use that double as profitable vacation rentals when they are away.”

In Bangkok, the market is increasingly about long-term living. “A growing group of expatriates and regional professionals seek permanent residences, drawn by the city’s international schools, medical facilities and cosmopolitan lifestyle. Over the past three years, more families with children have arrived, attracted by Thailand’s reputation for safety, welcoming culture, excellent healthcare, abundant recreational facilities and top-quality international schools.” When comparing locations, each has its own appeal. “Bangkok,

Phuket, Koh Samui, and Chiang Mai each attract distinct segments of luxury buyers, but Bangkok and Phuket lead in overall demand,” he explains. “Bangkok remains the powerhouse, with strong interest in high-rise condominiums and branded residences driven by its dynamic economy, vibrant lifestyle and excellent international schools and hospitals. Phuket follows closely, appealing to investors and holiday-home seekers with year-round tourism, upscale marinas and limited beachfront land.”

Koh Samui attracts high-net-worth individuals looking for private sea-view villas, while Chiang Mai appeals to retirees and culture-oriented buyers who prefer a cooler climate and slower

pace. Ownership rules shape much of the market’s direction. “Thailand’s foreign ownership rules shape luxury demand by directing overseas buyers toward specific property types and legal structures,” says Martin. “Foreigners can own condominium units’ freehold, provided foreign ownership in a building does not exceed 49%, making high-end condos in Bangkok and resort areas particularly attractive. Land ownership is restricted, so buyers of villas or houses typically use long-term leases (often 30 + 30 years) or set up a properly structured Thai company.”

Despite these restrictions, demand for villas remains strong. “Demand for luxury villas keeps rising every year – especially in destinations such as Koh Samui and Koh Phangan, where villa owners of-ten enjoy high rental returns driven by strong year round tourism and limited supply of prime seaview plots.” Lifestyle amenities are increasingly decisive in buyer choices. “Wellness and resort-style living have become key drivers in Thailand’s luxury property market,” Martin explains. “High-end developments now feature spa facilities, yoga pavilions, fitness centres, private pools, and landscaped gardens, creating a daily ‘holiday’ atmosphere.”

This trend spans both urban and resort settings. “In Bangkok, branded residences integrate wellness amenities for urban professionals, while Phuket, Koh Samui, and Koh Phangan attract those desiring tropical surroundings with resort-quality services and on-site management. Access to high-end healthcare, organic dining, and wellness retreats reinforces Thailand’s image as a safe, rejuvenating destination.”

New working patterns are also influencing demand. “The rise of digital nomadism and remote work has noticeably expanded demand in Thailand’s luxury property sector. Professionals with flexible, location-independent careers are drawn to Thailand’s low cost of living, tropical climate, excellent connectivity and highquality healthcare,” he says. “Many seek spacious, well designed condos or villas with dedicated workspaces, strong internet and resort style amenities that blend productivity and leisure.”

Developers are expected to evolve their projects accordingly. “Green building practices, smart-home technology and dedicated wellness amenities will play a bigger role, while branded projects will offer turnkey living with professional property management.” Family infrastructure is also expanding, especially on the islands. “Foreign ownership rules may be refined to attract more overseas investment, and many new international schools are planned – especially in Phuket and Koh Samui, where existing campuses are full and families value the islands’ tropical, safe lifestyle for their children.”

As Martin concludes, “This combination of lifestyle appeal, strong rental markets and improved family infrastructure will continue to fuel luxury demand and longterm capital growth.”

Obsidier Tower is a 27 floor mixed use development located in the heart of Egypt’s New Administrative Capital. Designed by Mohamed Talaat Architects and developed by Dubai Developments, the project draws inspiration from the natural beauty of obsidian stone, presenting a striking black on black tri tower design that houses commercial, administrative, and medical units.

The design concept reflects the fractured, multi faceted character of obsidian, resulting in a distinctive tri tower layout. This arrangement provides unique perspectives and constant visual engagement for users, while ensuring functional flexibility and visual comfort from all directions.

One of the main challenges was overcoming a city wide regulation that mandates all curtain wall facades be blue. To realise their vision, the team engaged in multiple discussions with relevant authorities before the permit stage, presenting detailed renderings that

demonstrated how the black glass towers would complement neighbouring facades.

This approach not only addressed regulatory concerns but also delivered a striking addition to the skyline, contributing a bold architectural statement while respecting the city’s existing context.

The architectural concept places equal emphasis on both aesthetics and functionality. Every zone and office space, no matter how small, is carefully designed to offer all the essential services required. The tri tower configuration fosters a sense of openness and engagement, with each workspace oriented to enjoy views of the other towers and the surrounding environment. The project, a culinary boutique and café under the Culinary Commission, part of the Ministry of Culture of Saudi Arabia, serves traditional Saudi dishes and cuisine from all regions of the Kingdom. Urban Palette Interiors was given a concept for this Culinary Commission site to bring the project to life. The team visited Old Jeddah several times to draw inspiration from the historic district to retain the magic and authenticity of the building. The building,

known as Bait Alkutub, is hundreds of years old and was originally a madrasa, a school for teaching the Quran. Built in the traditional Hijazi architectural style, it uses mangabi stone, a coral stone from the Red Sea, along with other wooden elements. The renovation employed the same traditional building techniques to preserve the building in its original form.

To achieve this vision, decorative beams were installed in the ceiling with embedded track lights, and panels were added to introduce a touch of colour. Special woodwork was designed to conceal AC compressors, with the main unit behind shelving and others behind banquette seating with camouflaged grills. The result is a space that honours tradition while offering a functional and engaging environment.
