Two-thirds of homeowners plan green upgrades in next decade, but cost still stands in the way
Top planned features include EV chargers (34%), solar panels (34%), triple glazing (33%), and heat pumps (26%). Insulation is the top buyer priority, with 33% calling double glazing “essential” and 36% saying it’s “very important.” Approximately 25% planned to make improvements in the next 12 months in Q2, a record high. The Federation of Master Builders (FMB) welcomes its new national president – Phillip Hall
Taking over from Chris Carr, Hall steps into the role with more than five decades of experience behind him, an unshakable commitment to craftsmanship, and a determination to tackle the challenges facing the industry.
Five decades in the Cotswolds Hall has spent 52 years building in and around Burford, the picturesque Cotswolds town where he first began his apprenticeship as a teenager. It was at a careers fair that he found his calling, discovering a love of bricklaying and stonemasonry. “I went to a careers fair and that’s where it all started for me,” he recalls. “I realised quickly what I enjoyed, what I didn’t, and it gave me the confidence to talk to people in the trade.”
Even as a child, visiting local landmarks such as Lovell Hall and other English Heritage and local National Trust properties left a mark on him. “Those early visits inspired me,” says Hall. “I wanted to be part of that legacy –preserving and building for the future.”
Today, every project he undertakes remains within 20 miles of Burford. “All my work has been rooted in the local community,” he says proudly. “It’s about serving the people around me and respecting the history of the place.”
Proudest work: a Burford Arcade Of the many projects he has completed, Hall cites one as his most challenging and rewarding – the redevelopment of a shopping arcade on Burford High Street. Commissioned by a London businessman with ties to the London film industry, the arcade was inspired by Hall’s own early life working as a barrow boy in London.
“We’ve got a long way to go – but if we share our knowledge and bring through the next generation, the industry has a bright future.”
“It was one of the proudest projects of my career,” he remembers. “We had to take out load-bearing walls, insert a huge amount of steelwork, and bring it all together sensitively. It wasn’t easy, but the finished result gave so much back to the town.”
Although his client has since passed away, the project remains a lasting part of Burford’s character. “That arcade still stands as part of my legacy,” Hall smiles.
Resilience in the face of setbacks Hall is also no stranger to adversity. His
business once faced devastation when a fire destroyed the office and laundry business he owned by the river. Instead of walking away, he rebuilt it brick by brick. “When the premises burned down, we had no choice but to rebuild. It was a tough time, but in construction you learn to start again and carry on.”
Today, his riverside office is a place of pride and tranquillity, a testament to his resilience and his refusal to be beaten by disaster.

Championing apprenticeships and licensing
Through his long career, Hall has also developed strong views on the industry’s biggest issues. Chief among them: licensing. “Even back in the 1970s I saw customers being ripped off,” he recalls. “Licensing isn’t about red tape – it’s about protecting homeowners and raising standards.”
Just as pressing, he says, is the skills shortage. “I’ve been talking about the
skills crisis for forty years – and it’s still here. The workforce is ageing, myself included, so we need to inspire young people to join us.”
His solution is simple: start at the very beginning, just as he did. “The government can set all the housing targets it wants, but unless we increase apprenticeships, it won’t happen,” he says. “Young people need to go to careers fairs, meet tradespeople, and be inspired — just like I was.”
Ready to lead the FMB
Hall’s connection to the Federation of Master Builders spans decades, beginning when a business partner suggested he join. A director from his apprenticeship days later introduced him further into the fold, and since then, the FMB has been a constant professional home. Over the past two years, he has served as vice president – and now he takes the next step.
“Being vice president has been
valuable, but I feel ready now to demonstrate my knowledge and pass it on to members they can rely on,” he says. “My hope is that my legacy will be knowledge-sharing — encouraging more into the trade and helping members meet the challenges ahead.”
Building a legacy
As president, Phillip Hall’s priorities will focus on licensing, skills growth, and apprenticeship opportunities. But as much as the role looks to the future, it also draws heavily on the past: decades of experience, resilience through hardship, and a deep respect for tradition and heritage.

We caught up with Safet in a leafy and well-heeled corner of southeast London. By utilising all those resources, we can make sure that we’re delivering on the client’s vision but within a budget with which they are comfortable.”

Although Safet has found EstimatorXpress to be intuitive and easy to use, he has made use of some of the

The building software provider’s team are also very supportive if queries do arise. “I do believe that, for anyone with a even a modest grasp of computers, it is a straightforward system to use, and there’s a lot of help available.”

Attracting NEW entrants
Chesterfield College Group has partnered with the Construction Industry Training Board (CITB) to deliver the Access to Homebuilding pilot scheme to attract new entrants into the construction industry.
The pilot scheme, which will also help to upskill the existing workforce, is the latest in a line of initiatives CITB has undertaken as part of its commitment to supporting the Government’s homebuilding target of 1.5 million new homes.
The pilot will see three different 4–6week intensive courses take place on-site at the Construction Skills Hub at Mastin Moor, Chesterfield. Located within a live 650-unit housing development, the
CITB partners with Chesterfield College Group to provide free Brickwork and Groundworks training
courses provide a unique opportunity for real-time learning and working directly with employers.
CITB’s Construction Workforce Outlook report forecasts that about 150 extra bricklayers and groundworkers will be needed in the East Midlands each year for the next four years to meet demand.

The 6-week programmes for Labourers offer employers the chance to upskill their workforce with practical Brickwork and/or Groundworks training, equipping attendees with site-ready skills.

UK Power Networks is urging builders to stay safe around its electrical infrastructure
We’re all taught from a very early age to never mess with electricity.
Carelessness can be lethal or result in life-changing injuries. UK Power Networks can, however, testify to far too many builders still taking chances by interfering with, disconnecting, or attempting to move, electricity infrastructure.
If you are a self-employed builder –and you’re incapacitated – then not working means not earning. If you’re found culpable for an injury to an employee, or member of the public, then the legal ramifications can be ruinous. Even if the worst doesn’t happen the electricity operator for your area can charge if an emergency disconnection is required, and that means an extra overhead on projects where margins are already squeezed. Not only that, there will be a further cost in paying to have a new service.
Some of the incidents encountered by UK Power Networks’ staff are truly shocking, with service heads and cables routinely shoved in wheelie bins or nailed to timbers. As well as that, there are still far too many who are not consulting the wealth of resources available from UK Power Networks.
What is frustrating for the company’s skilled engineers is that all of the above is avoidable, with compliance a straightforward proposition. Simply book a site visit by phone or email, which will typically be undertaken within five working days. The initial visit is free, and you’ll only be charged for any subsequent works, which can include installing a temporary building supply.
Any tradie that’s project managed an extension, loft conversion or new build, will be well versed in ensuring a smooth
transition of one trade to another throughout the lifetime of the job. Planning to succeed should be second nature to experienced contractors. Making sure that UK Power Networks can do their work so you can carry on with yours safely is just one more element to oversee – and you can include the cost in the quote to your client.

Moving the electricity supply: UK Power Networks teams follow a typical step-by-step approach when connecting a new electricity connection
Contact UK Power Networks by phone or via the website – this is for London, the east and southeast of England. If you live/work outside this area you can still ring 105 to get through to the local network operator for your area.
Our application will be processed, and a member of the UK Power Networks team will be in contact within 48 hours to arrange a site visit.
The visit will be undertaken, usually within five days, and you’ll be provided with a quote with a price for the works, which can be included in your quote to your client.
Remember – the site will need to be clear of any scaffolding before work can be carried out.
To move your electricity supply, experienced UK Power Networks engineers will work on the network, which is usually underground and will require a trench.
The electricity cable will be put in its new position, which is usually recommend on an outside wall.
The electricity supply will then be reconnected to the main network. This will be followed by safety checks to make sure it’s all working correctly and safely.

It’s a 20-year anniversary for the industry experts in marking and, with two new products emerging from the drawing board, they’re still the ‘Pica’ the bunch.
The best ideas are often inspired by lived experience but it’s rare that they result in an entirely new class of product. While building his daughter’s house, Gerhard Möck realised that there was no suitable tool for marking drill holes. The solution that would emerge from Gerhard working tirelessly in his own garage would be the first deep hole marker – the Pica Ink.

When a tool as popular as the Festool HKC 55 gets an update, expectations are high. I remember the launch of the the original HKC 55 very clearly. Thanks to its balance, portability and precision, it quickly became one of my favourite tools. Now, Festool has released the HKC 55 KEB, and it doesn’t disappoint. At first glance it looks familiar, but under the hood there are some key changes that make it an even smarter, sharper, and safer choice.
The most significant upgrade is in the name – the ‘K’ stands for Kickback stop. Kickback is one of the biggest risks with circular saws. It happens in an instant and can cause both injury and damage to your workpiece. The HKC 55 KEB includes built-in kickback detection that stops the

blade the moment it senses a dangerous jolt. This is particularly welcome on a saw used as portably as this one.
It’s a feature that transforms the way you work. Where the old HKC gave you confidence in its performance, the HKC 55 KEB adds peace of mind. Every cut feels safer, more controlled, and less stressful. In practical terms, it means fewer surprises on site and more focus on

Festool have slimmed the standard blade down from 1.8mm to 1.6mm and, while that might sound like a minor tweak, the difference is noticeable. A thinner blade means less resistance, less strain on the motor, and less battery drain. The result is faster cutting with reduced effort, longer runtime, and smoother results. It’s a case of ‘less is more’. You’re removing less material with each pass but gaining more efficiency and control. At 90 degrees, the cutting depth is 55mm.

Of course, the HKC 55 KEB isn’t limited to one blade. With Festool’s range of blades, you can cut through a variety of materials, from solid timber and sheet goods to plastics and laminates and much more. Swapping blades is quick and simple thanks to FastFix technology. Just press the spindle lock, release, and you’re ready to switch before you know it. Battery life also benefits from the
thinner blade, with the 8.0 Ah Battery pack giving you more cuts per charge. And when you do need to switch blades for different materials, the FastFix system keeps downtime to a minimum.
One of the features that set the original HKC 55 apart was its compatibility with Festool’s FSK guide rails, and the HKC 55 KEB continues this tradition. In terms of ergonomics, the HKC 55 KEB feels very familiar. The balance is excellent, the grips are comfortable, and it retains the solid, durable build quality you’d expect from Festool. Dust extraction remains highly effective, keeping both your line of sight and lungs clear. Despite the thinner blade, the saw feels anything but flimsy. It’s steady, reliable, and built to withstand daily site use.

A ‘SITE’ TO BEHOLD
Many tradespeople are accustomed to wearing safety glasses, having done so for their entire careers, some for the occasional job, some for their whole working lives. However, despite their role in preventing some of the most serious injuries on work sites, a huge proportion of tradespeople don’t have access to safety glasses that actually work for them.
Current requirements for eye protection don’t mandate the provision of prescription safety glasses, meaning that many of the more than half of tradespeople who require vision correction are left balancing safety specs on top of their regular glasses, or going without altogether.
In fact, a quarter of tradespeople told Specsavers they don’t protect their eyes at all on site. Given that more than a third of workers also said they knew someone who had injured their eyes at work, this blind spot is a serious one.
Crucially, the problem isn’t one that lacks a solution. Prescription safety eyewear is an effective, affordable, and comfortable solution that could transform the workday for a huge number of tradespeople and construction workers. What’s needed is an attitude change across the board – it’s time to take eyecare seriously and provide tradespeople with proper protection.
Getting personal
As of November 2024, new regulations on the requirements for safety eyewear have now caught up with the pace of the development from manufacturers. The previous standard dated back to 2001, and didn’t reflect a more advanced eye protection market, where manufacturing techniques have improved and greater attention is paid to the experience of wearing glasses for long periods.
The new standard, EN ISO 163211:2022, has expanded the number of required head forms to six in an effort to bring an end to the one-size-fits-all approach that has been the norm on many work sites. Revised mechanical strength requirements and new lens filter markings are also included in the new rules, meaning the safety glasses offer better protection and are more comfortable than ever. However, this means nothing for tradespeople who need prescription lenses to see, who won’t be able to access the benefits of better safety glasses if they still have to balance them on their regular specs. The
bottom line is that, without a prescription pair, they’re still at risk.

Builders want to complete jobs quickly and move on to the next. After all, saving time is saving money. But speed alone isn’t enough. With online customer reviews, social media and good oldfashioned word of mouth, builders must deliver on every job. The key is to make the right product choices up front, so you can get the job done fast while avoiding shoddy work or costly callbacks.
Exteriors
If you’re working on exterior jobs, your products must stand up to the elements. Take fascia and soffits; if you use a standard coated nail where stainless steel is required, you’re inviting rust stains down the cladding. You don’t get this with Stainless Steel Poly Headed Pins & Nails. With coloured polythene heads in brown, white, black or grey, they blend neatly into boards while resisting the corrosion that cheaper coatings can’t. Fit them right once and you won’t be back to patch up ugly rust runs, or even worse redo the whole job.
Decking is another area where the wrong choice of fasteners can waste valuable time. Boards that shift will mean callbacks, taking you away from the next job. Screws that have a coarse locking thread to clamps boards firmly in place will prevent the creep you get from
moisture and temperature shifts. Coating and corrosion resistance are also key when selecting a decking screw. Some tradespeople still use zinc yellow passivated screws, but these will corrode far more quickly than an ACQ corrosion resistant coating or even better, a stainless-steel screw which will shrug off the elements.
Tiles and timber
Drilling through tiles is one of those jobs that can turn into a time sink. Many builders and roofers still reach for a standard masonry bit in hammer mode, but brittle tiles can split in no time. If you’re often drilling into ceramic, porcelain or roof tiles, you need a bit built specifically for the job.

Up on the roof
Roofing is another area where the right product can transform the schedule. Traditional lead work isn’t just heavy and awkward, it’s time-consuming. Few utility authorities suffer quite the bad press that water ones do, and in some cases, it might be justified. But when it comes to realising the importance of re-using the most vital of natural resources, it is not necessarily just them the finger should be pointed at.
Reports that the Future Homes Standard is going to mandate rooftop solar on all new-build homes from 2027 may have been welcomed by the solar industry, but housebuilders and developers are believed to have lobbied against it, preferring to make solar panels optional to factor in unsuitable roof pitches, orientation or overshading. This might help explain why only two fifths of new homes currently have solar systems fitted.

And it seems they – or the volume housebuilders at least – might be equally hesitant in these days of increasing costs and decreasing margins to embrace water re-use via rainwater harvesting, where the most common collection surface is the rooftop, unless there are Government grants or funding in place. Yet these, unlike water, are in plentiful supply.
In the south-east of England, there is less water per person than the desert states of Syria and Sudan. The region has just had its driest spring/summer since 1976, yet almost every rainfall record was broken in November 2024.
REAPING HARVEST THE
What a difference to drinking water levels might have been made had naturebased solutions like rainwater harvesting been employed, which can save hundreds of thousands of litres over a year, reduce the risk of flooding and storm overflows by slowing surface water run-off reaching sewers, and reduce the need for new water infrastructure.
This was recognised in guidance from CIRIA’s (Construction Industry Research and Information Association) ‘Delivering better water management through the planning system’ which supports planning for water through the delivery of integrated water management.
The guidance highlights that: “an efficient approach is needed to manage how water is used, harvested and recycled within buildings and ….. innovative approaches involving rainwater harvesting and grey water recycling can significantly reduce volumes of both treated water to a site and wastewater entering the sewerage system.”
Plan ahead
Local authorities in this region received more than 52,000 planning applications for development, more than any other region, but English regions now at serious risk of water scarcity are now twice the number they were in 2007.
It is the housebuilders having to meet Water Neutrality requirements in some of these regions who are designing rainwater harvesting into their projects from scratch, which is more cost-effective than doing it retrospectively, but like solar panels, should realise a return on investment in terms of water cost savings within a few years.
The storage tank is usually the costliest part of a rainwater harvesting system. While they are sized based to hold around 18 days average rainfall, tank sizes range from small 1,500-litre capacity domestic tanks, through to large-scale tanks which can hold around 52,000 litres. Further storage capacity can be provided through linking tanks together or through engineered ponds, particularly as part of an integrated water management approach.

harvesting is a major component of this. Using recycled rainwater for garden irrigation, jet washing, toilet flushing (24% of daily personal use) and washing machines (18%) can save huge volumes of drinking water – at least 50% and even up to 80%.
Thames Water’s environmental incentives for developers include £1,000 grants per property towards rainwater harvesting and greywater re-use that saves at least 50 litres per property per day of the 275 litres of water that the average new home uses.
Southern Water offers developers the largest incentives on the market, up to £1,750 per plot, to reduce, re-use and neutralise water, and if motivation like that works, will save up to 100 litres per person at a cost to the developer of £10 per property.

And for those who think you can’t have both – solar panels and rainwater harvesting – you can. Solar panels do not affect the sizing of a rainwater harvesting system based on roof area, or on rainwater yield from the roof. Now that would be a mandate!

A SAFE ‘BRETT’

Before I give you an introduction to the core products that make up Adopta, it’s important to understand why the range came about, the purpose it serves and the standards it ensures compliance with.
In Great Britain alone, there are three distinct pieces of legislation that govern the application of water and sewage treatment. Whilst the spirit of these codes remains consistent, regional variations make them difficult to navigate, particularly for builders operating on a cross-border basis.
The current guidance
The three guidance documents that govern the application of adoptable sewer projects are:
• Design and Construction Guidance (DCG) for England
• Sewers for Adoption 4th Edition (SFS4) for Scotland
• Sewers for Adoption 7th Edition (SFA7) for Wales
All three provide individual regional frameworks for the design and construction of foul and surface water sewers, setting out requirements for materials, layout, hydraulic design, structural integrity, access and maintenance to ensure long-term performance and resilience.
Whether it’s a case of builders and contractors working on a project in one region or more than one, the guidance can be a minefield – especially for those that don’t have either an in-house team or access to dedicated outsourced support. Spoiler alert! There’s some welcome news on this front coming up.
How does Adopta meet the guidance and what’s in the range?

These chambers are certified to BS EN 13598-2 and Kitemarked, meaning they can be installed up to 3 m deep for adoptable installations.
Putting the spotlight on non-entry inspection chambers for a moment, it’s important to say that they are an ideal choice for adoptable installations, and our part two inspection chambers are suitable for use as boundary or demarcation chambers. Key features and benefits include:

StormCrate55 system
StormCrate55 allows developers to meet requirements for managing excessive rainwater run-off and meet sustainable drainage and environmental targets. The system provides several solutions for sustainable stormwater management. For infiltration projects, the lightweight crates are wrapped in a geotextile that allows stored water to slowly seep into the surrounding ground and back into the water table over a longer period of time. Where attenuation is the best option, contractors surround the StormCrate55 system in an impermeable geomembrane to create a sealed underground tank. An outlet can then facilitate a controlled release of the stored water back into the
water table or drainage system when it is able to cope with this.
Support is available
That’s the Adopta range and details of a core complementary product, but as I mentioned earlier, the guidance can be a minefield – so where can builders and contractors get the right advice on tap?
A merchant is always a good first port of call, and we work closely with some outstanding merchants up and down the country who are very knowledgeable about the guidance and products designed to meet those standards. ask your local Sunday league manager, who will be working frantically to rearrange fixtures called off by waterlogged pitches. It’s yet another sign that drainage, both above and below ground, remains a crucial part of building resilient infrastructure.
In a future increasingly defined by extreme weather, subpar guttering won’t cut it and could raise the risk of serious damage to a property and your reputation. Manufacturers are aware of the increasing demand on their products, and the latest systems on the market are designed to handle more.
Real risk
It’s not just about handling more water –with stormier weather comes more debris that can lead to blockages that has the power to cause serious damage to a
home. If rainwater backs up on roofs and walls, the resulting leaks and water damage can be costly to repair. This should be a focus for anyone specifying or installing guttering – the wrong strategy will seriously drive-up maintenance costs, as well as being a headache when it rains. As a result, systems designed to keep debris moving and prevent blockages before they escalate into bigger problems are a huge help.
However, it’s not just about getting though the winter – extreme heat can also cause problems for drainage systems. Guttering can expand in high temperatures, potentially compromising the seals and clips used to hold them together. This may go unnoticed when it’s warm, but the leaks that follow in periods of heavy rainfall certainly won’t. Drainage systems that allow for maximum
movement with temperature changes can prevent this, incorporating robust mechanisms – such as wide seals or clear markings on fittings – to handle expansion and contraction and ensure reliable performance.
High-capacity, high performance, high style
Manufacturers are under no illusions about the fact that their products will have more thrown at them in the future. Highcapacity guttering systems are becoming more of an consideration on both commercial and residential properties as we prepare for more extreme weather. Contractors are adapting to these changing conditions and products like Wavin’s Osma range have been designed to meet these challenges.
Osma’s StormLine, for example, is a higher capacity domestic system with a higher front edge to prevent overshooting rainwater and overflow in stormy conditions. Internal ribs also help the flow through of leaves and debris to prevent blockages. The entire Osma rainwater range features a hydrodynamic outlet, which can handle up to 30% more rainwater than other similarly sized competitive systems.
Aesthetics also seriously matter to homeowners, and they shouldn’t have to compromise on either appearance or performance. The range of colours on offer is also expanding, as non-white fascias and soffits become more common and consumer appetite for variety increases. Updated national standards mark a major turning point in the wider adoption of sustainable drainage systems (SuDS) by developers, writes Alex

The government has released new standards for sustainable drainage systems (SuDS) in England – the first update to national standards in a decade. Aimed at designers, property developers, and other interested parties, the non-statutory guidance advises on design of SuDS for new developments.
PLANT LIFE
The report, released on 21 July 2025, strongly supports the use of nature-based solutions like SuDS to reduce flood and pollution risk and create healthier urban environments. It recommends legislative reform to embed SuDS more widely in drainage planning and calls for stronger coordination between developers, planners and water companies.
In parallel, the Water (Special Measures) Act now makes it a legal requirement for water companies to consider nature-based solutions – such as SuDS – within their statutory Drainage and Wastewater Management Plans.
SuDS deliver benefits far beyond just managing drainage. They enhance biodiversity, improve water quality and create healthier, more attractive, resilient places to live. Many types – such as engineered rain gardens or planters –also offer resilience to drought by storing rainwater for use in dry periods.
New legislation and national standards signal a positive trend toward broader adoption of SuDS. As a supplier of the SuDSPlanter systems, we work closely with developers – as well as local authorities, businesses and water companies – to incorporate sustainable drainage into community settings.
Many communities are already realising the benefits – our planter systems are operating in all-but-one water

In the new national standards, it is good to see a section on maintenance. Poorly maintained SuDS can fail to deliver their intended benefits. We would certainly advise, those managing SuDS installation projects – particularly on third party land – consider maintenance agreements. These should include confirmation of who will be responsible for maintaining the asset in the future.
Of course, SuDS are only part of wider strategy for sustainable management of wastewater – they do not address domestic waste or grey water, which require separate solutions – but the increasing prominence of SuDS, through these policies, is a positive step forward in creating climate resilient communities.

Flat roof extensions have never been more popular. According to the Office for National Statistics, planning applications for single-storey rear extensions have risen by over 20% in the past five years1,
and many of those involve a flat roof element. Home improvement spending remains strong, with Barbour ABI reporting a 14% increase in residential extension projects started in the last 12 months2, despite wider economic pressures.
Changing tastes
This growth is being driven not just by the need for more space, but also by changing homeowner tastes. Large, contemporary panes of glass that flood interiors with daylight have become a key selling point, with many clients actively requesting a minimalist, frameless look. However, builders need products that deliver on these aesthetic expectations while still being quick to fit, thermally efficient, and durable enough to handle the UK climate. That means making
specification decisions that balance visual appeal with on-site practicality and longterm performance.
One of the most common problems on flat roof glazing jobs is water pooling on the glass. A flat roof is never truly flat – it needs a slope to shed water, at a minimum of 5°. Without this fall, rainwater can linger on the glazing, leading to algae staining, reduced light transmission and, in some cases, leaks. Creating an accurate slope on site usually means cutting and assembling a timber kerb, which can be time-consuming, especially across multiple openings.
Even for an experienced carpenter, working out the correct geometry takes time, and depending on the size of the opening, the back of the kerb might need to be significantly higher to achieve the
right pitch. This is valuable time that could be spent progressing internal works or other tasks.
Thermal performance is another critical factor. Under Part L of the Building Regulations, all roof light kerbs built onsite must meet a Ud-value of 0.35 W/m²K and the roof lights themselves must also meet strict Ud-value limits. Part B fire performance requirements must also be met. Get this wrong and it can mean extra call-backs, wasted time and unhappy clients.
Lead times can present a further challenge. Few merchants hold a wide range of flat rooflights in stock, so builders often have to work around long manufacturer delivery schedules, which can throw the whole job out of sequence.

What is the current guidance on tile cuts?
Guidance on how to secure cut tiles comes from BS 5534: 2014+A2:2018 which states: The perimeter of roof cladding elements should be mechanically fixed using a minimum of two fixings, one of which can be a tile clip, bonding adhesive or dry verge capping where appropriate.
What is classed as a perimeter?
On a pitched roof, the perimeter is not just the verges, eaves, and ridge, it includes, valleys, hips, abutments, openings such as roof windows, and components which break the continuous laying of roof tiles.
How is a small cut tile defined?
A small piece of a single-lap tile is classed as being less than half a tile ‘wide’, but this guidance should also be applied to raking cuts at hips and valleys, where tiles are cut to a point and/or would be ‘half the mass’ of a full tile or less.
What is classed as mechanical fixing?
BS 5534 classes a mechanical fixing as one which can provide the same minimum required resistance as a tile clip and is fixed into the battens or the rafters. Manufacturers make a range of clips and

fixings, and it is always important to check which of these they class as ‘mechanical’, and which are not.
How is bonding applied?
Bonding covers the application of a suitable adhesive to the interlocks of the adjacent roof tile and bonding the cut tile to the full or larger one next to it. The choice of adhesive is the responsibility of the installer; however, most manufacturers will still require one additional fixing to be used on small cut tiles to comply with their own fixing instructions.
Are clips classed as mechanical fixings?
There are clips for cut tiles for use in hips and valleys, including those which attach the smaller piece cut to the adjacent tile along the cut edges. There are also clips which are hooked over the head of the tile below to support the weight of the small cut at the tail. But neither of these are classed as mechanical fixings. However, other clips such as those which attach to the tile are then fixed back to the structure with wire (sometimes known as croc clips or secret tile clips) are normally classed as ‘mechanical’.
What about a dry verge system?
A dry verge unit can be classed as a mechanical fixing if it is installed to the manufacturer’s instructions and is backed up by relevant test results. Installers should ensure that the dry verge units conform to BS 8612 or that other evidence is available.
Are roof windows and solar panels seen as perimeters?
The sides of roof windows and similar openings, and integrated solar panels, should be treated as perimeters with any cut tiles fixed twice. With careful setting out and by moving the array slightly to the left or right, the number of small cuts to the sides of solar panels can often be minimised.
What about horizontally cut tiles?
Tiles which finish to the top or bottom edges of roof windows or solar panels may at times need to be cut horizontally to fit. In such cases, the two fixings rule at perimeters applies.

Are small housing sites the key to meeting Britain’s housebuilding targets?
With a housing deficit of 4.3 million homes, small building sites may seem like a drop in the ocean, but collectively they add up.
According to the Land Matters report by Savills on behalf of Richborough and the Land, Planning and Developers Federation (LPDF), to achieve the government’s housebuilding target, planning permission must be granted for 1 million homes on smaller sites.
Smaller plots are typically easier to develop, so will speed up delivery of new homes. They also encourage architectural variety because designs must be sensitive to the character of the local area and can reinvigorate communities by developing disused parcels of land. Despite this, the number of small plots developed has fallen from 39% in 1988 to 10% in 2020.
One reason for this is planning – 93% of builders cite planning delays as a major barrier to growth according to the Housebuilder Federations’ SME Home Builder survey.
A radical overhaul of planning policy to meet Britain’s housebuilding targets
The government has pledged to ‘back the builders not the blockers’. The National Planning Policy Framework (NPPF) proposes the reintroduction of mandatory
housing targets for local authorities. It also retains the clause that at least 10% of housing development be built on sites under one hectare.The definition of brownfield land has been broadened, and the government proposes releasing previously developed green belt and lowquality grey belt sites for development. This will unlock small pockets of land ripe for redevelopment.
To speed up planning and clear the application backlog, 300 additional planners will be recruited. There are also proposals to allow planning officers to pass applications that comply with local planning development plans without
going to committee.1
Of course, there are things builders can do to strengthen their planning applications such as focusing on sustainability – a priority for policy makers and homebuyers alike. One way to do that is through material choice.
Timber; a sustainable material that offers speed of delivery to meet housebuilding targets
The government sees timber as part of the solution to speed up the delivery of new, sustainable homes. It published the Timber in construction roadmap, updated in 2025, which advocates the use of

Timber offers many sustainability benefits. It is low in embodied energy, absorbs CO2 from the atmosphere as it grows and stores it for the life of the wood product. This contrasts with other materials such as bricks, concrete and steel which are much higher in embodied carbon. It also offers direct benefits for builders. Timber is strong and light, easier to handle than concrete and steel, and generally more forgiving and flexible. This means it can be much faster to build timber frame homes with less labour, especially if modern methods of construction are used.

Protecting wood from the British weather
To appeal to builders, timber buildings must deliver high standards of quality and durability. As wood can be vulnerable to water ingress during the construction phase, timber-based panels must be protected from moisture. Any barrier must also act as a vapour control layer, allowing incidental water vapour to escape, preventing interstitial condensation.
Traditionally, this is delivered by housewrap, a loose product that’s secured against the timber frame to create a weatherproof barrier while the timber frame home is being built.

Homeowners are increasingly giving much greater thought to their outdoor spaces and, in terms of the décor, treating them as an extension of their home. That represents a business opportunity, not only for landscapers but any general builder.
Gravel has long been the material of choice for driveways and paths but, whether through pedestrian traffic or the weather, it can migrate, leaving a messy look. Any loose aggregate will also be particularly problematic on slopes. That inevitably means regular maintenance to keep it in place, but the answer is very simple. Pour over Pebble Glue and, in order to ensure an even and strong bond, mix with a paddle whisk. Scoop the mixture onto a patio surface and level out with a trowel, ensuring there’s an even distribution. Alternatively, for an even
easier job, simply spray directly onto aggregates and leave to dry.
Rather than go to the time and trouble of excavating and replacing what’s already in situ, this Polybound solution can make use of existing stones, whilst maintaining the attractive look of loose gravel, making it a cost-effective solution.

Inventor, Paul McGarragle has served his time on the tools with his family’s successful Jersey-based business, where he has more recently been working as a project manager. It’s that direct experience of interior fit outs with E McGarrigle Building Services that planted a seed of an idea, which would later emerge as MS & MF Genie.
The MS & MF Genie journey would begin at 4am one May morning when, not able to sleep, Paul would envisage a solution for a predicament that had always bothered him.
“Having been involved in the dry lining industry for more than 30 years, I’ve seen a lot of stud walls go up over my career,” explains Paul. “It’s invariably a very cumbersome two-man job, and even then,

Two magic wishes
Paul would ultimately deliver two timesaving tools which have each been designed to cover the widest possible range of metal component installations in stud walls. Metal Stud Genie precisely positions studs at either 400 or 600mm centres. Simply clip in and a strong magnet will hold the studs in place. Once secured, measuring, marking and fixing is an easy one-man job, with continuous and accurate alignment all the way. There’s no repetitive setting up with each stud and it is compatible with C Stud, I Stud, Gypliner, Resilent Bar, Flat Plate, Plywood Pattresses & RSW Brackets.

With plenty of ongoing projects, as well as contacts, through the family firm Paul was able to give his invention some real-world trials long before it became a commercial reality and the time-saving benefits were immediately appreciated. “A lot of the trades undertaking this kind of work will be on price work,” continues Paul. “If you’ve got a 30metre wall the time this can save can really start to add up financially,”

So now that the genie is out of the bottle what’s next for Paul? “We’re looking to develop contacts with builders’ merchants, we’ve got some great videos demonstrating just how easy MS & MF Genie make stud wall installation, and we want to get the products in as many builders’ hands as possible, because I’m confident they’ll see the benefits immediately.”

Choosing a van that is a perfect fit for a contractor is imperative. It’s the biggest single investment that will be made in the company and needs to be working hard for the firm. An LCV will always be a multi-tasker, fulfilling the functions of tool and materials carrier – as well as mobile office – but the business end is always the load bay. Given the congested nature of our towns and cities, if you can make use of a van of these nimble dimensions it certainly makes sense. Whilst we’ve already described the Toyota Proace City as compact, that’s not to say that it doesn’t pull its weight when it comes to load space. We’ve been taking our loan vehicle to a couple of local builders’ merchants in order to explore its vital statistics and there’s more room than you might imagine.

Towing is still one area where EVs fall short of their internal combustion engine counterparts, but it’s unlikely that anyone in the market for a small van will be looking to tow.
If you’re looking to make the transition from diesel or, indeed, you already have, then the Toyota Proace City Electric is a very good example in the small van category. It combines on road prowess with practicality and should be a serious option for the trades.

People can often feel embarrassed talking to the doctor, nurse or pharmacist about their bowel habits but it’s actually something we talk about all the time. And the more information we know, the easier it is to work out what’s going on and the best way to help.
Constipation is something that many people deal with. Sometimes it lasts just a few days (called acute constipation) and sometimes it’s a long-term problem for people (chronic constipation). Constipation can present with a few different symptoms, not just struggling to go to the toilet. Yes, it is possible to have constipation even if you are still doing poos!
Let’s have a look at what some of the symptoms are. Constipation is when you are passing less then three stools (poos) per week. These poos might be painful and difficult to pass, involve a lot of straining, be like small hard pellets or be unusually large. It might also feel like you haven’t fully emptied your bowl after going for a poo, or you may feel bloated across your tummy.
If it is not managed, constipation can cause more troublesome symptoms. This is why trying to manage it early can lead to a quicker and easier return to normal. When constipation is more severe you might experience tummy pains and swelling, liquid diarrhoea that cannot be controlled (overflow diarrhoea), loss of appetite, nausea and vomiting, headaches and confusion. Constipation can also affect the bladder, which lies in close proximity. It can cause urinary retention (where you cannot pee), or it cause pressure symptoms leading to frequent and urgent peeing.
Constipation in adults can have many different causes. Often, it can be related to what we eat and drink. Not drinking enough fluids on a daily basis along with a diet low in fibre is often the culprit. Fibre is an important part of our diet and can be found in fruits, vegetables and cereals. Being inactive and spending long times sitting or lying down can also have an adverse effect on the bowel; regular

thyroid problems and motor neurone disease can all cause constipation.
So, what can you do to help keep up healthy bowel habits? Firstly, eat a healthy and balanced diet and plenty of water. Fruits such as apples, strawberries, grapes and apricots can help act as stool softeners. Having a good fibre intake, eating grains and pulses, wheat bran and oats are really good for the gut too as it means poos can be firmer and easier to pass. Having a routine when it comes to going to the toilet is important – keeping to a regular schedule (often after a meal) and without rushing can be the best time to go. It is important not to delay when you feel the urge to go to the toilet – you don’t want to ignore the signal or your brain may get mixed up over time. Toilet posture is also a consideration for good bowel habit. Resting your feet on a low stool or having your knees higher than your hips (like in a squatting position) is the optimal posture. This position helps the bowel be less kinked which allows it to empty more easily.

Sometimes a change in your diet or routine alone can be enough to result in constipation. Often people may suffer on holiday, for instance, as their body tries to get used to different foods and schedules. Many medications (such as iron tablets, or painkillers like codeine and morphine) can have the unwanted side effect of slowing the bowel down. Stress, anxiety or low mood can impact how the bowel is functioning too.
In other cases, constipation can result from other medical conditions. Bowel cancer, diverticular disease, irritable bowel syndrome, Parkinson’s disease,

Sometimes combination treatments are required. Your local pharmacy can provide some advice in the first instance if you find you need some guidance about what to try.
