Thank you and all the best for the coming month.
The Auckland property market had a strong close to the summer/autumn selling season with sales numbers at their strongest for the month of June in four years, and the average price increasing to its highest in three months.
“June is normally a month when sales activity starts to tail off with the approach of winter, but this June was a strong sales month,” said Stephen Barfoot, a Director of Barfoot & Thompson.
“The median sales price for the month at $981,500, was the highest it has been this year and 5.7 percent higher than last month’s median sales price.
“While this is well below the peak median price established a few years ago, compared to where prices have been over the past few months, it represents a pleasing reversal in direction.
“The strong increase in the number of sales being achieved this year compared with the past two years continued into June.
“We sold 876 properties in June, which was our highest number in the month of June for four years and was more than a quarter higher than in the same month last year.
“While June’s sales numbers were down on May’s, our sales for 2025 year-to-date continue to run 20 percent higher than those for last year.
“The market may be drifting in terms of prices, but when it comes to sales turnover it is stronger now than it has been since sales and prices peaked in 2021.
“New listings in the month at 1,405 were solid, but the lowest they have been for 5 months, with month end housing stock sitting at 5,831. While this number is on a par with stock levels at this time last year it is the first time in four months properties on our books have fallen below 6,000.
“The rural and lifestyle markets to the north, west and south of Auckland also had a strong
month going into winter, with the sales value of properties for June being more than $59 million, the highest sales total in these markets in the month of June for three years.
“Sales by value in the rural and lifestyle markets in the first half of 2025 are running 41 percent ahead of where they were at the same time last year.”
Stephen Barfoot Director

‘Renters’ market’ emerges in Auckland as supply increases, activity cools and prices plateau
July 2025
Data from Auckland’s largest rental agency, Barfoot & Thompson, shows the region experienced a shift towards ‘renters’ market’ conditions during the first half of 2025.
According to statistics from more than 17,500 Auckland properties managed by the company, the average rent in the city inched up to $693.46 at the end of June; and while up 1.99% on the same time in 2024, this was the lowest increase recorded in the past five years.
Since January 2025, the average rent went up by only 0.53%, which was less than $4 in total over the six-month period.
General Manager of Property Management, Anil Anna, says that having more properties available to rent, alongside lower levels of renter activity, were the driving forces behind the slower pricing trend.
“Also, winter is a typically quieter seasonal period, and we are coming off a particularly strong pricing cycle in early to mid-2024, where the average weekly rent was up more than 5% yearon-year,” he adds.
Property managers across the agency’s Auckland branches were reporting increased supply from a number of fronts including more tenants choosing to move out of the city and, in some cases the country, a small surge in first home buyers moving
from rentals to their own properties, fewer migrants coming into Auckland in search of a home, and significant numbers of new rental properties, particularly townhouses, coming on to the market.
“This higher than usual supply of rental properties ultimately means wider choice for prospective tenants and more competition with other listings for landlords,” says Anil.
“At the same time, we are seeing more subdued interest from potential tenants overall, with enquiries down around 20% on last year’s peak.
Anil points to the likelihood that many people are ‘hunkering down’ over winter as well as biding their time in making any big financial commitments, such as moving, given the broader economic pressures being faced by many households.
“Those looking are being drawn by the most competitively presented and well-priced homes and, in response, more and more landlords are prepared to meet the market to ensure their property is let quickly.”
He says that while the average time to let a home is around a week longer than usual, there is still plenty of activity in the market and evidence of renters moving quickly for the right property.
“Our property managers are hosting substantially more viewings to attract tenants at days and times that work
best for them, and properties that are marketed well, offer a quality home and are priced to compete are generating good interest.”
His advice to landlords was to consult a local expert property manager for the insights most relevant to their area and to ensure their rental property was marketed, priced and presented as competitively as possible.
By property type, property managers across the region were reporting stronger interest in stand-alone homes, over multi-unit and terraced homes. “For example, in the Howick and Pakuranga areas, larger 4 and 5-bedroom homes able to accommodate larger or extended families, are becoming more sought after, while in South Auckland, 2 and 3-bedroom homes are consistently popular.”
By location, traditionally lowered priced areas further from the city centre continued to draw slightly higher increases. The central city’s apartment market registered slightly negative price growth following a period of intense activity in late 2023 and early 2024. “There is a market correction at play here after this area out-performed the region-wide average during the past year.”
Anil Anna Property Management General Manager
These statistics are drawn from a portfolio of approximately 17,500 Auckland-based rental properties managed by Barfoot & Thompson. This includes both existing and newly signed tenancies. These figures are compared to the same time last year to show a percentage change. These statistics are reviewed and released quarterly, however, monthly rental statistic reports are also available on the Barfoot & Thompson website under ‘Market Reports’: barfoot.co.nz/market-reports

In our recent editions we have discussed the steps involved in selling your home, from getting ready to sell right through to the ins and outs of offers and negotiations. This article examines what happens after the sale, and on settlement day.
Remember we have more information and a range of videos on our website to help you make the very best choices. barfoot.co.nz/sell/selling-guide
After the bubbly has been popped and the celebrations are over, our clients often ask us: “Now what?” Not to worry, the route from sale to settlement is a relatively straight forward one, and your Barfoot & Thompson sales person will guide you every step of the way. Now what?
Once the agreement you have signed “goes unconditional” it is legally binding, meaning both you and the purchaser now have to fulfil obligations specified in the contract in order for the property to change owership.
Upon the sale of the property, the purchaser is required to pay a deposit. We will hold this deposit in the Barfoot & Thompson trust account for 10 working days.
We’ll work with both solicitors directly during this process and will let you know once the deposit has been transferred to your solicitor’s bank account.
On settlement day, the remainder of the purchase price of the property is paid to you, and the Property Title is transfered to the purchaser, who will then be the new owner.
We’ll hold your house keys at our Barfoot & Thompson office until your solicitor advises us in writing that the above has taken place, at which point they’ll be made available for the new owner to collect. We won’t release your keys until we are legally entitled to do so.
There is a number of things you’re required to do as part of your duties as a vendor:
• You must ensure all chattels included in the sale are in reasonable working order on settlement date. Excepting fair wear and tear, they should be in the same condition they were in on the date of sale. If there is any significant damage, the purchaser is entitled to compensation from you.
• You must ensure all bills for electricity, gas, water and rates on the property are up to date. There should be no outstanding charges on the accounts on settlement day.
• Make an appointment with your bank to discuss your financial arrangements for settlement day, and to sign the necessary financial documents.
• Make an appointment with your solicitor. You’ll need to arrange to sign the necessary legal documents to transfer the property from your name into that of the new owners.
• Organise the move! Arrange for someone to look after your children or elderly family members during the packing/ moving process if required. Book a moving company if you’re using one, and start collecting boxes and newspaper to pack your things in.
• Arrange the transfer of water, telephone, electricity and gas services. You’ll need to contact your service providers to notify them that you’re moving, and have all services at the property transferred from your name. You’ll also need to arrange final readings on the day of your move.
• Transfer any other services and organise your change of address.
• If your property is tenanted, you may have arranged with the purchaser that the tenants stay on under the new ownership. If so, this should have been included in the Sale and Purchase Agreement. If not, the property must be vacant on settlement date.
• If the property is sold with vacant possession, then you must let the purchaser (or anyone authorised by them in writing) complete a property check prior to settlement. They’ll check the condition of the property, including the chattels and fixtures that are included in the sale. They must give you reasonable notice for this visit.
• On the day of possession, you must make all keys available to the purchaser.
• The set of keys should include all exterior door keys, electronic door openers and keys or codes to any alarms on the property. If the property is tenanted, however, these items will remain with the tenant(s).
It’s good to remember that in between the date of sale and the date of settlement, the property and chattels remain in your name. This means you are responsible for any damage that may occur between the sale and the settlement date.
Learn more about the steps between sale/ purchase and possession in our video explaining what happens at the presettlement inspection.

As the Branch Manager of Barfoot & Thompson Milford, I lead a dynamic team dedicated to delivering top-notch real estate services to our clients. We help homeowners to achieve outstanding sales results, and help landlords to maximise their portfolio returns while minimising hassles.
My grandfather, Val Barfoot, founded Barfoot & Thompson 100 years ago as a new migrant from England. The company has grown to be the market leader in Auckland, but has never lost sight of key family values like integrity and respect. A focus on performance and service has seen Barfoot & Thompson achieve international recognition as the top real estate agency in Asia Pacific - the first New Zealand agency to do so.
I’m a proud North Shore local, and started my real estate career here in 2009. I’ve also had the privilege of working in our branches all across Auckland as a relieving manager, and I opened our Millwater branch in 2017 before relocating to Milford in 2019.
At Barfoot & Thompson, we believe in looking after our people and supporting our local community, but above all we believe in putting our clients first. I am committed to helping my team deliver exceptional real estate services to our clients in a positive and collaborative work environment. Feel free to reach out to me if you have any real estate needs or questions. I love meeting our clients in person and I always have time to talk.
