1. Initial briefing

Our role is not only to sell your property; it is to deliver you a premium price. At our initial briefing we’ll discuss your goals, time frame, methods of sale, marketing options and how we can best present your property.

2. Presentation

When it comes to evoking an emotional connection and response from prospective buyers that will give you the best opportunity to maximise your sale price, presentation is an essential component. Our dedicated team can coordinate all aspects of pre-sale work for you, including landscaping, painting, property maintenance, flooring and property styling.

3. Pricing & positioning in the market

Buyers will generally pay the highest price in the first 30 days. We will discuss relevant recent sales with you to establish a likely starting point for the sale price. We will position the property to attract the best suited target market with the right budget and create competition. Through competitive tension we aim to push the sale of your property beyond the relevant sales towards a premium price.

We will tailor your marketing campaign to your property to reach all local and out of market buyers, both active and passive.

We recommend combining beautiful creative elements such as photography and video with accompanying professional copywriting and floor plans to be featured in premium positioning online both on real estate portals and social media. Traditional elements including signboards, brochures, mail cards and local and international print media are also elements that can be essential to a sale campaign.

Working with qualified active buyers is one of our strengths. We work closely with those who have recently missed out at auction or made offers on previous properties. They can quite often be the hottest buyers in the market.
