Before the world was thrust into a pandemic in 2020, I set a goal for my family. We were going to do a year of conscious buying. This meant not purchasing anything new, only used items. We would rely on thrift stores, consignment shops, eBay and Kijiji.

Like many of you, I had reached a limit. Not only did I want a reset for our family on buying “things,” I wanted us to become educated on how consumerism affects the environment. The statistics on fastfashion are dire. For instance, three out of five of such items end up in a landfill. And, 20 to 30 per cent of microplastics from fashion flows into our oceans. With most of us having to tighten our money belts this year, stores that offer cheap items become a necessary default. It becomes a real conundrum, doesn’t it? As 2020 pressed on and we went into lockdown, I realized that I couldn’t meet the goal of buying only from thrift stores or consignment shops; these places had shut down and had limited inventory online. I was forced to buy online due to the simple fact that my children had outgrown their shoes and clothes.

Our year of conscious buying became one of “selective buying.” I searched for clothes and shoes that were made from recycled and sustainable materials. I chose smaller independent stores and engaged in clothing swaps with my friends when possible. We also took the year to streamline our home, donating and selling decor items that were taking up space, and that didn’t “spark joy” in our lives. As the year came to an end, we realized we could manage life with far fewer things; we even managed to save money, which we put towards a small renovation project of turning our cold room into a sauna. From now on, our family will continue to be selective with our purchases, thinking about the bigger picture first and not just our own wants.

Five tips to create a perfect at home office or study environment

Manage the clutter

Working or studying from home means that your workspace may be open to other rooms or spaces, so it’s critical to ensure there is room for all the items you bring to the table. Add a filing cabinet to organize yourself properly, include shelves with baskets and bins that allow you to sort and manage all your office supplies. If you’re designing a custom built-in unit, my favourite recommendation is incorporating a hidden compartment for your printer and any other oversized electronics.

Lighting

Nobody wants to be left in the dark. Ensuring that your workspace is illuminated will guarantee that you feel alert and focused. If you’re designing a room from scratch, be sure to include ample ceiling lights, such as recessed pot lights or track lights. Add LED strip lights to the underside of shelves or upper cabinets, so your tabletop is perfectly illuminated. Lastly, a good old-fashioned table lamp not only looks stylish, but helps shine a ton of extra light.

Comfort

A workspace, first and foremost, must be a comfortable setting. If you’re spending hours at your desk with the wrong chair, make sure you toss it out and invest in a chair that has ergonomic qualities. Your health

and well-being should come above all. Comfort at the table also means having all of your tools and supplies at arm’s reach, making sure you’ve got your pencils in a pretty cup or a handy drawer. Ensure there is ample space for your monitor and keyboard. And last but not least, comfort also means a setting that feels lush and warm; add lavender blooms to help relieve some of your work tensions, and invest in a plush rug to help make your office setting that much more comfortable.

Make use of horizontal and vertical surfaces

A home office is often more than just a desk and chair. It means housing a lot of books, office equipment and stationery. Making use of your walls is key. Use the height to add shelves, storage cabinets, an inspiration board

and even a variety of wall-mounted racks and organizers. When it comes to choosing or designing a custom desk, make full use of all your horizontal surfaces. Go end to end for that custom look, or find a ready to buy a table that works with the scale of your room to maximize your office functions.

Add a splash of something

Organizing an office doesn’t mean it has to feel sterile and minimal. Have fun with it, find baskets and bins that are colourful, add a splash of drama with artwork, books or decorative object. If you’re opting for a custom built-in unit, find a colour that inspires you, and go for it. It will be a room that you’ll look forward retreating to, and work won’t really feel like work anymore!

Create the streamlined home of your dreams

the heart of every fabulous home is a thoughtful storage system. Cabinets and cubbies may not be the first thing you notice from an aesthetic perspective, but good storage is the basis of a beautiful home, giving thoughtfully designed

interiors room to shine. Leave it to a designer to turn something functional into a vanity point, right? In fact, that’s precisely what professional designers – and practical storage systems – do. With this in mind, West of Main, in collaboration with Glenview Homes, designed the Blakely Project as a warm, inviting family home, where stylish storage makes way

for quiet sophistication. Our firm was engaged in this project from the initial interior architectural plans and material selections, to the final furniture installation. This afforded the opportunity to incorporate organizational elements into the bones of the home, rather than adding them after the fact – which can compromise the overall aesthetic.

This home was designed for family life, and called for an eat-in kitchen. The area is spacious, so instead of typical bar-style seating, we designed an extended, wider island with a seating area that feels more like a table. The island is double the depth of a standard island, so we added storage on the front, artfully concealed behind clean-faced, push-to-open doors for a sleek look. This kitchen has ample cabinet space, so rather than adding uppers the whole way, we flanked the hood range with floating shelves as a decorative feature.

The kitchen is sleek and modern, with flat-panel cabinet doors and

a paneled hood range. The oak features a prominent grain that shows through the ebony stain, creating a stunning texture. We pulled the quartz countertops up onto the backsplash and right to the ceiling for a clean, continuous look with the subtle movement of the marble veining.

as is the case in many modern homes, this kitchen opens onto an open-concept living and dining area, making flow and continuity essential, while still delineating between the cooking, dining and living zones. The home’s intended vibe was lived-in and comfortable, yet sophisticated and classic. We achieved this with

furniture featuring classic silhouettes, with natural and warm materials and colours.

The fireplace became a dynamic focal point, finished in a bold, blackand-ivory eight-by-eight-in. cement tile installed in a pattern resembling a labyrinth. The tile is framed with a simple, warm wood mantle, and linen drapery on either side to soften the straight lines of the fireplace.

The furniture pieces in the living room are an eclectic ensemble; a blend of modern, rustic and vintage, with the common theme of black, white and ochre. The rug adds richness to the room, featuring navy blue that complements the room’s colour palette beautifully.

The adjoining dining room follows the black and white colour palette, with simple, black-on-black furnishings that serve to open up this small area by eliminating visual clutter. The trick to pulling off this look is adding texture. The storage needs of the space are served by the sideboard

– a hand-carved item that ties in beautifully with the organic materials and artistic elements, such as the fireplace, that characterize the main floor.

While the mudroom may not be the “sexiest” room in the home, it’s a key functional zone as the catch-all for dirty boots, wet coats, hats and bags, backpacks, sports equipment, pet gear and anything else that’s coming or going. However, as an entry point, the aesthetic impression you make in this space is important to your overall interior experience. We echoed the simplicity of the kitchen cabinetry in this mudroom,

with flat-panel, ebony-stained uppers offering contemporary, well-concealed storage. We added warmth with a wood bench and a vintage-style rug, echoing the vibe of the living area.

This home is down-to-earth, which we achieved with furniture featuring classic silhouettes, organic and warm materials, and natural colours, available through westofmain.com. The result is a home that’s rooted in timeless, classic and traditional elements, coupled with high-functioning pieces that make it work for busy lives with a penchant for style.

Bathroom pitfalls...

and how to avoid them

If kitchens are the hub of the home, then bathrooms must be the inflated tires around them. They provide a smooth and comfortable ride until something goes wrong – such as worn treads or a bulging sidewall –and they fail to function as designed. Designers and manufacturers of bathroom products have continually been changing trends to keep us chasing that fresh, spa-like bathroom experience. Society ditched the public baths the Roman’s famously built out of fear of spreading disease long ago. While those oversized public baths may seem like a distant mistake of the past – especially amid our modernday pandemic, there are other design pitfalls to avoid during your own bathroom renovation!

Here’s a quick cheat sheet

• Custom shower pans – we recommend custom fibreglass over the rubber membrane with a dry-pack method to avoid leaks below the shower. If you go with the conventional, do the dry-pack before the drywall work to avoid risk to tears which result in leaks.

• Check fixture flowrates – and total them relative to your hot water tank or tankless hot water heater/boiler. Some tub fillers have rates of nine gallons per minute, which can knock out a combination boiler or steal an entire tank of hot water in seconds, leaving the rest of the house on ice!

• Insulate the floor and wall under the tub to avoid losing the heat from your bathwater in a hurry! Tubs are installed before the drywall, and sometimes these cavities are forgotten, until the first dip in the bath!

• Add a floor drain beside the toilet. Toilets back up – virtually every toilet has a failure at some point in their lifespan, and this drain can save a lot of mess and associated costs in an overflow or a seal failure.

• Membrane the walls – green board, fibreglass board and cement board are not perfectly waterproof. Add a membrane, glue on, paint on, no matter the type; it will help ensure you avoid the long-term effects of water creeping behind the tile or slabs on the walls.

• Cover your fixtures during the work stage – especially the shower floor and the tub. Tools fall, materials grind and finishes are delicate and often expensive. Preserve the new stuff until the job is complete with liquid membranes, insulation and

hard surface coverings, so you don’t prematurely dull the shine or marry the finish.

• Not all mixing valves are created equal. Splurge for a shower valve with controllable temperatures inside the valve, especially if you have a tankless water heater or combination-boiler. Otherwise, you might be left with a lukewarm rinse until you decide to renovate again.

• Recirculatation lines to the vanity faucet and shower and tub fixtures will ensure you are not running

water long to obtain the hot water you are after – especially for on-demand tankless and boiler systems. Saves wasting time and water – a win-win! Insulate those lines to avoid wasting energy for the winning hat trick.

• Pick and then plumb – true of all fixtures, but especially for showers, toilets and vanities, as wall-hung units can create different plumbing rough-ins and avoid costly re-run at finish installation time.

• Potlights – best kept for inside the shower or water closet only, not at the vanity as they create long and dark facial shadows that can make you look old and tired at any time of day. No thanks!

Are you thinking about a bathroom remodel but find the whole process overwhelming? Are you working with a super small space and want to get the most storage possible? I can help! Here are five simple steps that you can use to design your own bathroom oasis:

Vanity

With any space, I always choose the biggest piece of furniture first – even in a small area. In a bathroom, that would be the vanity. Always remember to measure to allow for the biggest vanity possible because of, well... storage. That’s my main priority, anyways.

Faucets & hardware

Up next, it’s time to choose your faucets and hardware. This can be a daunting task, but think about how these items will work with your overall aesthetic. When in doubt, select a classic design. Once you decide on the faucet and the configuration, you’ll need to decide on the finish. I like to choose a finish that has spot defence. This prevents fingerprints and watermarks – woohoo! So, for a bathroom that’s going to get a ton of use, it’s a wise choice.

When it comes to tile, you’ll want to work with the tones of your vanity. My biggest tip for choosing tile for a small space is to keep it consistent. When you use the same tile on the floor and in the entire room, it makes the space look bigger. Another tip is to use a lighter colour on the floor, so it draws your eye upwards. grey tile. I needed something that would be easy to clean, as I know this bathroom will get a lot of traffic. Bigger tiles and less grout was the way to go.

Lighting

Time to choose your bathroom lighting. First, start by deciding which type of light will work best in your space. Don’t feel like you need to choose small light fixtures for a small room. This can actually enhance how petite your area looks and feels. Instead, select options that allow the most light into the space and help to enhance the overall design. My rule

of thumb for finishes is to stick with two in a bathroom. When you start to add more than that, it can make things look busy and cluttered.

Wall treatments & accessories

The last thing you’ll want to decide on is the accessories and wall treatments for your space. Wallpaper always adds so much character and can be so cost effective in small spaces. I love using baskets as garbage cans or just as decoration. A really simple trick is to fill one with toilet paper rolls – practical, pretty and a little extra storage, too.

Five tips to make your pint-sized pad feel more spacious

So, you have a small space? Not to worry, there are worse things in life, such as avocado-coloured appliances, and carpeted bathrooms. We’ve established that maybe your space isn’t as large as you’d like it to be, but let’s build that bridge and get over it. A small space doesn’t have to have a small design impact. If anything, smaller areas can serve as the spot where you pack the biggest punch. Here’s how you can make your itty-bitty space feel larger than life.

Tiles

Add some spice with a patterned tile, maybe a mini-mosaic or even bold geometric design. Play with the application, why not bring them from the floor to the wall to create a full-on moment. Make sure you grab samples so you can try out some interesting patterns and configurations. Make it unique. A smaller space requires less product, so even if you’re designing something one of a kind, it likely won’t cost you an arm and a leg.

Wallpaper

Wallpaper is amazing with a capital A when it comes to creating a wham, bam, pop or pow in your small space. Our design firm believes you can never go wrong with a bold floral wallpaper. There are thousands out there to choose from. Try to think of some of the things you like the most, such as colour, style, pattern, material or texture, before you start to look for your perfect wall covering. You don’t want to get sucked down the wallpaper rabbit hole. Trust us when we say you will blink and it will be four hours later, you won’t know where

you are, what your name is, or what you’re having for dinner. Consider this a friendly warning!

Paint

Splash that colour! If you have a pint-sized space, why not use it as an opportunity to splash a beautiful colour that makes your heart happy. We love to incorporate pops of colour on cabinetry, walls and even ceilings. Paint is the quickest and most costeffective way to transform any space. Don’t be afraid of dark colours in small spaces – they can make a teeny-tiny space look even bigger, as long as there is contrast.

Wall decor

Don’t forget the earrings, and by earrings, we mean wall decor. Think of it like this: You aren’t going to get all dressed up but not put on earrings. They’re a must! Wall decor is important; however, in a small space, you have to be mindful of the scale of the piece you are putting up. Try using large white matting and a thin metal frame to keep your art piece simple, updated and stylish.

Lighting

This may seem like an obvious tip, but sometimes it’s overlooked. Make sure you are choosing lighting that will appropriately illuminate your space. Try to allow multi-layered lighting; we

find that in smaller spaces, there are sometimes more shadow spots. Focus on how your room functions for you; keep in mind task, ambient and decorative lighting can all be used to create an amazing lighting scheme. Don’t be afraid to take a few risks in a small space. More than likely you will be rewarded with a special little spot that packs a punch! Make it beautiful and make it yours.

Aim for the perfect shelfie with these great ideas

Shelf styling has become a favourite way to not just add storage to a room, but bring in some personality, too. A great shelf display creates points of interest and tells a story that words can’t convey. The trend has become even more relevant lately, with our homes becoming ground zero for work, play, relaxation and inspiration. Of course, there’s the allimportant Zoom meeting background – the little snapshot behind you that your professional and casual contacts get to see.

This brings us to the topic of shelf styling, otherwise known as “shelfies.”

Your bookshelf is a great opportunity to show yourself and your style. Whether you’re accessorizing a large custom built-in or a small, “big box” bookcase, here are some styling tips to achieve a thoughtful and curated look.

Aim for equilibrium

Balance is soothing and somehow satisfying. It’s “right.” We naturally tend toward equilibrium in our interiors, from our rooms and the furnishings in them, right down to our bookshelf accessories. Start by arranging larger pieces, such as books, photos and art, toward the back of the shelf. Then, layer in your smaller pieces in

front. Furthermore, you’ll want the overall display to be balanced, as well. Evaluate the visual weight of the large items and the overall arrangements. Is the display too top-heavy, skewed to one side or evenly distributed?

May the odds be ever in your favour Taking balance a step further, oddnumbered groupings of items are pleasing to the eye and the mind, allowing us to naturally create symmetry that people are naturally drawn to. Arrange your collections in groups of three or five on shelves, or on any surface for that matter –tabletop, desk or mantle.

These groupings create little “landscapes,” and when done correctly, they become landmarks in the room. The eye naturally gravitates to the largest item in the centre and takes in the details around it. When it comes to the items you choose to display, I believe in the holy trinity of shelf styling: Books, art/ accessories and plants. These offer an effortless and intriguing mix of colour, texture and shape, which keeps the eye moving from one grouping to the next. Alternate your accessories to keep your shelves interesting. This can include seasonal additions, trendy new buys or a rotation of existing collections. Just remember: For every new item you bring in, take one out. You don’t have to display everything – rather, be selective. In the case of a bookcase, less really is more.

Lighting

Can you actually see the items that you’ve carefully selected and thoughtfully arranged? Or are these treasures hidden in the shadows? If you’re designing a room from scratch or renovating a space, plan your shelves and display areas together with your lighting plan. A built-in bookcase with strategically placed, focused

pot lights can instantly elevate your collections from mere accessories to artfully displayed treasures.

If you’re styling an existing bookshelf but want to enhance the light around it, consider adding sconces or overhead upper embedded shelf lighting (electrician recommended!) or, as a DIY option, small table lamps or light strings arranged on your shelves can do the trick.

Perhaps right now, you are seeking inspiration to style your own shelves.

But those very same shelves could soon serve as inspiration in your home and a sneak peek into your own interests and indulgences. Shelf styling is an art, and it takes time. Experiment with existing items, display pieces you love and think beyond the cubby, so to speak. The bookshelf is not just for books anymore.

A shared room calls for grand style and space saving solutions

Symmetry

Designing a room can be difficult, especially one that is shared, as this requires twice the furniture and storage. To create a cohesive room, select bedding and furniture that is identical. Keeping the furniture layout symmetrical is a great way to maximize space.

Keep it Zen

Natural elements were brought in; a tree stump was added for artistic detail in place of a nightstand. Similarly, an indoor swing offered opportunity to bring the outdoors in. Adding natural wood in your decor can give warmth and texture. However, when incorporating wood, it is important to consider the type of wood and colour. Lastly, storage baskets offer a stylish solution to keep the room organized.

Add interest

To add unique personality to the space, a wall mural was designed and installed - this brings a playfulness to an otherwise boring wall. A wall mural is a digital photographic image with less symmetry and much larger repeats. Typically, it is used as an accent on one wall. The application for the mural is simple, it has an adhesive backing that peels and sticks to the wall.

Keep it light and airy

To elevate the space, panelling details were added, the colour palette is bright and airy making the room feel breathable. Window treatments were kept soft to keep the natural light flowing. And, for the final touches, a colourful rug and cheerful artwork were added to tie the entire space together.

Did you know that the one thing in every home that never gets misplaced is your toothbrush? Why is that? Well, it’s simple – your toothbrush has a home, so you always know where to put it back after use. Even if you walk around the house and brush your teeth, you won’t just leave your toothbrush randomly on the couch or on top of the fridge. No matter how busy you are, you will always make the time to go and put it back.

So why don’t we do this with everything else in the house? Why do we leave our shoes in the middle of the hallway, or our hairbrush on the couch? This is something I never

understood about human nature. Don’t get me wrong, I’m guilty of this too, but I just don’t understand it.

I will say this though, the more I implement systems and create a “home” for all of my items, the easier my life has become. Even during the most hectic times (we all have them), it takes only 15 minutes to put everything back where it belongs and return order in my home.

My advice for going from “I leave my stuff wherever it falls” to

“everything has a home” is to start small. Don’t try to do it all in one swoop. You’ll get overwhelmed. Start with something like footwear. Then, after a few days of getting into that habit, add something new to the list. It takes an average of 66 days to create a habit. So, for the next 66 days, I challenge you to use this time to create the habit of organization. Two months, and you’ll have a whole new space to call home!

Using these tips will get you well on your way to keeping your small space organized. However, the biggest and best solution is starting with No. 1. The less you own, the less you’ll have to keep organized. It’s as simple as it sounds, and once you get the hang of living life consuming less, you’ll feel so much better!

The good news is there are many little tips and tricks to make this fool-proof. Here are my top five:

1

De-clutter: Keep only the bare minimum of what you need. Less is more. This alone will solve half of your organizational issues.

2 Utilize vertical storage: What does this mean? It means to use your walls and doors to hang things on, instead of trying to shove everything into a cupboard or leaving things on counters.

3 make sure to use up cupboard dead space. Sometimes we open a cupboard and put things on the main shelf, leaving four ft. of space above it. In these cases, there are actually two options. You can buy stackable bins/drawers, or install more shelves in the dead space in between. Oddly enough, I think buying more shelves is actually cheaper than buying bins (depending on the space, of course).

4 label the spaces where things should go. This will make you accountable to put your items exactly where they belong, and better yet, will help you know where to find them later.

5 buy multi-purpose furniture that can double as storage. So much of it exists these days, it’s a matter of simply tracking down what works best for you. There’s nothing like a couch that can store your comfy blankets inside of it, am I right?

HOW TO ACHIEVE FUNCTION AND STYLE IN THIS BUSY SPACE

The mudroom

The mudroom plays a critical role in the overall function and aesthetic of a home. It’s where you come in from the rain and snow, drop your boots and bags, and leave the outside world, or go out into it. It’s a transition space. In the grander scheme of your home, a well-organized, wellfunctioning mudroom catches the incomings and culls the clutter, so your home’s living areas can really shine. And like many other “utilitarian” rooms in the home, the mudroom can be a style icon in its own right.

Here are some modern mudroom tips to keep in mind:

Make it ‘niche’

Organization in this room is key, and a system that works for you, is one that’s made for you. When designing a mudroom for a client, it never ceases

to amaze me how different and unique each client’s organizational and lifestyle needs are. A system tailored to their specific needs and wants will never disappoint.

When designing an organizational space for your home, be mindful of your lifestyle and consider other members of your household. Who will be using the space, how often, and for what? And equally importantly, what will they have in tow? Pets with food bowls, beds, leashes and toys? Children with backpacks, hockey bags and swimming gear? Snow pants and winter boots? What about your own needs and wants?

If you have really unique needs, such as having to accommodate a lot of people (and stuff) or your space has atypical dimensions, such as very high ceilings, a custom storage system will be the best use of your space. This will create dedicated areas to hang coats,

store bags, shoes, dog essentials, sports equipment and the like. The nice thing about custom cabinetry is that you can tailor it to your needs. Custom is the more expensive option, but I’d argue it’s well worth the price.

If you choose to go custom, work with a designer to avoid costly mistakes; they will inform you of all your options. There are amazing and innovative products that maximize every inch of space. Think pullout shoe racks, speciality drawers for keys and electronic devices, or adjustable rods and shelves you can change as your child grows. With the skills of an experienced cabinet maker, you could have an organized mudroom within a reasonable timeline.

If budget is of primary concern, there are also some great budgetconscious products available at bigbox retailers.

With thoughtful design, stock cabinetry can look fabulous. However, this cabinetry comes only in standard sizes, and it can be labour-intensive to assemble and install.

While you’re poring over all your storage options, think beyond traditional cabinetry. Maybe you even have a piece that you can up-cycle for use in this space. A large antique armoire or dresser can serve as an attractive statement piece in the entrance or hallway, while doubling as extra shoe or bag storage.

When it comes to selecting products and materials, always opt for durability. For flooring, choose a material that is slip and stainresistant, and can withstand the wear and tear typical of high-traffic areas. Avoid using softer stones that are susceptible to scratches from dirt tracked in on people’s shoes. Add even more style and function with a washable, water-resistant rug. while collecting dirt so it doesn’t get tracked into your home.

Make it fabulous

If you’re working with a designer such as myself, style is likely already part of your plan. Don’t discount the importance of aesthetics, art and accessories in this space. How do you want to feel as you come and go? Ideally, your mudroom is as warm, welcoming and inspiring as the rest of your home. Tile, wallpaper, texture, colour and the right lighting can really make this once-utilitarian room really stand out.

As a designer and mum of three small children, I can speak from experience that with a little forethought, a home can be equally functional and fabulous. If 2020 has taught us anything, it’s that life can get crazy, and “home” is our haven. Approach the hectic transitional rooms in your home – and the chaos happening there – with serenity, simplicity and of course, some stylish organization.

Like other utilitarian areas in the home, the laundry room has evolved in recent years. No longer just a place to wash, dry and fold, the laundry room has taken on new life, becoming a place to indulge in “laundry therapy,” as some people call it. Indeed, something is soothing about freshly laundered linens, soft sheets and crisp collars. Whether you love it or hate it, laundry can’t be avoided, but it can be less of a chore. Here are some of our favourite tips to bring beauty and brawn, for a room you’ll actually look forward to spending time in.

First things first – location. Where you plan your laundry room in the home will affect its style, your lifestyle and your budget, so consult a design professional so you’re aware of the implications of your choices. An upper-level laundry room is a popular option for those who have some room to spare upstairs. It’s brighter than the basement and eliminates the need to lug loads up and down flights of stairs. If you’re adding a brand new laundry room, tying it into the existing plumbing from a nearby bathroom will be cheaper and easier overall. On the other hand, if you’re working with an existing laundry room or you don’t have space to spare on an upper floor, basements offer their own distinct

(and completely functional) benefits. It acts as an out-of-the-way work area, a great buffer zone for machine noise, and less damage in the event of a flood (yes, it happens).

With your laundry room placed, now you can start to think about how you will use it. This room has an important job to do, so start with the appliances. My third laundry room musthave is good lighting. Generally speaking, the brighter, the better. Amplify natural light in the room with semi-transparent blinds or sheers on windows and light colours on walls, cabinets and countertops. Also

be sure to layer in bright ambient lighting and task lighting in key areas, such as above counters, machines, laundry sink and ironing area, as well as accent lighting for all the lovely details.

Home isn’t just where the heart is, it’s the centre of our world and increasingly the place we need to be to stay healthy. But, we need to live in healthy homes to do so. Aside from bubble wrapping the entire house, there are easier ways to create a healthy, sustainable environment beautifully.

One day we may all live in an ultra-low energy use home such as the Passive House, but for now, we can all put into practice what we know will lead to a more sustainable future. So, how do we get started when it comes to our home? It’s more than what you see.

You probably notice the style, layout and colour in a beautiful room, but what you may not see matters, too. Highquality construction and durability of the furnishing are just important interior design decisions. The economics of purchasing better quality for longevity and sustainability is a step toward a healthy home. Think about it, a poorly designed kitchen layout with outdated appliances uses more energy (both environmental and mental) than a wellfunctioning space.

It’s better to invest in one well-made sofa than purchasing (and disposing of) several poorly made ones over time. Well-designed, quality furnishings endure. Investing in Canadian-made furniture is the smart choice economically and ecologically. You may pay more upfront, but your investment will last. Shopping locally also reduces the carbon footprint and strain on the environment from importing goods from outside the country.

When a designer comes to your home, they are taking in the whole picture, your entire residence and how you use it. A house is a system with lots of moving parts. Each part is interdependent on the other to work. For instance, the building frame and components such as the walls, furnace and windows, are the body. The inputs (energy, water and furniture) and outputs (waste, sewage, heat and gases) are all connected, activities inside the system like heating, cooking,

eating, and sleeping affect the inputs and outputs. So, for example, if your home isn’t well-insulated, you’re losing the energy used to heat or cool it. Remember the dysfunctional kitchen? It wastes energy, too.

APPLIANCES IS A FUNCTIONAL AND SUSTAINABLE DESIGN CHOICE

If your home isn’t new, there are some easy choices to make when upgrading or repairing energy wasters. Choose high-efficiency Energy Star appliances, fix leaks in pipes, draftproof windows and install low-flow fixtures in the shower and taps. Turn off lights when you leave a room (if it’s empty) and switch to warm LED lights. Use more natural fibres such as down, wool and cotton. Compost! Don’t rinse and repeat all the time.

The goal of good sustainable design goes beyond style, layout and colour. It’s also to save energy, use water efficiently, reduce carbon emissions and reduce waste in the landfill while protecting natural resources. As the song goes, don’t stop thinking about tomorrow. The key to a sustainable, beautiful and healthy home is making good choices for the future.

The desire for “spa-like” spaces has gained significant traction in the past year. The truth about living through a major reno

If the heart of the home is the kitchen, then disrupting it can only lead to chaos, right? Yes and no (but mostly yes). When moving into our new house last April, we decided right away to tackle the kitchen first, but we also put in new hardwood floors, new entryway tiles and new exterior doors – all in six months! Maybe you’re considering a big renovation and want to know what it’s like to live through it. It’s definitely doable, but there are some things you’ll want to keep in mind.

Expect delays

COVID-19 has created some real issues around supply chain, specifically with raw materials and overall demand for goods. This means manufacturers, suppliers and retailers aren’t able to get items in as fast as they normally would, creating a frustrating trickledown effect. This could mean not being able to find a simple part at the hardware store, or having to wait an extra month to get an appliance delivered. I can’t count the number of delays we’ve had (due to things out of our control), and it’s probably been the most frustrating part of the entire process. Eight weeks into our kitchen reno and we were a little behind schedule. The latest being not enough backsplash tile, so depending on what our contractor can find, we may have to wait longer as more gets ordered in. Delays are an inevitable part of any reno process, especially now.

Be patient and persistent

The second part to that first challenge is – if you plan to live through your renovation, you need to be patient. It can be frustrating to be at home and have to listen to hammering all day or be told the lighting fixture you wanted is on backorder. Remind yourself it’s all part of the process. You also might need to be persistent when it comes to dealing with various trades or contractors. Ask questions. Keep clarifying details. Don’t settle with something if you’re not happy. At the end of the day, it’s your home and your money, so it needs to be done right.

Plan to order in more meals

In preparing for the kitchen reno, I had heard you should budget for eating out the entire duration, which would obviously get very costly and something we didn’t want to do. Instead, we were able to keep our old appliances, set up a temporary kitchen in our living room, and used a sink in the basement to clean dishes. By week three, we were over carrying a bucket of dirty dishes downstairs into our dark and unorganized, cellar basement. Since the takeout options in our area are limited, we tried to keep up with our home cooked meals, keeping them as simple as possible. Originally, we planned to freeze meals ahead of time, but that didn’t happen. Cooking fatigue definitely set in (partially thanks to quarantine life), so we ended up ordering in once or twice a week. Personally, I think if you have the space, a temp kitchen isn’t a bad idea. You’ll thank yourself, especially if your reno goes longer than planned.

Your stuff is going to be in the way

The one good thing about upsizing when you want to reno, is there’s less stuff you have to move out of the way. We put a lot of our furniture into our garage and we didn’t unpack all of the kitchen, keeping only the essentials, knowing we’d have to repack them for the demo. I also ended up selling a bunch of items that I didn’t love or have the need for anymore. If we had more things, I think we definitely would have had to get a storage pod. My only tip: Resist the temptation to buy too many new, large decor or furniture pieces early on.

A toddler and pandemic bring on extra challenges

Moving out might be the only option

There were a few months where we had no daycare for our toddler, my husband and I were both working from home and we had renos happening. It was extremely chaotic. During the hardwood floor installation, I ended up spending a week at my mom’s house in Ottawa because it was going to be too disruptive for my daughter’s sleep schedule and we didn’t want to keep her upstairs all day while the work went on downstairs. Based on how loud and dusty it ended up being, it was a smart move.

We also had to spend a night in a hotel when our entryway tiles were installed, since they needed a full 12 hours to set and are literally in front of our staircase to go upstairs – and the location of our bedrooms and both washrooms (the washroom really being the critical room we needed access to!). Depending on what type of renos you’re doing, moving out may be the only option, so it’s something you need to consider during your planning stage.

Keep the lines of communication open

The amount of people you need to communicate with for a reno is extensive. So far, we’ve worked with an interior designer, flooring company and installers, a contractor, plumber, electrician, cabinet designers and carpenters, a window and door carpenter… the list goes on. Even with a contractor helping to manage our kitchen, there were times we needed to connect directly with a trade to clarify details or add another task. There are so many small decisions and questions that come up with every project, so being in close touch with everyone means you know exactly what’s going on and can make sure nothing is missed.

Celebrate every step of the way

There have been many times during the process where I feel… “I want this renovation over,” or “Ugh, this and that still needs to be done.” Then I remember how many things we’ve already completed and improved.

When you’re living through a renovation, you’re living through the parts they fast-forward on TV – the days when nothing gets completed or the un-sexy stuff that gets you to the Pinterest inspo pic. On the days I get frustrated, I focus on what has been done and remind myself that it will all be worth the wait once the project is completed.

t the start of the global pandemic, we were all facing uncertainties and challenges. Much to everyone’s surprise, real estate took but a brief pause last spring before roaring back to life in the summer and autumn months, reporting record-breaking sales and price growth last fall. Low housing supply and high demand, coupled with rising COVID-19 cases and new lockdown measures in the Greater Toronto Area, are creating an interesting dynamic between homebuyers and sellers. Here are my top tips for selling during the pandemic:

Regardless of market conditions, preparing your home for sale is critical to attracting the right buyer and a good offer. The simple and economical act of de-cluttering

your home will make it look larger, brighter and cleaner – a key consideration for many homebuyers, especially in current times. Pack up seasonal and unused items, and ditch anything that’s broken, unused or unwanted. Put away personal belongings such as family photos and mementos, which can subconsciously make prospective buyers feel uncomfortable or unwelcome in your home. Neutralize the space to help strangers feel “at home.”

Repair and renovate

Be subjective when updating your home prior to listing. Leave your personal preferences at the door, and opt for updates and renovations that neutralize the home and increase its appeal to the widest pool of buyers. Keep an eye on current listings in your neighbourhood, to gain valuable insight that could inform your own selling

strategy. Luckily, under these current sellers’ market conditions, you shouldn’t have to do too much to attract buyers. Something as simple as a fresh coat of paint could be all that’s required to get your home ready for the next step – staging.

Stage the home

Selling your home in a sellers’ market is a no-brainer, but getting the highest possible price is another story. Staged homes have been shown to yield much higher offers. We include staging for this very reason in our listing package. You can do it yourself, but all things considered, it is smarter to get a professional who knows what sells. This will have a huge impact on your bottom line. Even in this sellers’ market, ensure your listing stands out from the rest for all the right reasons.

Digital marketing

Selling anything these days means having an online presence – and like with many other types of purchases, homebuyers often start shopping online. Smart listing agents are staging and marketing homes for a digital audience. The pandemic has kicked this emerging trend into high gear. With temporary lockdowns and social distancing measures in place for the foreseeable future, many buyers are now making the decision to buy a home without ever viewing it in person. Your real estate agent will be able to recommend a reputable photographer and videographer to ensure your digital photos and social media home tours are up to par.

The price is right

The current sellers’ market means you, as the seller, have the upper hand in a transaction. But even under these prime selling conditions, working with a professional realtor can pay off. Remember, your objective is not just to sell the home, but to sell it for the highest possible price.

Have you wondered how bidding wars happen? A seller will usually list the home below market value, and let buyers’ naturally competitive approach drive up the price. Once your property is listed, generate some buzz online by marketing it heavily on social media. Much like a seller might do under normal circumstances, don’t accept offers until the day of choice, which should provide just enough time for potential buyers to fall in love and get a little nervous about the prospect of losing out.

Even in this sellers’ market, putting your home on MLS and praying for offers isn’t going to cut it. Your home is a huge investment and sold under the right conditions and for the right price can be a big financial win, enabling you to buy your “forever home,” reinvest the proceeds in the market, or take an early retirement. Speak with your realtor about the best ways to reach your target buyer and your target price, regardless of market conditions.

How to take care of your tropical plant babies

Tropical plants to green your winter

Here in Canada, we endure a long, cold winter that encourages us to reach for tropical plants for good reason. There is literally no better way to introduce humidity and oxygen into the indoor environment. With the right care and located in the right place, your indoors plants will live a good long life and you will reap many benefits from them.

Light requirements

Observing the growth and changes in your tropical plants allows you to determine if they are receiving enough light. Plants that don’t get enough light will usually look pale, have longer than normal stems, and smaller than normal leaves. Sometimes, a plant will look as if it is reaching for light: A sure sign that it needs to either be placed in a sunnier window or the natural light augmented with artificial light. Plants with colourful foliage will often lose colour when they do not get enough light and revert to green leaves.

Plants that are receiving too much light often develop burn spots on the leaves. In some cases, the leaves will turn pale and watery before wilting and drying up. These symptoms can have other causes, but if a plant is sitting in the hot sun on a southfacing windowsill when these symptoms occur, it is a good bet that too much light is the problem. Move it away from the window at least during mid-day, and give it a couple of weeks to determine if that makes a difference. Note that a south facing window will produce less than 200

foot candles of light in winter and more than 2,000 foot candles in early summer. A plant that is happy in a sunny window this time year may not be so happy come summer.

Fertilizer

Fertilizing indoor plants in winter is necessary only when you see new growth developing, or the plant is in bloom. Otherwise, your tropical plants are “resting” this time of year and will not benefit from a fertilizer application. It is best to err on the side of caution and give plants a little less than the amount the instructions call for.

There are several forms of fertilizer available: Granular, slow-release granules and spikes, and water soluble. In our opinion, the best choice for houseplants is a watersoluble formula. The elements in it are readily available for the plant’s use and you will be able to see the effect right away. Choose from synthetic plant food such as 20-20-20 or an organic such as Pro Mix Liquid plant food.

The final step in choosing your houseplant fertilizer is determined by the plants you have. Some, such as African violets and geraniums, have fertilizers formulated specifically for them. African violet fertilizer, for instance, often is a 10-30-30 with traces of boron, copper, iron, manganese, molybdenum and zinc.

Do not fertilize plants when they are wilted, dry or dormant – in other words, not growing.

Maintenance

At this time of year, the air in most Canadian homes is very dry and conditions are perfect for insects to

thrive. To raise the humidity around your plants, place a tray filled with pebbles and water under your plants. The water should not touch the bottom of the pots. The pebble/tray will create a humid atmosphere due to evaporation. Keep the leaves free from dust accumulation by washing them with a soft cloth that has been sprayed with insecticidal soap. African violets and other “hairy” leafed plants should not be misted or washed with a cloth. They should be washed in lukewarm, soapy water. Just hold the soil in place with your fingers while inverting the plant, swish the plant in the soapy water and rinse twice in clear water.

Knowing when to give your indoor tropical plants attention – and when to back off – is the secret to long term success.

BILD introduces for RenoMark members

Continuing education and lifelong learning is important for everyone in the industry

When the Building Industry and Land Development Association (BILD) established RenoMark in 2001 its purpose was to identify professional contractors who agreed to abide by a renovation-

specific Code of Conduct. We want to differentiate your expectations of RenoMark by introducing a mandatory Professional Renovator Education Program (PREP) for all member renovators. We’re looking to renovate your expectations one course at a time.

Much has changed in the renovation industry since 2001. We have seen updates to building codes, advances in building science and construction materials, new design trends, and with the advent of the Internet, customers that are engaged and more informed.

With all these changes RenoMark renovators need to adapt and continue to keep learning. Our members must keep up to date of changing practices and stay educated if they want to remain relevant. In 2020, RenoMark renovators participated in eight PREP education courses. They started with a refresher course on the RenoMark Code of Conduct and other courses included Customer Service, Dispute Resolution, Finance, Documentation, Insurance, Risk and Contracts.

The Code of Conduct course is the pillar of the program and is written with the consumer in mind.

All RenoMark renovators must provide their clients with a written contract, offer a minimum one-year warranty, carry $2 million in liability insurance, possess all licences and permits, return client phone calls with two

business days and have workplace liability insurance (WSIB).

How does renovator continuing education affect you as a consumer?

For starters, the contracts course places an emphasis on providing a written contract for every job.

The importance of getting such a document from your renovator cannot be overstated. A contract protects you by setting out clearly what you are getting, when you’re getting it and how much you will pay for it. The customer service module lets contractors see the renovation from the consumer’s point of view. The

consumer wants a quality renovation that is on time and on budget, with minimal corrections and minimal callbacks. Consumers want protection and peace of mind by ensuring that their renovator has all the necessary permits, licences and insurance.

The remainder of the courses review new financial software, update them on environmental risks and give them a refresher on how to deal with consumers in a professional manner.
