As the saying goes: “there’s a small town in each of us,” and these tight knit bonds of community can be found anywhere you live in the Calgary region where the pioneering spirit remains strong. We find ourselves wandering beyond the borders of the city to find out in this issue.
Those same bonds of community are being nurtured in the West Grove Estates community in southwest Calgary, and their latest phase of Encore continues this upscale, family-friendly design that has made this Bri-mor development so successful. Find out what kind of homes you can still find in this wellestablished southwest community.
The smaller prairie towns of the Calgary region are seeing a lot of love these days, and we explored the towns of Beiseker, Lyalta, Langdon and Didsbury just to find out why. The need to get away from it all, the peaceful sunsets, and of course more affordable homes on larger lots are also big factors. See what kind of lifestyle is available there in our feature story.
We also look at the popular home design innovations that buyers are looking for in their new home. Homes designed for multi-generational use, work-from-home features, and even smart, sustainable features are now more popular than ever and more are coming.
With costs of energy on the rise, no wonder the Net Zero home is becoming more popular. We look at what this means for the new homebuyer in our feature on the subject.
Whatever else is happening in the Calgary new home market let us be your guide in finding your new communities and new homes. See you at the showhomes.

WEST GROVE ESTATES
TAKES A BOW WITH ENCORE
On winter nights when it gets dark early, the young upscale community of West Grove Estates continues to shine bright not only with the well-lit homes along its wide avenues and pathways, but in the promise of a bright future for the young families that have found a home in this highly sought-after southwest community.
West Grove Estates’ latest phase of Encore is doing very well indeed as buyers realize that this is the final opportunity to own a home in this upscale, family-oriented enclave just off Bow Trail.
“We’ve been selling two- to three-homes a month,” says Cedarglen Homes Sales Associate, D’Artgnan Nel. “Encore has been a hit, especially among young families who see all the potential that living here brings.”
FAMILY-FRIENDLY DESIGN
Encore at West Grove Estates is the culmination of all the design efforts by Bri-mor Developments to create a community that is truly adapted to the needs of today’s families. It is an amenityrich neighbourhood filled with
green space, parks and pathways where kids can run around and neighbours can connect.
“It’s really a community made for kids to enjoy,” Nel adds.
“Just this past Holidays saw the festive spirit of the community with all the homes lit up with elaborate Christmas decorations. Even Halloween was especially enjoyable with plenty of kids enjoying the trick-or-treating.”
Aleem Dhanani, Bri-mor’s Managing Director, says this was the vision they had for the entire West Grove Estates plan that
started in the early 2000s. Today, West Grove Estates, and the adjoining developments of The Rise at West Grove Estates, and now, Encore, bear the fruit of that family-oriented vision.
“Homeowners in Encore can now experience the perfect blend of a newly built home nestled within an established community, offering amenities, neighbours, and easy access to over 8 acres of nearby parks, schools, and shopping,” he says.
HOMES MEANT FOR THE FAMILY
Cedarglen Homes is the exclusive home builder in Encore, and their line of front-drive garage homes here have been a stunning success.
“Encore in fact the whole West Grove Estates community, is perfect for new beginnings. Buyers are coming from all over and buying a home here, some of them for the first time,” Nel says. “The homes we offer here are great for growing families – or those looking to start one – who want to set down roots for their future,” he adds.
Their two front-drive garage showhomes here – the threestorey Macleod and the twostorey Nanton – provide a taste of the rich, lavish lifestyle that is offered in Encore.
The 2,641-square-foot four-bedroom Macleod 3ST 26 showhome is a stunning fusion of modern sophistication and timeless elegance. It offers a soft, calming interior palette sets the stage for tranquility, while expertly curated furnishings and décor elevate the essence of refined comfort. This exceptional home is crowned by a breathtaking third-storey loft, where expansive views of the surrounding community and distant mountains create a truly inspiring living experience.
While the 2,024-squarefoot Nanton 24 showhome is a
masterful blend of natural stone accents and warm, inviting tones, creating a refined ambiance that exudes timeless sophistication. Designed with a seamless balance of transitional and organic elements, this home showcases Cedarglen Homes’ signature craftsmanship.
“People love our showhomes here, noting how elevated the designs are,” Nel says. “The most requested upgrade is for 10-foot ceilings in the basement so they can install golf simulators,” Nel points out.
PERFECTING COMMUNITY
Bri-mor spearheaded the development of this much coveted corner of the city close to the intersection of Bow Trail and 85th Street SW, and Encore is the seventh and final phase of their tremendously successful West Grove Estates community representing 59 of the total 423 homes.
Encore achieves an incredible balance of modern living, affordability, and an established community feel, he adds. “Buyers enjoy 8.5 acres of green space, a prime location with easy access to downtown and the mountains, and a family-friendly neighbourhood designed for active lifestyles.”
The new phase of Encore infuses fresh energy into the entire community, offering a range of stunning new architectural options. With the addition of a third story loft or flex space, residents can enjoy breathtaking views of the mountains and downtown, ensuring that every buyer finds the perfect home to match their lifestyle. Home designs reflect the needs of families, with openconcept living, functional layouts, and beautiful architectural styles, all within a community that prioritizes green space and connectivity. With only a limited number of lots available, this is a rare opportunity to build in a highly desirable area.
AN ESTABLISHED COMMUNITY
Encore West Grove Estates is located within the coveted West Springs area in Calgary’s southwest quadrant. Surrounded by aspen woodland and situated away from city noise, but conveniently close to all amenities and very accessible to major thoroughfares including the just-widened Bow Trail extension, 85th St. SW, and Sarcee Trail. “You’re in downtown in minutes, and in the mountains in an hour,” Dhanani says.
Encore is the seventh phase of Bri-mor’s popular West Grove Estates community. By joining this established community already teeming with families and children enjoying the parks, greenspace, and playing street hockey; Encore residents will have immediate access to over 8 acres of parks from the existing West Grove Estates community,
“The nice thing about Encore is that you will be moving in to an already established community, pathways and parks are already there for everyone to enjoy, the ease-of-living amenities nearby are world-class – shopping, schools, groceries, restaurants, everything is within a five-minute drive.”
Any residential development in the west side of Calgary is almost guaranteed to be real estate gold, and the continued success of Encore’s latest phase proves this despite the heavy competition in the area.
“We have very happy residents in Encore, and though this may be the final phase of this community, we have more developments in line that will surely grab buyers’ interest. Across all phases, over 400 homes and families have already made this community their own,

with the sounds of kids playing, neighbours connecting, and families enjoying the outdoors next to the mountains. This sense of belonging is what makes Encore so special to Bri-mor. Encore truly embodies our values as a company, reflecting the importance we place on family and community. BIG LIVING IN SMALL TOWNS
by PEPPER RODRIGUEZ
“There’s a small town in each of us.” This popular prairie saying certainly reminds us of the values of neighbourliness engendered in small town living, values that remain even if that small town grows up.
In the Calgary region, what used to be smaller municipalities like Airdrie and Cochrane are now getting much bigger, but the traditional small town is very much alive and still offering the coveted romantic prairie lifestyle of southern Alberta.
Communities like Beiseker, Lyalta, Langdon, and Didsbury are experiencing their own growth as more people look further afield from Calgary to find a relaxed,
balanced and, yes, more affordable lifestyle.
“Living in a small town allows you to enjoy the way life was growing up. Where you know your neighbours and they lend you some sugar if you need it, or help shovel the walk,” says Heather Dougall. She moved from Calgary to the community of the Lakes of Muirfield in the tiny hamlet of Lyalta east of Calgary and has live there for about a decade. She’s loving every minute of it.
“Where else can you still experience raising a family where kids can be kid?” she asks.
“Neighbour become friends, people know you by your name, and neighbours look out for each other.”
It’s this connection – to nature and to the community – that is the allure of the small town, and many are still just an hour or less away from Calgary’s city centre.
BEISEKER
Beiseker is a about 70 kilometres northeast of Calgary. It is considered to be an outermost part of the Calgary Region and is included within Calgary’s Census
Metropolitan Area (CMA). The village is surrounded by rural Rocky View County, and the closest neighbouring communities are Irricana and Acme.
It is very much an agricultural town still founded by the Calgary Colonization Company whose purpose was to promote settlement by demonstrating the grain-growing potential of the area and the rich black soil it has. The population stands at around 800 residents, but growth is on the horizon especially with the advent of the Junction new community development.
Located 44 minutes from Calgary International Airport and 50 minutes from Calgary Downtown, The Junction is a small development with larger lot sizes and design flexibility.
More families are discovering its charms and Jutine Hall of CreekWest Custom Homes says they turned over five new builds in The Junction in 2025. This year they are turning over two individual homes to a multi-generational family, one to a young couple and they will have two spec homes available for quick possession.
Lakes of Muirfield
Trico Homes’ Wyndham in Didsbury
The Junction already has some of the most attractive home prices around, she adds, but they are also aiming to diversify and are “seeking to re-zone into some duplex housing to offer a wider range of price points for buyers of all ages and stages,” she adds. Go to thejunctionbeiseker.com for more information.
DIDSBURY
About a 45-minute-drive from the northern boundary of Calgary lies the town of Didsbury. It is part of what is known as the Mountain View Corridor that is midway between Red Deer and Calgary and includes the towns of Olds, Carstairs and Sundre.
Didsbury is a charming, historic town that is enjoying a surge in residential development and Calgary homebuilder, Trico Homes, is testing the waters here in the community of Valarosa.
Trico will be building six singlefamily 2-Storey front-garage & bungalow homes in Valarosa’s final phase. These are much larger homes and five of them will be 54 feet wide, and one is 64.5-feetwide, says Trico Homes Marketing Director, Glenda Schwartz.
“These homesites are larger than what you typically see in the larger centres, and they back onto a pathway and greenspace,” she says. These homes are being built on spec and will be available for quick possessions.
“This move is part of Trico’s broader growth strategy – an
opportunity to explore and test new markets. Trico is known for its high-quality homes, superior building materials and attention to detail.”
Valarosa has many existing amenities to make daily routines easier and weekend adventures better, boasting a quaint main street strip for people to stroll, and farmers market supported by local farms.
The vibrant town of Didsbury is located about an hour north of Calgary, offering that rare closeknit community feel with the added bonus of an easy access to Highway 2.
As the community has grown, popular franchises have also moved into the mix, and a full recreation complex (Didsbury Memorial Complex) hosts two ice
arenas, an aquatic centre, and a curling rink. Services including a full K-12 public school system, Didsbury District Health Services, and 24/7 emergency care, have seen the area grow to further accommodate families.
“There is also an abundance of resources for active seniors, at locations like the church, Didsbury library, the museum, and the recreation complex. While Valarosa continues to grow, Didsbury stays grounded in its rich history – felt by the presence of intriguing heritage buildings lining downtown and brought to life through the stories and artifacts curated by the Didsbury Historical Society and showcased at the Didsbury Historical museum.” Find out more at tricohomes.com.
Painted Sky
Main Street Didsbury
LANGDON
Under the bright blue prairie skies, the hamlet of Langdon promises the lifestyle and values of a small town and a convenient, recreationfilled lifestyle that blends the best of rural and urban living. It’s only 20 minutes to Calgary, and 15 minutes to Chestermere, so residents get to enjoy the best of both worlds.
Qualico Communities’ Painted Sky is one of the most active developments in this part of the Calgary region, as it offers larger homes from NuVista Homes, Broadview Homes, and Sterling Homes, and larger lots.
The future is bright in Painted Sky and Qualico Communities is preparing for a big community event this spring. But residents now already enjoy a new park/ playground, and a commercial zone that promises even more convenience for the whole hamlet is well underway.
“Painted Sky is a haven for families looking for an alternative to city living,” says Qualico Communities Marketing Manager, Monica Bilyk. “The community offers larger lot sizes than those in the city and triple-car garages, which allows residents to park their recreational vehicles more easily throughout the year.”
Painted Sky is located just off of Glenmore Trail east of Calgary, which allows for quick access to work for those who commute to the city and to amenities found in East Calgary and Langdon.
Bilyk says they are seeing quite a few people from SE Calgary communities moving to Painted Sky for the great schools and the community’s walkability.
Bungalows start from the low $700s and Front Garage Homes start from the mid $700s. for more information, go to paintedskyinlangdon.com.
LYALTA
Only 22.5 kilometres east of Calgary, Lyalta is a hamlet of Wheatland County, it has a colourful past linked to the railroads that is still enshrined in the post office and one grain elevator that are still there.
The Community Centre is a beloved amenity consisting of a hall with capacity for 300, two baseball diamonds, new playground, and camping grounds.
Currently, The Lakes of Muirfield, a master-planned
community currently with 267 homes with a maximum of 700 homes that includes lots with golf course or water feature views, is attracting much of the growth here.
“The lots are bigger than what you normally see in the city, and for less money,” says Dougall, who is a resident here and handles sales for Lakes of Muirfield and the Junction in Beiseker.
In both communities, residents enjoy “sunsets, and nature, not sirens and screeching tires.” Lakes of Muirfield is only 22 minutes from Calgary and has good access to Highway 1, Country Hills Boulevard and McKnight Boulevard. “All of these connect to the Stoney Trail ring road, so accessibility isn’t a problem,” she adds. Go to liveinmuirfield.com for more information.

Sustainability has become a key word in the new home market, and builders are offering more homes designed to save on energy costs. Net Zero and Net Zero-Ready homes have risen in popularity as more Calgary builders bring single-family and multi-family homes that have these features to the fore, What is a Net Zero home?
According to the Canadian Home Builders’ Association (CHBA), these are defined as homes that produce as much clean energy as they consume. As much as 80
per cent more energy efficient than typical new homes, Net Zero homes are extremely well built, with extra insulation, high-performance windows and airtightness to minimize heating and cooling needs. In addition, appliances, lighting and mechanical systems are all as energy efficient as possible. And to offset the remaining energy needed for the home’s annual consumption, Net Zero homes use renewable energy systems – commonly solar – to generate electricity.
Net Zero-Ready homes, meanwhile are built to the exact same efficiency standards as Net Zero homes, with the only difference being that the renewable energy system have not yet been installed. However, everything has already been designed and constructed to easily put the solar panels in place – much like a home that has a roughed-in central vacuum. Already wired for a future renewable energy system, when the homeowners are able to invest in installing solar panels, it’s ready to go.
Every part of a Net Zero home is designed to work together to create the ultimate energy efficient living space. The building envelope, mechanical systems and renewable energy systems all work together to ensure peak performance. Through advanced building science techniques, technologies and products, builders can significantly reduce a home’s energy consumption.
Plus, you may even qualify for a 25-per-cent rebate on your mortgage insurance premium, through Canada Mortgage and Housing Corp.
CMHC ECO PLUS PROGRAM
New home buyers can apply for a 25 per cent partial premium refund if they are CMHC insured and buying a newly built energy efficient home.
Starting July 8, 2025, CMHC Eco Plus will be available for newly built homes with an energy efficiency certificate or rating. The program allows eligible new home buyers to save on their insurance premium when they buy a newly built energy efficient home.
It also allows new home buyers to take an active role in reducing
housing’s impact on climate change while lowering energy costs.
WHY BUILD NET ZERO HOMES
Net Zero homes aren’t just about being eco-friendly – they’re about making life better for you and your family. These homes are designed to enhance everyday living by combining sustainability with tangible benefits like comfort, savings, and improved health.
Net Zero homes produce as much energy as they consume, resulting in significantly lower utility bills that stay consistent over time. This means homeowners can save thousands of dollars while also being protected from rising energy costs. Built with superior insulation, high-performance windows, and energy-efficient systems, these homes ensure consistent temperatures throughout, eliminating drafts and hot spots for year-round comfort.
Beyond energy savings, Net Zero homes provide healthier indoor environments. Advanced ventilation systems filter out allergens, dust, and pollutants, creating cleaner air that’s especially valuable for families

Jayman BUILT introduced the Quantum Performance Ultra-E home in 2021 and expanded its offering in 2022 with the Path to Net Zero. Today, buyers can build a Jayman Net Zero home in every community they build in, as long as the homesite has 200-amp servicing.
Jayman BUILT has a mix of laned and front-attached showhomes are available to tour with their Net Zero offering, which includes 26 or more solar panels, a proprietary wall system powered by BTRboard™ and triple pane R-8 windows with argon fill, and an air source electric heat pump mechanical system.
Morrison Homes is a Net Zero Qualified Builder through the Canadian Home Builders Association. EcoPath By Morrison Homes exemplifies the pinnacle of energy-efficient residential design, embodying a harmonious fusion of innovation and sustainability.
Cory Hirsekorn, Senior Manager Design and Drafting at Morrison Homes, says that the building industry needs to adapt to the Net Zero trend and produce more energy-efficient homes
“It is just a matter of time before we move our industry into a more energy efficient market,” he tells NextHome. “The ability to successfully navigate the necessary building science into that new market segment will only be a benefit for our customers. As a result the ability to meet these new energy objectives in the most cost effective and efficient manner will separate builders and give those like Morrison Homes the competitive advantage to meet the growing consumer demand of energy efficiency.”

CALGARY’S LATEST
HOME INNOVATION TRENDS
From the days of caves, and mud huts to today’s modern family home, mankind has always searched for a better way to live. Homebuilders have obliged by introducing new home design innovations that bring flexibility, comfort and convenience in our everyday lives.
The second-floor laundry room, the walk-through pantry, even the half bath on the main floor – everyday items that we now see in today’s homes - all have been products of home design innovation through the years. Now, there’s the flex room that provides work-from-home flexibility, the main floor bedroom to accommodate aging parents, and “smart” features that provide a level of convenience that was unthinkable even 10 years ago.

Improving the way people live through better home design is the goal of every homebuilder, and it’s not just tweaks to floorplans. It can be through the introduction of new materials, home automation features, or including former upgrade features as part of the standard builder package.
Here are what other home design innovations Calgary’s builders are offering in 2026.
MULTI-GENERATIONAL DESIGN
Many of today’s single-family buyers are looking to have the option to have a home that can accommodate multi-generational needs – a main floor bedroom and full bath for aging parents so they don’t have to negotiate stairs, an additional bedroom in the basement create independence
for teenagers, or maybe generate some additional income by turning a basement development into a rental space.
Calgary’s homebuilders have incorporated this accommodation into an ever-growing line of single-family homes, and even in some duplex and townhome models. Even if buyers don’t opt for a developed basement right off the bat when they build the home, many are still taking the option to include a separate, private entrance to the side of the home as a rough-in for when they are ready to build out the basement.
“With housing and everyday costs continuing to rise, sharing a home can make ownership more achievable and day-to-day life more manageable,” says Trico Homes Marketing Director, Glenda
Trico Homes
Schwartz. “Families can pool resources, reduce expenses, and create built-in support for things like childcare, school drop-offs, and busy work schedules.”
In communities that permit secondary suite zoning, homeowners have the option to upgrade the wet bar to a full kitchen, offering greater flexibility for multi-generational living, she adds.
“Trico also incorporates both main-floor bedrooms and secondary basement suite options, to meet a wide range of multigenerational needs,” Schwartz explains. “We also design with cultural and lifestyle needs in mind, offering options like spice kitchens in select homes to better support the way families cook, gather, and host –so multigenerational living feels practical, welcoming, and built to last.”
Trico Homes has been adept at making use of all the available living space in their homes that they have models that can accommodate as many as eight bedrooms. The Springfield
front-drive garage showhome in Dawsons landing in Chestermere has eight, while the McKinney laned showhome in Seton has six.
“Multigenerational living is in demand because it matches how many families want to live today: staying connected while making smart, practical choices.” Find out more at tricohomes.com.
ADDITIONAL FLEXIBILITY
Another important design innovation that homebuilders have been incorporating in
their homes is the flex room. Its importance became apparent during the Covid pandemic when people realized they needed an additional space for their workfrom-home needs. But it’s more than just that.
“Flex Rooms have become an important aspect of our home designs due to the potential ‘flexibility’ that this space provides for either growth or for culturally based families,” says Cory Hirsekorn, Senior Manager Design and Drafting at Morrison Homes.

“Affordability has become an issue so the ability to have opportunities to grow one’s family, without moving, is important. It also provides the homeowner options for changes in lifestyles due to work or family evolutions,” he adds.
Hirsekorn says Morrison Homes puts a lot of thought in the design of the flex room. “The additional space required for Flex Rooms has to work in an environment where it will allow growth without negatively affecting the remainder of the homes flow and livability,” he says.
“We try and create an open living environment with little discernible room divisions. This allows for room and spaces to be altered to cater to a family’s needs and growth. Flooring changes and ceiling details often create natural room divisions. We try and remove these so that the customer can alter accordingly without either customizing their home structurally at purchase or renovating after the fact.”
Their Carleton front-drive garage showhome in Cornerstone is a perfect example of the flex home option, with a main floor that maximizes living space with a dining room, a great room, a flex room and a kitchen in one contiguous, open space.
“In this case we’ve upgraded the main floor ½ bath to a full bath and enclosed the main floor Flex space and decorated as a bedroom. This space can also be utilized as a home office or a secondary space for cultural requirements,” he adds. Find out more at morrisonhomes.com.
