And while we may not be ready to say good-bye to summer, there is a feeling of excitement and anticipation that comes with this time of year. They both have soft off-white kitchens, they both have applique (wainscoting), they both have black feature walls that nod to the dramatic. So, what makes French country different from farmhouse country - aside from the obvious farm animals and chinoiserie patterns?
Two words - refined vs. rustic
French always leans towards a more refined palette, more refined millwork, a bit more detail in your appliqué, and more feminine touch to light and plumbing fixtures.
Farmhouse is always more rustic, worn finishes, rustic simple board and baton, ship lap, and simple square profiles.
There are always exceptions to every rule, but generally, this is how I define the two variances. There will always be subtle crossovers in any good design.

There is also variations on these two themes, pushing one into full-blown French and the other into full-blown modern. It is up to you how mix the two style genres or not. For me it is about balance of one versus the other, and generally which design direction are you headed to really show case that style genre to its fullest potential.

Urban living can be a bit of a trade-off. Many will gladly sacrifice some square footage and a backyard in favour of the convenience, community and flair of a downtown address. I’m here to tell you that you can have your cake and eat it too. From an interior design perspective, here are three tips to compromise, without sacrifice, and create the illusion of more space in your small home.
Maximize the light and view
Make the most of your small space by leveraging two of its best features: the light and the view. Many downtown condos, such as this one recently designed by my team, features walls of windows that maximize both. In small spaces like this one, the view helps to draw the eye out toward the horizon, creating the illusion of more space within the suite.
The second “maximizing” element we’ll touch on is light. Natural light is a small room’s best friend, making it appear bigger, brighter and airier. To help amplify the effects of daylight,
opt for light, neutral tones, which are reflective, for large-scale elements such as walls, rugs and furniture. Or, take it a step further and choose things that are actually reflective, like mirror and polished chrome, and high-polished finishes that bounce light around the room.
If natural light is hard to come by in your space, ensure you have ample and evenly distributed ambient lighting, such as pot lights. Then, add plenty of mirrors to visually double the space.
Streamline with built-ins
Most furnishings occupy floor space, which can make a room feel smaller. Given the option, I always choose built-ins for small spaces, and my reasons are twofold.
First of all, they often come in the form of bookcases, cabinets and shelves, which are great storage systems that can be concealed behind doors or panels. On the flip side, they are also a great way to display collections and select items. Secondly, because they are integrated units, they become part of the home, blending and, if desired, disappearing entirely!
I personally love using built-in shelving to help highlight a focal point within a space, such as this fireplace flanked by open shelving. The secret to styling success is keeping your display simple and selective.
Embrace the negative space
In interior design, the “negative space” in a room is as important as all the elements that fill it. “Negative space” is
the blank space; those empty corners and bare walls that give your eyes a chance to breathe. It also allows room to physically manoeuvre around furnishings and people.
Since you’re likely limited in square footage, the best way to achieve negative space is by editing down your furnishings to create that breathing room. Limit your furniture to essential items and multi-functional pieces. Choose “leggy” furniture that you can see under, such as a sofa with feet, or chairs with legs. Also consider glass furniture that don’t block light or obstruct views.
But how do you add negative space without leaving the room looking “unfinished?” Purposeful design is my motto, and how I approach every project. Look at traffic patterns and consider how you use each space. Then, furnish and accessorize as needed. Periodically stand back and evaluate your composition to ensure you’re achieving a nice balancing. Don’t over-do it.
They say good things come in small packages. With a purposeful design plan, you can make the most of your small home and maximize that motto!

A calm oasis with a ‘wow’ feature to delight and surprise guests

When the homeowner of a 1950s bungalow located in the Beaches area of Toronto decided to have the main-floor bathroom renovated, she chose not to make it larger. The very dated bathroom was small and functional, but expanding the size was quickly vetoed since it meant giving up closet space in her adjacent bedroom.
Preparing the budget
Vital in any home renovation is the budget. Because construction prices have escalated during the past few years, the homeowner wanted to account for everything before making any decisions.
The design team prepared a budget with various options, including removing the tub and converting it to a shower and installing a wallmounted toilet.
After working through the initial budget, the homeowner decided it was more cost efficient to leave the plumbing fixtures in the same location and work on maximizing the overall impact of the space through interesting fixtures and finishes. The budget would fall between $15,000$20,000.
The task
The overall idea was to make the bathroom more glamourous and provide a ‘wow’ feature that would surprise guests. Also important was for it to reflect nature and be a calm oasis. While incorporating this ethos, the new bathroom also had to be consistent with the esthetic of the rest of the home.
The ‘wow’ feature
The design team sourced a carved river stone sink from Agua Canada that became the inspiration for the design and provided the element of surprise – the ‘wow’ feature. A black river stone tile floor added to the nature vibe, plus the idea of a heated pebble floor in the winter was appealing.
A porcelain wall tile reminiscent of a rift-cut log was oriented vertically to extend the height of the space. The design team originally wanted largescale porcelain slabs for the walls to convey a continuous line from floor to ceiling. The price was not within the budget, so a compromise was made.
Fixtures
A sleek modern tub from Agua Canada was chosen to provide an element of simplicity, with matte black faucets to accent the shower and sink. The owner, who is a proponent of aging in place, requested a grab bar in the tub area, and one in matte black was added to complement the overall design.
A solid wood vanity was important to the homeowner, plus it had to be made in Canada and offer a warranty. A shaker-style unit was sourced from DM Bath in a floating style to make the bathroom seem more spacious. Matte black paint was selected with a white quartz countertop that would set the stage for the river stone sink. Square crystal knobs mounted on the drawers provide a luxurious accent.

the bathroom door was configured to swing out into the corridor, rather than into the bathroom. A pocket door would have been ideal, but it would have meant relocating the adjacent linen closet, which was not desirable. The medicine cabinet was replaced with a more modern, circular one, framed in black. The wall cavity was reframed to support the 28-inch mirror that is accented with black vanity lighting with closed globe lights.
A few surprises
After the existing tub and shower were demolished, foam insulation was found between the studs. Creating a shower niche meant removing a good portion of it, but the homeowner decided that while the niche would have been nice, it was not a priority and she would rather keep the
insulation intact. As well, the new tub proved to be an inch longer and also slightly wider than the old one. To accommodate the new tub, the wall at one end had to be moved and reframed to support the tile.
Despite a few hiccups (which also included the delivery of the incorrect tile), the end result is a beautiful space that meets the client’s overall objective: a calm oasis with a ‘wow’ feature to delight and surprise guests.

Fall palettes have always intrigued me. Perhaps it’s because I have the pleasure of living in Ontario, where the colours of the season range from bright yellows and stunning reds to moody browns. Good design is a balance of many things, including practicality, esthetics and of course, budget.
This last point can be a slippery slope when it comes to bigticket renovations such as a bathroom, where costs can quickly escalate. As a designer, my role is to guide clients through their wants and needs, and offer solutions to achieve that perfect mix, while staying on budget. To that end, there are places where you can splurge and save on your next bathroom renovation, leaving some money in the bank, while still meeting the must-haves on your list.
As a general rule, I don’t cut corners, but there are some items that don’t require the same level of investment as others. And, because at the end of the day you may not notice a difference when it comes to quality or style, I say it pays to save where you can.
The vanity
This is one of the key focal points in your bathroom, so it needs to look great and offer enough storage space to keep your bathroom organized and ensure a smooth start to your day. Sometimes, this means having a custom-designed vanity to accommodate specific needs or room dimensions.

With that said, unless your bathroom has an odd shape or intricacies, an offthe-shelf vanity will give you the best bang for your buck. In many cases, to keep costs down, you can be confident in choosing a ready-made piece that

Sometimes a bathroom renovation requires a plumbing re-do. This may involve replacing old pipes that are damaged or not up to code, or it may require reconfiguring the plumbing entirely to accommodate a change in layout or new fixtures, such as that freestanding clawfoot tub you’ve been dreaming of! Pipes are generally hidden beneath the floors, so moving the sink, toilet and bath or shower means tearing up the floor and subfloor and reworking the plumbing between the floor joists. This adds time and materials to your final bill. If you’re looking for ways to save, keep your current fixtures and the plumbing that is attached to them in their original location.
Marble countertops
Marble is the Mecca of magnificence, but believe it or not, there are some fabulous fakes on the market that are designed to mimic the look of marble without the inflated price tag. Fauxmarble porcelain tile is a great go-to for those trying to keep costs down.
In the principal bathroom at Meadowlane, we chose to feature porcelain marble-look tile, which came at a lower cost and allowed us to splurge on the real thing in the guest bath.
Chrome fixtures
There’s no better way to elevate the look of your bathroom than with a little polish and shine by way of chrome fixtures. Chrome is the classic choice and the neutral option, complements most materials and finishes, and offers versatility in terms of your bathroom’s broader style, whether classic or contemporary. It’s also cost-effective, leaving room in your budget to splurge elsewhere.
The shower
In many homes, the shower has become the new must-have feature, with advancements such as lighting, steam and materials that raise the bar. But what about the shower itself? As indicated by its name, a curbed shower design features a four-inch
curb that contains the water and glass enclosure. However, some argue that the curbed design isn’t as esthetically pleasing, while posing challenges to those with mobility issues. On the other hand, a walk-in shower is level with the floor and features a sleek, seamless design, but this option can cost upwards of double the curbed option, so it’s really a matter of preference and budgetary allowance.
Equitable solutions
Choosing where to splurge and save in a renovation can be a challenge, but thanks to advancements in materials and manufacturing, there are a lot of solutions out there. You can rest assured that saving money doesn’t necessarily mean compromising on quality or style.

Some of the world’s most revered designers and their most notable creations are rooted in Scandinavian design. This distinct esthetic first showed up in the 1930s and rose to fame in the 1950s, becoming one of the most popular movements in contemporary design. Since then, the Scandi style has influenced everything from fashion and furniture to architecture and interior design –including my own.
In my design work, I often lean into the Scandinavian esthetic, which delivers a nice balance of simplicity, contemporary style and function. More than just a style, one might even argue that it is truly a way of life that embraces the concepts of utility, simplicity and comfort as a lifestyle and indeed, a decorating style.
Bring the simplicity, contemporary style and function of Scandinavian design into your home
If you are looking for a timeless, classic look and easy living, then consider a trip to Scandinavia – if only by design! Here are some of the defining features of this cool, comfortable and characteristic look.
A focus on function
Function is one of the main guiding principles of the Scandinavian style, which favours essentials over excess virtually every time. This sense of practicality manifests itself through the use of clean lines, simple forms and slim profiles, which are paired with plenty of “white space” all around to create that essential breathing room for which this style is synonymous. Surfaces are clean, clutter-free and well-organized – and by organized, I mean out of sight entirely! This
un-adornment is also reflected in a minimal colour palette.
Neutral colours and materials
Simplicity is reflected in the preferred palette of neutral colours and materials inspired by nature. Light tones such as white, off-white, ivory, beige, taupe and gray are coupled with ample natural light and organic materials, predominantly blonde wood with leather and sheepskin commonly layered in, to bring a sense of ease and airiness to the home and the mind alike.
Despite this minimal colour palette, the Scandi look isn’t flat, by any means. Layering multi-tonal hues and textures and contrast in the form of dark or black details play a key role
in bringing depth and comfort to what might otherwise be a very basic backdrop. In the meantime, colour can also find its way into a Scandistyle space, leaning toward gentle, organic, nature-inspired hues such as beloved botanical greens, warm greys, soft blues and warm browns.
Comfort and joy
Scandinavian-inspired spaces have a distinguishing cosiness known as Hygge, the concept of comfort as a state of mind. Texture is a key element in creating this style of comfort in your home by contributing tactile and visual qualities through the use of woven and braided materials, textured wallpapers, relief tiles and panels.
The same effect can also be achieved, or enhanced, through the use of patterns. Treat patterns as you would a traditional textural item and layer it into your decorating plan. Just be mindful not to compromise your minimalist colour palette when choosing your patterns.
Adding a personal touch
Combined, these are the qualities that feel like home. I personally love this look, and my clients do as well. What has become affectionately known as Scandi style is a warm and welcoming look that is contemporary and cultural, quiet and expressive, all at once.
And while is it helpful to follow or embrace a particular style, perhaps the most significant distinguishing feature of this esthetic in your home should be your own personal touch. Even an established style can be improved on, and sometimes, all it takes is your unique touch.

Genovese chose a neutral colour palette (even on the decor details), a simple backsplash and minimal hardware to keep the look streamlined but inviting.
Genovese describes this kitchen as a “real urban oasis.” To achieve the look, she used natural materials such as cane and a subtle limewash on the walls, which contribute to the carefree and casual simplicity of the kitchen design.
To add dimension to the neutral space, she incorporated soft, clean details such as curves and fluting along the large island (her favourite element in the room!).

Top 3 tips for planning a successful home renovation survival guide
Home renovations have spiked recently as people across the country struggle with a challenging housing market and continue to adapt to new and changing needs due to the learn/ work/play-at-home lifestyle that has now emerged. Homeowners are looking for the potential in their homes and discovering there’s a lot to be loved – though perhaps with a few updates and upgrades. If you’re among them, here are my top three tips for planning a successful home renovation, and surviving to tell the tale!
Plan well in advance
Depending on the type of work you’re planning for your home, a renovation
can take anywhere from a few days to a few months. A renovation has a lot of moving parts, and with current supply chain issues and trades shortages to contend with, a little advanced planning goes a long way.
Funnily enough, your plan should begin with your end goal. Determine what works for you in your space and what doesn’t. If you’re anticipating any major lifestyle changes in the next 10 years, as many of us are, be sure to factor these into the outcome. For example, planning ahead for the needs of a growing family.
As part of your planning process, know that the room being renovated will be largely unusable while the work is being done. Have an “escape plan” in the form of temporary accommodations or as a holiday away.

Get professional help
As part of your advanced-planning process, research and book your trades early on. Depending on the time of year and how picky you are on who you hire for the project, there may be a waiting period.
With that said, don’t get caught up in the excitement of your dream home and settle for less than the best. A home renovation is expensive, so ensure you’re spending your money wisely (and more on that later). Check references and ask for recommendations from family and friends who can vouch for the contractor’s quality of work, their steadfastness to timelines, and whether they stayed on budget –the big three.
Consider hiring a professional designer who will work with you to put your goals on paper, create a budget and then manage the project from top to bottom.
Stay on budget
Overspending is one of the biggest concerns related to home renovations, but there are some things you can do to stay on target with your vision and your budget, and they’re all entirely within your realm. Be realistic. Super-sizing your space is sometimes necessary, but not always. Are there ways to make your space more efficient, instead? This could mean a change in floorplan,
or something as simple as creative storage solutions – overall, much cheaper than building an addition. When a full-scale renovation is in order, your designer can help bring you down to Earth when your dreams surpass your dollars.
Some good old elbow grease can save on costs as well. Some homeowners opt to do their own demo and pick up materials. Then, once the renovation has begun, stick to the plan. Making changes midway through the process causes delays
and drives up the price, especially if those changes involve different materials and re-booking trades.
Worth the wait
There’s a lot to consider and plan for with a home renovation in the works. But there’s also a lot to look forward to. Here’s your chance to make your home what you want and need it to be. A little forethought and planning will ensure the result is worth the effort and the investment.

TFINALISTS REVEALED 2022 BILD Alberta Award
he Building Industry Land Development Alberta Association (BILD Alberta) is pleased to announce the finalists of the 2022 BILD Alberta Awards, presented by Travelers Canada.
With the help of nearly 100 judges, this year’s finalists have been selected and the winners will be announced this fall at the BILDing the Future Conference at the Fairmont Jasper Park Lodge on September 16.
Over 300 submissions were entered by members from across the province and the judges have narrowed down the results to 105 finalists in 35 categories. The awards feature categories in new home design for single and multi–family, professional renovations, community development projects, safety leadership, and innovation.
“The BILD Alberta Awards showcase our members’ creativity and innovation in new home construction, renovation and community development,” said Scott Fash, Executive Director, BILD Alberta. “We look forward to celebrating our members’ accomplishments in person at our fall event.”
Four prestigious Pinnacle Awards will be awarded to the top scoring
builder in small and large volume along with the top developer and renovator. Points for the Pinnacle Awards are based on the finalist results along with additional points for community service, association leadership, safety leadership and customer service. Finalists for the Pinnacle Awards will be announced during the award ceremony.

The days of the basement just being a dark, unused space to store clutter are long past. Today, everyone is turning their basement space into something that fits their lifestyle –an entertainment space outfitted with the latest gaming and movie-watching equipment, a mini home gym, a workfrom-home space, even as a fullysuited rental space to help pay down the mortgage of the home.
If you live in a single-family home in Alberta, chances are you have a basement space you can develop. With a little bit of elbow grease and some advanced planning – and a little bit of creativity – you can also convert that unused space below ground level into something the whole family can enjoy.

Christina Dennis – better known as The DIY Mommy – has done her share of basement developments that help her clients achieve their lifestyle vision. A recent basement development she did for Danielle and her family is one of her proudest moments.
“Danielle is a local teacher who has faced many hardships through the pandemic. She has three young boys, and their basement was in desperate need of a makeover so that her husband can work from home, and Danielle’s boys can have a place to play,” Christina says. “With a limited budget and an awkward layout, we’ve completely transformed this space into a modern rustic retreat for Danielle and her family.”
Christina saw this specific project as a great example of how homeowners can expand their living spaces with a basement development – no matter how awkwardly configured the space they must work with is.

“They really wanted to keep three main functions of the space: food storage, seasonal storage, the kids’ playroom, and an office. Danielle hated the dingy feel of the space and that there wasn’t sensible storage for everything,” Christina says.
Now, Danielle’s basement has tons of hidden storage for everything including a corner closet, a food storage area, a spot for her freezer, a barn door covering seasonal storage, and floor to ceiling IKEA cupboards for toys and office supplies.
“There are even more secret storage spots like an ottoman with storage inside that converts to a tray table and the humidifier hidden behind a large industrial clock on the wall.”
In Danielle’s particular case, Christina says making the space feel “light and bright” was essential.
“Making the basement feel bright and integrating multiple storage areas were the two most important things in Danielle’s basement makeover. To make the space feel light and bright, I used a bright, creamy white paint colour on the walls called Sea Pearl by Benjamin Moore, and we installed lots of warm pot lights throughout the basement. For storage, we took advantage of all the awkward nooks and crannies in the basement and turned them into little hidden storage spaces with doors.”

Your choice of flooring will also impact the feel of the room. “Carpet is a great choice if you want to add coziness to your basement, but LVP (luxury vinyl plank) is another favourite of mine for its durability and how easy it is to clean. It truly depends on how you’re using the space and how you want it to feel.”
They spent around $30,000 to convert this small basement, but Christina says you have to be prepared to spend more depending on the space.
“The renovation for this small basement was around $30k with all of the supplies and labour. If your basement is larger and requires more plumbing, electrical work and framing, get ready to spend more.”
The basement fulfills all the lifestyle potential of the home, there is now even a trend among new homebuilders to add a side entrance to the home for private access to the basement and make it more appealing to renters.
“Basement development is a great way to add a ton of value to your home, but be prepared for a large investment. If your basement is small, consider using similar artwork, colours and textures throughout to make the whole space feel cohesive,” Christina says.

The holiday season is almost here, so amp up your dining table game and add some lux layers with charger plates, eclectic napkin rings, moody blooms and candles. The options with layering are endless and your space is going to feel so much more personal, lived-in and filled with character for the comfiest time of year.
