Nebraska State Fair concludes with strong attendance and high guest satisfaction

The Nebraska State Fair wrapped up its 2025 run with a total attendance of 334,383 Aug. 22-Sept. 1, marking an increase of 6% over 2024.

According to guest surveys, visitors spent an average of more than six hours each visit, slightly more than last year. Overall guest satisfaction was up 2.5% compared to last year, with 80% of attendees reporting the fair as a “fun experience.”

The Aksarben Stock Show will take place Sept. 25-28. The Nebraska State Fair team will then return the grounds to Fonner Park, which owns the campus.

Greater Omaha Chamber launches Small Business Resiliency Fund

The Greater Omaha Chamber’s new Midtown Small Business Resiliency Fund will distribute about $1 million, provided by a donor, to qualifying businesses that have been most significantly impacted by utilities work to date and will be affected once rail construction begins. Distributions started in mid-August and are targeted to businesses most severely impacted in the corridor between Turner Boulevard and 42nd Street along Farnam Street.

Funding will be distributed to property owners and managers to in turn distribute in whole to their qualifying business tenants in the form of direct cash contributions or reduced rent. Participating property owners will also be required to provide additional support to their tenants over the next two years, equal to 25% of the grant award. Approximately 50 to 60 small businesses are expected to benefit from the support.

Westroads

Mall prepares for Dillard’s and retailer to be announced

Brookfield Properties, owner of Omaha’s Westroads Mall, closed the sale of the former Younker’s space to Dillard’s on Sept. 5. Dillard’s plans include gutting the vacant anchor space on the mall’s west end and building a 32,000-square-foot addition, which will bring the two-story department store to more than 207,000 square feet. The Dillard’s store is expected to open in 2027, with the Dillard’s Oak View Mall store relocating to the Westroads space. The former Granite City Food & Brewery building will also likely be demolished to make way for additional parking.

A yet-to-be-announced retailer will be taking over the former Forever 21 store, a two-level, nearly 31,000-square-foot space near the mall’s center court which is also the largest non-anchor space in the mall. The retailer was described in a news release as a “family-friendly, recognizable brand” that plans to open in time for this year’s Christmas shopping season. Once that lease is finalized, Westroads will be 98% occupied.

Project Houseworks is now HomeWoven

The organization formerly known as Project Houseworks has announced a name change to HomeWoven. For over 30 years, it has supported a mission to help older adults and their families live safely and with dignity in their homes. The name HomeWoven reflects the organization’s evolution from addressing urgent home repairs to creating new, affordable homes, connecting families with essential resources, and revitalizing entire neighborhoods.

Google funding supports expansion of LES low-income programs

Lincoln Electric System has received $300,000 in funding from Google to help scale energy-efficiency upgrades for affordable housing in Lincoln.The funding will expand the City of Lincoln’s and LES’ existing low-income energy programs, specifically the South of Downtown Rental Rehabilitation Program. The funding will help bring highefficiency heat pumps, insulation improvements, smart thermostats and other energysaving technologies to rental units serving Lincoln’s most vulnerable communities. Since 2023, LES has committed funding for energy upgrades in 133 existing affordable housing units, resulting in average annual bill savings of $250 per apartment. With the additional funding from Google, more than 50 units could receive energyefficiency improvements, depending on each project’s scope.

Aksarben Foundation report shows loss of Nebraska workers, jobs to other states

Aksarben Foundation has released a report prepared by Development Counsellors International (DCI), a national expert in economic development marketing and strategy, with data showing national competition for people and jobs has resulted in Nebraska losing both to other states and experiencing slowed growth of employment and wages.

The report, available on the Aksarben Foundation’s website, also indicates that Omaha and Lincoln have lagged 68,000 jobs behind where they would be had they kept pace with peer markets, and those jobs would have produced over $11 billion in additional wages along with $600 to $800 million in additional tax revenue for the state.

Neenah Foundry Lincoln plant to convert to distribution center

Neenah Foundry Company will close its foundry in Lincoln on Dec. 31 and reopen the facility as a distribution center on Jan. 1, 2026.

The decision came after an extensive review of Neenah Foundry Company’s production facilities and the outlook of the municipal castings market, the company said in a news release. While significant investments have been made in Lincoln over the past three years, changes in market conditions have resulted in excess manufacturing capacity. This includes low-cost imports from India that account for a meaningful percentage of the domestic market.

The company’s customer service team will continue to operate in Lincoln. Approximately 100 positions will be eliminated in the conversion. Affected employees will receive financial assistance, transition assistance and outplacement services.

SourceLink Nebraska expanding outreach in North Omaha

SourceLink Nebraska will be expanding its outreach by partnering with community workforce organizations in North Omaha to raise awareness of career services and small business opportunities and promote events that advance the success of budding entrepreneurships.

SourceLink Nebraska is a program hosted by the Nebraska Business Development Center (NBDC), a University of Nebraska Omaha center that provides confidential consulting and business development services across Nebraska to entrepreneurs and business owners for the life cycle of their companies. NBDC partners with the University of Nebraska-Lincoln, University of Nebraska at Kearney, Wayne State College and Chadron State College to deliver its services statewide. In 2024, SourceLink Nebraska introduced Business Connect to offer in-person resource coaching in communities across Nebraska.

Child Saving Institute and Children’s Square U.S.A. announce merger

Child Saving Institute in Omaha and Children’s Square U.S.A. in Council Bluffs announced the two longstanding nonprofits will become a combined organization under the name Child Saving Institute. Child Saving Institute is nearing completion on a major expansion of its facility at 4545 Dodge St., and the merger is expected to expand support for children and families across the Omaha metro area without interrupting services. Child Saving Institute will continue to keep the Children’s Square campus active in Council Bluffs, and according to a press release will retain as many staff members as possible with most staff members transitioning into similar roles.

BUSINESS HALL OF FAME INDUCTEES

The Greater Omaha Chamber of Commerce recognized six outstanding business leaders on Aug. 20, 2025, at its annual Business Hall of Fame Gala.

Roger Dixon is the president and CEO of the Metropolitan Entertainment & Convention Authority (MECA), which manages the operations of CHI Health Center Omaha and Charles Schwab Field Omaha. He also holds the same titles for MECA Tri-Park Complex, LLC, which operates The RiverFront in downtown Omaha.

Todd and Mary Heistand, owners of NuStyle Development, have played a transformative role in reshaping Omaha’s downtown landscape over the past 30 years, and established the Heistand Family Foundation, dedicated to uplifting families and children affected by poverty.

Chris J. Murphy is executive chairman of First Westroads Bank, one of the state’s most successful locally owned banks, serving the community since 1967. Chris and his wife, Betsy, purchased the bank in 1990.

Bruce Simon was a fifth-generation family owner of Omaha Steaks, where he served as president and chief executive officer from 1994 until his death in 2021.

Todd Simon is also a fifth-generation owner of the Omaha Steaks group of companies, currently serving as chairman of the board after almost four decades in various roles, including vice president of sales and marketing, chief marketing officer and, most recently, chief executive officer.

Midlands Business Journal posed the following questions to the winners. The answers from Dixon, Murphy and Todd Simon are below. The Heistands declined to comment.

MBJ: What does your induction into the Greater Omaha Chamber Business Hall Of Fame mean to you?

Roger Dixon: It is an honor to be recognized by the Omaha Business Hall of Fame for what my team and I have done at MECA over the last 25 years. I cannot claim any honor or success during my time at the helm of MECA without acknowledging that it is, and always has been, a team effort.

Chris J. Murphy: I don’t see this as just my honor — it reflects the support of my family, the people I’ve worked alongside and the Omaha community that shaped me. To be recognized with leaders I’ve long admired is meaningful, and it reminds me of the responsibility to keep giving back. It’s incredibly humbling.

Todd Simon: Working with my family to build Omaha Steaks into an important national brand has been one of the greatest gifts of my life.

Having the Omaha community acknowledge this in such an elegant way is such a meaningful validation of this accomplishment. Being inducted alongside my late cousin and lifetime business partner, Bruce Simon, made this even more meaningful. Bruce and I accomplished so much together and Omaha Steaks would not be what it is today without his lifelong dedication to the business, its team and its customers.

MBJ: What does the future of your industry look like?

R.D.: The future of this industry is bright thanks to the new expansion currently underway at the CHI Health Center Omaha convention center. The convention business in Omaha will grow substantially thanks to this 90,000-square-foot expansion, which is expected to be completed in summer 2027.

C.M.: Change provides opportunity. Community banks like First Westroads Bank will always have a place within the financial landscape if they create niches, attract talented individuals and have a customer-focused culture.

T.S.: The future is bright for Omaha Steaks. The next generation of leadership is laser focused on growing the business and the brand and service our customers with the best products and highest quality service. We are fortunate to be in the food business — people will always need to eat. Our job is to ensure that our customers choose Omaha Steaks more and more often and our team is dedicated to that mission.

MBJ: What career accomplishments are you most proud of?

R.D.: I am most proud of building the team I have here at MECA. I truly believe they are the cream of the crop and have consistently excelled at every project that has been thrown their way.

C.M.: I started on this journey with my wife, Betsy, in 1990. With an outstanding team and board, we have developed guiding principles that have not wavered since then. It has allowed us to serve our customers and be recognized by Bauer Financial with its Excellence Rating for 32 consecutive years, and attain its coveted highest rating for the past 17 consecutive years for excelling in capital adequacy, profitability and asset quality.

T.S.: Working with our exceptional team to grow the consumer business that my father pioneered by 10 times growth over my career while at the same time helping to create a culture that fostered innovation, embraced technology and family values, and focused on our customers.

MBJ: What is your leadership style?

R.D.: My main focus in a leadership role is hiring bright, smart people and giving them freedom and space to do the job they were hired to do.

C.M.: Listen, empower and provide the team with the credit for accomplishments.

T.S.: I consider myself very collaborative and a servant-leader. Omaha Steaks was and is a complicated enterprise where we own and operate almost every customer touchpoint. I could never have succeeded without surrounding myself with exceptionally talented individuals and letting them do their thing — while at the same time being there to guide and support their efforts.

MBJ: What do you love most about the Omaha business community?

R.D.: Since I moved here in 2000, I have found the Omaha business community to be very friendly and always willing to communicate and collaborate. It’s like the world’s largest small-town attitude, in all the best ways.

C.M.: The Murphy family believes strongly in giving back to the community that has given us so much. Betsy and I have had the pleasure of serving in leadership roles in numerous community boards. We firmly believe you should get involved and make a difference in advancing the organization’s mission along with philanthropic support.

T.S.: I find the Omaha business community to be close-knit and supportive and willing to go the extra mile to collaborate and create great things together. Whether it’s business partnerships or civic projects, this is a community dedicated to making Omaha a best-in-class city and I am proud to be a part of it.

MBJ: What’s the best advice you’ve received?

R.D.: Always expect the unexpected.

C.M.: Your reputation is earned every single day. Do the right thing, treat people with respect, and success will follow. It’s simple advice, but I’ve found it holds true in every decision.

T.S.: Always take the high road. Give more than you take. Do the right thing by your family, your team and your community.

MBJ: What habit do you have that has helped you in your career?

R.D.: I make it a priority to communicate often and effectively, while also making sure to ask questions.

C.M.: Consistency. I try to show up prepared, follow through and do the small things well. Over time, that builds trust. People know they can count on you, and that’s one of the most important things in business and in life.

T.S.: Being open and curious about new ideas, combined with staying very organized.

MBJ: Who or what inspires you?

R.D.: Smart people.

C.M.: My family inspires me — they keep me grounded and remind me why the work matters. I’m also inspired by the generosity of this community. Omaha is full of people who step up when there’s a need, and that kind of spirit keeps me motivated.

T.S.: I am constantly being inspired by the friends and associates I see often and work with regularly. I choose to be with people that inspire me, that are smarter than me and have skills and talents that are unique and complementary. I am inspired when I learn new things and understand and learn from the challenges that others are going through. This also helps me in maintaining perspective on my own business or personal challenges.

MBJ: How do you tackle challenges?

R.D.: Head on. In this industry, if there’s a challenge to be tackled, it almost always is an immediate problem, so it’s vital to communicate effectively and be able to come to a decision quickly.

C.M.: Listen, and lean on good people. Surrounding yourself with a capable team makes a big difference. I try to break problems down, keep perspective and focus on long-term solutions rather than quick fixes. Most challenges can be solved if you don’t panic — especially knowing others in the organization are watching how you respond. Challenges don’t go away on their own; they need to be solved.

T.S.: Here I would emphasize again that especially in business I have been blessed to have an amazing team of talented people who specialize in problem solving. So leaning on this incredible resource has taught me more about tackling challenges than I could ever have invented on my own. I try to approach challenges as rationally as I can and not let my initial emotions get in the way of a real solution. Breaking down problems into smaller pieces and trying to find the “long pole in the tent” and tackling that first has been effective for me.

MBJ: What is your favorite way to decompress after a long work week?

R.D.: Being around family and friends is my favorite way to decompress after a long work week.

C.M.: Family, friends and the occasional game of golf. I try to put my smartphone to the side for a period of time. I love being out on the course — it gives me space to reflect, recharge and enjoy time with friends. Some days I play well, some days not so much, but either way it helps me reset for the week ahead.

T.S.: Playing tennis, getting a massage, socializing with friends and doing stuff with my kids.

The Value of Relationships

BANKING CLIENTS STILL APPRECIATE THE HUMAN TOUCH

We live in a fast-paced world where we all desire instant gratification and the option to self-serve. However, people still value personal connection and banking isn’t any different.

Earlier this year, frontier-enterprise.com noted that due to the increased depersonalization of banking transactions through technology, consumers were growing ever-more dissatisfied with what they perceived as being reduced to a number and not an individual.

The solution that the site put forward was, ironically, more technology.

“By leveraging AI technologies, retail banks are gradually personalizing customer experiences at scale,” Phil Scanlon, the blog’s author, wrote. “Chatbots, for example, are invaluable for addressing generic customer inquiries and, more importantly, help retail banks provide tailored and useful financial advice that meets individual needs by analyzing vast amounts of customer data.

“Leveraging AI-driven solutions to provide round-the-clock support for customer issues and deliver timely, relevant financial solutions is one way for retail banks to enhance customer satisfaction, engagement and most important of all, loyalty.”

Local banking experts, however, take a sharply divergent view of how to bolster the customer experience and nurture client relationships. While acknowledging the substantial role that technology plays in most financial institutions today — a role that most expect to increase as AI becomes even more refined — many Midlands financial

professionals say they take a decidedly more analog approach to the relationshipbuilding that is still at the heart of any successful financial institution.

“Relationships are key to engagement,” said Keli Wragge, chief operations officer with Cobalt Credit Union. “When people have a convenient and inviting environment, they are more likely to have financial success. The relationship allows for meaningful conversations and builds the financial literacy which leads to a solid foundation for a community and its culture.”

At the same time, we make our customers feel valued through personalized service.

“Finances can be complex, and our team is here to deliver advice and guidance to our customers to help them navigate decisions. Personal relationships allow our bankers to tailor advice with individualized recommendations.”

but with the pandemic five years in the rearview mirror, he said there has been some correction on the part of many banking clients.

“COVID-19 did shift behavior and accelerate technology in many industries, including banking. FNBO’s digital solutions were strong prior to the pandemic, but even more so after,” he said. “Many customers adopt digital tools very quickly, while our bankers continue to assist and support customers who are less eager to go digital or need a personal connection that an app or website just can’t provide.

“At FNBO, we’ve seen an increase in the use of our digital tools but have also seen an increase in customers’ desire to seek personal interactions in our branches.”

In a recent article, The Financial Brand.com noted banking customers are most likely to seek one-on-one attention when dealing with an issue as opposed to something more routine such as making a deposit or checking a balance. This makes physical proximity a still-important attribute for one bank over another, even if just for peace of mind.

“For consumers, bank branches offer everyday convenience to do transactions and the ability to speak to a professional in-person, but importantly, (they) provide a sense of safety even if they never visit,” the article stated. “According to Rivel’s November 2024 National Pulse Survey, 52% of consumers have visited their primary bank’s branch between 1-4 times in the past 12 months.

“However, Rivel’s research also reveals that 69% of consumers prefer a branch

within 15 minutes of them to consider switching to a new institution. Surprisingly, this strong desire is remarkably equal across ages and income levels as well.”

Kay Bartek, senior vice president of retail banking with West Gate Bank, said one-on-one interactions are not only good for nurturing professional relationships or recommending products and services, but can play an important role in security as well.

“As digital tools and technology enhancements become more prevalent, it is even more critical to maintain strong relationships with our customers,” she said. “Increased technology often leads to increased opportunities for fraud. Knowing your banker personally is key to guiding customers through these difficult situations.

“Oftentimes the fraudster will have all of the personal information for a customer when they call in and our front line is challenged to listen for indicators that seem out of line. Being a local bank allows us to be on a first-name basis with a customer and elevate anything out of the ordinary for additional review. Our customers can also contact us directly with a local phone number. Overall foot traffic in branches is down post-COVID, but it’s reassuring to customers to know we are here to assist in person if they need us.”

Bartek said a successful client-facing strategy still straddles the line between high-tech and high-touch, giving customers of all ages various options for connecting with bank personnel.

As digital tools and technology enhancements become more prevalent, it is even more critical to maintain strong relationships with our customers. Increased technology often leads to increased opportunities for fraud.

“A customer’s comfort level with banking technology will vary depending on the ease of use, built-in security and type of account,” she said. “At West Gate Bank, we provide multiple options so the customers can select what best fits their needs. Our customers have adapted to utilizing our interactive teller machines and the majority prefer to handle these transactions without the intervention of a video teller.

“The type of transaction definitely plays a role as some are not able to be fully executed via ITMs or through the mobile app. Even though a wide variety of transactions can be handled independently, some customers prefer a face-to-face meeting to discuss options and rely on our expertise.”

Kathryn Barker, senior vice president with Core Bank, echoed this sentiment saying business customers tend to gravitate toward face-to-face transactions more than consumer clients. She said this underscores the role of the financial professional as consultant.

“Relationships continue to be important in banking, especially in business and corporate banking, as it is more consultative and not necessarily sales-driven,” she said. “Relationship banking takes more of a long-term focus of the financial needs of a client and will customize financial solutions to manage capital structures, plan for expansion, optimize cash flow and mitigate financial risk.

“Relationship banking requires more of a full financial picture in order to tailor the banking services to the needs of the customer. In relationship banking, digital tools can support strategies in the movement and management of money and can also offer more access to banking information 24/7.”

Barker said the value of relationships not only holds sway in the current financial marketplace but predicted it will continue to be part of banking transactions no matter what future technologies are at work.

“Personal service is a differentiator especially for a community bank and it can build trust, which is one of the pillars of banking,” she said. “Technology that provides convenience and speed can provide some level of satisfaction, but it can’t substitute for what personal service can provide. I would never underestimate what human interaction and service provides in building relationships.”
