Novelis purchased 3,000 acres in Bay Minette and began construction on the facility in October 2022. The plant, which is estimated to be able to produce “600 kilo-tonnes” of material for beverage packaging and car companies in America, is the largest project in Novelis’ history. Novelis Bay Minette will be the first fully integrated aluminum mill built in the United States in 40 years and will be primarily powered by renewable energy, use recycled water and be a zero-waste facility. Expected delivery Q4-2026.

Aldi purchased 160 acres in Loxley’s industrial and warehousing district and has completed construction on a 564,000 SF, $100,000,000 facility that will serve as the Southeast HQ and a regional distribution center supporting their growing footprint in the Southeast. This distribution center will serve new stores in Alabama, Louisiana, and Florida. Delivered January 2023.

TENANT RESPONSIBILITIES

During the Lease Term Tenant, at its sole cost and expense, shall keep the Premises in a clean and orderly condition and, subject to the provisions of this Lease, shall perform all maintenance and repair the Premises occasioned by Tenant’s negligence or misconduct. Tenant shall also perform the following, at its sole cost and expense: (A) replace light bulbs and ballasts; furnace and air conditioning filters, belts, and refrigerant; fuses and circuit breakers; broken glass, window and door hardware; (B) preventative maintenance on overhead doors and the heating, ventilating and air conditioning systems; (C) keep gutters and downspouts cleared of debris, (D) landscaping maintenance, grass mowing, routine vegetation maintenance (watering, fertilizing, weed control, mulching, etc.); and (E) similar tasks of routine maintenance and repair. If Tenant fails to perform its maintenance and repair obligations within fifteen ( 15) days after Landlord’s delivery to Tenant of notice of the need therefor, then Landlord shall have the right, upon delivery of three (3) business days’ notice to Tenant, to perform all or part of such maintenance and repairs, at the sole cost and expense of Tenant, and Tenant shall reimburse Landlord for such costs and expenses within thirty (30) days after Landlord’s delivery to Tenant of an invoice therefor.

LANDLORD RESPONSIBILITIES

Landlord, at its sole cost and expense and except as otherwise expressly made the obligation of Tenant under the provisions of Section 12, shall perform during the Lease Term all necessary maintenance, repairs and replacements with respect to all of the following portions of the Premises in accordance with the standards set forth in this Lease: (A) The structure and exterior of Landlord’s Building including, without limitation, the roof and roof membrane, walls, floors, load bearing and exterior walls, columns, under-slab utilities, foundations, supports, windows, overhead doors, skylights, roof vents, drains, downspouts; and during the first Lease Year only, landscaping (including replacement of dead vegetation that does not survive the first Lease Year, unless Tenant has failed to properly water the same), which landscaping shall comply with the requirements of all applicable governmental authorities and/or recorded covenants.

RENEWAL OPTIONS

Extension Terms: Tenant shall have the option to extend the Primary Lease Term for the extension periods set forth below (the “Extension Terms”), upon the terms of this Lease.

(A) Extension Terms: Two (2) Five (5) year options to extend, from:

1st Extension Term: April 1, 2026, through March 31, 2031 (Exercised on 9/4/2025)

2nd Extension Term: April 1, 2031, through March 31, 2036

(B) Exercise Date(s): Tenant shall deliver to Landlord notice of Tenant’s election to extend the Primary Lease Term and each Extension Term, as follows:

1st Extension Term: On or before October 1, 2025 (Exercised on 9/4/2025)

2nd Extension Term: On or before October 1, 2030t
