Preconstruction is more than cost-estimating to its early engagement for a cost-certain future.

Thanks to evolution in the industry over the last 20 years, owners can engage preconstruction teams much earlier in the design process. We are passionate about offering enhanced preconstruction services because we know the 10x return on investment that additional planning provides during project construction.

Beck preconstruction and construction team members engage in the process to assist the team in establishing an accurate overall project budget and advise on constructibility issues to eliminate impacts to cost and schedule. This allows a greater degree of accurate cost information earlier in the process and affords the opportunity for the team to explore more options and achieve a higher level of design within the established budget.

With innovative technology at the core, we value the foundations of time tested estimating practices, but seek continuous improvement by embracing new technology and more collaborative processes.

Beck led the design and construction of RiverSouth, the first project delivered as part of Austin’s transformative South Central Waterfront District. The building is positioned next to Lady Bird Lake and offers unparalleled access to the Central Business District, South Congress, and hike-and-bike trails. The 350,000-square-foot Class AA office building showcases Beck’s integrated design-build approach, combining striking aesthetics with advanced functionality. It features 20,000 square feet of ground-level retail and restaurant space, a five-level below-grade parking garage, and amenities that enhance accessibility, including an on-site bike valet, showers, and direct trail connections.

The design incorporates a sky terrace and a habitable green roof that houses a stateof-the-art fitness center within a glass box, offering sweeping views of the lake and downtown Austin. Recognized as Austin’s ‘smartest’ building, RiverSouth uses cuttingedge automation systems that provide real-time feedback to enhance tenant comfort, health, and security. Sustainability was central to Beck’s vision, earning the project a Platinum Wired Score, LEED Gold certification, and an Austin Energy Green Building 3-Star Rating.

The Nutrabolt headquarters in Austin exemplifies cutting-edge design and construction, integrating advanced building techniques with innovative sustainability strategies. When Nutrabolt, a global nutrition company, decided to relocate from Bryan/College Station, they once again turned to Beck to provide architecture, preconstruction, and construction services—continuing a partnership that began with their original headquarters in 2013.

The new headquarters was designed to be more than just an office; it serves as a destination for employees, fostering innovation and collaboration. The space includes meeting rooms, casual gathering areas, and flexible spaces for presentations, ensuring an adaptable environment for creativity and growth. In keeping with Nutrabolt’s culture, the headquarters also features a state-of-the-art fitness facility that strengthens its brand and commitment to health and wellness. One of the most intricate aspects of the project was the learning center stair, a striking cast-in-place feature that required meticulous formwork to achieve both aesthetic appeal and functionality. McKinney & Olive Tower

DALLAS, TEXAS

McKinney & Olive, designed by renowned architect Cesar Pelli and built by Beck, redefines Uptown Dallas with its sculptural form and sophisticated presence. As Pelli’s first design in Dallas, the 20-story Class A+ office and retail development has become a landmark for the city.

The tower features 10-foot ceilings, ultra-efficient floor plates, state-of-the-art security, and destination elevators, setting a new standard for workplace environments. The fifth floor boasts an outdoor landscaped garden, a fitness center, and a conference center, while the ground floor offers 50,000 square feet of retail, including luxury dining destinations like Del Frisco’s Double Eagle Steakhouse.

The one-acre piazza, designed by landscape architect James Burnett, is a centerpiece of the development. This lush public space, with mature shade trees and inviting seating, enhances the community experience and supports Dallas’ vision for increased parks and public spaces.

DENVER, COLORADO

Prominently located in Denver’s LoDo district, 1401 Lawrence stands as a new worldclass icon for the region. The Beck Group provided design and construction services for this striking office building at the corner of 14th and Lawrence Streets. The building features public art, space for retail and restaurants, a podium parking garage, a fitness center, bike storage, and various tenant amenities.

The design extends the Central Business District while respecting the historical context to the west. Transparency and scalable elements at the pedestrian level connect the building to the street, while optimizing views for its occupants. Sustainability was a key focus, with the project earning LEED Gold certification.

One Platte brings dynamic energy to Platte Street, redefining work and play though innovative design.

One Platte

DENVER, COLORADO

One Platte is a 240,000-square-foot mixed-use office project with ground-level retail. It boasts a strategic location and is a short walk to key Denver attractions like Coors Field, Union Station, and Lo-Hi. Framed by I-25 to the west and the South Platte River to the east, the building uniquely embraces its environment and urban context with 360-degree architecture.

Beck designed and built One Platte to embrace the site’s conflicting relationship between automobile and pedestrian traffic. The result is a building that incorporates the public, literally and figuratively, with two distinct yet harmonious façades.

One Platte leverages innovation and brings the highest design consideration and construction execution to Platte Street. It has been honored with a DBIA National Award of Merit and the Mayor’s Design Award. It has also achieved LEED Gold Certification, WELL Gold certification, and WIRED Score Gold recognition.

Populus Hotel

DENVER, COLORADO

The 13-story, 265-key Populus Hotel, situated at the corner of 14th and Court Streets in downtown Denver, is a stunning blend of innovative design and sustainability. Designed by Studio Gang and built by Beck, its triangular layout and exterior skin mimic the natural elegance of aspen trees. The hotel, the first carbon-positive in the United States, redefines eco-conscious luxury.

In addition to serving as builder and preconstruction partner, Beck played a critical role through design-assist and design-build scopes, collaborating closely with Studio Gang on the GFRC façade and interiors. Beck’s architectural team finalized the fabricationlevel geometry of the façade, designed the interior framing for all guest room window types, and contributed quality assurance and quality control throughout. Highlights of this effort include the now-iconic “Instagram bench” in the level 2 amenity zone and a streamlined approach that reduced risk, enhanced constructability, and preserved the project’s bold vision.

Beck is the design and construction partner for SLS Marina Beach Towers 3 & 4, a luxury vacation residential complex operating under the SLS brand. Part of the Novo Cancun development, this project is one of six premier towers redefining coastal living in the region.

The design for Tower 4 features 112 units, six penthouses, and two pools connected by a double-height pavilion at its core. Residents and guests will enjoy breathtaking views, with the marina at the back and the sea at the front.

Beck also designed the central amenity center, which is seamlessly integrated into the landscape to maintain a lush, vegetated environment. The center includes a 4,000-square-foot coworking pavilion and an 8,000-square-foot spa and fitness pavilion, combining luxury and functionality.

Beck provided preconstruction and construction services for Phase One of the Edith and Peter O’Donnell Jr. Athenaeum, a transformative arts and performance complex on UTD’s southeastern campus. The two-story, 68,000-square-foot building includes 12 galleries.

The building’s precast concrete exterior features intricate design elements, blending contemporary aesthetics with durability, and seamlessly ties into the campus’s architectural fabric. Inside, the Athenaeum offers the Brettell Reading Room, an art object study room, a conservation studio, a seminar room, the Lotus Shop, lecture and event spaces, and multifunctional lobby areas. Vault and storage facilities support the museum’s extensive collections.

Outside, the evolving sculpture garden and 12,000 square feet of contiguous outdoor space create a vibrant venue for programs, events, and public engagement, further solidifying UTD as a cultural destination in Dallas-Fort Worth.

Rebuilt after the 2017 earthquake, the campus empowers students with resilient, sustainable spaces that inspire innovation and growth.

Tec de Monterrey Library & Academic Buildings

After the devastating 2017 earthquake, Beck partnered with Tecnológico de Monterrey to design and build a resilient, sustainable, and urban-focused campus that reopened in 2021. The project included three five-story buildings—a library, an academic building, and a college preparatory building—crafted to support flexible and collaborative learning environments.

Key design and construction features include elevated structures to prevent flood damage, unitized curtain-wall systems for seismic stability and energy efficiency, and green landscaping to mitigate flooding. Beck also reimagined the campus’ exterior, replacing walls with plazas and parks to strengthen connections with the surrounding community.

Sustainability was central to the effort, incorporating natural ventilation, improved energy performance, and strategies to reduce the campus’ carbon footprint. The result is a safe, adaptable, and vibrant environment for students, faculty, and the local neighborhood.

To elevate the game-day experience, Duke University partnered with Beck’s design and construction teams to renovate Wallace Wade Stadium. The project included lowering the football field by five feet, removing the running track, adding seating, and installing a new playing field and scoreboard.

Perimeter concourses were transformed with new concession stands, entry gates, retail spaces, modern restrooms, ticketing booths, and first aid stations. The centerpiece of the renovation, the 97,000-square-foot Blue Devil Tower, features 22 luxury suites, 858 club-level seats with upscale dining, and dedicated spaces for press, camera booths, coaches, and network broadcasts.

Beck reimagined the Dell Jewish Community Center, emphasizing cultural heritage, community connection, and modern functionality. We provided master planning, architecture, and interior design for this multi-phase transformation, revitalizing existing facilities and creating new spaces for gathering.

The project celebrated Jewish traditions while prioritizing sustainability, resilience, and meaningful architecture. The new 40,000-square-foot community and fitness building serves as the main entry and heart of the center with a coffee shop, a fitness center, and Shalom Austin’s offices. This phase also included a lap pool, play pool, water slides, concessions, and outdoor tennis courts.

Other phases included renovating the 46,000-square-foot education building with new classrooms, a refreshed lobby, and upgraded HVAC and lighting systems. Additionally, we transformed the community hall and fitness building, studios, expanded offices, and upgraded spa amenities.

In response to evolving shopping trends, Simon Property Group enlisted Beck to reimagine the visitor experience at Phipps Plaza Mall in Atlanta. Beck’s design and construction teams collaborated to unlock the site’s full potential, delivering a dynamic mixed-use destination that blends luxury, wellness, and functionality.

The redevelopment features a 152-room, Five-Star Nobu Hotel and Restaurant, a 13-story LEED-certified Class A office tower, and a six-story anchor building housing Life Time Fitness and a food hall. These are all centered around an outdoor event plaza and supported by an efficient four-story podium parking structure.

Navigating the complexities of the existing site, adapting to challenges brought by the COVID-19 pandemic, and aligning diverse stakeholder expectations, Beck transformed the vision into a reality. The project exemplifies innovation, sustainability, and a seamless integration of mixed-use design.

Beck played a pivotal role in the multi-phased redesign and renovation of The Hub at Peachtree Center. By closely integrating its design and preconstruction teams, we successfully navigated unforeseen challenges while ensuring minimal disruption to active retail tenants. The project included a refreshed interior mall, a revitalized food court, and a reimagined exterior public plaza.
