Rising at the gateway of downtown Dallas, this bold mixed-use development redefines urban convergence with a dynamic program of residential, commercial, and hospitality spaces. Designed by The Beck Group, the project integrates 150 thoughtfully designed residential units, a 300,000 SF Class-A office tower, a 160-key boutique hotel, and curated ground-floor retail—all supported by a 1,100-car parking structure.
Positioned at Elm and Pearl Streets, the development serves as a new anchor for the eastern edge of downtown and a catalyst for continued revitalization. The Shops at Clearfork
FORT WORTH, TEXAS
Beck led construction for The Shops at Clearfork, transforming a 26-acre greenfield site into a vibrant open-air destination for shopping, dining, entertainment, and workspaces. Developed by Simon and Fort Worth-based Cassco, the project features over one million square feet of core and shell across eight architecturally distinct structures.
The building façades showcase a variety of materials, including brick, stone, tile, metal panels, and glass curtain walls, creating a visually dynamic environment. The Shops at Clearfork offer a curated mix of luxury and mainstream retail, state-of-the-art entertainment options like a movie theater and venues for bowling and bocce ball, and vibrant dining spaces with al fresco options.
This dynamic hub integrates seamlessly into Fort Worth’s urban fabric, establishing itself as a destination for nightlife, family outings, and sophisticated experiences.

Peachtree Center is a landmark mixed-use development in downtown Atlanta, known for its transit-oriented design and vibrant urban experience. It serves 6,000 office tenants and connects to over 4,000 hotel rooms via sidewalks and sky bridges, and it welcomes more than 12 million visitors annually.
Beck played a pivotal role in the multi-phased redesign and renovation of The Hub at Peachtree Center. By closely integrating its design and preconstruction teams, we successfully navigated unforeseen challenges while ensuring minimal disruption to active retail tenants. The project included a refreshed interior mall, a revitalized food court, and a reimagined exterior public plaza. Key updates improved circulation routes, enhanced accessibility, and introduced clear, modern signage to create a seamless visitor experience.

Sundance Square Plaza
FORT WORTH, TEXAS
The Beck Group was hired to construct the much anticipated Sundance Square project, which redeveloped two surface parking lots encompassing three city blocks in downtown Fort Worth. The project included the construction of three Class A buildings: The Commerce Building, The Westbrook, and The Cassidy. However, the project’s highlight was the construction of Sundance Square Plaza, an outdoor space that is located between The Commerce and The Westbrook. Together, the three buildings add more than 275,000 SF of retail, office, and residential space to what many consider the heart of Fort Worth’s 35-block entertainment, shopping, dining, office, and residential district. The facades of the three buildings were designed to complement the existing historic buildings.

Forty Five Ten
TEXAS
This four-story building is the flagship for Forty Five Ten, a luxury goods retailer on Main Street. It features over 40,000 square feet of space, including an existing basement that dates to the early twentieth century.
The ground floor houses a cafe and retail area that pedestrians can access, while a valet-only motor court with integrated landscaping, sculptural art, and an ornamental porte cochere provides guests with a covered entry into the building. The second and third floors include additional retail space connected via an ornamental staircase. A bar lounge and a signature restaurant, Mirador, which boasts an outside patio overlooking Dallas’ vibrant Main Street, are on the fourth floor.

The Shops at Park Lane is a vibrant open-air destination that seamlessly blends retail, dining, and entertainment. Located across from the renowned NorthPark Center, it has become a cornerstone of Dallas’s urban lifestyle.
The project’s second phase transformed a previously unused four-acre site into a dynamic hub of activity. The centerpiece is a 152,000-square-foot, five-story mixed-use building housing retail and office space, complemented by two new restaurant buildings featuring popular eateries like Crisp Salad Co. and Starbucks.
The development also boasts a multipurpose green, a promenade with spray jets, outdoor dining terraces, and water walls shaded by trees, creating an inviting atmosphere for visitors. The event lawn hosts programming throughout the year, enhancing community engagement and making The Shops at Park Lane a year-round destination.

In response to evolving shopping trends, Simon Property Group enlisted Beck to reimagine the visitor experience at Phipps Plaza Mall in Atlanta. Beck’s design and construction teams collaborated to unlock the site’s full potential, delivering a dynamic mixed-use destination that blends luxury, wellness, and functionality.
The redevelopment features a 152-room, Five-Star Nobu Hotel and Restaurant, a 13-story LEED-certified Class A office tower, and a six-story anchor building housing Life Time Fitness and a food hall. These are all centered around an outdoor event plaza and supported by an efficient four-story podium parking structure.
Navigating the complexities of the existing site, adapting to challenges brought by the COVID-19 pandemic, and aligning diverse stakeholder expectations, Beck transformed the vision into a reality. The project exemplifies innovation, sustainability, and a seamless integration of mixed-use design.

Redefining arrival and dining through a luminous two-level space that turns everyday moments at Lenox Square into an experience.
Lenox Square Mall Food Court & Facade
ATLANTA, GEORGIA
Beck provided design-build services for the facade and food court renovation at Lenox Square Mall. A major feature of the project included the complete removal of the main entry finishes and installation of a new marble and curtainwall entry with an all glass canopy. All of this work was completed while maintaining access through the main entry throughout construction. Beck also installed the curtainwall and metal panel facade for Nike and the structural shell for The Cheesecake Factory. In the food court Beck removed a 30ft x 100ft opening on the plaza level to create a two-story atrium to the Market level below. Glass lit columns and Trespa millwork bases enclosed the existing columns and new glass handrails were installed around the perimeter of the new opening.

Victory Plaza Blocks A & B
DALLAS, TEXAS
Victory Plaza’s two 5-story buildings flank the south side of the American Airlines Center, home to the Dallas Mavericks and Dallas Stars, and are key to the innovative Victory Park development. Just a decade ago, this site was a brownfield with a city dump, rail yard, power plant, and abandoned silos. Its transformation earned national acclaim, including recognition by the EPA as one of the largest and most successful clean-ups on record.
The east building houses retail, restaurants, and the WFAA news studio, with offices above. The west building features N9NE Steakhouse, NOVE Italiano, and Victory Discovery Center. Eight large LED screens glide along the plaza, with additional displays on both buildings, operated by the Victory Media Network for events, digital art, advertising, and TV simulcasts.

Atlanta Dairies
ATLANTA, GEORGIA
The Atlanta Dairies project transformed a historic 1940s dairy processing plant into a vibrant mixed-use destination. Beck’s scope included restoring the exterior façade— brick, mortar, windows, and structural elements—along with sitework and new façade openings. The redevelopment involved significant demolition, hazardous material abatement, and the careful refurbishment and replication of original architectural details. The building, listed on the National Register of Historic Places and reviewed by the National Park Service for Historic Tax Credits, required meticulous coordination with historic consultants to preserve its character. Materials and profiles were carefully matched to the original construction, maintaining both function and appearance.

Domain II Plaza Redevelopment
ATLANTA, GEORGIA
Beck provided design and construction services for the Domain II Plaza Redevelopment, which involved improvements to the Domain II section of the mixed-use retail development and included existing landscape and pedestrian areas, as well as open plazas, covered play areas, a 6,000+ SF synthetic turf lawn, and an outdoor stage with a complex canopy structure.
The Beck team was challenged to design and build a project that would deliver intensive use regularly and act as a magnet for a broad spectrum of users. A strategy was developed to open the space by creating a tree-lined promenade culminating in a central lawn. The lawn is covered by a signature tensile steel shade structure, creating a central gathering area with a stage for concerts and special events. Since the opening of the new Plaza, Domain II’s stores have had substantial sales increases and high traffic growth. The Plaza has allowed Simon Property Group to host thousands of people for special events throughout the year.

Beck performed construction services on this 57-acre, master planned retail community in Austin. This mixed-used center consists of 11 buildings, including retail, office, and three stand-alone residential buildings. Domain I also has two pre-cast parking garages. A pedestrian promenade is bordered by retail, restaurants, and entertainment venues, including a gathering place called “Shady Grove” that showcases a stage and child’s play area. The site also includes three elaborate water features and extensive landscaping, which required the relocation of 20 mature trees throughout the property.

Beck was hired to provide CM/GC services for a long-awaited redevelopment of the Foothills Mall. In serious decline for nearly a decade, the rebirth of Foothills provides a new, inspiring place for residents to gather. In total, the site covers 78 acres and the total square footage of renovated and new construction provides 620,000 leasable square feet.
The redeveloped site provides shopping, entertainment, parking and community gathering spaces. The project also makes the area more livable for residents with features including new outdoor community gathering spaces, a new and expanded activities center, pedestrian and bike paths connecting Foothills to mass transit and the Mason Street corridor, and other amenities.

Shattering the skyline with bold design, vibrant public spaces, and next-level urban living.
Field Street District
DALLAS, TEXAS
The design team wanted to create real public space in Downtown with the idea of an “Urban Valley” that would be composed of a series of stepped pedestrian terraces. This Urban Valley would fill a void that has existed within downtown for decades and would become a backdrop and identity of the city for all those arriving from the north. These terraces would house retail and restaurant uses. From this podium base would spring a 60-story office building and a residential tower that could be phased in 500-unit towers. The tower design is based on the idea of a fold. The plan is a simple rectangle, but the façade is a faceted parallelogram that relates to the Perot Museum and Fountain Place by Pei Cobb Freed. The tower would have a public sky garden as an attractor and amenity for visitors to Dallas to experience the views to downtown and beyond.

Beck preconstruction and construction team members engage in the process to assist the team in establishing an accurate overall project budget and advise on constructibility issues to eliminate impacts to cost and schedule. Record-Setting Experience
As a member of the U.S. Green Building Council (USGBC), our firm has led some of the first and most extensive LEED projects in many categories, including the Wayne N. Aspinall Federal Building and U.S. Courthouse in Grand Junction, Colorado. Designed as a site net zero energy project that is also on the National Register of Historic Places, this sustainable renovation project achieved LEED Platinum certification and was an AIA COTE Award Top 10 Green Project.

With over 170 LEED Certified projects, Beck holds GBCI’s Proven Provider status, ensuring faster reviews and direct access to LEED reviewers. Our experience and consistent excellence in administering LEED projects has earned recognition from the Green Building Certification Institute.
Full-Service Team
We provide a comprehensive suite of sustainability consulting services championed by our in-house sustainability team that is supported by over 35 percent of our technical staff that hold LEED® Accredited Professional status.
