Across the board, buyers remain confident, and sellers are benefiting from a balanced market where realistic pricing and wellpresented homes continue to perform The numbers tell the story: homes in Nash County sold for an average of $154 per square foot up from $151 last fall while Edgecombe County climbed to $122 per square foot, a notable gain from $110 just one year ago

Days on market have tightened in most areas, especially in Nashville and Spring Hope, where listings are turning over significantly faster than in 2024. Nashville saw a surge of nearly 26% in closed sales, and homes there sold for nearly 100% of their asking prices proof of strong demand and a highly competitive environment for buyers

Planning for The Renaissance began in 2022 during the design phase of Studio 13 From the start, the team aimed to do more than simply fill the top floor they wanted to create an experience

“It’s been a long journey of architectural design, upfitting, and partnership,” Dukes shares “But the collaboration among our ownership team has made it both challenging and rewarding ”

That ownership team Reggie and Carol Basden, Daniel and Tinna Bellamy, Vincent and Tracie Hembrick, Lavernard Hodges, and Nasir Dukes brings together a diverse blend of hospitality, management, development, and design expertise. Dukes Properties & Construction, LLC, also served as developer, general contractor, and creative partner for both Studio 13 and The Renaissance itself.
