In 2016, BDPST Group undertook a monumental restoration project. Over 30 months, the castle was meticulously revived, its heritage architecture brought back to life, its interiors modernized, and its surrounding gardens brought back to its glory.
By summer 2020, BOTANIQ Castle of Tura was reopened as a five-star luxury hotel, ushering in a new era of grandeur and hospitality.

Originally built in 1961 as a residence for political elites, during construction its function was changed, and it was finished as an annex to Hotel Argentina. In the 1970s, with a few additions, Villa Dubrovnik was converted from an annex into a 30-room boutique hotel, and in 2003, it doubled in size setting a new precedence for luxury hotels in the city. Today, Villa Dubrovnik’s distinctive architecture remains a striking contrast against the emerald Adriatic, offering guests legendary views of Lokrum Island and the Old Town.
Drawing inspiration from the rich history, landscape, and cultural heritage of Dubrovnik, the design integrates colours and textures that reflect the city’s landscape such as stone, wood, handglazed terracotta tiles and ceramics. The colour palette includes white, sand, and beige tones, mirroring Dubrovnik’s stone walls, which protected the city from invaders such as the Venetians, while warm shades of terracotta pay tribute to the city’s rooftops.
The design creates a synergy between the environment and cultural heritage, subtly incorporating traditional Croatian lace patterns and UNESCO-recognised dry-stone formations. Celebrating local craftsmanship, the spaces feature polished wood, local stonework, and bespoke furniture from Arthur Casas and Prostoria, such as the Dubrovnik lamp and custom sofas. The
hotel serves as a curated gallery, showcasing prominent Croatian artists like painters Ivana Pegan and Dubravka Tulio, sculptor Ivo Dimnić, and fashion designer Juraj Zigman, whose extravagant staff uniforms narrate a story of the hotel's identity. Zina:
Let’s start from the beginning. What were you like as a child? You’ve mentioned that you used to stage runway shows at home. Can you tell us more about those early moments-take us into the mind of Charles from the early years of life.
Charles:
Indeed, from childhood, I was deeply drawn to the world of performance and the entire visual universe. I had an extremely rich imagination, and I loved creating shows, directing scenes, designing sets, drawing costumes, planning the lighting, choosing the music... I coordinated all of this with my family members, who happily played along with me. I particularly remember a baptism day when several bouquets of flowers were given. I collected all the tissue papers and transparent wrappings that surrounded the bouquets to make dresses. Then, I organized a little fashion show with my little sister, who wore these improvised paper creations. That remains a very precious memory. I’ve always loved inventing and composing worlds, and I believe that creative drive has never left me.
Zina:
You had that crazy start - a mysterious buyer purchased your entire collection. Sounds like a dream, but success stories always have their flipside. Since then, what’s something that went completely sideways? A show, a piece, a reaction-what didn’t land, and how did you respond to it?
Charles:
It’s true that my career took off very quickly in the beginning. I had to adapt fast, which created a lot of pressure-especially since I was still very young. My time at Rochas was an incredibly enriching experience, but it also came with a heavy weight of responsibility, considering my age and limited experience at the time.
Zina:
Your work carries a strong emotional chargealmost like it’s coded with personal meaning. Are there any recurring symbols or hidden elements that show up in your pieces that most people don’t know?
Charles:
It’s true that my work is often seen as joyful, colorful, almost festive. But within my personality, there is also a much darker, melancholic side that deeply drives and inspires me. I’m very sensitive to mysterious worlds, monsters, and somewhat tortured creatures…
This is something that has touched me since forever and has fueled my imagination since childhood. This darker facet is essential to me, even if it’s not always understood at first glance. Today, I really want to develop it further so that it becomes the main part of my creative expression. It’s an intimate, very important aspect that I wish to fully embrace in my future work.
Zina:
I’M VERY SENSITIVE TO MYSTERIOUS WORLDS,
AND SOMEWHAT TORTURED CREATURES…
You’ve spoken about your interest in interior design and film. Your creativity moves fluidly across disciplines-like Virgil Abloh, who blurred boundaries with purpose. With social media as a hybrid space of image, text, and sound, do you think our generation is naturally more multidisciplinary?
Charles:
I think it really depends on the individual-some people want that, and others don’t. But I do believe our generation feels an increasing need to explore different mediums, to take risks, and to express ideas across various platforms. It’s a way to make messages clearer, more powerful, and more meaningful.
Zina:
Relating to the previous question - what would you say is the formula to stay grounded without feeling like you’re chasing too many creative directions at once?
Charles:
I believe it’s crucial to stay true to what you want to express, while remaining aligned with your values and the causes you choose to support. That’s what allows for creative decisions to stay coherent and authentic over time.
Zina:
You were appointed Creative Director of Rochas at a very young age-a fashion house with deep roots in fragrance. How did you navigate that transition? What did your daily life look like during that period? How did you navigate the pressure, what were the biggest challenges and the lessons learned?
Charles:
My daily life as the former artistic director of Maison Rochas was extremely intense. I spent three weeks each month in Milan, which meant I was quite alone during that period of my life, far from my usual landmarks. The commercial pressure from the house was strong, but it was precisely in that demanding environment that I learned the most - especially about readyto-wear. In my own brand, I work exclusively in couture, so discovering and leading the world of ready-to-wear was an incredibly formative experience. I was fortunate to collaborate with a wonderful, small team, which allowed me to be involved in every aspect of a creative studio and to understand each role in depth. The greatest lessons I took from that experience are perseverance and a true understanding of the commercial side of fashion - something I was much less familiar with before. It has greatly enriched my vision and the way I approach clothing today.
Zina:
Presenting haute couture at the Louvre is a rare honour. This year you stood alongside iconic houses like Dior, Valentino, Schiaparelli, Jean Paul Gaultier and many more. Could you take us into that experience? What’s something unexpected or quietly personal that happened-something you’ll never forget?
Charles:
Being featured at the Louvre was an immense honor for me. I was deeply moved when Olivier Gabé, who envisioned and curated the exhibition, invited me to present one of my dresses. I was actually the youngest designer to have a piece exhibited, which made the experience even more special.
What struck me the most was the entire process leading up to the exhibition - the exchanges with the museum’s curators and the creative team behind the project. It was both an incredibly formative and profoundly enriching adventure. Another exceptional moment for me was the Vogue France cover with Isabelle Huppert. It was the first time Vogue created a cover outside of an advertiser collaboration, and I was truly touched by that. For a designer, seeing your work highlighted in such a way - on an icon like Isabelle Huppert - is quite a unique experience.
Zina:
You’ve said you remain focused on the contemporary and future. How do you see the role of Artificial Intelligence in fashion today? Do you use it yourself-and where do you think it might take us creatively?
Charles:
To me, artificial intelligence does not pose any threat to fashion whatsoever. Nothing - no machine or algorithm - will ever be able to replace the human hand or mind. On the contrary, I see AI as a wonderful way to open up to the world and to grow, because it makes culture and references much more accessible. That’s how I primarily perceive it. That said, it’s not a tool I use in my daily work or to create my collections. I don’t incorporate it into my creative process, but I certainly don’t demonize it either. Quite the opposite - I believe that, with clearly defined boundaries, it’s a fantastic tool that can genuinely support and nurture creativity.
Zina:
Our generation is often called “the generation of the distracted.” Focus is now a luxury. What’s your take-and do you think there’s a way to transform it into something creatively productive?
Charles:
It’s true that our generation is constantly distracted, pulled in by billions of images - whether on social media or simply in everyday life. Today, image takes precedence over absolutely everything. I do think it's becoming increasingly rare to have the time - or even the ability - to fully focus on just one thing. But ultimately, it’s also a matter of discipline: you have to know how to impose it on yourself when you genuinely want to do

things well. And it’s incredibly satisfying when you succeed. For me, it’s even essential. I actually find it beautiful that we now have such quick and immediate access to images. Being surrounded by images all the timethat’s what I love most in the world. I feel lucky to live in a time when this visual abundance is everywhere.
Zina:
Looking back at your work from 2020 to now, what would you not do again? What’s something you’ve completely outgrown-creatively or personally?
Charles:
When I look back on the past five years, I feel very proud of everything that’s been accomplished, even if, naturally, there are things I love more than others. I truly believe that each project happened at a specific moment because it was meant to - I’m quite sensitive to this idea of almost instinctive timing. Creatively speaking, if there’s one thing that may have gotten away from me at times, it would be my desire - at one point - to stray too far from my own universe, out of fear of becoming trapped in it. With hindsight, I realize that I should have cherished it, nurtured it, and brought it to the forefront instead. That’s exactly what I’m working on now.
Zina:
What drew you to the Balkans, and to Montenegro in particular?
Charles:
The opportunity to show my work in Montenegro and take part in this beautiful festival came while I was presenting my latest collection in Milan. I’m a very curious person, always happy to explore new horizons, and I had never been to the Balkans before. I also have a very good friend - a stylist who works at Vogue Adria - who
strongly encouraged me to accept the project. So I’m truly happy to be part of it, and I’m really looking forward to discovering the place and its culture.
Zina:
We began this conversation by looking back at your earliest memories. To close, let’s look ahead. Fast-forward: it’s 2035. What do you seecreatively, culturally, personally?
Charles:
By 2035, I hope to have successfully developed the ready-to-wear line of my brand, in which I have a lot of faith. I would also like to have continued cultivating my image and telling stories that, thanks to the maturity and experience gained over the years, will make me a more mature designer, ready to tackle perhaps deeper and more personal subjects.
What I especially wish is to have reached as many people as possible with my work, while genuinely strengthening the commercial side of the brand. For me, it’s this balance between meaning, emotion, and success that truly matters.

Guided early on by her legendary aunt, Franca Sozzani-iconic editor-in-chief of Vogue ItaliaSara began her journey at Condé Nast, immersed in one of fashion’s most creative environments. From the start, she felt a responsibility to give back and open doors for others, helping to shape a more inclusive and forward-thinking industry.
For this exclusive interview, Creative Director and Editor-in-Chief of The Collection FAB, Zina Pusep, sat down with Sara Sozzani Maino to discuss creativity, mentorship, the evolving fashion system, and the true meaning of legacy.
Zina:
SOMEONE HAD OPENED THE DOOR FOR ME, SO I FELT I HAD TO OPEN DOORS FOR OTHERS.
I wanted to start our conversation by talking about your engagement in finding talent. Listening to your story, I could relate - in some ways, you were saying “I tried this, I tried that, I was looking for my path.” So, since you’ve discovered so many talents and have such long experience in that, what is a sign for you that someone really has it?
S ara:
Before answering your question, I need to go one step back. I’m from a fashion family, and when I started, it was really fashion that picked me, not the other way around. I started working with my mom and maybe working with my parents wasn’t the best timing. My aunt Franca Sozzani saw I was struggling, so she said, “Come to Condé Nast and see what happens.” I always felt privileged. I realized I was working at one of the best magazines, but only years later, I didn’t know anything about fashion. Back then it wasn’t as fastpaced as it is now, so I had time to discover what I really wanted to do. I started at 19, and by 24 or 25, I realized the new generation wasn’t coming up, whether from Italy or elsewhere. Someone had opened the door for me, so I felt I had to open doors for others. That’s how my passion for supporting the next generation started. I believe the new generation is our future -
whether you have children or not, we all have a responsibility for the future.
That’s how it all started. Back to your question about how I spot talent… Honestly, it’s always hard to answer. Maybe I have a talent for recognizing talent. But I’ve also learned not to choose by personal taste. If I did, I might not pick anyone! It’s not about personal taste - it’s about the story, what’s behind it. I never followed fashion as a fan; I’m not a fashion addict. That balance s aved me from being swept up by the trends. I try to see creative people as they are and what they want to translate. It’s not about how I see talent, but about an intensive way of seeing, and really listening. It’s never just about clothes, but about what’s behind them, the story and everything else. I don’t think as a journalist, a buyer, or a stylist - I think about what the creative person wants to transmit. There’s no simple answer; it’s a feeling. When I see designers or students, I never tell anyone they’re not capable. Who am I to s ay that? It’s easy to say “yes, I like it” or “no, I don’t.” For me, it’s about giving constructive feedback, whether it’s positive or not. I’ll ask, “Are you sure you want to do this?”
Zina:
It was very interesting to listen to your stories and how you started. I laughed so much when you talked about your experience at Lake Como with Helmut Newton and the fake money. That was iconic, and you were so young! Could you share another memory from your early career that truly shaped you or left a lasting impression?
S
ara:
There are so many memories and each experience was unique, but I’ll never forget my first shoot with Bruce Weber. It was an incredible adventure: there were about fifty people on set, and another stylist and I spent hours dressing everyone, from nine in the morning until two in the afternoon. We were so focused on our work that we didn’t even notice what was happening on set until we finally stepped out and everyone was just having fun, dancing, enjoying themselves. It was kind of incredible. Those moments really stayed with me.
Zina:
Your aunt, Franca Sozzani, was a legendary force in fashion. What was it like working alongside her? Is there a particular piece of wisdom or approach that has stayed with you? What was her "signature" approach?
Sara:
Mentorship is fundamental. Contests and competitions are important, but without mentorship and follow-up, it’s like someone who wins the lottery but never had money before - they don’t know what to do with it. Mentorship is one of my pillars, along with education. Education doesn’t happen just in school; many people can’t afford it, so education must happen every day - through projects, through ideas, through your position, and by creating opportunities.
Mentorship is essential for everyone - even for those who win contests, because managing money and making decisions isn’t easy. Mentors help give you direc-

Working with Franca was truly a privilege. She has always been, and still is, my mentor. I learned everything from her during the 22 years we spent side by side. The most important wisdom she passed on to me is to never think something is impossible and to always be bold. If you want to make a mark, you need to take risks, and that boldness was always evident in her work. That was her signature: Belief that nothing is impossible
Zina:
In that perspective, do you think mentorship is important for young creatives? Is it essential for success, or just a lucky addition for those who find them?
MENTORSHIP IS ESSENTIAL FOR EVERYONE
tion, not by telling you what to do, but by laying out priorities and options and making you think for yourself. I always tell designers and students to listen to others, but not too much. Most people give opinions based on their own taste or experience, and that’s not always helpful. You have to put yourself in the soul of the designer and try to understand what they want. Give them options, not to make it easier, but to help them make thoughtful choices.
Zina:
You’ve supported so many young talents. Has anyone changed the way you see the future of fashion?
Sara:
What I always tell designers and students is that I learn so much from them- they have so many stories and visions. I do this work because working with designers and students keeps me young - I’m like a vampire, feeding off their energy to st ay young! Jokes aside, I really do learn from their stories, backgrounds, and their transparent, emotional ways of expressing themselves. For example, about 10 years ago, I went to Ghana and saw Kantamanto Market - huge piles of used clothes. That moment made me realize something was wrong. In 2015, I watched the documentary “The True Cost.” If you haven’t seen it, I recommend it. Sadly, not much has changed in the past decade. I’m not against the fashion system - it’s given me many opportunities - but I don’t think it works anymore. The industry is in crisis. It’s not sustainable, productive, or economically sound, and it doesn’t want young designers.
Consumers have changed the way they buy, but big brands don’t seem to understand. No one acknowledges that paying €7,000 for a coat isn’t sustainable, even if there is demand.
Zina:
I’m interested in your work around sustainability. For instance, many young designers are now very aware of the importance of sustainability and conscious brands. But what happens when you need to scale up? How can a young designer grow their business and stay true to their values?
S ara:
It can sound naïve, but the truth is: you have to set your own rhythm. You don’t have to fit into “the system.” If you decide to make, for example, only handmade coats, and you manage to do only 50 pieces a season, then that’s your pace. The only brand really working this way is Hermès. Why? Because it’s artisanal. You go to their shop, and maybe the lowest price is €200, but it’s never been about the system. People think Hermès is exclusive not because of the price, but because not
every project will survive, the ecosystem will be richer for it. I’m optimistic that it will work.
Zina:
What about technology? This year at IFF, we’re seeing a lot of innovation, which is great for our region. What digital tools do you think are going to change the industry? Are there any you think we should be wary or critical of?
Sara:
Technology is fantastic, but it’s like a drug-you have to be careful not to overdo it. For example, before COVID, hardly anyone used Zoom. Now it’s ubiquitous. I have mixed feelings about AI. I worry for the younger generation - the kids of my friends, or even younger - because while AI can be useful if you know what information you’re inputting, there’s a risk people will use it just to do things faster, without caring about what they’re learning or creating.

Change is happening, even if it’s slow. I was just in Madrid visiting a sustainable brand that’s been working this way for 20 years - there’s still debate about whether it will “work,” but the important thing is the attempt. I’m optimistic. I don’t know what will happen in 100 years, but I know the change is underway. What frustrates me is that big brands and CEOs - some making €10–20 million a year, aren’t adapting. They’re stuck in a system they created, like hamsters in a wheel, and they can’t get out because of fear. I worry that if things shift even a little, many jobs will be lost - not because of the change, but because everything has been overloaded. Someone just told me last week there was a brand with 25 0 people in their styling team! That’s insane. The whole system is bloated.
New generations shouldn’t even try to fit into the old system - they should build something new. Projects will become more important than brands, and while not
There need to be barriers and rules. Our generation is “safe” because we saw things as they were before, but what about someone born today? In six years, when they start primary school, what will their world look like? I use ChatGPT consciously, for example, to help write 20 emails in five minutes, but I know what I’m doing. Kids using AI for research - say, on World War I I - might just copy and paste without understanding anything. That’s my worry. Education has to go beyond school, because technology has the potential to degrade our skills if we use it lazily.
Younger kids today often don’t even know how to handwrite. I’m 22 years older than you, but even I notice my handwriting is getting worse, since I mostly type or use sticky notes to remember things. What about five-year-olds who will never learn to write by hand? If they have smart parents, maybe they’ll learn, but otherwise… it’s concerning.
Zina:
Since we’re talking about younger generations and the future, let me ask a more concrete question about the industry. Recently, many big fashion houses have been appointing celebrities as creative directors, while true designers - people who devoted their lives to fashion - are sidelined. Meanwhile, a singer or influencer suddenly becomes a creative director. Do you think this is just marketing? What message does it send to younger designers?
Sara:
To me, it’s just a commercial move. The job of creative director has been reduced to a dreamless, followerdriven position. I know a designer who was trying to get a consultancy role, and he found out that brands were choosing candidates based on how many followers they had!
You can’t judge someone’s talent based on their likes or follower count. What about someone who decides not to have Instagram but is a genius? Would they be ignored just because they’re not online? I’d love to hear your perspective as someone 20 years younger than me - why do you think social media has this power? When did it become so central, and what are you actually drawn to on Instagram?
Zina:
I think for my generation, Instagram is about lifestyle. It’s all about feeling and aesthetics. Recently there’s been a trend for nostalgia-content that reminds us of childhood, before the internet was so present. My friends and I are turning 30 soon; we’re not kids anymore, but we’re not old either.

So nostalgia is huge. Fashion brands are using that too - it instantly triggers an emotional reaction. Personally, I get inspiration from the internet - Instagram, magazines like Dazed, Culted, Interview, and Highsnobiety. I’m not into monthly magazines that chase trends; I prefer collectibles with substance, things you’ll want to keep.
Zina:
Fondazione Sozzani has become a reference point for creativity and new talent. How did it all begin, what is the mission and vision that guide its work today?
Sara:
I’m happy that Fondazione Sozzani has become a reference point for creativity and for the new generation - this has always been at the core of what I do. It takes passion, vision, and maybe a bit of craziness, but we’re proud of what we’re building. Our mission is to keep pushing creativity forward, especially in the fields of culture and education, and to make sure we continue to serve as a reference for new talent.
Zina:
Finally, looking ahead, what’s next for you, and what does legacy mean in your world?
Sara:
Now I’m working mostly on my family’s foundation –Fondazione Sozzani, created by my mother. The fundamental pillars are still the same - regeneration, education, responsibility. I still work a lot with schools and on advisory boards, but for me, it’s all about the next generation. We’re just passing through this world - eventually, we all leave. I don’t have children, but I always say I have “a thous and kids.” That’s my legacy. Heritage is important, whether through family or your work. My cousin made a documentary about Franca (“Chaos and Creation”); when it was finished and presented at Venice, Franca passed away four months later. She said the most beautiful legacy in the world is a child - which I agree with - but you can also leave a legacy through your work and values.
The collection is inspired by the beauty of coral, which has traditionally been used as an amulet carrying protection from evil forces and symbolizing happiness and the joy of life.
This underwater “flower,” which can be as old as 2,700 years, reminds us of endurance and the care for beauty that nature offers us. As such, in this collection it is the main motif, specially designed in
a limited, custom-made group of fabrics, becoming the protagonist of our new fashion story.
The collection is intended for moments of enjoyment and quiet luxury, accompanying the day from morning to evening through all the pieces presented. The silhouettes are relaxed yet sophisticated in such a way that you feel special, seductive, and “sparkling” in them—like coral “blossoming” in the beauty of the underwater world.

Q. Congratulations on your plans to open two Mövenpick Hotels and Resorts, Movenpick Teuta Kotor Bayin Risan and Movenpick Kvarner Bay in Croatia, in 2026. Your brands are becoming very dominant in our region. You are already present in Croatia with Rixos, in Montenegro with Swissotel and Pullman, in Serbia with Mama Shelter, and we understand that more will arrive in the near future. How do you see Southeast Europe, the sea, and cities, featuring in your future growth plans?
A. As a global company founded in Europe, Accor enjoys high visibility and strong distribution, commercial, and loyalty networks in this region, making our hotel brands very attractive to independent hotel owners looking for the support that a leading multi-national company can provide. Europe still has many more independent hotels than other parts of the world and our collection brands make it easy to transition while protecting their distinct personalities and charm.

We currently welcome more than 8,000 residence owners at 50 branded residence communities around the world, with another 135+ residential projects under development. The Accor One Living portfolio includes not only the established luxury pioneers in branded residential such as Raffles and Fairmont as previously mentioned, but also innovative lifestyle brands from Ennismore that are rooted in culture and community, such as SLS, SO/, Rixos and Mama Shelter.
Certainly, the intersection of private residences and lifestyle brands is one of Accor’s most compelling areas of growth. The inaugural edition of The Ocean Race Europe took place during May and June of 2021, starting in Lorient, France and finishing in Genova, Italy – with stopovers in Cascais, Portugal and Alicante, Spain.
The European race is run by the organisers of The Ocean Race –a gruelling multi-stage around-the-world race which takes place every four years. The first around-the-world race was contested in 1973 and over the 14 editions of the event, The Ocean Race has become the pinnacle of professional fully-crewed, mixed-gender, ocean racing.
The Ocean Race Europe 2025 starts from Kiel, Germany and includes stops in Portsmouth, England; Cartagena, Spain; a flyby in Matosinhos / Porto in Portugal; Nice, France; and Genova, Italy; on the way to the Boka Bay finale.
Seven teams representing six nations (Canada, France, Germany, Italy, Saudi Arabia, and Switzerland) with sailors from 11 nationalities, are scheduled to compete, bringing together some
of the top skippers and sailors from the elite world of ocean racing. The 60-foot (18.3-metre) yachts are all foiling designs which use retractable foils to help lift the hull partially out of the water to reduce drag and increase speed. The teams will race with four sailors aboard (plus an onboard reporter) one of which must be female.
The IMOCA boats that the crews are racing are amongst the most technically advanced and powerful yachts on the planet and are capable of travelling 640 nautical miles (nearly 1,200 kilometres) in a day. But those high speeds come at a price. Life on board an IMOCA while racing is not for the faint-hearted. It is noisy and cramped, with virtually no privacy, to say nothing of the incessant violent movement of the boat as it skims off the top of waves – and constant threat of a sudden bone-shaking crashdown. There is no toilet – just a bucket – and the sailors primarily eat freeze-dried meals.
Each stopover during The Ocean Race Europe 2025 will feature an Ocean Live Park race village where visitors can experience the Race up close and learn about sailing and ocean health.
The free-to-enter Ocean Live Parks are the focal point for stopover events, entertainment programmes, food and beverage concessions, and all other activities organised by The Ocean Race, Host Cities, local sponsors, and other stakeholders.
Key attractions for visitors to Ocean Live Parks include: the opportunity to get up close and personal with the competing sailors during the Fan Days, a chance to visit an IMOCA cockpit simulator, the Helly Hansen official merchandise store, the Volvo Studio, plus a full programme of events on the main stage and various other host city and sponsor events.
Ocean Live Parks are also the focal point for leg starts, finishes, and prize-giving ceremonies – as well as ocean health and sustainability workshops, team and sponsor activities including business sessions, local cultural, educational, and entertainment events, plus host city-organised exhibitions and conferences.

As well as competing to win the coveted The Ocean Race Europe trophy, the seven crews are also part of The Ocean Race’s ‘Racing for the Ocean’ initiative, which aims to help people everywhere – from fans and children, to businesses, and heads of state – to understand the importance and beauty of the ocean and what they can do to protect it. A key goal is the ambitious objective of getting the ocean’s rights recognised by 2030.
Racing for the Ocean focuses on three core areas: Impact –acting as a catalyst to accelerate the restoration of ocean health; Footprint – being a leader in sustainable sailing, sports and event management; Legacy – sharing vital data, knowledge, and ensuring inclusion.
During The Ocean Race Europe, the boats will be equipped with scientific instruments to measure key ocean parameters such as water temperature and salinity, oxygen and CO2 levels, microplastic concentrations and eDNA. Some teams will be tasked with deploying drifter buoys that will transmit real-time meteorological information to shore stations over a period of years. The overall goal of this initiative is to provide ocean scientists and researchers with more data points to help them better understand the changes taking place in European waters.
The seven-boat fleet will arrive in Boka Bay sometime between September 15–16 after six weeks of intense racing around Europe. The final leg from Genova will see the fleet round the southernmost tip of Italy and enter the Adriatic Sea – uncharted waters for the crews, as this will be the first time ever a fleet from The Ocean Race has raced there.

A. Rezident is our family company. For over 15 years we’ve built luxury homes tailored to our clients, and we’ve become known as leaders in that niche. Our clients value personalization, discreet luxury, and attention to detail - and we brought all of that into this hotel. We build spaces with soul and balance, without excess or noise. This hotel is our family’s next chapter, in a different direction - still about space, but not for permanent living, rather, for returning to oneself.

The Santos de Cartier watch is an ever-evolving idea, an emblematic design that Cartier has diversified with the creation of a small model whose dimensions echo those of the first historical versions of the watch.
This captures the essence of the Santos de Cartier watch, an icon in tune with the pioneering spirit of Alberto Santos-Dumont. I wasn’t just selling jewelry; I was curating experiences, designing bespoke pieces, and educating clients about the deeper value and symbolism behind each stone.
Throughout this journey, I deepened my expertise by completing the Diamond Grading program with IGI, as well as earning the Applied Jewelry Professional (AJP) and Jewelry Design certifications with GIA. I am currently pursuing the IGI Gemologist diploma, a certification that reflects my ongoing commitment to technical excellence and industry expertise. While working across global markets, I noticed that although each region had its own charm, the jewelry industry as a whole lacked the digital infrastructure and connectivity needed to truly scale. That insight became a turning point.

Montenegro tops global millionaire growth over the past decade with a remarkable 124% increase in resident millionaires
A record-breaking 142,000 millionaires are projected to relocate internationally this year, with the UK expected to see the largest net outflow of high-net-worth individuals (HNWIs) by any country since international investment migration advisory firm Henley & Partners and global wealth intelligence firm New World Wealth began tracking millionaire migration 10 years ago.
According to the Henley Private Wealth Migration Report 2025 published on 24 June 2025, the UK is forecast to lose a staggering –16,500 millionaires in 2025 - more than double the anticipated –7,800 net outflow from China, ranked 2nd this year after topping the millionaire-loser leaderboard every year over the past decade. In stark contrast, the UAE retains its crown as the world’s leading wealth magnet, with a record net inflow of +9,800 relocating millionaires expected this year - over 2,000 more than the US in 2nd place. +7,500 new wealthy migrants are expected to make America home by year-end.
Dr. Juerg Steffen, CEO at Henley & Partners, says this sharp divergence highlights the rising influence of strategic wealth migration on global economic power shifts. “2025 marks a pivotal moment. For the first time in a decade of tracking, a European country leads the world in millionaire outflows. This isn’t just about changes to the tax regime. It reflects a deepening perception among the wealthy that greater opportunity, freedom, and stability lie elsewhere. The long-term implications for Europe and the UK’s economic competitiveness and investment appeal are significant.”
The UK is not alone in its struggles. For the first time, EU heavyweights France, Spain, and Germany are expected to see net HNWI losses in 2025 - with projected net outflows of –800, –500, and –400 millionaires, respectively. Ireland (–100), Norway (–150), and Sweden (–50) are also beginning to see significant wealth losses, with many affluent Europeans relocating to more investor-friendly hubs on the continent.
Key beneficiaries of this trend are Switzerland, set to attract a net gain of +3,000 migrating millionaires this year, while Italy, Portugal, and Greece are also forecast to see record inflows of +3,600, +1,400 and +1,200, respectively - driven by favorable tax regimes, lifestyle appeal, and active investment migration programs. Southern Europe is fast emerging as a new center of gravity for wealth migration in the region, with Monaco (+200) remaining popular, especially among ultra- HNWIs from the UK, Africa, and the Middle East.
Europe’s smaller markets are also gaining strong momentum. Montenegro (+150) tops global millionaire growth over the past decade with a remarkable 124% increase in resident millionaires, driven in part by its citizenship by investment program (operational from 2019 to 2022), low taxes, Adriatic coastline, and EU accession prospects. Malta (+500) follows with 87% growth, though its trajectory may be impacted by April’s European Court of Justice ruling against its citizenship by naturalization process. Latvia is also on the rise, with 70% millionaire growth between 2014 and 2024, and a projected net inflow of another +100 HNWIs this year.

GLOBAL WINNERS: WHERE
THE WEALTH IS HEADING
Outside of Europe, strong demand from the UK, India, Russia, Southeast Asia, and Africa, facilitated by attractive golden visa options, has reinforced the UAE’s position as the world’s most sought-after wealth haven (+9,800). Saudi Arabia is the biggest riser on this year’s inbound list, projected to see a net inflow of +2,400 new millionaires in 2025, with the kingdom benefiting from a surge in returning nationals and international investors settling in Riyadh and Jeddah.
Traditional destinations such as Singapore (+1,600), Australia (+1,000), Canada (+1,000), and New Zealand (+150) appear to be losing their appeal for wealthy entrepreneurs, with their lowest net inflows on record provisionally expected in 2025. Thailand (+450) is rapidly emerging as Southeast Asia’s new safe haven, with Bangkok positioning itself as a key rival to Singapore. Thailand’s vibrant capital is increasingly favored by HNWIs from China, Vietnam, and South Korea, drawn by its international schools, growing financial services sector, and high-end real estate offerings.
Hong Kong (SAR China) (+800) is starting to see steady inflows from the rest of Asia following a challenging period of political uncertainty. Many top-earning executives from fast-growing hitech companies in Shenzhen are now basing themselves in the city-state. Likewise, Japan (+600) is seeing a higher HNWI influx, particularly from China, due to its relative security and political stability.
Central American and Caribbean jurisdictions - including Costa Rica (+350), Panama (+300), the Cayman Islands (+200), and Bermuda (+50) - are all set to attract record numbers of wealthy
migrants to their shores, and three African nations - Morocco (+100), Mauritius (+100), and the Seychelles (+50) - make it onto the inbound millionaire migration rankings for 2025.
WHERE THE WEALTH IS LEAVING
Since the 2016 Brexit vote, the UK has shifted from being a net magnet for millionaires to a net exporter, with a record –16,500 HNWIs expected to leave in 2025. The latest surge is driven in part by sweeping tax reforms. The October 2024 budget introduced sharp hikes in capital gains and inheritance taxes, while new rules targeting non-domiciled residents and family wealth structures - enacted by the former Conservative government - came into effect in April, sparking what some are calling a “WEXIT” (wealth exit). Affluent individuals are relocating to tax-friendly jurisdictions such as the UAE, Monaco, and Malta, as well as to lifestyle havens including Italy, Greece, Portugal, and Switzerland. Many high-earning execs are settling in the expanding wealth hubs of Dubai, Florida, Milan, St. Julian’s, Lisbon, the Athenian Riviera, Zug, and Lugano.
Prof. Trevor Williams, Chair and Co-founder at FXGuard and former Chief Economist at Lloyds Bank Commercial Banking, says the UK’s economy has performed poorly over the past decade, and is the only nation in the W10 (the world’s 10 wealthiest countries) that has seen negative millionaire growth. “Since 2014, the number of resident millionaires in the UK dropped by –9% compared with the W10’s global average growth of +40%. Over the same period, the US saw a 78% increase in millionaires - the fastest wealth growth among the W10.”
In Asia, South Korea is expected to see significant net outflows of HNWIs in 2025 (–2,400), more than double last year’s figure, following a period of economic and political turbulence. Vietnam (–300) is also beginning to see a worrying uptick in millionaire departures, and Pakistan (–100) continues to lose millionaires to
the UAE. Taiwan (–100) presents a mixed picture: while its techdriven economy remains robust with +65% millionaire growth over the past decade, growing tensions with China and a lack of luxury real estate options appear to be unsettling some of its wealthiest residents.
Despite ongoing instability in the Middle East, Israel is expected to show relatively modest outflows (–350), primarily to the US, while Lebanon (–200) faces concerning losses, with many wealthy individuals relocating to Cyprus, Greece, and the UAE. Iran (–200) is also losing HNWIs to the UAE.
In Latin America, Brazil (–1,200) and Colombia (–150) are both expected to see sizeable wealth drains, with popular destinations for departing millionaires being the US (especially Florida), Portugal, the Cayman Islands, Costa Rica, and Panama.
Among other BRICS nations, China (–7,800), India (–3,500), Russia (–1,500), and South Africa (–250) are all on track to record their lowest net millionaire losses since Covid. Outflows from India and South Africa are being offset in part by the return of HNWIs from the UK, while in China, the booming tech hubs of Shenzhen and Hangzhou - as well as rapid growth in the entertainment and hospitality sectors - are encouraging more affluent Chinese to stay.

Q. The Collection Magazine: Firstly, can you tell me about this unique department within Savills and what services you offer?
A. Rico Picenoni: Our team of experts pride themselves in providing professional and advisory services for a range of residential, hotel and integrated resort schemes from inception to project delivery.
We focus primarily on providing branded and luxury residential development consultancy, feasibility studies (for residential and mixed-use developments), brand premium studies (for such brands as Marriott, Hyatt, Mandarin Oriental and Accor), design & masterplan consultancy, brand selection & negotiation as well as capital market transactional work. We focus on adding value, whilst reducing development risk for investors and developers, as well as sourcing and selling development investment opportunities.

Q. From receiving an instruction from an investor to create the ‘highest and best use’ of let’s say, a greenfield project in a seaside location, how does the process work to get to the final solution?
A. Determining the highest and best use for a project requires a structured approach to evaluate micro- and macro-environmental factors. Most projects are destined to become a certain asset class, or a combination of asset classes and therefore zoning and permits are often already established. The first step is examining national and regional market dynamics, assessing the strengths and weaknesses of a site, leveraging opportunities and mitigating risks.
Understanding the competitive landscape, which may extend to luxury, residential developments in international destinations then makes it possible to understand the optimal program. Such a program will incorporate metrics that include number and type of residences, their configuration, size, and the amenities that support the residential development to make it an exclusive, market-leading and highly desirable product.
The programming is furthermore prepared based on a profound understanding of brand standards and requirements and considers any mixed-use components across a master-planned community.
We focus primarily on providing branded and luxury residential development consultancy, feasibility studies (for residential and mixed-use developments), brand premium studies (for such brands as Marriott, Hyatt, Mandarin Oriental and Accor), design & masterplan consultancy, brand selection & negotiation as well as capital market transactional work.
The competitive landscape is accompanied by financial benchmarks, including sales absorption rates and transacted prices which can be forecast over the marketing and sales phase of the development cycle. This can all be populated in custom-built financial models so that developers understand their gross development value and financial returns, which will ultimately validate their highest and best use.

A. Combining unrivalled market knowledge with an extensive global network, the team of specialists provide sales and marketing advisory services for residential developments internationally.
This team act as a single point of contact for private and institutional clients, delivering a full suite of project sales and marketing services in a seamless and coordinated manner from analysis of global buyer behaviour, international campaigns, events and PR to building an on-site sales team. The team have the expertise and network of over 700 offices and associates located in over 70 countries to position a range of schemes to a local, regional and global market - whether it’s a boutique urban project, a branded residences resort or a large-scale mixed-use development.
Q. We are hearing about the rise and rise of branded residences. Do you see a risk of over-saturation of the global market?
A. The global distribution of branded residences continues to expand as brands seek new locations to grow their portfolios. Emerging markets, such as those in Asia, South America, and the Middle East, stand to benefit significantly from this expansion, with brands seeking to establish a presence in regions experiencing high levels of economic growth and wealth genera-
tion. These markets offer fertile ground for branded residences, as new high-net-worth buyers seek primary residences and second homes within branded schemes. Furthermore, non-hotel brands are entering the market, leading to diversification and catering to the evolving needs of younger buyers, who are driving changes in amenity and service offerings globally. In recent years, there has been increased interest and emphasis on certain aspects of branded residences. Features like office space, focus on wellness amenities, accessible locations, and larger living spaces have become more sought-after as buyers spend longer periods in their residences.
Developers and brands are collaborating closely to deliver branded residence schemes across diverse geographies, from global cities to emerging markets and resort locations. These developments are built to high specifications and promote brand-specific lifestyles, emphasising sustainability to address buyers' growing environmental and wellness concerns.
As a rapidly growing global sector, competition for developments and buyers is fierce. Understanding disparate local markets, buyer preferences, and effectively unifying brand identity with the essence of a place, will continue to drive the success of branded residence projects. The sector is no longer solely dominated by luxury hotel brands, as other chain segments are growing, enabling the industry to cater to different buyer needs across vastly different geographies. Younger buyers, in particular, are becoming a significant customer base, shaping the sector's evolution and driving changes in the provision of amenities and services worldwide. Differentiation is crucial for brands and parent companies alike to attract buyers, and collaboration with developers will remain vital for the continued success of branded residences in this growing and competitive sector.
The destinations exhibiting the most significant development activity often include brands that are licensed across multiple projects. Across the five most active markets globally, only 65% of branded residential development are unique and with more than 220 brands active in the sector, that leaves sufficient room for development before saturation becomes a challenge.

Q. The Collection Magazine:. MBF was born “out of the need to create a central business platform that brings together key investment and supply chain players.” Could you elaborate on the moment or insight that sparked this idea, and how the original vision has evolved since the first edition?
A. Maja Borovina Frankić: The spark came from a frustration - a realization that I would like to have an event at home like those I am attending abroad. Despite the fact we are small market, usually networking is within one industry or even the part of the industry, so the small market gets even more fragmented and disconnected. I remember standing at one remarkable event abroad, watching investors, suppliers, tech innovators, lawyers, and so many other industries talk in between, shake hands. Every person I would run into was important; they were high level participants. I had the best experience and interest with that type of events. That’s when the idea of MBF was born: a bold, unifying platform, market one stop with cross sector meet up, where real collaboration happens, and the most important people attend. Since the first edition, it has evolved into a catalytic force, one that drives projects forward, initiates deals, and shapes the future across borders of sectors and industries.

Q. What inspired you personally to take on the role of leading MBF? Could you share a pivotal experience from past editions (such as a memorable speaker, deal, or partnership) that reaffirmed your purpose?
A. I took on this role because I believe in creating a legacy. I like to look outside of the box, to see wider picture and beyond interest. I like to bring with my work something inspiring to leave behind. On MBF there was a lot to remember, amazing speakers, the energy during the whole event was so positive.. I saw peo-
ple from totally different industries shake hands, we got feedback about collaboration's g that were seed at MBF. That deals didn’t just validate the event. It reminded me why we created it - to bring value in any sense and to bring right people together.
Q. Looking ahead, what do you see as MBF’s biggest upcoming challenges-whether logistical, thematic, or market-driven-and what are your top goals for the next 1–3 years?
A. Our biggest challenge? Staying ahead while staying grounded. Nowadays everything is evolving fast and MBF must remain agile yet deeply relevant. Logistically, scaling across borders while keeping our community tight knit is no small feat. But our top goals are clear: 1) Never to be for everyone. We are exclusive gathering focused on bringing the value ; 2) Deepen our impact through post event conclusions and projects; and 3) We’re not just reacting to change, we’re here to shape it.

The first Montenegrin edition of the RE:D (Real Estate Development) conference brought together more than 350 domestic and international leaders from the real estate, urban development, tourism, and finance sectors. Over the course of two days in Podgorica, key challenges facing the Montenegrin market were discussed — from a lack of infrastructure and legal predictability to the need for a strategic approach to investment. The keynote speaker was Mohamed Alabbar, one of the world’s most renowned real estate investors. He called for joint efforts with the local community, emphasizing the importance of transparency, involvement of local stakeholders, and social responsibility in potential projects.
Deputy Prime Minister Nik Đeljošaj, in opening the conference, stated that Montenegro is open to sustainable investments and that a stable and predictable investment environment should be built through public-private dialogue.
Professor Miloš Bešić warned that messages discouraging investors could be harmful to development and called for the creation of a system that protects national interests through clear rules for all.
Professor Maja Baćović pointed to negative global economic trends — slowing growth, inflation, and protectionism — which will also be reflected in the regional real estate market.
The RE:D conference was officially closed with an interview featuring international strategic consultant and former NBA player Predrag Savović. The organizers of the conference are Web Media Group, the Bankar.me portal, and the HESA Group, which has already successfully hosted this event in Zagreb. The event was also supported by the European Bank for Reconstruction and Development, along with many other partners. The conference was supported by The Collection Magazine. Strategic partners were Golden Group and Colliers Montenegro.
According to the organizers, the RE:D conference — which expanded from Croatia to Montenegro — will become even broader and richer in content in the coming years.
Panels featured prominent hoteliers, bankers, government officials — including ministers and mayors — as well as investors and other key stakeholders in the real estate market.
