After being listed in April 2022 with three top-producing agents from two different brokerages, this home cycled on and off the market three times over an 18-month period without success. Multiple re-listings failed to generate a sale.

When the owners hired Santiago in October 2023, everything changed.

Through disciplined positioning, strategic discretion, and direct buyer representation, the property was placed under contract and sold in under 40 days for $23,000,000 and sold to Lady Gaga. The sale set a new record for the highest non-beachfront transaction in the area.

Set on one of the largest residential parcels in Santa Monica, 609 E Channel Road belonged to my client, Shane Smith, and is a fully self-contained 3.35-acre private compound—an offering without comparable on the Westside of Los Angeles.

Properties of this scale and privacy are virtually nonexistent in Santa Monica, placing the estate in a category entirely its own and potentially offering a challenge for buyers who may not wish to see the value, given there’s no history of a sale of this caliber in the area. Introduced to the market at $50,000,000, the property was placed under contract and sold in just 14 days for $48,674,649.

The transaction established the highest residential sale in Santa Monica’s history, a benchmark that remains unmatched.
