Josephine Esquibel didn’t come to Taos with a plan. She arrived the way many people do—by feel, an insistence that fate kept nudging her west. Such assurance shows up most clearly in her business, Wild West Realty. Esquibel didn’t want to keep paying heavy broker splits or absorb other people’s ideas of success. She wanted to “go rogue” and do it her way. With a creative eye for detail and a passion for people, Esquibel has established herself as both a proactive Taos citizen and a real estate agent excited to help others land.
Wild West Realty began in March 2024 just four years after Esquibel earned her real estate license. Wild West is her own “mom and pop,” as she puts it, built to reflect her personality and values. After paying significant money to brokers and feeling ready to “go on my own,” she filed for her LLC in 2023, saved what she could, and launched the business while caring for her fourth child. She runs it largely from home, keeping overhead down by doing most things herself.
“I make my own signs. I make my own cards… I don’t really outsource anything.” The brand is unmistakably hers: bold, western, and personal. She chose the name because it “portrays me as a person.” Her logo is a cowgirl on horseback with the mountains glowing behind her. More than a name, it’s a Western language: big skies, grit, and motion.
But smart marketing isn’t what keeps her clients coming back. It’s her values. Esquibel says she has “a therapist personality,” and she treats home buying as the emotional event that it is, not merely a transaction. She prepares clients for the ups and downs of purchasing a home, and frames her job as carrying the stress for them. “I am here to take on that pressure,” she says. “That’s my job.”
Growing up, Esquibel didn’t set out to be a broker. She was finishing a degree in accounting when she decided to journey into real estate parttime. What started as a side gig turned serious during the pandemic market surge.
“Real estate chose me,” she says. Her first showings were a crash course into the Northern New Mexico real estate realm. She navigated Taos Ski Valley condos, keeping clients on schedule, and finding her place in a competitive landscape. Add young children at home, and the learning curve turned steep quick. She admits to feeling like “the underdog” during that time, and she’ll still work “60-hour weeks” while balancing time with family.
Yet those early, difficult days also clarified what kind of business she wanted to run: organized, direct, and deeply human. Taos real estate often comes with a history lesson. Over time, Esquibel has become immersed in the deeper culture: land fought over for centuries, water rights, the “2,000-year-old system,” and
the way local communities function. She and her husband recently moved onto his family’s land, which they’ve held for 500 years. She loves the “festivities at the pueblo,” the care people show each other, and the “small town vibes” that make visitors want to “refresh their spirit.”
That community care is also part of her business mission. She talks about negotiations that are grounding and realistic, helping first-time buyers, including younger clients, navigate an overwhelming process. She’s also affiliated with Heroes for Homes
Connection, an organization that offers reduced commissions, rebates, discounts, and more for community workers, from educators and hospital staff to police, firefighters, and support roles.
Wild West’s next chapter is growth without losing sight of what counts. Esquibel has hired her first associate broker, Victoria Gallegos, and hopes to mentor more agents while keeping her vision intact: stay organized and care deeply. Taos Real Estate Market Report
Full Year 2026 (Jan 1 - Dec 31)
For the full year 2025, sales of Single-Family Homes were in an uptrend compared to 2024, while Condos and Land were down. With the almost constant barrage of negative news, and persistent uncertainty about the economy, people were not very motivated to buy real estate.

2023 ended the year with sales well below 2022 in all categories of property. Both the number of closed sales and the dollar volume were down. The red-hot market of 2020-2022 was bound to cool off at some time, and 2023 was it. The sharp spike in interest rates, worries about inflation and the economy, and the scary geopolitical situation, combined to dampen buyer enthusiasm for real estate investments. 2024 should see the market regain momentum, as interest rates have begun to decline and the long-anticipated recession seems to be not happening.
SINGLE-FAMILY HOMES – Despite the negativity noted above, unit sales for the year were up 11% compared to 2024, as the market rebounded from two years of declining sales. Dollar sales were up 17%. Median price was up 4% and average price was up 5%. The supply of homes listed for sale has increased substantially from the previous year. Buyers can be “choosier” these days; if they don’t see a house they really like---and at a reasonable price---they don’t buy.

SINGLE-FAMILY HOMES – Unit sales were 29% fewer than last year. Dollar sales were down 31%. Median price was about the same (+1%), and average price was down 3%. The rapid price rises of 20%-25% per year during the 2020-2022 market surge were unsustainable. However, there is still more demand than supply, with the inventory of homes listed for sale the lowest it has been in many years; therefore, prices should remain fairly firm.
CONDOS – For the full year, unit sales were down 37% compared to last year. This was mainly due to lack of inventory---there were very few condos available for purchase. Dollar sales were down 25%. Median and average prices were actually up 17% and 19%, respectively, due to the acute shortage of inventory.
CONDOS – For the past year, unit sales were down 13% vs. the year before, at 49 vs. 56 condos sold. Dollar sales were down 14%. Median price of $380,000 was $17,300 less than last year (-4%), and average price of $420,800 was down $8,300 (-2%). Unlike single-family homes, Condo inventory has not increased much. This has been a limiting factor on sales, as buyers don’t have much to choose from.
LAND – In 2025, the number of sales decreased sharply, from 186 to 134 tracts sold (-28%). Total dollar sales were up 11% as median price gained $17,300 (11%), and average price increased $66,700 (54%). However, 2025 had proportionately more sales of higher-priced lots than in 2024. There is much more supply than demand, and the general price level is not rising as much as the

Creator Diane came out of retirement when she saw there was no place for the community to gather, on a regular basis, in the winter for free. The Anglada Building, built in 1921, has always been a home for community events, whether it was roller skating or dancing. She decided to start holding her own events every Saturday from 10a.m. to 2 p.m. from Nov. 15 to April 4. Special attention was given to sealing all seams and joints during construction to minimize air intrusion. A heat recovery ventilator ensures high air quality, operating two hours daily. Interior walls are finished with earthen plaster from American Clay, adding warmth and organic character. Custom-made wood doors were crafted on site, and a see-through propane-fueled gas fireplace provides aesthetic enjoyment and serves as a heating source during extended power outages.
Kitchen Features
The open-plan kitchen is equipped with a built-in Sub Zero refrigerator/freezer, induction cooktop, wall oven, dishwasher, and an oversized stainless steel sink. A large island provides ample storage and invites guests to participate in meal preparation. The microwave and coffee station are concealed within cabinets for a tidy appearance. Countertops are made of copper and
hardwood, and a pantry closet is conveniently located nearby. A whole-house air ventilation system with an intake above the range can be used to circulate fresh air throughout the home.

The great room features high ceilings, north and south-facing portals, clerestory windows, and Aspen tongue-and-groove high walls and ceiling, offering woodsy warmth above the earthen plastered walls.
