HOW LISA HARA & THE MILL ARE REDEFINING TIMBER & REAL ESTATE

FROM FOREST STEWARDSHIP TO INNOVATION

Hara, a Colorado native, began her timber industry journey with a focus on fire mitigation and beetle kill salvage. Hara said “I was in awe of the beauty in the backcountry. But I saw the damage of what the beetle kill had done and wondered what would happen if managed properly.” These issues have plagued Colorado forests for decades, leaving behind millions of dead trees that increase wildfire risks and disrupt ecosystems. Instead of letting these challenges

define the industry, Hara saw an opportunity. In 2023, she acquired The Mill with a mission to preserve a legacy business while charting a more innovative and sustainable future. Today, The Mill is sourcing local timber, experimenting with mass timber technologies, and embracing carbon recapture solutions — all while creating jobs and supporting regional economic growth.

WHY REAL ESTATE AND TIMBER BELONG TOGETHER

We caught up with local real estate expert and Steamboat

Sotheby’s International Realty agent, Ryan Cox, to talk about today’s buyer psychology, the performance of shortterm and mid-term rentals, and the new dynamics shaping investment opportunities in Steamboat Springs.

QWHAT TRENDS ARE YOU SEEING IN BUYER PSYCHOLOGY RIGHT NOW AND WHAT KIND OF PERFORMANCE CAN ONE EXPECT FROM A SHORT-TERM RENTAL IN STEAMBOAT SPRINGS?

Buyers today are more data-driven than ever, but in Steamboat, there’s still a strong emotional component. Most people looking here want more than numbers on a spreadsheet — they’re seeking a property that performs financially and enhances their lifestyle.

When it comes to short-term rentals, performance has been fairly consistent across the market. After accounting for management fees — typically 25% to 35% — plus taxes and HOA costs, most owners see a net return in the range of 1% to 3% at current property values. That’s assuming there’s no debt service. Of

That said, investing in Steamboat is really an investment in lifestyle. Going the STR route allows owners to enjoy their property while benefiting from cash flow and long-term appreciation. There are some powerful tax strategies that can make a Steamboat investment even more appealing. For instance, 100% Bonus Depreciation allows investors to accelerate write-offs and offset a significant portion of taxable income in the first year of ownership or operation.

Since the adoption of the Short-Term Rental Overlay Map in June 2022, we’ve seen a steady uptick in 30-dayplus rentals. These longer-term stays appeal to digital nomads, extended-stay visitors, friends and family of locals, and residents in transition. It’s a segment that stays compliant with city regulations while offering guests a more immersive Steamboat experience.

WHY HOME DESIGN IS MOVING BEYOND MILLENNIAL GRAY

For nearly a decade, white walls, gray furniture, and minimalist staging ruled the real estate world. “Millennial gray” became shorthand for clean, modern, and marketable. A safe aesthetic that sold homes fast and was totally supercharged by the pandemic. But as we move into the latter half of the 2020’s, there has been an uptick in new trends. New trends that started to give way to something much richer: warmth, depth, and personality. Something is shifting. Buyers are tired of sterile. They want spaces that feel alive.

The Pandemic Hangover

The minimalist, white-and-gray look made sense in the 2010s. It photographed beautifully for marketing and social media, felt “clean,” and offered a blank canvas during a time when life felt chaotic. But after years of isolation, homeowners are craving comfort over perfection. They want rooms that feel livedin, not strategically staged. Post-COVID design psychology leans toward comfort, texture, and emotional connection. Buyers aren’t just shopping for a house, they’re searching for a feeling. Spaces that invite you to linger... spaces that feel collected rather than curated. Designers are calling the new aesthetic “soft luxury” or “quiet warmth.” Think layered textures, buttery neutrals, warm woods, and natural stone with visible veining. The new palette swaps cool grays for camel, taupe, and sand, with deep greens and muted terracotta’s making a comeback. Buyers are increasingly drawn to homes with personality. From arched doorways, vintage light fixtures, organic materials, and even imperfect finishes. Where the latter 2010s/early 2020s prized uniformity, the mid-2020s celebrate individuality and spaces that reflect life, not just lifestyle. Instead of cookie-cutter kitchens and identical Quartz islands, we’re seeing spaces designed for how people actually live. Multifunctional dining areas, moody home libraries, cozy nooks. Comfort and self-expression now drive value as much as square footage or finishes.

What This Means for Sellers and Realtors

For real estate professionals, understanding these shifts is key. Staging that once relied on white slipcovers and gray throw pillows now risks feeling cold or dated. Psychology tells us that it reminds buyers of the Covid days. Today’s buyers respond to spaces that feel warm, welcoming, and emotionally resonant. A little texture, color, and character can make a big difference. This movement isn’t just about aesthetics; it’s about identity. After years of sameness, buyers are drawn to homes with character—an arched doorway, a bold light fixture, or a moody powder

room. These details spark emotional connection, which often translates directly into stronger offers.

The white-and-gray era had its moment, but as the decade unfolds, design is getting its soul back. Design trends always evolve, but this shift runs deeper. It’s a reflection of how people want to live now. After years of uncertainty, homeowners are ready for comfort, connection, and warmth. The era of white and gray gave us clean lines and easy staging. But as the decade unfolds, buyers aren’t looking for blank slates anymore… they’re looking for homes with soul.

RANCHING IN WINTER

While there’s plenty of grandeur across Colorado, Steamboat Springs has its own distinctive draw. Sweeping valleys, rolling hills, open lands dotted with cattle, quiet dirt roads perfect for gravel biking – all more dramatic when iced by Champagne Powder™.

What makes “Ski Town, USA” so special? Agriculture.

“Old ranchers around here used to rely on skis to get around,” said Patrick Stanko, a fourth-generation rancher in Steamboat Springs. “Steamboat was a bunch of agriculturalists that developed a ski mountain. Agriculture is what makes Steamboat different from any other ski resort in Colorado or even the West.”

Today, the Yampa Valley is home to dozens of Centennial Farms & Ranches – families like the Stankos, Mongers, Zehners, Greens, Hitchens, Redmonds, Squires, Houges, Soash and more who’ve run operations on the same land for 100+ years. For them, ranching isn’t just a way of life and legacy, it’s a business and an increasingly challenging way to make a living – particularly as land values skyrocket and commodity markets plummet. It’s also hard work and long days, no matter the season.

BRAVING THE ELEMENTS

The stillness of winter may hint at a lack of activity, but for most ranchers, it’s business as usual.

At the Stanko Family Ranch, they’re busy weaning calves, managing herd numbers and reviewing grazing plans, all crucial decisions when you earn one check a year from your herd. Herd size dictates how much hay to put up. For a cow-calf or directto-consumer operation that over-winters their herd, it’s essential to balance nutrition to ensure healthy calves come spring. For most operations, feed is the single largest expense, and can run significantly higher during droughts or other events that drive up hay and grain prices.

At Mystic Hills Farmstead near Clark, Mikinizie and Jack Taylor raise 100% grass-fed and finished lamb and beef. As the ground freezes, the Taylors move their rotationally-grazed herds into corrals for the winter. While the herd is smaller, it’s essential to put up enough hay to feed the animals not sent to processing. Fortunately, they have enough fields to both graze and hay, creating a closed loop system on their ranch.

Despite bringing herds closer in, the work doesn’t slow. Ranchers spend as much time repairing infrastructure, clearing snow, breaking ice for water, and feeding in the winter as they do in the summer rotating animals, irrigating, fixing fences, and more.

Deep snow brings new challenges: keeping fences high, ensuring shelter, and feeding on fresh ground. Thankfully, cattle and sheep are well adapted to the cold, and ranchers use tactics like evening feedings that help raise the animal’s body temperature during

the coldest part of the day.

While unrolling hay has advantages in winter, fuel and maintenance costs quickly add up. On Yampa Valley Ranch, Ranch Manager Chase Hall turns to bale grazing when deep, crusted snow keeps the herd from foraging. It also keeps costs down and offers tremendous ecological benefits. “With bale haying, I can intentionally manage my herd to restore areas like droughty ridge tops or hillsides that need that intense carbon and manure input.”

SNOW = WATER

While snow is a precious commodity in any ski town, it’s the lifeblood of an agricultural community. How much snow falls, when, and how quickly it runs off dictates how much water will flow come spring and summer.

“We’re always thinking about water,” explains Mikinzie. “The more snow we have, the longer we have water. The longer we have water, the more we can irrigate, and the longer we can have our sheep out on the ditches versus the ponds. Water is crucial for everything we do.”

Healthy snowpack determines pasture health, hay

yield, and herd sustainability. “When we put moisture back into the soil, we get growth and build critical carbohydrates in the grass and forbs,” adds Patrick. “But like anything that’s agricultural, it’s great to have it when it comes, but it’s never at the right time.”

Take this past summer when an exceptional drought and high temperatures impacted hay production. With feed typically accounting for up to 75% of operating costs on a ranch, drought hits heavy on the bottom line. Drought is also a key factor in declining herd sizes across the U.S. Without fresh pasture in the summer and sufficient hay to feed in the winter, many ranchers have had to reduce their herd size to stay solvent.

MANAGING THE LAND FOR WATER AND THE FUTURE

Weather can’t be controlled, but land management can. For the Taylors, both wildlife biologists, conservation is the priority. By rotational grazing, moving their livestock frequently and not overgrazing, they’re increasing the health of their land and their animals.

As part of the Conservation District, Patrick Stanko understands livestock’s role in soil health. The natural behaviors of grazing make the land more resilient. Trampling and grazing break up soil compaction, stimulate plant growth, improve moisture absorption,

and build organic matter – turning grass that is oxidized, bunched, and dying into healthy forbs that generate carbohydrates and soil organic matter.

Chase Hall agrees “Livestock are a tool. Used well, they restore ecosystems. When consumers see producers as caretakers and sculptors of the landscape, that’s how we cultivate mutual respect.”

SUPPORTING RANCHERS

As Mikinzie reminds us, it’s important to be grateful for what agriculture means to the Yampa Valley. Whether it’s open lands or local food, we all benefit. Buy direct from local producers whenever possible – many ranchers sell full, half and quarter animal shares. Shop local at Yampa Valley Foods and support the Yampa Valley Community Ag Alliance and its mission to preserve agriculture.

Take advantage of winter activities run by local ranchers, as these programs provide ranches with supplemental income and build opportunities for conversation. Mind the tractors driving on snow packed roads and honor fence lines, even when they’re buried in snow. Relish the pristine white vistas and snowcapped mountains.

And remember, respect the rural, because that’s what makes Steamboat a place we all cherish.

CUT, COLOR COMPOSITION

INSIDE THE PAPER WORLD OF PAULINA JOHNSON

When you walk into Paulina M. Johnson’s studio, you’re immediately greeted by a kaleidoscope of color. Shelves lined with paper in every shade imaginable, delicate spirals and strips waiting to become part of her next intricate collage. Her medium? Paper. Her method? Pure patience, precision and passion.

I sat down with Paulina in her studio alongside her loyal dog, Murray, to talk about her creative process, her inspiration behind this year’s Winter Carnival poster design, and the unconventional journey that led her from graphic design to fine art.

ON HOW IT ALL BEGAN

Q: Your art has such a distinct, textured look, how did you develop this style?

A: Thank you. Honestly, it all started pretty simply. I glue little pieces of paper down... that’s really what I do. I cut my strips using a Cricut machine, which has totally changed my process. Before that, I was cutting everything by hand, and it was so time-consuming. The Cricut was actually a Christmas gift, and it’s been life changing.

Q: Where do you get your paper from?

A: I source paper from a few mills—GF Smith in England, which makes the Colorplan line, and another one in Germany called Gmund. I also use Neenah Paper out of Wisconsin; they make a lot of envelopes and stationery. And lately I’ve been working with a company called Mulberry Paper that distributes some really unique textured and marbled papers. They’re gorgeous.

FROM DIGITAL DESIGN TO PAPER ART

Q: You mentioned your background is in graphic design, how does that influence your work now?

A: It plays a big part. My process still starts digitally. I design the composition on my computer first, then I use the Cricut to score the lines where each paper strip will go. Once that’s done, it’s all hands-on from there. It’s really the best of both worlds; visual design meets tactile craft.

ON LIFE, ART & FINDING HOME

Q: You mentioned you’re originally from Mexico City; how did you end up here in Colorado?

A: My husband is from Oak Creek, and his career in physical therapy took us to Greenville, South Carolina

for awhile. When they sold his business, we knew we wanted to raise our boys here. This feels like home. It’s such a wonderful place to raise kids and to create.

ON INSPIRATION & TECHNIQUE

Q: Who inspires you as an artist?

A: That’s a hard one. I’ve worked in design for so long, and that world is full of inspiration. But once I started working with paper, it became something else entirely. There are so many incredible paper artists out there. I’d say I’m influenced by the medium itself... the way paper interacts with light and shadow. It’s always a surprise. You never quite know how it will look until it’s done.

Q: How long does a piece usually take?

A: That’s the question I get asked the most, and the most difficult one to answer. It really depends. Some come together quickly, but others, especially ones with flowers, can take weeks. Each little spiral is handrolled using a tool from traditional paper quilling, which is how I first got started. I even still use a finepoint applicator for glue; it’s my most important tool!

ON PROCESS & ROUTINE

Q: You seem incredibly disciplined about your work. Do you keep a regular schedule?

A: I do. This is my full-time job, so I try to treat it that way. I work here most days. I see my son off to school, take the dog to the park, and then come to the studio until about 3 or 4. I also work a few shifts at the gallery as part of our co-op model. A couple of years ago, I set a goal to create one new piece every week—52 a year. I haven’t quite hit that number, but I got to 45 last year! I document everything on my website in a section called “Paper Trail,” where you can see each year’s body of work and even how my process has evolved.

ON CREATING THE WINTER CARNIVAL POSTER

Q: Tell me about your piece for the Winter Carnival, it’s so visually striking.

A: Both of my boys have gone through the Winter Sports Club program, and my youngest is a Nordic jumper. I’ve been looking up at the Howelsen Hill jumps for over ten years, it’s such a big part of our lives. I didn’t want to do a cliché version of it, but it just felt authentic to my experience.

I played around with color, I even thought about doing bright reds to capture the fireworks and flares from the night jump, but I ended up keeping it more subdued and truer to my neutral palette. The paper flowers in the piece take the place of the trees at Howelsen, which adds a fun twist. The community’s response so far on this piece has been really exciting.

ON RECOGNITION & GROWTH

Q: Where can people find your work?

A: I’m part of Pine Moon fine Art, an artist-owned gallery here in Steamboat. Joining the gallery really solidified my transition working with The Raitman Galleries, they have two locations in Breckenridge and one in Vail. I also enter works into juried and group exhibitions around the country.

ON HER FIRST PAPER PIECE

Before we wrapped up, Paulina showed me the very first paper piece she ever made, constructed entirely from junk mail.

“It’s all junk mail,” she laughed, pointing out familiar logos hidden within the colorful swirls. “That’s how it all started... I got hooked right away.”
