PARK RULES

• All residents, owners, renters and overnight guests must register — age restrictions apply. Rates are based on a maximum of 2 registered residents per lot. Additional persons over age 12 are billed $5 per night — payment is due upon registering. Those under age 18 may use the recreation facilities only when accompanied by a Topics resident. Aged or units in poor condition are not accepted for extended stay.

• Quiet hours are from 10:30 pm to 7:30 am. Noisy or boisterous conduct will not be tolerated at any time.

• Only one habitable unit and two vehicles (cars, van, pick-up) to a site. No tents, no oil changes, body work, painting, etc. to any vehicle.

• The pool opens at 10:00 am and closes by sundown and during inclement weather. It is heated in the winter and open when the air temperature is above 70 degrees. Children under age 3 are not allowed in the pool. No glass, food or drink (water OK) inside the fenced area. Swim at your own risk. Additional rules may apply.

• Green Dumpsters are provided for bagged household garbage — no appliances, propane tanks or building materials.

• All vehicles are restricted to a 15 mph speed limit in all areas of the Resort. “For Sale” signs are not permitted except on vehicles on assigned storage lots. The manager reserves the right to approve all transfer of ownership if the seller desires for the unit to remain in the Resort. Travel trailers, 5th wheels or motor homes over 20 years old or in poor condition must be removed from the Resort if put up for sale or rent or if vacated.

• Neatness of sites is a must. Sewer hoses must have a rubber donut or other device to seal the hose in place. Trees are Resort property and may not be cut or trimmed without written permission from the manager. Clotheslines may not be tied to trees. Lines are available behind the upper laundry.

• On-site campfires are prohibited.

• Any and all exterior structural improvements, fabrication or demolitions must have the written approval of the manager and conform with county building codes before construction can begin. Contractors must present evidence of current occupational licenses and have acceptable insurance. Sheds are permitted, but type, size and location must be approved by the manager before installation and must conform with county ordinances. Sheds in non‑conformance are subject to removal.

• Managers and Owners are not responsible for any injury to persons or pets or damage due to fire and/or theft of the property. The management may evict anyone for behavior detrimental to the community, including visitors, for failing to obey the rules.
