Maintenance Appreciation Night on Wednesday, October 15 at Fowling Warehouse is our chance to shine a well-deserved spotlight on the hardworking maintenance technicians who keep the multifamily housing industry running smoothly. Too often, their dedication goes unnoticed, yet they are the first to respond when something goes wrong and the last to leave once the problem is solved. From keeping communities safe and comfortable to tackling repairs big and small, these skilled professionals are the backbone of our industry, and this night is all about honoring them.

The Third Annual Maintenance Appreciation Night is an evening filled with good food, refreshing drinks, fun games, and of course, fowling—a one-of-a-kind combination of football and bowling that’s perfect for friendly competition and laughter. Beyond the entertainment, Maintenance Appreciation Night is about community. It’s a chance for property managers, suppliers, and peers to come together and show gratitude for the individuals who put in the work every day to keep residents happy and properties thriving.

This celebration is more than just an event—it’s a statement that our maintenance professionals matter. Their commitment may sometimes be overlooked, but on this night, it is front and center. We invite everyone to join us in recognizing their contributions, sharing in the camaraderie, and making sure our techs feel the appreciation they truly deserve.

Admission for maintenance techs is free; all other admissions are $55 per person if you register and pay online $65 per person if you want to be invoiced. Sponsorships are available for $250 and include 2 admissions.

A MESSAGE FROM THE PRESIDENT

A Season of Change and Growth Fall in Greater Cincinnati and Northern Kentucky is always a season that reminds us of change. The crisp air, the brilliant colors, and the shorter days signal that we are moving into a new chapter of the year. Much like the natural world around us, our industry and our Association also move through seasons—each bringing new opportunities for growth, reflection, and renewal.

September was a shining example of that spirit of connection and energy. Our annual Fall Golf Outing was a tremendous success, and I want to extend my heartfelt thanks to everyone who participated, volunteered, and supported the event. The relationships we build and foster on the course, just like in our communities, continue to strengthen the foundation of our industry.

A Night Out was a great success and a very special night for the Apartment Association Outreach (AAO). On Thursday, September 4, more than 100 of our sponsors, Greater Cincinnati Northern Kentucky Apartment Association (GCNKAA) members, board members and friends of AAO gathered at the Freestore Foodbank and enjoyed remarks from Freestore’s CEO, Kurt Reiber about the longstanding partnership between the Freestore and AAO, a short video highlighting our partners, and tours of their 224,000 square foot facility. Government & Housing Legalities

KENTUCKY LEGISLATIVE UPDATE

Northern Kentucky requires over 6,600 new housing units in the next five years to support economic growth, with a significant need for affordable housing, particularly for low and middle-income workers, according to recent studies and a regional housing blueprint. Key reports like the NKADD Housing Data Analysis and the “Home For All” Northern Kentucky Housing Strategies report highlight the need for more 1- and 2-bedroom units and diverse housing options to address changing demographics and workforce needs. The NKY Chamber of Commerce’s Housing Blueprint outlines strategies to achieve this balance, focusing on expanding housing options at all price points to create a thriving and inclusive community. Locally, it appears the cities of Florence and Covington are going to be the most pro-active in implementing solutions. From the private sector, Amazon, with it’s logistics hub at CVG, is making it a priority to find housing for their workers and is offering resources to the community to find solutions to the housing deficit. NKY Politics: Boone County, Kentucky Commissioner Chet

Hand has announced he will challenge incumbent Judge Executive Gary Moore in a Republican Primary in 2026. Hand, who is often looked at in the business community as anti-growth and anti business, comes from the libertarian wing of the GOP. Moore, first elected as Judge Executive in 1998, is facing his first serious challenge in 25 years. Hand’s brand of politics controls the local GOP and has proven how to show up in Republican Primaries.

In Florence, Mayor Julie Aubachon has announced her intention to run again as Mayor. Vice Mayor Diane Whalen has indicated she may wish to run again for Mayor of the city.

Campbell County, Kentucky Judge Executive Steve Pendery seems poised to run for re-election in Campbell County without serious challenge.

Kenton County, Kentucky Judge Executive Kris Knochelmann has launched his re-election bid. Currently, there are no challengers who have surfaced. Knochelmann runs an efficient county government and remains very popular in the business community.

OHIO LEGISLATIVE UPDATE

Let’s talk property tax reform. Everyone else is.

First, there is a citizen-led petition to place an issue on the statewide ballot eliminating all property taxes. This group is collecting signatures to qualify for the ballot in 2026.

Then there is the Ohio General Assembly, which recently passed several reforms to property tax law, including banning emergency and replacement levies. Those levies fall outside of the antiinflationary guardrails the law originally intended and generate additional revenue as valuations increase.

The General Assembly also empowered county budget commissions to act as a watchdog on what levies generate. The idea is to get back to the fixed sum that a levy used to raise by asking the voters for an increase in millage which would raise an exact amount of additional money. Governor Mike DeWine vetoed these provisions, promising to convene a workgroup on property tax reform. Legislative leaders say they intend to override some or all of the Governor’s vetoes by the end of 2025. But movement toward other legislative solutions continues.

Finally, there is the Governor’s Property Tax Working Group, co-chaired by former longtime Cincinnati legislator Bill Seitz. On

September 30, the Working Group released twenty recommendations to provide property tax relief. Their full report can be found by clicking here.

Among the recommendations is one to close the “LLC loophole,” a method used to avoid county conveyance fees and defer property tax reassessments when buying and selling properties. LLCs would be required to buy and sell all Class I(residential and agricultural) real estate under the same rules that apply to individual Ohioans and their families when purchasing a home.

What happens next? Legislative leaders will review the Governor’s Property Tax Working Group report and determine which recommendations to advance through the chambers. It is likely that both the House and Senate will attempt veto overrides and try to enact the provisions they passed earlier this year. The citizen-led petition drive will continue to collect signatures, which is better funded and organized than expected. It is likely they will collect enough signatures to qualify for the ballot next year.

It is possible that, if the General Assembly is able to enact significant property tax reform, the ballot initiative group will stand down. But currently, that seems unlikely.

Mark arnold, royal Finish

Mark is currently serving on the GCNKAA Associate Council as 2nd Vice President, currently sits on the GCNKAA Board of Directors, and was a co-chair of the Business Exchange Committee. He also serves on the Summer Golf, Fall Golf, and Holiday Cheers committees. Outside the GCNKAA, Mark is involved as the Head Coach of the Badin Clay Busters.

When asked about running for the Associate Council, Mark states that he wants “to continue working with current committees and represent all companies through the Council and the Board.”

Regarding issues affecting Associate Members of the GCNKAA, Mark says the main issues include legislative efforts and employee influx.

Mark lists his more than 30 years experience in leadership and his openness to bring new ideas to the table as skills he would bring to the Associate Council table should he be elected.

Becca Ballard, apply rite

Becca is currently serving on the GCNKAA Membership Committee, DEI Committee, and the Social Media Committee. Outside of GCNKAA, she is also involved in CAI, Greater Dayton Apartment Association (GDAA), Columbus Apartment Association (CAA), NAIOP, CREW, and REI.

When asked why she wanted to run for Council, Becca replied, “I’m passionate about strengthening the connection between associate members and the property management community, and I see the associate council as an opportunity to give back to an organization that has greatly supported my own growth. My goal is to help create a council that not only represents, but elevates, the voices of it’s members.”

Becca continued about the major issues affecting the associate members of the GCNKAA and responded, “Many associate members struggle to differentiate themselves and communicate value beyond pricing, especially when face-to-face opportunities are limited. Additionally, shifting economic conditions and budget constraints can make it harder for vendors to secure and retain business.”

Becca concluded, “My work requires consistent communication with decision makers, problem solving under pressure, and adapting to market changes. I’m skilled at networking, event planning, and creating strategic outreach initiatives that generate long term partnerships. Additionally, my active involvement in GCNKAA events and committees has given me a clear understanding of how to bridge the needs of associate members with the interests of primary members.”

Lloyd is currently serving on the GCNKAA Holiday Cheers committee and the Social Media Committee. Beyond GCNKAA, Lloyd is involved on the Greater Dayton Apartment Association (GDAA), the National Apartment Association (NAA), and the Apartment Association Outreach (AAO).

When asked why he wanted to run for the Associate Council, Lloyd responded, “Having served on the Board of Directors as a primary member, I want to continue to give back to the industry and help GCNKAA be gold standard for Associations in the country.”

Lloyd continues talking about the major issues affecting the

associate members of the industry, listing both access to decision makers and increasing costs for services and supplies to the primary members.

Lloyd lists his 25+ years of property management experience on the primary side of the multifamily housing industry as the major benefit he would bring to the GCNKAA Associate Council.

Tony currently serves on the GCNKAA Associate Council as well as the Membership Committee, Holiday Cheers Committee and the Summer and Fall Golf Committees. Tony is also very active in his local school athletic association, music programs and theatre programs.

When asked why he was interested in re-running for Associate Council, Tony replied that he wants to give back to the multifamily industry which he has been involved with since 1980.

Tony continued, responding that the top issues affecting associate members include understanding that being a member is a longterm commitment and allowing relationships to build and mature over time. Recruiting new members and creating new events for networking and growing strong relationships with ALL members is also vital to all members.

Tony concluded, “I’ve been involved from the very beginning. I’m extremely passionate regarding the multifamily industry and all that the industry has to offer. I feel I have the knowledge and experience to continue to have a positive impact for our future.”

Jason lonsBury, pinnacle paving & sealing

Jason is currently serving on the GCNKAA Associate Council, as well as the Membership Committee and the Social Media Committee. Outside of the GCNKAA, Jason is also active in the Greater Dayton Apartment Association (GDAA).

Jason wants to continue serving on the Associate Council as he enjoys helping and growing the association and benefits of membership.

When asked about what issues are affecting our associate members, Jason replied that Associate members are caught combating between quality products vs low price when it comes to primary members seeking bids.

Jason is an owner of Pinnacle Paving and Sealing and has experience in the quoting process as well as skills with construction/ asphalt management.

Dennis is currently serving on the GCNKAA Associate Council. He also serves on the Fall Golf Outing committee, Holiday Cheers committee and is a chair of the Summer Golf Outing committee. He is a former Greater Dayton Apartment Association (GDAA) Board member and served as their Membership Committee chair.

“I have served on Council for several years and would like to continue to be of service to the Industry. I would like to continue to assist the Associate Members and help them maximize their involvement in the GCNKAA,” Dennis responded when asked why he was re-running for Associate Council.

When asked about obstacles facing the associate members of GCNKAA, Dennis answered, “The biggest hurdle I see is

Associate involvement. We need to help them stay engaged so they are not discouraged early in their membership.

When asked about his skills that would be beneficial to the Associate Council, Dennis stated, “I have been on council for several years and believe I can assist with helping new members gain a foothold in the association. If we can help them network and become a trusted partner to the Primary Membership, we grow as an organization.”

Chris is currently serving on the GCNKAA Summer and Fall Golf Committees. He is also active in Crew Cincinnati and the UC Real Estate Center.

“I want to give back and be a supporting role in keeping it a great association for current and future members,” Chris responded when asked why he was running for council.

Chris listed competition, tough state of the current industry, and inflation as the major issues affecting Associate Members of the Greater Cincinnati Northern Kentucky Apartment Association.

Chris concludes by discussing his skills and experiences that would be beneficial to the Associate Council. “I work great with others, can adapt to all different types of personalities, and I have a passion for the industry.”

Robert is not currently serving on any GCNKAA committees. Outside of the GCNKAA, he is involved with the Peace Education Program.

“I am interested in serving on the Associate Council to contribute my skills and insights towards fostering collaboration and innovation

within the organization. Engaging with fellow members allows me to support our shared goals, enhance community involvement, and drive initiatives that align with our mission. I am committed to leveraging my experience to promote positive change and strengthen our association’s impact,” Robert stated.

When asked what he felt were the major local and state issues affecting the associate members, Richard listed:

1. **Supply Chain Disruptions**: Ongoing challenges in sourcing materials and labor shortages continue to impact project timelines and budgets.

2. **Regulatory Compliance**: Navigating complex zoning laws, building codes, and environmental regulations can pose significant hurdles and increase costs.

3. **Financing and Investment**: Fluctuating interest rates and tightening lending standards can hinder access to necessary capital for projects.

4. **Sustainability Standards**: Increasing demand for ecofriendly building practices requires adaptation to new technologies and materials, which can involve substantial investment.

5. **Market Demand Variability**: Economic fluctuations and changing demographics can lead to unpredictable demand for rental units, complicating long-term planning.

6. **Labor Issues**: The construction industry faces a skilled labor shortage, impacting project execution and quality.

Robert concludes, “With over 25 years of experience in security automation within the multi-dwelling landscape, I currently serve in a leadership role at Vector Security. I am actively engaged in the evolving technological landscape, continuously adapting to the latest advancements and trends to enhance our security solutions.”

Only Primary Members may vote for the board of directors and only Associate Members may vote for the Associate Council. Heather currently owns and manages 19 units in the Cincinnati area. Heather adds, “I previously worked for a property management software company as a Relationship Manager. In this role, I was active in several local and national apartment associations and traveled regularly to help make the software a recognizable name. Prior to that, I was the property manager for a commercial and self storage building.”

Heather is currently serving on the Greater Cincinnati Northern Kentucky Apartment Association Board of Directors, as well as spearheading the Independent Rental Owner (IRO), and serving on the NextGen Committee, Holiday Cheers Committee, and the DEI Committee. At the national level, Heather has also been selected to serve on the NAA IRO Committee. She has also been involved with the Greater Dayton Apartment Association (GDAA), National Multifamily Housing Council (NMHC), and the TAA.

Heather replied when asked why she was interested in serving on the board, “I am interested in staying on the Board of Directors so I can continue to learn from the larger property management companies (PMCs) in Cincinnati, while doing my part to continue the success of GCNKAA and all they do for the multifamily industry.”

When asked what she felt were the major local and state issues affecting the industry, Heather listed fraud, rising insurance costs, local and federal regulations (specifically screening regulations), and the public perception of landlords.

Heather concluded that her skills in event planning, fundraising, and being an active participant in both the GCNKAA and the NAA are all beneficial to her seat on the board of directors.

Justin seger, hills properties

Justin Seger is the COO of HILLS Properties. He is responsible for overseeing all day-to-day operations at HILLS Properties. Justin continues, “This is my 21st year in Multi-Family. I started working

at Crawford Hoying in Columbus while completing my degree at The Ohio State University. After 5 years at CH, I spent 7 years at TGM Associates. TGM is a New York based investment firm with a focus on Multi-Family. In my time at TGM I operated a National Portfolio of apartment communities with a focus on Value Add. In my time in the industry, I have worked on site in multiple positions, as District Manager, Regional Manager, Asset Manager, Vice President, and ultimately COO at HILLS Properties.”

Justin is currently serving on the GCNKAA Board of Directors and as Vice President of the Executive Committee. He is also involved with the Ohio Apartment Association (OAA), Apartment Association of Kentucky (AAK), a NAAPAC Trustee, serves as the GCNKAA Legislative Committee Chair, and is the current Apartment Association Outreach (AAO) President. Outside of GCNKAA, Justin is involved with the Indiana Apartment Association (IAA) Education Committee and is a Greater Dayton Apartment Association (GDAA) Foundation Trustee.

“The NAA and it’s affiliates have played a large role in my career progression. I believe strongly that our industry can provide an incredible career path for those that choose to make the most of an opportunity. I feel a responsibility to pay it forward and give as many people as possible an opportunity to have the career progression that I have had in our industry.”

In discussing local and state issues affecting the industry, Justin replies “The political climate has been difficult over the course of the last few years. Although this has changed some, we need to make sure we continue to protect the interests of our industry in the coming year. The rapid decline in apartment supply that is coming our way in the next few years has the potential to make housing less stable.”

Justin lists his strong track record of success and building culture as well as his extensive experience with GCNKAA in his time being involved at the Association as skills that will be beneficial to the board.

The Assembly of Delegates (AOD) is composed of up to two hundred and fifty (250) delegates from the NAA’s ten regions. AOD is NAA’s largest business meeting of the year, where all NAA and NAAEI Boards, Committees and Task Forces meet, and the new incoming volunteer leadership is installed.

The 2025 Assembly of Delegates meeting will take place in-person at the Loews Hotel in Atlanta, Georgia.

Pre-Registration to the 2025 Assembly of Delegates is complimentary for all attendees who register by November 1, 2025. There is a $50 registration fee for registrations received AFTER November 1.

DO YOU HEAR WHAT WE HEAR? HOLIDAY CHEERS SCHEDULED FOR DECEMBER 4 AT SAVANNAH CENTER

The 28th Annual Holiday Cheers Benefit is a fundraiser benefiting the Apartment Association Outreach Inc., a 501(c)3 charitable organization dedicated to assisting residents with rent payments during times of personal emergencies or crisis. Monies raised during the Benefit will help fund the Rent Assistance programs of various local agencies including:

• Free Store Foodbank

• Citizens Active In Northside (CAIN)

• Jewish Family Service and

• Santa Maria Community Services

Each year, the Apartment Association Outreach, Inc. supports these programs with annual payments of more than $148,000 per year. With the current economy, these funds are more important than ever to support our local community and the efforts of our fellow organizations.

Again this year, this fundraiser will be a hybrid event with portions held online and other portions happening live at the Holiday Cheers Party at the Savannah Center in West Chester. All members and the general public will have more than a full week of bidding opportunities for silent auction items beginning on November 26 and will culminate on December 4 with the Heads or Tails Raffle, Mystery Bag Bourbon and Wine, Deck the Walls Raffles, and raffle ticket items.

Notice of Video/Audio and Photography : By registering for and/or attending the event, I acknowledge and agree that video, photographs, and or other recording of the event may be taken by the Greater Cincinnati Northern Kentucky Apartment Association (GCNKAA) or Partners acting on behalf of GCNKAA, and these photographs, videos or other recordings of my image, likeness and/or voice may be used by GCNKAA in any media now or later invented for any purpose related to the GCNKAA mission including educational, promotional, and awareness related use without compensation. By registering for and/or attending the event I give to GCNKAA unlimited permission to use my name, likeness, image, statements and other information I may give to GCNKAA, whether through registration, at the event, or otherwise, that may be necessary for GCNKAA to make use of its rights in the photographs, video, and other recordings. This authorization is continuous and may only be withdrawn by specific rescission of this authorization.

Most event facilities hold a liquor license that does not allow for outside alcohol to be brought into the facility or onto the grounds of the event venue. Outside alcohol brought in by members, guests, and event attendees is a direct violation of State liquor law and is cause for immediate expulsion from the event with no refund and could jeopardize your association membership as it would be a violation of the ethics clause.

1. AGREEMENT

GREATER CINCINNATI NORTHERN KENTUCKY APARTMENT ASSOCIATION

EXHIBIT RULES & REGULATIONS

By signing the Exhibit Space Application and Contract, the Exhibitor agrees to abide by these Rules and Regulations and all amendments thereto and the decisions of Show Management. For purposes of this Agreement, the terms “GCNKAA” shall mean the Greater Cincinnati Northern Kentucky Apartment Association, “exhibit hall” shall mean the Sharonville Convention Center, and “Exhibitor” shall mean any company, firm or person who has applied for or been allocated any space at the Exhibit Hall.

2. UNDESIRABLE ACTIVITIES

The Exhibitor agrees that his exhibit shall be admitted into the Show and shall remain solely on strict compliance with all the rules herein described. GCNKAA reserves the right to reject, eject or prohibit any exhibit in whole or in part, or any Exhibitor with or without giving cause. GCNKAA’s liability for rejection without giving cause shall be limited to a refund to the Exhibitor of the amount of rental unearned at the time of ejection. However, if an exhibit or Exhibitor is ejected for violation of these rules or any other stated reason (with cause), no return of rental shall be made. Exhibitor shall not exhibit any merchandise other than that specified in the application.

BOOTH ASSIGNMENTS

Booth selection by Exhibitor is available on a first-come, first serve basis and there is no first right of refusal. GCNKAA’s confirmation of requested booth space is final and shall constitute an acceptance of the Exhibitor’s offer to occupy space. Confirmation will be made only after receipt of the Exhibitor Agreement and the appropriate booth fees. After confirmation, space location may not be changed, transferred, or canceled except upon written request and with the subsequent written approval of GCNKAA. Not withstanding the above, GCNKAA reserves the right to change location assignments at any time, as it may, in its sole discretion, deem necessary.

4. SPACE RENTAL

Exhibitor fee includes a 8’x 10’ exhibit space, materials to define exhibit space (pipe & drape), a two-line sign showing Exhibitor’s company name and booth number, one 6’ table with skirting, two chairs and wifi access. No signs or advertising devices shall be displayed outside the exhibit space other than those furnished by GCNKAA. Booth displays not to exceed nine (9) feet in height across the back. No backdrops or booths higher than five (5) feet in height are permitted along the sides of the booth. Booth displays cannot block neighboring booths. Electric, carpet, additional table and chairs, and landlines are available at Exhibitor cost through separate contracted vendor.

USE OF DISPLAY SPACE

A. Restrictions on Space Rental: Exhibitor may not sub-let, sub-divide or assign his space nor any part thereof, nor purchase multiple booths for the purpose of subletting or assigning to third parties, nor permit in his booth non-exhibiting companies’ representatives without the express written permission of GCNKAA. Only companies or individuals that have contracted directly with GCNKAA shall be allowed on the show floor as an Exhibitor. Failure to comply with this provision shall be sufficient cause for GCNKAA to require the immediate removal of the exhibit and/or the offending Exhibitor at the expense of the Exhibitor. Failure to comply may also result in forfeiture of all further rights to exhibit at future shows sponsored by GCNKAA together with all fees paid. GCNKAA may lease any space so forfeited to another Exhibitor and retain all revenues collected.

B. Exhibitor shall design and maintain the general theme and tenor of show.

6. INSTALLATION AND REMOVAL

GCNKAA reserves the right to fix the time for the installation of the booth prior to the show opening and for its removal after the conclusion of the show. Installation of all exhibits must be fully completed at least 30 minutes prior to the opening of the Show. Failure to adhere to this requirement could restrict Exhibitor’s entry into any future shows produced by GCNKAA. Any space not claimed by 3:30 p.m. on Wednesday, March 18, 2026, may be resold or reassigned without refund. All exhibits and booth materials must be removed by 9 p.m. on Wednesday, March 18, 2026.

7. EARLY REMOVAL OF EXHIBITS NOT ALLOWED

No exhibit shall be packed, removed or dismantled prior to the closing of the Show without written permission from GCNKAA. If the Exhibitor acts in breach of this provision, it shall pay as compensation for the distraction to the Exhibition’s appearance, an amount equal to one-half of the total space charge for the Exhibitor’s allocated area, in addition to all sums otherwise due under this Agreement.

8. EXHIBITOR APPOINTED CONTRACTORS (EAC)

Any exhibitor using an EAC agrees to notify GCNKAA of such appointment and agrees to indemnify and hold harmless GCNKAA, the exhibit facility, and their respective officers, directors, staffs, employees, and agents and all official contractors from any and all liability or losses for any act, complaint, damage, or loss to any other Exhibitor, the exhibit hall, the property of any contractor or any consequential damages arising out of any such act of loss from the time the independent EAC first arrives at the hall until the final move-out is complete. The Exhibitor further agrees that GCNKAA may prohibit the EAC from working in the hall if the EAC does not fully comply with all rules and regulations set forth for them at this event. Any Exhibitor using an EAC agrees to advise its EAC of all rules and regulations.

9. PROHIBITED ACTIVITIES

A. All demonstrations, sales activities, and distribution of circulars and promotional material must be confined to limits of the Exhibitor’s booth.

B. Exchange of money or consummating the sales of goods or services on the exhibit floor is prohibited. Orders may be taken for future delivery only

C. Exhibits which include the operation of musical instruments, radios, sound motion picture equipment, public address systems, or any noise-making machines must be operated so that the noise resulting from there will not annoy or disturb adjacent Exhibitors or their patrons. Exhibitor represents and warrants

that no musical work protected by copyright will be staged, produced or, otherwise, performed via either “live” or “mechanical” means, or by or on behalf of Exhibitor, unless Exhibitor has previously obtained written permission from the copyright owner’s designee (e.g., ASCAP, BMI, or SESAC) for such use.

D. Exhibitors are prohibited from displaying any devises or objects in the booth that exceed the height of the back wall (9 ft.) without prior written approval from GCNKAA and the exhibit hall. No backdrops or booths higher than five (5) feet in height are permitted along the sides of the booth. Booth displays cannot block neighboring booths.

E. The use of inflatables (or ‘bounce houses’) is restricted without approval from GCNKAA, Sharonville Convention Center, and/or neighboring exhibitors.

F. Exhibitors are not allowed to conduct any activities that could be considered an illegal lottery under Ohio law.

G. Electrical equipment that is not UL approved may not be used in the exhibit hall. No wiring, installation or spotlights or other electrical work shall be done except by the electrical contractor authorized by GCNKAA or exhibit hall.

H. Approval for distribution of food items must be obtained by the Sharonville Convention Center prior to the event.

I. Sharonville Convention Center prohibits the use of glitter, confetti guns, fireworks and helium balloons inside their facility.

J. Live animals (except service animals) and firearms are prohibited inside SCC.

10. CANCELLATION BY EXHIBITOR

The Exhibitor specifically recognizes and acknowledges that GCNKAA will sustain losses if the Exhibitor cancels its exhibit space after it has been assigned and confirmed by the GCNKAA. Due to the difficulty of determining said losses, the Exhibitor agrees to pay the following amounts as liquidated damages, and not as a penalty, all cancellations must be received in writing. Booth cancellations received after October 1, 2025, and prior to February 18, 2026, will be issued a refund minus a $100 administrative fee. Booth cancellations after February 18, 2026, will forfeit all booth fees and will be responsible for full booth payment. Upon cancellation by the Exhibitor, GCNKAA has the right to resell the space and retain all revenue collected.

11. CANCELLATION OR POSTPONEMENT OF SHOW

In the event that any unforeseen occurrence shall render the fulfillment of this Agreement impossible by GCNKAA, the parties shall mutually amend or terminate the agreement at GCNKAA’s option. The Exhibitor hereby waives any claim against GCNKAA for damages or compensation. GCNKAA may return a portion of the amount paid for space after deduction of any amounts necessary to cover expenses incurred in connection with the show. Such expenses include, but are not limited to all expenses incurred by GCNKAA as a result of contracts with third parties for services or products incidental to the show, and all overhead expenses attributable to the production of the show. No monies will be returned should the dates or location of the show be changed by GCNKAA, but Exhibitor will be assigned space that the Exhibitor agrees to use under these same rules and regulations. GCNKAA shall not be liable in the event the show is interrupted, canceled, moved or dates changed except as provided herein.

12. ERRORS AND OMISSIONS

GCNKAA assumes no responsibility or liability for any of the services performed or materials delivered by official show contractors or other suppliers to the show, their personnel, or their agents.

13.

LIABILITY AND INSURANCE

A. All property of the Exhibitor remains under its custody and control in transit to and from exhibit facility, during installation and removal, and while it is within the confines of the exhibit facility. Neither GCNKAA, the service contractors, the management of the Sharonville Convention Center nor any of the officers, staff members, or directors of any of the same are responsible for the safety of the property of Exhibitors from theft, damage by fire, accident, vandalism or other causes. The Exhibitor expressly waives and releases any claim or demand he may have against any of them by reason of any damage to or loss of any property of the Exhibitor.

B. Exhibitor understands that neither GCNKAA nor any sponsor carries business interruption and property damage insurance coverage for loss or damage of Exhibitor’s property. The Exhibitor agrees to obtain adequate insurance during the dates of the trade show, including move-in and move-out days, and shall be prepared to furnish a certificate of insurance to GCNKAA.

15. ENFORCEMENT OF REGULATIONS

GCNKAA has full power to interpret and enforce all regulations of the show and the power to make amendments and/or further regulations, orally or in writing, that are considered necessary for the proper conduct of the show. Such decisions shall be binding on Exhibitors. All Exhibitors agree to be bound by terms of GCNKAA’s agreement with the facility in which the show is held.

16. CONFLICTING MEETING AND SOCIAL EVENTS

In the interest of the entire Show, the Exhibitor agrees not to extend invitations, call meetings, or otherwise encourage absence of members, Exhibitors, or invited guests from the educational sessions or exhibit hall during the official hours of the sessions or show. Hospitality suites may not be reserved without prior approval of Show Management.

17. WAIVER

Waiver by either party of any term or condition or breach shall not constitute a waiver of any other term or condition or breach of this agreement. The rights of GCNKAA shall not be deemed waived as specifically stated in writing and signed by an authorized representative of GCNKAA.

18. SEVERABILITY

In the event any provision of this Agreement is held invalid or unenforceable then neither the remaining provisions of this Agreement nor other applications of the provisions involved shall be affected thereby.

Electric Connections

Rates quoted for electrical connections cover only the bringing of service to the booth in the most convenient manner and do not include any special wiring. All wiring and electrical work on exhibitor’s display will be charged on a time and material basis. Reserve your booth and submit your complete booth contract to the Greater Cincinnati Northern Kentucky Apartment Association. You can email directly to michele@gcnkaa.org. Upon receipt at the GCNKAA offices, a confirmation email will be sent to the trade show representative listed upon contract. Booth price of $850 includes one table, two chairs, pipe and drapes and booth sign ONLY. The Early Bird price of $800 per booth is applicable through October 1.

STEP 3:

Order additonal tables, chairs and carpet for your booth. Sharonville Convention Center is not carpeted and the exhibit hall has a concrete floor. EXECUTIVE INSIGHTS ON FLEXIBILITY, ACCOUNTABILITY AND BUILDING TRUST

Truly effective leaders know how to stay composed when the pressure is on. It’s not one’s performance when everything is going smoothly that defines a great leader, but how a person responds when challenges arise.

Industry leaders on an executive panel during Apartmentalize 2025 discussed what real leadership looks like and how to strike a balance between meeting executive standards and supporting the development of high-performing teams.

EFFECTIVE LEADERSHIP IN PRACTICE

As a leader, it is crucial to take an introspective look at what is trying to be accomplished and how to get there. Some leaders may think they are effectively guiding their teams when in reality, they are hindering them. Panelists said that when leading a team, it is important to provide associates with flexibility in doing their jobs.

When asked how to balance flexibility while holding team members accountable, Sheri Druckman, Regional Vice President at Legacy Partners, offered simple yet sound advice.

“Build trust with your teams. Once you give them a safe environment to make decisions, learn from mistakes and implement the necessary changes, they become empowered through those experiences,” Druckman said. “That trust cultivates stronger relationships that help further develop our associates while meeting our goals on the executive side of operations.”

Terri Clifton, Managing Partner and President at Better World Properties LLC, echoed that perspective. “During COVID we learned that it was okay to give our teams more freedom because they would actually give twice as much back,” Clifton said. “We continue to encourage a work-life balance and help one another to cover where needed, and we have a happier environment at both the corporate and onsite levels because of that.”

AVOIDING COSTLY LEADERSHIP PITFALLS

Leaders are often positioned to drive change, but without trust and buy-in from both their teams and superiors, those efforts may fall short. To avoid that pitfall, panelists urged leaders to be open to others’ ideas and mindful of how they communicate.

“You can’t go into a new company wanting to make a big change when you don’t have buy-in yet,” said Lindsay Duffy, Vice President of Operations at Asset Living. “If you don’t have that trust and confidence, no one’s going to listen to you no matter how impactful what you’re trying to deploy may be.”

Mistakes are inevitable, but some are more costly than others, especially the ones you don’t recognize soon enough. “As a leader, habits like micro-managing or avoiding conflict can quietly erode trust and damage team morale,” said Elizabeth Francisco, Chief Experience Officer at Inhabit. “Left unchecked, these behaviors can have a serious impact on your business.”

Panelists also highlighted the need for strong communication and transparency across all levels of an organization.

STRONGER MULTI-LEVEL COMMUNICATION: MANAGING UP AND LEADING DOWN

Not every implementation is going to work—sometimes things don’t go as planned. When that happens, honesty and communication are key to getting back on track.

“We can’t always be the cheerleader. We have to be transparent and give our teams the good, the bad and the ugly,” Duffy said. “Having real conversations regarding what’s happening with the business and what’s not working with the current leadership style is key to building a successful team. Establish that dialogue, and keep it fluid and open.”

The number one takeaway: Great leaders don’t just model best practices, they learn from their missteps and turn them into teachable moments. By doing so, they not only guide their teams more effectively, but also grow in the process.

MULTIFAMILY OPERATORS BEGINNING TO EMBRACE TECHDRIVEN MAINTENANCE TRAINING

As technology continues to reshape the multifamily housing industry, many multifamily owner/operators are modernizing maintenance training and operations to meet evolving demands.

In June 2025 in Las Vegas, during the 2025 Apartmentalize session, “Bridging the Gap: Enhancing Maintenance Through Technology Adoption in Multifamily,” industry leaders shared strategies for integrating digital tools, improving technician training and fostering a culture of continuous learning.

INVESTING IN ASSETS

“We’re not just preserving buildings, we’re preserving people,” said Jose Murillo, Regional Maintenance Manager for Greystar’s Desert Region. “Our maintenance teams are our greatest assets, and we need to invest in them like we do our properties.”

Murillo, a U.S. Marine Corps veteran with over two decades in the industry, highlighted the importance of hands-on training and mentorship. He described how his team uses key performance indicators (KPIs) to identify skill gaps and tailor training accordingly.

“Too often, new hires are handed a stack of work orders and keys with no real onboarding,” Murillo said. “We’re changing that by using data to understand where our techs need support— whether it’s HVAC, plumbing or electrical—and then providing targeted training.”

A STRATEGIC APPROACH

Monica Frazier, General Manager at Midwood Investment and Development, echoed the need for a more strategic approach to training and retention.

“Success isn’t one-size-fits-all,” Frazier said. “We need to redefine ROI—not just in terms of dollars, but in terms of technician development, resident satisfaction, and asset longevity.”

Frazier emphasized that maintenance performance directly impacts resident retention, stating, “Maintenance is the holy trifecta alongside leasing and operations. If we’re not supporting our

techs, we’re risking renewals.”

EASING TRANSITIONS

The panel also addressed the challenges of introducing new technology to a multigenerational workforce. Frazier introduced the ADKAR model—a change management framework focused on “Awareness, Desire, Knowledge, Ability and Reinforcement”—as a tool for easing transitions.

“Change is hard, especially when it comes to software,” she said. “We need to be transparent about why we’re making changes, provide hands-on training and reward early adopters.”

Craig Carter, representing digital training platform Interplay Learning, noted that while many technicians may feel hesitant about technology, most are already using it daily.

“About 86% of skilled trades workers say they prefer digital tools for training,” he added. “The key is helping them realize they’re more tech-savvy than they think.”

Carter advised operators to reframe training goals. “If you say you want to train 52 hours a year, it sounds overwhelming,” he said. “But if you break it down to 30 minutes a week, it becomes totally doable.”

Murillo agreed, urging leaders to make training a regular part of the workweek. “Fifteen minutes on Monday, Wednesday and Friday adds up,” he said. “That consistency builds confidence and competence.”

The panelists also stressed the importance of mentorship. “We had 30 people raise their hands saying they’ve been in the industry 25 years,” Frazier said. “But only a few said they were mentors. That’s a missed opportunity.”

As the session concluded, the speakers challenged attendees to rethink how they support their maintenance teams.

“Technology is here to stay,” Murillo said. “We can either resist it or use it to empower our people. The choice is ours.”
