As I reflect on real estate activity within Estancia over the past year, one principle stands out clearly: homes of this caliber deserve more than traditional marketing, they deserve intentional positioning, distinct branding, and a story worthy of what they represent.

Throughout 2025, my approach centered on presenting each Estancia home not as a listing, but as a singular estate. Every property was thoughtfully named and branded, giving it a clear identity and narrative in the marketplace. This elevated the marketing beyond specifications and pricing to communicate the essence of the home, the vision behind its creation, and the lifestyle it offers.

This approach mirrors the care with which Estancia homes are conceived and built. From the selection of the homesite to the collaboration with architects, builders, and craftsmen, these residences are deeply personal expressions of intentional design. By naming and branding each property, the marketing honored that journey and created a meaningful emotional connection with discerning buyers.

Sellers benefited from marketing that accurately reflected the value of what they had built, while buyers responded to clarity, depth, and purpose in presentation.

In parallel, my 2025 real estate activity within Estancia and beyond totalled nearly $70 million in closed transactions, reinforcing my position among the highestproducing real estate advisors globally. With 164 transactions completed behind the gates of Estancia over the past two decades, my experience within this community remains both extensive and deeply rooted.

Looking ahead, the Estancia market continues to show strength, defined by limited inventory, rising values, and sustained demand for an exclusive luxury lifestyle. Golf membership availability remains an important driver of buyer interest and a key consideration for prospective sellers.

Inside Estancia: Why Limited Inventory Continued to Drive Value This Year

Over the past year, The Estancia Club has continued to distinguish itself as one of North Scottsdale’s premier private golf communities. Its rare combination of privacy, exclusivity, and dramatic Sonoran Desert surroundings remains highly sought after, reinforcing Estancia’s reputation as an exceptional community.

The market within Estancia reflected the broader strength of the ultra-luxury segment throughout North Scottsdale, characterized by limited availability and steadily rising values. Buyer demand remained robust throughout the year, driven by the community’s lifestyle offerings and long-term desirability.

In the last 12 months, 23 homes closed escrow in Estancia, compared to 14 sales the year prior which represents a 64% increase in home closings. The average sales price last year reached $4,604,348, marking a 6% year-over-year increase. Home sale prices ranged from $2,200,000 to $8,400,000, highlighting both the breadth and depth of the market. Price per square foot also experienced meaningful growth, averaging $834 per square foot compared to $740 the previous year, which is an increase of approximately 13%.

Despite strong demand, market dynamics continue to be influenced by the scarcity of available homes and the limited access to homes with golf club memberships. Of the 23 homes sold during the year, 10 included access to golf memberships, reinforcing the strong connection between membership access and overall property appeal and value.

As of today, there are seven Custom and LaScala homes on the market, with asking prices ranging from $2,575,000 to $8,000,000 and an average list price of $4,924,286. Two additional properties are currently pending; one listed at $6,500,000 without membership and another at $5,495,000 with membership. Notably, there is one active listing presently offering access to a golf club membership.

Looking ahead, the combination of constrained inventory, limited membership opportunities, and enduring demand for the Estancia lifestyle positions the community well for continued value appreciation. Homes that offer the complete Estancia experience are expected to remain especially compelling to discerning buyers.
