In its recently released ranking of the 10 hottest U.S. housing markets for 2026, the Philadelphia metro lands at No. 6, joining a list dominated by Northeast metros and a few high-pressure California markets where competition is expected to stay intense.

Zillow’s list weighs a mix of conditions that signal “heat” beyond simple price growth: how quickly homes sell, how often sellers cut prices, how frequently homes close above the original asking price, and how local job growth compares to new-home building permits. In other words, it’s a measure of demand versus oxygen—how many buyers are breathing the same air, and how many homes are actually available.

For Philadelphia, the headline is tight supply paired with steady buyer pressure. Zillow pegs the metro’s typical home value at $378,054, and notes that 41% of homes sold above asking price in 2025—a meaningful share for a large, diverse market. Inventory remains the defining constraint: Philadelphia has 39% fewer homes for sale than pre-pandemic levels, keeping well-positioned listings in the spotlight and limiting the luxury of hesitation for buyers who are ready to move.

At the same time, the market isn’t reading as reckless. Zillow reports 22% of listings had price cuts, a sign that sellers who push too far are being met with real resistance—while accurately priced homes still draw urgency.
