We entered 2025 with strong optimism for the multifamily sector. Early into Q1 we re-calibrated those expectations, recognizing the market’s recovery was unfolding more gradually than anticipated. Persistent economic pressures continued to create headwinds, slowing what would otherwise be solid regional demand.
This shift offered an unexpected advantage. It gave us the space to strengthen our foundation before the next period of growth. Throughout the year, we increased our investments in marketing, business development, and design technology, which reinforced our infrastructure and expanded our capacity. Internally, we improved our benefits

aston at Uptown

The Aston at Uptown is the first new multifamily development in Uptown Altamonte in nearly twenty years, offering studio through three-bedroom homes ranging from 538 to 1,388 square feet.
To secure density bonuses and achieve 74 dwelling units per acre on less than 3.5 acres, the site design is maximized with a central parking garage built over a storm-water vault, complemented by an outdoor bio-swale with environmentally friendly plantings.
The exterior features a dynamic modern aesthetic that incorporates full-thickness brick, low-profile fiber cement panels with reveals, and corrugated metal accents.
Inside, a two-story clubhouse welcomes residents with a grand staircase and direct views to a large courtyard and resort-style pool. Additional amenities include co-working spaces, a 24-hour fitness center with a yoga studio, a game lounge with an arcade and golf simulator, outdoor grilling areas, a dog park, and electric vehicle charging stations.

Inspired by the small-town character of Smyrna, Tennessee, the client, architecture, and interior design teams collaborated to create a community tailored to Elan Smyrna’s young professional market, blending familiar forms with contemporary design.
The interiors complement the farmhouse-style architecture with refined industrial elements.
A neutral palette, paired with wood and steel finishes, creates a cohesive aesthetic, while train-inspired local artwork, natural materials, and select abstract pieces add context and visual interest. Clean-lined furnishings and textured fabrics provide a sophisticated foundation throughout the amenity spaces.
The 5,000-square-foot clubhouse opens to a welcoming reception area with a built-in leasing desk and wood-and-tile feature wall.
Adjacent to reception, the business center includes a conference room and micro-offices designed to support modern work needs. An open clubroom and kitchenette maximize functionality, featuring a two-tier kitchen island suited for resident gatherings.
Additional amenities include a fitness center, pool, pet spa, mail and package rooms, and a covered veranda.

Encore Echo’s 9,250 SF clubhouse features a refined modern-transitional design with Corten steel accents, tropical influences, and rich jewel tones. Ash-toned wood details unify the amenity spaces, while soft grey-blue and deep green accent walls provide a calm, contemporary backdrop.
The Entry Lobby makes a strong first impression with ceiling wood beams and a moss wall paired with a neon sign. In the Game Room, a vibrant wallcovering and art collage showcase aerial beach imagery and curated local photography, reinforcing a strong connection to Fort Myers.
The expansive clubroom is organized into distinct amenity zones—Lounge, Clubroom, and Game Room—using double-sided fireplaces that define spaces while preserving openness and visual continuity. A variety of seating types and heights supports multiple resident activities.
Residential-inspired, high-performance furnishings—including leather-embossed vinyl, textured tweeds, and woven suedes—create a comfortable, durable environment. Brass and black lighting, accent tables, and furniture bases add contrast and visual depth throughout.

Alary transforms an aging strip mall into a vibrant 22-acre, market-rate multifamily community, delivering much-needed housing and renewed energy to the area. Designed in close collaboration with the client, the community balances modern living with a strong connection to its surroundings, drawing inspiration from downtown Fort Myers and the adjacent nature preserve.
The architecture features clean, modern forms, a timeless palette, and durable stucco over concrete block for long-term quality. Light-filled interiors and resort-style, wellness-focused amenities support comfort, productivity, and relaxation.
Amenities include a resort-style pool, 11,719-square-foot clubhouse, fitness and aerobics spaces, party room, outdoor pavilion with bar, business center with work-fromhome pods, outdoor lounge, dog park, pet wash, and tenant garages.
The community includes 283 units, including 26 studios, across 10 distinct floor plans.

The interior amenities were designed to reflect an upscale residential aesthetic—clean, impactful, and grounded in textural neutrals and muted tones. Light-to-medium wood finishes and white walls highlight architectural details, furnishings, tile work, and curated artwork, including a bear photograph that subtly references the property’s name, derived from the Creek Indian word nokose.
Amenities include a large pet spa with dual wash stations, a cyber lounge, private co-working pods, conference room, coffee bar, health lounge, and a state-of-the-art fitness center. Outdoor spaces extend resident living with a resort-style pool, outdoor kitchen and bar, grills and dining areas, fire pit, hammock lounge, covered pavilion, activity lawn, and walking trail.
Located in South Tampa, Marlowe is a luxury apartment community steps from shopping, dining, entertainment, and the waterfront.
Inspired by Tampa’s Oxford Exchange, the design features a refined, understated aesthetic with a palette of British tans and eucalyptus greens, elevated finishes, and curated artwork that reflects local history. The open-plan clubhouse offers a warm, welcoming environment with bistro-style seating designed for work-fromhome and social use.
Inspired by the character and history of North Boston, the interior design team collaborated with the client to create a new apartment community in Saugus, Massachusetts, that reflects local diversity and modern resident needs.
The clubhouse features a warm, residential palette of soft whites, black and brown tones, natural woods, colorful textiles, and oversized furnishings. Curated, story-driven artwork— ranging from abstracts to statement pieces— draws from Boston’s vibrant art scene and adds urban character.
Low ceilings from the tuck-under condition are addressed with white ceilings and a restrained overhead design, shifting emphasis to textured wall materials such as wood tambour and veined tile. Thoughtful space planning maximizes functionality, with flexible seating zones in the clubroom and an efficiently planned game room featuring a wet bar, multiple game tables, and a built-in banquette.

With a shared vision, our interior design team and client worked to capture the essence of Winter Garden’s long history of citrus farming while ensuring that the 5,630 sf clubhouse amenities package met resident expectations.
Our designers thoughtfully blended the city’s roots with a modern aesthetic, using tangy earth tones and organic finishes alongside contemporary lighting and detailed ceiling treatments. Located in the suburbs of Orlando, this community’s common areas were carefully planned with flexible layouts and versatile seating to support both remote-working professionals and social gatherings. Throughout the interiors, resident’s are subtly connected to Winter Garden’s heritage through curated historic imagery and artwork, Florida-inspired references to local ecosystems and wildlife, and patterns and textures the evoke nostalgic abstractions of citrus and it’s transportation.
