5280 Magazine Five Star Real Estate Agent 303-465-4798 wendy@wendyatkinson.com Where were you born? I was born in Carthage, Missouri and grew up in the South. How long have you lived in the area? What do you like most about it? I moved to Colorado in 1988 and cannot really see myself living anywhere else. It is wonderful waking up in paradise every day. How long have you worked in Real Estate? I have worked as a full-time real estate professional for 13 years. What is your specialty and what does that mean for the people you work with? My specialty is working with investors. My personal experience helps me to be a better guide for the buyers. Getting financing, understanding cash flow and helping the buyers understand what type of investment will work best for them are critical to a successful investment. This skill set is also very useful in working with homeowners who are making their next home purchase. I can help them
What is the most challenging part of what you do? While I am involved with many aspects of the home buying/selling process, there are a limited number of things that I can actually control in a real estate transaction. I really try to foster a team spirit between the buyers, the sellers, the agents, the lender, the home inspector, the appraiser and the title company. The focus should always be on the goals the buyers and sellers want to achieve. What do you most enjoy doing when you’re not working? I enjoy playing golf and bridge. My husband and I play golf together several times a week. We have taken some wonderful golf vacations – Scotland and Ireland last summer (photo), and Montana, Canada (photos), Oregon and Nebraska as road trips. What is one tip you have for someone looking to sell a house? You really do only have one chance to make a first impres-
dressed up for its interview with each buyer. It helps to change the seller’s thoughts from “home” to “asset”.
What is one tip you have for someone looking to buy a house? The first thing a buyer needs to do is boring – get pre-approved for a loan. Knowing the loan type and price can help us build a realistic set of search parameters to find houses that the buyer can actually buy. What is the most unusual thing you’ve encountered while working in Real Estate? I was showing homes to some clients. One of the bedroom doors was closed, so I knocked on it enthusiastically, and then opened it. The homeowner was lying on the bed completely naked and made no effort to cover himself. It was like the “ugly, naked guy” in the old series “Friends.” The clients didn’t buy that house.
