Introduction

The Resident Handbook answers many commonly asked questions regarding living at CampusOne.Inaddition,theResidentHandbookdescribespoliciesthatactasanaddendum to the policies laid out in your Lease Agreement. The Lease Agreement and the Resident Handbook are important guides that you should be familiar with throughout your time at CampusOne. You are expected to comply with both the Lease Agreement and Resident Handbook rules and regulations in addition toall applicable municipal, provincial, and/or federallaws.

About the Team Management Team

General Manager

The GM has the oversite of the whole operation and care for all the residents, staff and the facility. Simon’s responsibility includes the managing of all staff, the business operations, contract management and all property facilities. Simon has an open-door policy and is very willing to help you in any way possible.

Assistant General Manager

The AGM oversees the day to day operation of the property. Part of Courtney’s responsibilities includes the 1st and 2nd floor desk team, financial accounts and a liaison with the UofT Food Services. The AGM is here to assist all residents and departments.

Residence Life Coordinator

The Residence Life Coordinator is responsible for supervising Dons, establishing a successful community, and managing the on-going training and student development portfolio. Cristina will work towards building a strong and supportive environment for you to make the most of your Residence Life Experience.

Leasing Manager

The Leasing Manager is responsible for supervising the Leasing Coordinators and Leasing Assistants, ensuring the correct process is completed for all signed lease agreements. Pierre also oversees the marketing and social media of CampusOne.

Maintenance Manager

The Maintenance Manager is responsible for all maintenance and housekeeping at CampusOne. From solving work-orders in your room, to ensuring an optimal performance of this top-class building, Liam and his team does their very best for you, so that you can live in comfort at CampusOne

CampusOnehas15Donsand3SeniorDonsthatyouwillseefrequently! The Don is a full-time student living at CampusOne. Your Don acts as your contact for building information, events, programming, lock-outs, maintenance issues, roommate conflicts,neighborissues,andemergencyassistance.TheDonsplayanintegralpartin our dailyoperations.Theyarechargedwithresponsibilityformaintainingcommunitystandards and safety, performing administrative tasks, working as a team player, and developing a senseofcommunity.

Management reserves the right to close or adjust the hours of operation for all amenity spaces. BIKE STORAGE ROOM

Residentsmaystoretheirbikesinoneofthetwobikestorageroomslocatedinbasementandloading dock.WehighlyencourageresidentstousetheBasementstorageforextraspaceandaddedsecurity. Residentsmustprovidetheirownlocksandkeeptheirbikelocked.Residentsmustregistertheirbike attheFrontDeskwhereourstaffwillprovideaccessonyourkeycardtothebikestorageareasanda stickertoplaceonyourbike

Everymonth,ResidentswillreceiveanelectronicmonthlynewsletterfromtheCampusOnestaffvia email. The Campus Connect newsletter will contain important building information and programmingupdates.

COMMON KITCHENS

Commonkitchensareavailableoneveryevenfloor.Residentsmustresponsiblyusethefacilitiesand cleanupafterthemselves.Residentsshouldneverleavetheircooking/bakingunattended.Allfood placedincommonrefrigeratorsshouldbelabeledwiththeresident’snameandthedayitwasputin thefridge.Oldorunlabeledfoodwillbethrownout. Everyweekthefridgewillbedisposedofthe rotten food, dirty utensils, etc. When cooking, Residents must abide by all appropriate safety protocols,includingbynotlimitedto:attendingcookingfood,usingproperventilation,etc.Common Kitchens are shared spaced and the property of other’s should be respected. Storing of personal cookingitemsinthecommonkitchensisatyourownrisk.

Neverpropopenthecommonkitchendoorifthereisexcessivesmoke,thiswilltriggerthefirealarm inthe hallwayandevacuate the building. Should this happen,make sure toturnoff the heat from oven/stove,removethefoodfromthesourceandproceedtoexitthekitchen.

EQUIPMENT RENTALS AND SIGN OUTS

CampusOnehasavarietyofitemsavailabletosignoutattheConciergeDeskonthe 1st FrontDesk usingaphotoID.AlistofequipmentwillbeavailableattheConciergeDeskonthe1st floor Residents are responsible for loss or damage (other than wear and tear) for the content of their signed-out equipment.

Residentsareresponsibleforlossordamage(otherthanwearandtear)forthecontentsoftheirsignoutequipmentkit.Failuretocomplywithsignoutguidelines,abuseofequipmentorfailuretoreturn signed-out equipment will result in immediate loss of equipment sign out privileges and or rectificationcosts.CampusOnedoesnotacceptpassports,creditcardsorhealthcardsasanapproved formofIDforequipmentsignout.Nationalidentificationcards,Driverslicenses,orstudentcardsare accepted.

FITNESS AREAS

Residents will be able to maintain a healthy lifestyle through access to variety of fitness areas, includingthefitnesscenteronthe2ndfloor,3PelotonBikes,theyoga/danceonthe17thfloor,and theaerobicsstudioonthe25thfloor.

CampusOnehas3PelotonBikesforyoutoworkout.2Pelotonbikesarelocatedinthe2nd floorgym andthe3rd oneislocatedinthe25th floorAerobicsRoom.Residentsareabletocreatetheiraccount inthePelotonsystemtoaccessthedifferentclassesandspinningexercises.

FLOOR LOUNGES

Therearebemultiplefloorloungesthroughoutthebuilding;including,butnotlimitedto:common kitchens, study lounges, fitness areas, games rooms, TV lounges and more. Common kitchens and studyloungesareoneveryevenfloor.Residentsarewelcometomakeuseofalltheseamenities24/7. Access is provided by their personal key card. Residents must abide by Campus One’s community standardswhenusingthesespaces.

TheSkyline6islocatedonthe25thfloorofCampusOne.Floortoceilingwindowsrevealaone-of-akind view of the Downtown Toronto Skyline. The Skyline6 is open to all residents. It is subject to closureforspecialevents.

BUILDING ACCESS

TheSecurityDeskislocatedonthe1stfloor.Residentswillberequiredtousetheirkeycardtoaccess thefrontdoor,firstandsecondfloorelevatorlobbies,andelevators. CampusOnereservestherighttorefusevisitor/guestentry.

CAMPUSONE OFFICE

Ourleasingandmanagementofficearelocatedonthe2ndfloor.Residentsaddressanyconcernswith management,orstopbyforachat.TheofficeisopenMonday–Fridayfrom9am–5pm.

DINING SERVICES

All CampusOne Residents are welcome to enjoy the dining services offered on the 2nd floor. ResidentswithamealplanneedtoremembertobringtheirT-Cardormealcard.IfaResidentloses theirmealcard,theymustcontacttheUniversityofTorontoDiningServicesviaphone(416)978–1735 or email food.beverage@utoronto.ca to cancel their current card and obtain a replacement. RefertotheUniversityofTorontoCampusOneDiningBookforfurtherdetailsaboutthemealplans andfoodofferings.

MOVE IN/MOVE OUT

ResidentsarerequiredtofollowthemoveinscheduleestablishedbyCampusOne.Within48hours ofmove-in,ResidentsshouldcompletetheUnitConditionFormfoundintheWelcomeKit. Failureto submitthisreportwillresultinCampusOneassumingtheleasedpremisesisinperfectcondition.

Residents will vacate the premises by 12pm (noon) on the final day of tenancy unless they have renewed the lease agreement for the next term. The leased premises should be left in clean, undamagedconditionwithallpersonaleffectsandtrashremoved.ShouldCampusOneberequired tocleanthepremisesasaresultofResident’sfailuretocomply,chargesmayensue. Additionally,if Resident’s failure to comply delays a new occupant from moving in, Resident shall be liable for chargesassociatedwiththenewoccupantstayingelsewhereintheinterim.

RENT INSTALLMENTS

Rentshouldbepaidintheformofpre-authorizedpaymentonorbeforethe1stdayofeverymonth. Authorizedformsofpaymentincludepersonalcheque,moneyorder,cashier’scheque.CreditCard andDebitcardpaymentcanbemademonthlyorsetupautomaticallythrough Entrata Resident Portal. AmountsmustbepaidinCanadianDollars.Pleasenotethat Entrata Resident Portal adds aservicefeeforeachpayment.Forsafetyreasons,cashisnotanauthorizedmethodofpayment.

Shouldapaymentbereturnedasinsufficientfunds(NSF),theResidentwillbechargedtheNSFfee aschargedbyCampusOne’sfinancialinstitution(minimum$20).

INSURANCE

Priortomove-in,allresidentsmustprovideproofofrentalinsurance.Keyswillnotbeprovideduntil proofofthepolicynumberisobtained.

SECURITY CAMERAS

SecurityisapriorityatCampusOne.Therearenumeroussecuritycamerasonpropertybothinside andoutsidethebuilding.Thecoverageincludesbutisnotlimitedto:corridors,commonareas,and

elevators. The system is in place to address serious safety and security concerns related to the propertyandbusiness.AtnotimewillaResidentbegrantedaccesstoviewsecuritycamerafootage.

ShouldaconcernbebroughttoourattentionbyaResident,acamerainvestigationcanberequested atcampusone@studenthousing.comwiththefollowingdetails:

WORK ORDERS

If a repair is needed in your unit, Residents are required to inform the office immediately via the online work order form on the Entrata App, calling on the phone, visiting the 1st Floor Desk, or reportingtheissuetoyourResidenceLifeDon.Failuretoreportitemsinneedofrepairmayresult in financial responsibility for the necessary repairs and/or subsequent damages. After-hours emergencyrepairs(i.e.leaks)mustbereportedimmediatelytotheon-callDonat(647)389-7068.If thereis noansweronthe Donphone, call securityat (647)288-0827x. 6.Please know that work orderssubmittedafter3:00PMmaynotbeaddresseduntilthenextbusinessday.

Except for normal wear and tear, Residents are responsible for all repairs/replacements in the premises/leasedpremises,includingcommonareasoftheResidentsunit.ShouldaResidentcause damage to another Resident’s belongs (knowingly or unknowingly), the perpetrator will be held responsible.

Prior to arranging any repairs, Residents must obtain approval from CampusOne. Repairs will be madebyCampusOneorbyaCampusOneapprovedand/orselectedtradesperson.

• Bidet Installation Process

o Shouldaresidentrequireabidetinstallationtheywillneedtovisitthe2ndflooroffice, fill out the Installation Waiver for Bidet. The Installation must be done by the property’sMaintenanceTechnicianandhasacostof$100+HSTforinstallationand $100+HSTforremoval.

FUMIGATION & PEST CONTROL

Furniture,furnishingsandpersonaleffectsoftheResidentbroughttothepremises/leasedpremises aresubjecttoinspectionbyCampusOneandmayrequireResidenttofumigatesomeorallofthese items. From time to time, inspections may be done by CampusOne to determine if fumigation is needed.

If you notice a pestissue, you must report it to the office immediatelyso wecanhelp remedy the situation. Residents must also comply with recommendations from the pest control company and preparefortreatmentsasrequired.Treatmentscannotberefused.Residentswillberesponsiblefor anycostsassociatedwithpestcontrolasaresultoftheiractions.

UNIT ENTRY

Withreasonablenotice(24hours),CampusOnehastherighttoenterthepremises/leasedpremises forthepurposeofperforminghealthandsafetyinspections,preventativemaintenance,completea workorder,occupancychecks,orothernecessarywork. Entryismadeduringthehoursof9AM–5PM

Repairs made that are found to be the responsibility of the Residents (see “Work Orders”), or cleanlinessissuesnoted(see“Cleanliness”)maybechargedtoyouraccount. Incaseoffacilitiesorresidentemergency,

UTILITIES

The following utilities are included with your lease agreement: water (hot/cold), electricity, heat, A/C, and Wi-Fi. Internet access will be provided through a third-party provider. Any issues with internetaccessmustbeaddressedthroughthethird-partyprovider, Single Digits at 877-778-9283

AUDIO VISUAL RECORDINGS

The use of CampusOne facilities as a venue for audio visual recordings for personal, academic or professional purposes is prohibited without management approval. To request approval please visit the management office.

Community Standards

Community Standards are necessary for the smooth functioning of any community. CampusOne, believes that Residents have the right to an environment in which they can excel academically, personally,socially,andlivecomfortably.Therearethreebasicprinciplesinvolvedinachievingthis:

Alcohol

Consumptionofalcoholmustcomplywithallfederal,provincial,andmunicipallegislation.Alcohol isonlypermittedinaResident’spersonallivingspace.Alcoholisnotallowedinthecommonareasof thecommunityinanyformorcontainer.

o Possession and/or consumption of 'common source' alcohol (e.g. kegs, mini kegs, beer balls, 'swish barrels' and other large containers of alcohol, etc.) and/or the participationinactivitiestopromotemassconsumptionofalcohol/drinkinggames (e.g.funnels,beerbongs,centuryclub,beerpong,etc.)arenotpermitted

o Alcoholleftbehindexposedincommonareaswillbedisposedinthegarbageofthe roomlocated.

Cannabis

Consumption of cannabis must comply with all federal, provincial, and municipal legislation. Cannabis is only permitted in a Resident’s personal living space. Cannabis is not allowed in the commonareasofthecommunityinanyformorcontainer.

• Mass Consumption and Cannabis Paraphernalia

Unit:

Unitfurniture mustremainwithinthe unit. If you would like a furniture piece removed, residents mustrequestapprovalfrommanagement,tenantsshouldnotplacesuitefurnitureincommonareas, doingsowillresultinreplacementchargesattheendoftheyear,asthefurniturewillbeconsidered lost.

Fire Safety

Studentsarenottousefireexitsorinanywaytamperwithfiredoorsexceptinanemergency.This includestheproppingopenof floorentrance doors. Do notdischarge, tamper with oroperate any fire equipment (eg. Sprinklers, Fire Extinguishers) or detection equipment for any purpose other thaninthecaseofafire.

DO NOT usesprinklers/sprinklerheadstohanganyitem.Itisimportant to knowthatcoveringyour smokedetectorinyourunitorremovingthebatteriesputseveryone’slifeatrisk,andifreportedto theFireDepartment,couldresultinfinesofupto$5000.00orpossibleimprisonment.Alwaysleave any Residence facility during an evacuation (this includes but is not limited to fire alarms and/or drills)Personallivingspacesshouldbekeptinsuchamannerthatescapeduringanemergencyis alwayspossible(i.e.doorways/exitpathwaysshouldremainclear).

• Nudity/lack of footwear. Residents are expected to wear appropriate clothing (ex. top, bottoms,andshoes)whenincommonareasofthebuilding.

IneffortstoprovideasafeandsecureenvironmenttoallourResidents,CampusOnewillreservethe right to contact authorities and law enforcement should the misconduct require. CampusOne reserves the right to determine what constitutes inappropriate behavior within reason. Keys/Access Cards and Locks

Residents are to keep their access card/FOB/bedroom key in their possession at all times. Access cards//FOB/keysarenottobeinanyoneelse’spossession.IfapersonotherthantheResidentisin possessionoftheResident’saccesscard/FOB/key,itwillbeconfiscated.Residentsshallnotalterthe locking system on any door giving entry to the premises/leased premises, during the term of the lease. In the event CampusOne believes Resident safety is compromised, a lock change may be completedimmediately.Residentsarenotpermittedtomakecopiesofkeystothepremises/leased premisesortolendtheirkeystoanyotherperson.

Feeling“Unsafe”Vs.“Uncomfortable”

Residents expressing fear for safety, or a self-described “unsafe” environment are deemed to be in a life-or-death situation. Residents feeling “unsafe” are treated with high priority and given access to resources, within the community, or partner institutions, or via 9-1-1 emergency.

Residents experiencing roommate conflicts, personal struggles or strife, or otherwise existing in an environment that does not pose an immediate and measurable risk to their life and/or livelihood are not considered to be “unsafe,” but rather “uncomfortable.” Discomfort can be and is a natural part of cohabitation in an environment where residents must interact with others of different backgrounds, experiences, personalities, preferences, and/or lifestyles. It is normal to have differences in opinion and/or belief, residents are recommended to participate in conflict resolution, roommate agreements, and mediation as appropriate.

Roommate Conflict

Youaresuretoexperienceconflictswithinyoursuiteatsomepointduringyourstay. WhereastheResidenceLifeDepartmentisheretosupportyounavigatethesechallenges;it isourexpectationthatwhenyouexperienceaconflict:

1. UponyourarrivalyouwillcompleteaRoommateAgreementthatwillhelpyou stablishthebasiccohabitationalnorms.Whiletheroommateagreementisnotan actualcontract,ithasbeenprovidedasunique,communicativetoolforresidentsto utilizetomitigatefuturefeudsorconflictswiththeirroommates.

2. Whenexperiencingdiscomfortinyourunit,communicatetheissue/unmetneeds withtheroommate(s)involved.

3. Shouldtheconflictpersist,raiseyourconcerntoyourHouseDon
