BRAND-NEW ZUIDAS-ZUIDASDOK INFORMATION CENTER NOW OPEN!
The new Zuidas-Zuidasdok Information Center recently opened to the public. Situated on the ground floor of World Trade Center Amsterdam, visitors are welcome to stop by from Monday to Thursday between 10am and 4pm. Martina and Karima told us about the relocation, which was a project spanning several months. Readers will likely remember the old yellow-and-black information centre at the top of the escalators in the main hall of WTC. Due to extensive renovations by building owner CBRE, this space was earmarked for a new staff restaurant. According to Zuidas-Zuidasdok event manager-cum-’relocation project lead’ Martina, the enforced move wound up being a golden opportunity. “Our new ground-floor location next to OX & Bucks Grand Café is way easier to find.” Not just a move... Around summer 2025 it was announced that the Information Center would have to vacate its premises. Potential new sites were narrowed down to one suitable option early this year and then three design studios were invited to present proposals for a brand-new centre. “It wasn’t just a matter of moving the interior,” Martina explains. “The new centre has been completely redesigned and built from scratch.” ... but a completely new design Architecture and design studio Dérive (Rotterdam, Brussels) came up with a distinctive concept introducing many new features. Public information officer Karima: “We now have a reading area for our mature visitors and, for children, a special building corner with LEGO to have fun with.” Martina adds, “The space also has modular walls, so we can easily host gatherings of different sizes.” 18

Design and construction go hand in hand For the design and construction, Dérive and contractor Studio Tepe took their inspiration from the ‘aesthetics of the building site’, which are by definition ‘temporary, flexible and demountable’. This is reflected in the incorporation of sustainable (because: reusable) construction equipment such as scaffolding and outrigger pads. There’s also a showcase for construction photography, highlighting the temporary nature of the building works that are such a hallmark of this area and allowing visitors to admire and appreciate the ‘transitional’ qualities of Zuidas.

“Over the last 30 years I have seen a dramatic evolution in how we approach the development of our cities in The Netherlands.” Three decades of change When I first arrived, everyone already agreed cities should be more compact, less car-obsessed, more mixed. But in practice, we were still building outward, eating up land and keeping living, working, and leisure separated. Then came the Vinex-wijken: a 1991 government policy that gave us 400,000 new homes in places like IJburg, Ypenburg, and Leidsche Rijn. Dense for their era, but still defined by ground-bound houses: the classic Dutch “huisje-boompje-beestje” life. It wasn’t until the 2000s, and especially after the 2008 crash, that we really turned inward. Instead of expanding, we started densifying what we already had and mixing functions. Building a city that feels like home These aren’t isolated projects, they’re signs of where we’re heading. It’s no longer just about density, but about weaving together nature, sustainability, and human-scale life, even amid high-rise. But the real question hasn’t changed in 30 years: how do we build places that bring people together? As our lives become more individual, our buildings need to work harder to spark connection. You see people having drinks after work, travellers stopping by and people who are visibly a little nervous before a job interview. To me, it brings together everything that defines Zuidas, but in a very relaxed and sociable way. It is a true classic, yet somehow still feels timeless. And perhaps most importantly, the people who work there always seem genuinely happy to be there. You notice that immediately in the atmosphere. It really captures a piece of Zuidas culture: lively, accessible and not too formal. I don’t own shares in the place, but I do love going there.”

We had some of the blank walls near the meeting rooms painted with birds and artwork, which adds to that feeling. Of course, I also enjoy getting out and about. I regularly work for a while at George and often walk around the area. Zuidas has become much more vibrant over the past ten years, and I continue to follow that development with great interest.”

Employers therefore do not have to wait until an employee is fully absent from work. “An HR manager, employer or occupational physician can refer someone, but we can also be brought in preventively,” Jeroen explains. “That is actually far more interesting: trying to prevent someone from being at home for months.” After a referral, an initial telephone screening takes place. PsychoCare then looks at which psychologist is the best match for the symptoms, the individual and their working environment. Ursula: “Someone experiencing trauma-related symptoms, for example, will be matched with a psychologist who specialises in that field. But we also look at the wider context: is there a high workload, is the organisation undergoing restructuring, or are there tensions within the team?” Supporting both employer and employee It is this focus on the workplace that distinguishes employee care from conventional psychological treatment, Jeroen emphasises. “A psychologist should, of course, first and foremost provide good care, but also understand that there is an employer on the other side. The aim is not to continue treatment indefinitely. You want someone to recover sustainably and be able to move forward again.” That does not mean confidential information is shared with the employer. Ursula: “The content of the sessions remains between the psychologist and the employee. The employer only receives process-related information, such as whether the treatment has started or been completed, but no information about its content or

Heeren Makelaars growing in step with clients Heeren Makelaars has been a trusted name in Amsterdam’s housing market for more than twenty years. But founders Eran Hausel and Sander Bovenkerk are not the sort to rest on their laurels. With a growing team, a revamped website and a new office in Laren, the firm is taking the next step. Heeren’s approach calls for a strong team. “It’s hard work, but we have good fun, too,” Sander says. “Our people get room to develop and to pursue opportunities. At Fred. Roeskestraat 94A, the former site of

Roeskestraat has since been demolished and the plot has been temporarily relandscaped. On it, housing association Eigen Haard will realize the Duet residential buildings: social housing for seniors, among others.

Design and programme On the plot, there will be 180 social rented homes in two apartment buildings, named The Duet. One will be on the Fred. Roeskestraat side and one on the Zuider Amstelkanaal side. The latter building is intended for the elderly. On the ground floor and first floor, there will be space for (social) amenities. The maximum height of both buildings is 30 m (8 levels). Both buildings will be surrounded by public space on all sides and this will be landscaped by the City of Amsterdam. Process and schedule The construction brief, outlining the conditions for housing construction and amenities, was established in December 2022. In the fourth quarter of 2022, the City of Amsterdam reached concrete agreements with housing association Eigen Haard. The latter has selected architect Zecc, to design the buildings. Construction started in november 2025 and the first residents will be able to move in at the earliest in 2027. The definitive schedule will be drawn up by the housing association and their contractor. Finally, the public spaces will be landscaped. This will be done by the City of Amsterdam. The local community will be involved in the design of the public spaces. Spatial planning procedures and consultation The City of Amsterdam has discussed the construction brief for the planned housing construction with the local community. In September 2023, an information evening was held for the neighborhood about the draft design of the buildings and public space, and in April 2024 a walk-in meeting was held for the preliminary design. The plans for housing are in line with the framework of the existing zoning plan. However, an environmental permit for the construction of housing will need to be applied for. This will then be published, followed by an objections period. Further information on the schedule for this permit will follow in due course.

For new developments, such regulation can determine whether a project proceeds at all. A rent cap does not remove construction costs, financing costs or risks, but can make a project economically unviable. Scarcity remains. It is merely rationed through longer waits, stricter selection and higher rents elsewhere. The beneficiary is visible, but the homes never built - and the people who would have lived in them - are not. Both remain absent from the political calculation.”

The real issue, however, is not one, but the compounding effect of regulation. But if I must choose one measure, I would restore greater flexibility in tenancy contracts. Developers and investors – whether private landlords or institutional funds – need sufficient flexibility to commit capital to new residential projects. Tenant protection is important, but regulation must also preserve the conditions under which new homes can actually be financed and built.” 63
