the fair’s selection committee. Highlights including Henny Beaumont’s moving series Disappearing Women which includes portraits of 118 women who lost their lives at the hands of men in Britain in 2020 during the first lockdown will be on show for the first time since its conception at the fair. On International Women’s Day 2020, Jess Phillips MP read the names of the 118 women killed by men that year and Beaumont realised the only name she had previously heard of was Sarah Everard. From this, her drawing project was born as part of a drive towards remembering, honouring, and making all these women visible. Comedian, actor, artist and musician Noel Fielding is guest artist this October and will be showcasing an exclusive exhibition of new paintings and releasing a limited-edition print for just £100. Spooktastic Halloween Events at Leadenhall Market Giant tentacles will be snaking their way out of Leadenhall Market’s Victorian windows ready to catch visitors unawares, as part of the iconic Market’s 700-year anniversary Halloween celebrations. The monster six metre appendages will appear in the run-up to Halloween – in time for half term – alongside a family treasure hunt and a new series of atmospheric walks around the cobbled walkways, run by City of London guides. As the days draw in, Leadenhall Market’s dark side will be revealed in the ‘Burials, Bombs and Fantastic Beasts’ walking tours, taking place every Wednesday evening in October (6th – 27th inclusive) from 6.30pm – 8pm. Although Leadenhall Market itself dates back to 1321, there have been people living and working in this area since Roman times and the walks will explore some of their sinister history - with witchcraft, murder and death at almost every turn. Tickets need to be booked in advance and are available at the subsidised price of £7 (plus fees) from Eventbrite. Parents looking for half term inspiration can also download a treasure hunt spotting hidden secrets within Leadenhall Market’s stunning architecture to win a prize, courtesy of Flying Tiger. 2021 marks the 700th anniversary of Leadenhall Market, which dates back to 1321 and is situated in what was the centre of Roman

London. Located in the centre of the City of London’s financial district, the market was originally a meat, poultry and game market but is now home to 35 boutique retailers, restaurants, cafes, wine bars and an award-winning pub, The Lamb Tavern.

YOUR EVENT Goodman Gallery, Frieze Week 2020

Emalin, Frieze Week 2020

Frieze London - founded in 2003 - is one of the world’s most influential contemporary art fairs, focusing only on contemporary art and living artists, and takes place each October in The Regent’s Park, in the heart of London. The fair’s exhibiting galleries represent some of the most exciting artists working today, from the emerging to the iconic; and a team of world-leading independent curators advise on feature sections, making possible performance-based work and ambitious presentations by emerging galleries. The fair’s focus on living artists and innovative practice is also evident in the critically acclaimed Frieze Talks programme. The 2021 edition of the fair showcases over 160 of the most significant galleries from around the world. Frieze London 2021 will once again foreground discovery, engaging this year with the next generation of European curators who are reshaping the discourse around contemporary art today. Unworlding, curated by Cédric Fauq (Chief Curator, CAPC musée d’art contemporain de Bordeaux) will feature a selection of international artists whose practices are centred around the idea of the undoing of the world as we know it. This year’s fair also sees the addition of Editions, a new section showcasing the world’s leading publishers of editioned works and multiples by today’s most renowned contemporary artists, including Paula Rego, Yinka Shonibare, Georg Baselitz, Do Ho Suh, Julie Mehretu and more. Frieze London coincides with and is within walking distance of its sister fair, Frieze Masters, in The Regent’s Park. Frieze Masters gives a unique view on the relationship between historical art and contemporary practice, showing work made before the year 2000 whereas Frieze London presents work created mainly post-2000. Connecting Frieze London and Frieze Masters, Frieze Sculpture is a free display of major outdoor works located in The Regent’s Park’s English Gardens at the south end of The Broadwalk. Clare Lilley, Director of Programme at Yorkshire Sculpture Park, has once again selected and placed the works in Frieze Sculpture 2021. Frieze Sculpture is free and open to all until the end of October. Each year, for the last six years, Frieze has had over 60,000 visitors to Frieze London and Frieze Masters combined.

VACHERON CONSTANTIN

THE EVEREST INFLUENCE

YOUR WATCH Vacheron Constantin’s sportiest collections is opening up to new aesthetic horizons with two new variations: Overseas chronograph “Everest” and Overseas dual time “Everest”. These two numbered 150-piece limited editions are ideal for everyday wear as well as for the most daring feats, as testified by American explorer and photographer Cory Richards who wears the dual time version and shot the chronograph model in Colorado. A symbol of discovery and openness to the world, the Overseas collection explores new heights of elegance and robustness with two models radiating a resolutely sporting temperament. Inspired by the world’s highest peak, the Overseas chronograph “Everest” and Overseas dual time “Everest” watches celebrate adventure and self-surpassing. This mindset is personified by explorer and photographer Cory Richards, one of the talents chosen by Vacheron Constantin to embody its One of not many campaign. In 2019, the seasoned mountaineer undertook his third ascent of the ‘roof of the world’ via the North-East Ridge - considered the most difficult and perilous route - with an Overseas dual time prototype specially developed by Vacheron Constantin on his wrist. This unique watch now lends its aesthetic codes to the two new limited editions, photographed for the occasion by Cory himself. The new models, all of which are recognisable by the famous six-sided bezel evoking the Maltese cross, are distinguished by a powerful and distinctive style expressed through a skilful combination of materials, alternating between titanium and steel. The case, the bezel, the pushers and pusher guards are made of titanium, a light, robust and corrosion-resistant metal. The only differences are the finishes: satin-brushed and polished for the case; polished for the pushers; bead blasted for the bezel, crown and pusher guards, reflecting the grained dial finish. The anthracite grey tones contrast with the shimmering gleam of the stainlesssteel bezel ring. On the dial side, these watches opt for an elegantly grained finish punctuated by bright orange accents, a dynamic colour matching the shade of the stitching on the Cordura® strap with nubuck calfskin lining, providing a blend of sturdiness and softness on the wrist. To ensure their versatile elegance, both models are equipped with Overseas collection’s self-interchangeable strap system. This ingenious concept enables tool-free swaps between the Cordura® and rubber straps supplied with the watches, thereby adjusting the styles in step with the mood and the occasion. Cory gave an insight into these new stunning pieces and how they fit into his incredible lifestyle. What do you think of these watches? For me, these watches are an expression of years of refinement and effort. They are the manifestation of the reduction of the superfluous in the pursuit of the essential...and the essence of craftsmanship. All of my endeavors have mirrored this journey...be them in art and photography or exploration. For me, the ultimate expression of any craft is best understood through what we are able to strip away and shed as we drive towards perfection. I see this in the details...what is included and why. I’m reminded of the sweat and blood and tears and joy that all greatness requires. And in the movements I see the countless hours of dedication required to bring any goal to life. I see the time given. I see my life reflected back at me through minutes and seconds and I am reminded that there is still a road ahead and an unfolding of countless journeys yet to come. How did you approach the shoot? I wanted our shoot to reflect countless hours spent over a lifetime pursuing exploration. The late nights spent in the dark, hovering above the expanse of the world below. When we leave behind the comfort of our everyday lives and willfully exchange it for discomfort, we are invited into a space of our own evolution and we discover what we are capable of. In the mountains or on the ocean, time dilates and minutes can be experienced as hours, and days remembered as mere seconds. Oftentimes, our success or failure is tied to how we optimize our time...when we wake, how quickly we move, how much we sleep...it is all a measure of time. Speed equates to safety and can literally mean the difference between life and death. Can we beat the sun before the ice melts and rocks begin to rain down? Can we cross a slope before the snow becomes too unstable to traverse, warmed by the heat of the day? Can we beat a storm or must we retreat? It is all a measure

of time. I wanted to tell that story of a day moving through an environment, optimized and by attention to detail and efficiency through the awareness of time. It is a story of goals and willingness to observe and respect what is necessary to achieve them, measured out to the last second. How do you feel about wearing an Overseas Limited Edition “Everest”? Wearing an Overseas “Everest”, I’m reminded of everything from my childhood and everything that brought me to this moment in time...the trials, the seemingly endless learning through trial and error. The failures balanced against the successes. I’m actually emotional when I stop and contemplate what this watch actually says...about my life and what it can mean to others who wear it. To share such an enormous piece of me condensed into something so refined and beautiful is a humbling honor beyond the words I have. I guess what I feel most is gratitude. Gratitude for the time spent in the company of countless mentors and friends. Gratitude for the places seen and the effort given. And gratitude for everyone who has worked so hard to express all of that in a timepiece that encapsulates it all with such articulation, beauty, and thoughtfulness. I’ve always loved watches, but this is much more than that. What parallels could you draw between this Overseas “Everest” model and our collaboration with One of not many concepts as your personality? It’s hard to accept myself as one of not many because I believe that we are all truly extraordinary in our own expressions. But I also work to celebrate the pieces of me that have brought this to life and appreciate that path. In very real terms, every Overseas “Everest” is truly one of not many and that limited nature only acts to amplify everything that has been accomplished and expressed in the watch itself. Much like a timepiece, we are greater than the sum of our parts. Each of us is made of our own collection of movements and gearing, the machinations of the lives we’ve lived...and the outward expression of that is unique. I see this collaboration as a continued expression of that concept. The movements in me are echoed in the craftsmanship I look to countless times everyday, leading me further into an exploration of self, art, and the planet. For that, I can’t be more humbled and grateful.

CHANEL

MONSIEUR. SUPERLEGGERA EDITION The story of a rendezvous. A rendezvous that was meant to be. The J12 Superleggera launched in 2005 and the Monsieur watch presented five years ago delivered two worlds that until now have exclusively defined the codes of Chanel watchmaking for men. With the Monsieur. Superleggera Edition watch - elegant, hightech and distinctive - a new chapter is added to the story of Chanel watches for men. Acclaimed by women, admired by men and worn by all, the J12 watch celebrates its sporty, masculine features in the Superleggera model. Like the Italian racing cars that revolutionised motor racing with their superlight construction, the J12 Superleggera has always proclaimed its passion for performance and its love of sports. Athletic in its lines, elegant by nature, sophisticated in its use of high-tech aluminium, it created a look that was different and offbeat. In 2016, meanwhile, the Monsieur watch inaugurated the first collection dedicated exclusively to men. Its name and its silhouette leave no room for doubt. Its perfect geometric proportions are matched by the refinement of its graphic numerical design. Crowned with the seal of the lion, emblem of Chanel Fine Watchmaking, the Monsieur watch is powered by the Calibre 1, the first movement designed, developed and assembled by the Chanel Manufacture. Now, the J12 Superleggera and the Monsieur join forces, creating the Monsieur. Superleggera Edition watch.

This is a Monsieur watch, first and foremost. It proudly displays its heritage. It expresses its codes. It revisits its beauty in a sporty manner with a unique personality, uncompromised in its looks, is inspired by the design of racing car speedometers. The Instant Jumping hour, 240º retrograde minute and centered small seconds counter provide its technical infrastructure. With its matte black highly resistant ceramic 42mm-diameter case, matte black guilloche dial with black nickel finish and black nylon strap lined with red calfskin, the Monsieur. Superleggera Edition watch flexes its muscles - in complete discretion. Full of grace, its codes evoke the great moments in motor racing and the love of fine engineering. It has been designed for men who like to stand out from the crowd. The iconic Superleggera signature is positioned at 12 o’clock, with the typeface evoking the epicurean codes of Gran Turismo and the potent red hue suggesting passion and a desire to move forward. The colour is also elegantly echoed in the 60 of the small seconds counter and the small hand of the jumping hour. The sporty aesthetics of the dial are aligned with the graphic and high-tech design of the black Calibre 1, visible through the transparent sapphire back.

YOUR WATCH

Gravity Equal Force Ultimate Sapphire Armin Strom, the Swiss luxury watch manufacturer known for its edgy, eye-catching transparent mechanics, has just launched a rare and stunning new version of its milestone Gravity Equal Force timepiece. With its off-centre grey-toned sapphire dial, the strikingly cool monochrome watch offers an extraordinary view of the exquisitelyfinished manufacture movement and further enhances the brand’s reputation for its irrepressible, exuberant independence. The Gravity Equal Force has made quite an impression on watch enthusiasts since it was first launched in 2019. And for good reason: it is the world’s first automatic watch with constant force transmission, which results in consistent power delivery to the balance. In short, it means that the watch always delivers flawlessly constant precision. Its ASB19 caliber offers a power reserve of 72 hours. The timepiece stands out not only with its ground breaking technology but by a design and craftsmanship that set it apart from every other watch. With the launch of the Gravity Equal Force Ultimate Sapphire, Armin Strom has reinforced its commitment to the transparent mechanics that have been generating an industry-wide buzz since the brand’s beginnings. The watch is distinguished in equal part by its technical and aesthetic innovations. Presented in a classic 41 mm stainless-steel case, the Armin Strom Gravity Equal Force Ultimate Sapphire comes with a black fabric strap with light grey stitching, subtly maintaining the watch’s resolutely cool monochrome colour scheme.

This breathtaking new Gravity Equal Force timepiece was designed and produced in-house at the brand’s manufacture in Biel. Like every Armin Strom watch, its movement has been assembled twice. After its first assembly, the movement was painstakingly disassembled and each individual part was cleaned, dried, reassembled and lubricated before being meticulously regulated, tested, and returned to the case. The Gravity Equal Force Ultimate Sapphire will be available from October in a limited quantity of 15 pieces for 2021. Due to the limited production capacity, the special timepiece will be available subsequently in a very small number of pieces per year.

MAURICE LACROIX

MASTERPIECE GRAVITY Masterpiece is the ultimate expression of Maurice Lacroix ownership. Each curving line and crisp facet is designed to enchant the onlooker. The Masterpiece title has become a byword for thought-provoking design, where colours, depths and textures tastefully coalesce. The Masterpiece Gravity burst onto the watchmaking scene only a few years ago, but it has already become an icon, admired by aesthetes and watch lovers alike. It broke convention by placing the escapement and regulating organ front of house, positioned adjacent to the off-centre hour and minutes display. Consistent with its contemporary outlook, Maurice Lacroix has created an additional version of the Masterpiece Gravity, overflowing with modernity. The silver-toned dial sidesteps unnecessary clutter, delivering a clean dial which efficiently imparts time. The refined pairing of silver, dark grey and white

tones delivers an abundance of eye-appeal that is clear to see. A contemporary and design watch at the same time. Now, a new version of the Masterpiece Gravity joins the current collection. Housed in a 43mm stainless steel case, it looks very different from its forebears despite sharing many design elements. Indeed, this latest model looks more contemporary and is best described as fresh-faced. An off-centre hour and minutes display is positioned in the top right corner of the dial. Unlike earlier examples of the Gravity, this display eschews a chapter ring, conferring a neater, tidier appearance. Each hour is denoted with elongated Roman numerals, save

for noon where the brand’s ‘M’ logo sits on high. The hour and minute hands are yellow gold plated, infusing the display with a soupçon of colour and heightening the sense of luxury. The silver sun-brushed off-centre hour and minutes display sits above the exposed main plate which is adorned with concentric Vagues du Jura motif. A dark grey small seconds display is positioned at 4 o’clock, sitting above the main plate, but beneath the hour and minutes display, charmingly playing with depths to glorious affect. The remaining bridges are enriched with sandblasted and brushed finishing. The left side of the dial area reveals the escapement and regulating organ. The oscillating motion of the balance wheel

provides a visual spectacle that is difficult to ignore. Beyond its striking appearance, the Gravity was an early adopter of silicium technology. This glass-like material provides a virtually friction-free surface, aiding precision and obviating the need for lubrication. Moreover, silicium components have a low mass, mitigating energy consumption. An exhibition caseback affords views of the automatic Manufacture Calibre ML 230, a rhodium plated movement featuring Grand colimaçon Côtes de Genève on its reverse. This latest version of the Masterpiece Gravity is supplied on a brown calf leather strap, featuring the ‘M’ logo, paired with a stainless steel butterfly buckle.

HERMÈS

ARCEAU WILD SINGAPORE Woven with gold thread and adorned with miniature painting, the dial of the Arceau watch reveals a majestic lion in the heart of a lush natural setting. The understated yet distinctive Arceau watch created by Henri d’Origny in 1978 blends its classic aesthetic with a rich palette of Hermès skills. Its round case crafted in white gold and featuring

stirrup-inspired asymmetrical lugs frames a miniature-painted dial enhanced with intricate gold thread. Produced in a 24-piece numbered limited edition, the Arceau Wild Singapore watch reinterprets the eponymous silk scarf designed by Alice Shirley for the 2021 spring-summer collection. The British artist pays tribute to the extraordinary biodiversity of Singapore, a green island where migratory birds stop over on their journey between North Asia and Australia. This abundant theme depicts several nocturnal rainforest animals, while a regal lion shaped like a fig tree and enthroned at the centre of the composition keeps watch over the island nature of Singapore - whose name means ‘Lion City’ in Sanskrit. Artisans combine miniature painting with gold thread welding to depict the feline and its equatorial environment on the dial of the Arceau watch. Working on a gold base, a varnish is applied and the motif is transferred, before meticulous painting of the elements that will appear under and around the gold threads. Shapes and colours come to life through a multitude of layers of micro-painting, successively applied with a brush and dried in a hot kiln. hermes.com

WATCHES Then, as if creating an embroidery, the artisan assembles on the dial surface a multitude of threads - three times finer than a human hair - giving depth to the scene. This process involves first determining a starting and ending point for each thread, before hollowing out the holes (divots) required to accommodate the far ends. Finally, gold is poured into these attachment points that are then fused with the two ends of the thread. Each of the threads is

placed in a specific order and position in order to create a play on transparency and light. After a week of patient work, the dial is fitted inside a white gold case measuring 41mm in diameter and housing the Manufacture Hermès H1837 self-winding movement. An abyss blue matt alligator strap crafted in the Hermès Horloger workshops sets the perfect finishing touch to this creation and highlights its deep nuances.

Distinguished Distillery Tweed The Isle of Harris Distillery have unveiled made to wear jackets for men and women in collaboration with the unique Harris Tweed.

In 2018, the Isle of Harris Distillery set out to discover more about the art of weaving and the skills of the people and mills who help bring the historic island textile known as Harris Tweed into being. The distillery, along with Harris Tweed Hebrides, the Harris Tweed Authority and the islands’ education services worked closely with schools across the island as they set local schoolchildren the challenge of designing a new Isle of Harris Distillery tweed while learning about this special and historic cloth from the Outer Hebrides. After months of workshops and working with local children the eventual winner was 14-year-old Scott Murray from S3 at Sir E. Scott School in the Isle of Harris. Scott’s submission included an intriguing mood board with experimental yarn selection and pattern painting with carefully thought-out rationale of his influences. Scott’s winning design was woven by the distillery’s own Stephen Passmore and last year, Isle of Harris Distillery collaborated with designer Judy R Clark to create a uniquely special Made To Measure jacket from this cloth. Following the popularity of this limited edition, Isle of Harris Distillers and Judy R Clark have now announced the launch of two Made-To-Order jackets in the same style (sizes ranging from 6-18 for women and 36-48 for men). “It is wonderful to collaborate with the Isle of Harris Distillery again, we have thoroughly enjoyed taking this project to life with them and seeing it develop from Scott’s original tweed design to Judy’s stylish jacket.” Lorna Macaulay, Harris Tweed Authority CEO.

Award winning designer Judy R Clark is famed for her exquisite hand tailored womenswear designs comprising of Harris Tweeds, Scottish lace and antique fabrics. Judy first began to use Harris Tweed when her grandmother, a native to the islands brought her back a suitcase full of vibrant tweeds on the boat which had been woven by her Uncle Donald; a weaver on the island. Judy brings an avant-garde twist to the cloth creating contemporary wears in her unique collections. For this exclusive project Judy has been working with Alison MacDonald of Tiger Textiles in the Isle of Lewis. Alison has been working from her studio in Ness embroidering threads of rose gold on to sumptuous teal velvets for the hidden message, ‘Esse Quam Videri’ in the back collars. Each jacket is made using specially woven Isle of Harris Distillery Harris Tweed combined with luxurious teal velvet collars embroidered with rose gold threads. The linings inspired by the Hebridean seas finished with rose copper buttons and contrasting sea blue buttonholes. Judy says: “The Isle of Harris Distillery Collection has been such a wonderful project to work on, combining colours of the beautiful landscapes, blue seas and rose gold of the distillery has been a dream. The coats are contemporary and so wearable, with great attention to detail, each made by hand in Scotland.”

Inspired by the immense voyage of an ocean diamond, Alice Made This draws on this journey to inspire and inform the collection. Each diamond has travelled over millennia from the earth’s mantle to the open ocean bed where it is hand picked and paired with solid gold, continuing the diamond’s journey from ocean to heirloom. Based in Cornwall, Ocean Diamonds is a leading specialist in marine diamonds, working with skilled divers and expert artisans to consciously source and carefully certify one of nature’s most precious gifts - the diamond. From seabed to surface, Ocean Diamonds believes in celebrating the power of the ocean in every stone, exploring the diamond’s wild and brilliant nature while providing an opportunity for the wearer to carry the ocean with them through their daily life. Ocean diamonds started their journey to the sea billions of years ago, carried by the rivers and eventually settling in the seabeds off the coasts of Namibia and South Africa where they are artfully uncovered by responsible diamond divers. It is this journey that has inspired this exciting new collaboration with precision jewellery brand Alice Made This. The gold and diamond jewellery collection from Alice Made This X Ocean Diamonds, is inspired by the diamond’s journey from deep within the earth’s surface and into the waters of the flowing sea, spending millennia travelling via geotechnical movement from kimberlite pipes in the earth’s crust, down mountains, along rivers, through currents and into the shallows of the ocean waiting to be discovered and hand-picked by local divers. To create this collection, the stones have intentionally been left with their raw ocean-picked finish to celebrate this arduous journey and the wonder of nature in all its glory. The forms of the Ocean Diamonds collection are organic and crude, working in harmony with the raw ocean diamonds to symbolise the journey and immense story the stones have to tell - providing a tangible connection to the ocean and the surrounding natural world. Beginning as mouldable wax, each individual piece is precisely weighed, rolled, cut and hand worked. The diamonds are then coarsely embedded into the wax, replicating the way in which they are wedged and gently caught in the sediment and nooks of the ocean bed. This action splays the wax to the shape of the raw diamond and encases it in a protective and organic way. The shapes and forms of the collection echo the movement and travels of the diamond. For example, the meandering of the river is mirrored in the wrapping and holding of the diamond, whereas the oxygen bubbles of the divers are represented by voids made by splaying the wax outwards and capturing the diamond in the edge. The pip form, with the diamond pressed in its centre, is inspired by small pebbles and sand rolling along side by side with the diamonds on the journey to the ocean, and the circle and stick forms are marked by crafting tools to reflect an aerial view of waves flowing across the surface of the sea, a homage to the Benguela currents. alicemadethis.com

T he Hunter's Moon With the changing of the seasons and the hard winter we endured separated from families and loved ones last year, a cosy pub is the perfect place to hunker down and enjoy a warm, loving meal with friends and family alike. Effortlessly fusing a traditional cosy pub with a modern eatery, the welcoming dining room at The Hunter's Moon in South Kensington features oak and vintage tile flooring, textured walls, an open fireplace, soft autumnal coloured furnishings, velvet accents and an original AGA. The name 'Hunter's Moon' comes from the fact The Hunter's Moon is the first full moon after the Harvest moon and is a superlunar event that falls between October and November. In the UK, it has traditionally marked the time that stores need to be filled for the upcoming winter – to go and hunt for the last time and prepare for the cold to come. It was the time in folklore that Father and Son would hunt for the last time until spring, that the fires would start to be stoked, the smokers prepared and the larders filled – ready for an extended period of time inside where people would find solace in the warmth of their cottages and families. Open seven days a week for lunch and dinner, The Hunter’s Moon offers a daily-changing menu of modern European dishes. Begin with a classic aperitif or even Half a Dozen of Jersey Royale Oysters before moving on to an array of starters such as Wild Garlic Soup with glazed olive and thyme roll; Foie Gras and Chicken Liver Parfait; and Sashimi of Scallops with wasabi mayonnaise, shrimp beignets and guacamole. Hearty mains include Assiette of Pork with apple tart fine, choucroute, morteau sausage and mustard sauce; Soy Blackened

Salmon with stir fired box choi, pickled daikon, fried garlic and ginger; Braised Featherblade of Beef with carrot puree, kale, triple cooked truffle and parmesan chips; and Roast Lamb Rump. Traditional sweets such as Raspberry and White Chocolate Baked Alaska and Banana Sticky Toffee Pudding will satisfy even the sweetest of teeth. For those looking for something lighter, the front pub area offers a more casual menu of snacks and sharing plates, from scotch eggs and sausage rolls to courgette and ricotta croquettes. A special blackboard champions a range of meat cuts and daily specials, whilst an extensive wine list sits alongside premium spirits, lagers and real ales. Offering a Saturday brunch and a fantastic Sunday roast, The Hunter's Moon will quickly become your new favourite local.

THE MACALLAN ESTATE

THE M A C A L L A N One of the first distillers in Scotland to be legally licensed, The Macallan has a rich history dating back to 1824. Founded by Alexander Reid, a barley farmer and school teacher, the distilleries legacy was born from the original name of the area which was “Maghellan”. Taken from the Gaelic word “magh”, meaning fertile ground and “Ellan”, from the Monk St. Fillan who held a close association with the church that stood in the grounds of The Macallan Estate until 1400. Farmers had been making whisky on their Speyside farms in the area for centuries, using their surplus barley during the quieter winter months, now, the 485 acre estate with Easter Elchies House at its heart continues with tradition while innovating for the future. The distillery as you see it today was built in 2018 as a daring and unique architectural masterpiece. Mirroring the rolling surroundings, the building manages to simultaneously blend in and stand out with a beautiful mix of natural and man made materials amalgamated under a blanket of grass. Housed inside is one of the most incredible distilleries in the world, and that's not all. Should you wish to get up close and personal with The Macallan, the process and the distillery, you can. A host of experiences are available to visit this unique destination and learn more about the incredible story behind the vibrant elixir. For a basic introduction, you can choose The Discovery Experience which will take you through the incredible heritage, allowing you to explore the journey from acorn to glass while sampling of some of the distinguished single malt whiskies. On this experience, you will be welcomed with The Macallan roast coffee and home baked scones, before exploring The Macallan Whisky Wall. to sustainability across key areas including innovation, environmental performance, and community development, the partnership with like-minded Bentley Motors is a match made in heaven. Bentley Motors have set out their Beyond 100 strategy, outlining their vision to become the most sustainable luxury automotive company. The fully holistic plans outline their ambitious targets to become end to end carbon neutral by 2030. The target is driven by a transformation programme across Bentley Motors’ entire operations, people and products and includes switching its model range to offer exclusively plug-in hybrid or battery electric vehicles by 2026, and full electric vehicles only by 2030. The Macallan currently houses a Bentley Bentayga on The Macallan Estate, featuring plug-in hybrid technology, with the aim of having a fully electric passenger vehicle fleet on the Estate by 2025. On top of these innovative and great partnerships, The Macallan has also created a local sourcing policy. This outlines if a required skill or material can be found locally, then it will be sourced locally, only widening the circle geographically outwards as needed until the material or skill is acquired, making a real impact on the local community.

Speaking of the local community, the distillery's location above the River Spey is truly stunning. Classified as an “Area of Great Landscape Value” (GLV), the beautiful River Spey that runs through the estate is designated at the highest level of conservation, as well as being a ‘Designated Special Area of Conservation' (SAC). The River has been a popular salmon fishing beat for hundreds of years, and the brand sources the water for our new-make spirit from spring water boreholes nearby. The unusual design of the distillery was carefully created with the beauty of the local area in mind. Architects Roger Stirk Harbour + Partners set out to construct a building that is sympathetic to the preservation of the area, and it is more than fair to say it has been achieved, both visually and practically. Be sure to make a stop just below to the Craigellachie Bridge built in 1814 by Thomas Telford to see just how clear the river is and get a little closer to the origin of one of the world's greatest whiskies. The Macallan Experiences are available Saturday and Sunday only and can be booked online at themacallan.com. Elchies Brasserie and The Macallan Distillery Bar are also open Saturday and Sunday with the brasserie open for breakfast and lunch with dinner available on selected evenings. CAFÉ JULIETTE Rumor Rosé at Harrods

Rosé lovers listen up! London’s first provençal rosé bar, Café Juliette has opened in Harrods. Travel has been hard to do recently so prepare to be whisked away to a French bistro right in the heart of London. Expect a beautifully blush palette of rosy-hued cuvées - from the refreshingly crisp to the tantalising and memorable - with prestigious bottles from vineyards Mirabeau, Ultimate Provence and Rumor and delicately crisp pâtisseries. Rumor in particular is an elegant premium rosé produced and bottled in Flassans-sur-Issole, the heart of the South of France Provence Region. Covering an area of over 850 hectares, the vineyard, which is dotted with oaks and olive groves, has been a producer of the finest quality wine for over 800 years. At an elevation of 330 metres on the lower slopes of the Massif des Maures, the vineyard sits on clay and limestone soil which is ideal for viticulture. The vineyard is rigorously maintained, pursuant to organic principles and in full respect of the surrounding environment and local Mediterranean ecosystem. The production of RUMOR strictly prohibits any synthetic fertilisers, pesticides, or fungicides, to

protect ancient wine-making traditions and the delicate flavour of each grape variety. A combination of sophistication and lightness, the beautiful blush pink Rumor is easy-drinking and masterfully blends delicate citrus and fruit aromas with a well-rounded crisp and dry finish, perfect for celebrations, no matter how big or small, whatever the weather. Perfectly suited to the elegant surrounds of Cafe Juliette, pair your glass with a French delicacy dating back to the 17th century, the pithivier; a delicate and decorative dome of flaky puff pastry, filled with the finest ingredients, such as Wild Mushroom, camembert and potato gratin; and native lobster, scallops and baby fennel, tomato and lobster nage. Lighter dishes include fresh salads of Heritage tomato; Poached chicken; and Butter poached South Coast Lobster. For those with a sweet tooth there is plenty to tempt you from salted caramel éclairs, dark chocolate and raspberry bombe’s, strawberry and salted caramel crepes; and vanilla mille-feuille that are almost - emphasis on the almost - too pretty to eat. While away the afternoon, or enjoy a leisurely brunch with friends before (or after) hitting the shops.

COMITÉ CHAMPAGNE

A G U I D E T O C E L E B R AT I N G C H A M PA G N E DAY As this year’s annual Champagne Day draws closer, Françoise Peretti, Director of Champagne Bureau UK gives her tips on how to make the most of this celebration in London and at home.

With this year’s harvest season in Champagne now complete, the champenois are now initiating a new cycle: the Champagnemaking process. Through a series of well-rounded centuries-old processes, the grape will become the finest sparkling wine. This coincides with the annual celebration of the original sparkling wine: Champagne Day champagneday.champagne.fr. Taking place on the 4th Friday of October - this year, October 22nd - Champagne Day is the day to celebrate the little moments in life.

Champagne game from the comfort of your home? A few easy steps are all it takes to make a Champagne glass turn into a creative serve. Delicately brushing a thin layer of honey on the side of your glassware and sticking some of your favourite flowers on it is one of the most effortless ways to dress up your experience, without mixing your drink. Whether you chose to decorate a special cuvée close to a moment you cherish, a Brut Non-Vintage, Rosé or Blanc de Blancs Champagne, there is a style to complement every dish.

Born in the US in 2009, Champagne Day has quickly become the universal event for Champagne lovers around the world, with more producers, restaurants, bars, hotels, wine stores and venues hosting special events to celebrate every year. As London awakens from a year-and-a-half of delayed openings, lockdowns and indoor dining restrictions, the culinary scene is booming again. From The NoMad London’s Side Hustle and Library to The Claridge’s Painter’s Room without forgetting The Stage at The Londoner - the property dedicated Champagne bar…the opportunities are endless. The newly opened Ginger Lily at Pan Pacific London offers 10 Champagnes by-the-glass and houses nearly 200 different bottles in a spectacular bespoke fridge. Between new restaurants, bars, hotels, rooftops and popups, there is a new venue opening for every celebration this year. For the Champagne lovers seeking a more intimate way to celebrate the finest sparkling wine, why not step up your

According to a study carried out earlier this year by Champagne Bureau UK and Professor Barry Smith of Centre for the study of the CenSes, because of the umami found in Champagne due to being aged on lees. This intensifies the satisfying flavour of food such as oysters, parmesan, shitake mushrooms and tuna, to name a few, making certain foods taste better when paired with Champagne. Finally, what could be a better time to start learning about Champagne than now? The Champagne MOOC www. champagne-mooc.com is an online course developed by Comité Champagne, the organisation bringing together the 360 houses and 16,000 winegrowers in the region. Allowing any Champagne aficionado to become an expert, the online course is available in two versions: the Classic and the Premium versions; the former being complimentary and standing as an opportunity to access educational modules running for 5 hours.

Le Comptoir Robuchon in Mayfair is a tribute to renowned and decorated Michelin starred chef Joel Robuchon’s legacy, simplicity, consistency and attention to detail. In respecting his passion for “la cuisine”, the elegant restaurant offers a selection of simple yet sophisticated dishes to share, a combination of some of the classic Robuchon recipes, together with some seasonal specials. Part of Robuchon International, Robuchon London is led by a team of experts many of whom worked alongside Joël Robuchon for decades. Honouring Robuchon’s world-class inventive French cuisine, both Le Comptoir Robuchon and Head chef Dario Avenca’s cooking embraces dining in a vibrant, buzzy and convivial environment. Menu highlights include the delectable Seabream carpaccio, lime, and Espelette chilli; theatrical Smoked cod, fresh tomato and raw vegetables; and Les Langoustines with raviolis of langoustine, foie gras and savoy cabbage. There is also a fantastic fish selection from Dover sole with classic meunière sauce; Red mullet; and whole roast Turbot with sauce Vierge and a choice of 3 olive oils to share. Meat lovers

will enjoy the cannon of lamb; or the black pepper tenderloin beef. Whatever you order do not forget to order a side of the famous pommes puree. Silky, creamy, buttery - there is a reason why people all around the world rave about Robuchon’s signature mash. Each dish is beautifully presented and perfect for a special occasion after the woes of lockdown. Desserts are equally impressive with sweet treats including Strawberry nectar, vanilla panna cotta and raspberry sorbet; and Rum Baba with Bourbon and vanilla cream. There is also a selection of French and British cheeses for those looking for something more savoury. With golden accents, a marble bar, open kitchen and velvet banquette seating, the restaurant is both glamorous and decadent. It comes as no surprise that the wine list is superior to match its surrounds. Same goes for the cocktails with a range of classics on offer as well as more unusual serves such as Garlic Martini's; and the Rum Blazer made with Appleton estate 12y rum, liqueur de fraise, grenadine and cinnamon. Just round the corner, Le Deli offers a variety more casual Robuchon offerings from picnics to pastries.

SEAFOOD PAELLA SERVES 5 INGREDIENTS

INGREDIENTS FOR THE SHELLFISH STOCK

500g Fresh squid, inner parts removed but kept (you can ask your fishmonger to do this for you) 50ml (3½ tbsp) Extra virgin olive oil 1 tbsp Rock or sea salt, plus extra for seasoning 1 Red romano or bell pepper, cut into thick strips 200g Flat green or runner beans, chopped (this is optional, but I like it) 6 Garlic cloves, finely chopped 1 tsp Sweet pimentón (sweet smoked paprika) 2 Tomatoes (weighing about 300g in total), grated 400g (2 heaped cups) Paella rice, such as bomba, senia or bahia 500g Fresh prawns or langoustines, or a mixture, a few reserved whole, otherwise heads and shells removed 10 Mussels and/or clams, cleaned and any open or damaged shells discarded

Extra virgin olive oil, for frying Heads and shells of 500g prawns and langoustines (see left) The inner parts of the fresh squid (see left), ink included 1 Carrot, roughly chopped 1 Onion, roughly chopped 1 Celery stick, roughly chopped 1 Small leek, roughly chopped 1 Head of garlic, halved 3 Black peppercorns 1 Bay leaf 1 Tomato, roughly chopped 50ml Brandy 120ml White wine 3 White fish carcases or 1 head of cod/monkfish, or 2 fish stock cubes 1g (2 tsp) Saffron threads

How good this book is comes down to how good this recipe tastes. If you follow it, my friends and family say it is one of the very best paellas they have tasted. The intensity of flavour in the stock you make will be the most important thing, as well as how wide your paella pan is. Believe it or not, it makes all the difference. On a conventional hob at home, to achieve perfection you cannot cook a really good paella for more than three people. The caramelization of the ingredients and how the rice sears over the wide surface adds points to the flavour and end result. Having said all these things to satisfy the purists, for us home cooks (I include myself), if you cook it for more it still tastes amazing. I do it all the time. To clean the squid at home, remove the inner parts with your fingers, cutting the inner core just above the tentacles. Don’t discard any of these ugly parts as they will make a rich stock. First make the stock (see next page for ingredients). Heat a good drizzle of extra virgin olive oil in a casserole dish over the highest heat. Add the head and shells of the prawns and langoustines and brown them for2 minutes. Add the reserved inner parts of the squid, the carrot, onion, celery, leek, garlic halves, black peppercorns and bay leaf and let caramelize until the vegetables are a dark golden colour, then add the tomato. Cook for 2 minutes and then flambé with the brandy followed by the white wine. To do this, pour the alcohol into the dish and light with a match, keeping your head and hair well back. Let the flames flare up then die down. Continue to cook until the alcohol burns off and reduces down until completely gone, then add3 litres (3 quarts) water and the fish bones or stock cubes. Simmer the stock for no longer than 45 minutes, using a hand blender to blitz it after 30 minutes (yes, shells and bones included) to extract as much flavour as possible out of every ingredient. After 45 minutes, pass through a very fine sieve into another pot. You should have about 2 litres (2 quarts) of intense, flavoursome

shellfish stock. Add the saffron and reduce the heat to simmer until needed. Roughly chop the squid tube, wings and tentacles. Place your paella or wide frying pan over the highest heat with the olive oil, chopped squid and salt. Let the water from the squid evaporate before adding the red pepper and green beans, stirring constantly so that all the ingredients brown nicely. Add the garlic and stir for 1 minute before adding the sweet pimentón. Stir again and cook for 30 seconds, then add the tomatoes. If the garlic or pimentón start to burn, add the tomatoes a little earlier. Add the rice and stir for 2 minutes to sear the rice and give a slightly crispier bite to the end dish. It will also mean the rice loses less starch, making the grain feel looser. Pour over the hot stock and give everything a good stir, scraping the bottom of the pan to ensure all the caramelization is incorporated into the stock. Taste the seasoning at this point – it should taste very salty. Adjust if necessary. The rice should be ready in about 18 minutes. Put your timer on and remember this will be the last time you stir the rice. Now it is time to let it cook on its own, we will only need to manage the heat. Let it simmer over the highest heat for 10 minutes, or until the liquid has reduced down to almost level with the rice, then reduce the heat to low and scatter the prawns, langoustines, mussels and/or clams over the top of the rice. Top with the reserved whole prawns. Season them lightly. They will steam gently above the paella. Leave to cook for the remaining 8 minutes, until the water is gone and you can hear that the rice in the bottom of the pan is starting to fry. Put your ear close to the pan without burning your hair and let the paella talk to you. It should say, ‘I am getting crispier on the bottom, this is good but don’t let me burn please.’ After 5 minutes of resting time you should dig in. As the Spanish say, ‘Rice doesn’t wait for anyone; everyone should wait at the table for the rice to come.’

E -T R O N E X PA N D S Audi's future continues on the electrification pathway with the introduction of the Q4 e-tron and Q4 e-tron Sportback adding a new prospect for potential buyers in a whole new market for the marque's electric offering.

Available now, the all-new, all-electric Audi Q4 e-tron and Q4 Sportback e-tron continue Audi's dedication to conveying the progressive concept car design into series production without considerable alterations. The versatility of the Q4 is supported by a host of options including Sport, S line, Edition 1 and Vorsprung trim options, and a choice of two battery variants with three drive configurations capable of impressive driving ranges up to 316 miles. Design has been key to Audi's success and there are no signs of that changing anytime soon. The Q4 e-tron and Sportback e-tron deliver in every aspect, whether you are soaking up the aesthetics from the outside or enjoying the fully digitised interior space. Every angle, line and surface blends seamlessly from the exterior to interior cabin. The instantly recognisable front profile is typically Audi with angular features and sweeping lines, while inside, new features including a new generation double-spoke steering wheel complete with touch-sensitive controls. The upper spokes of the wheel features touch surfaces in a black-panel look, where the functional areas are also backlit to indicate the active buttons. Slight protrusions separate them from each other, making them easier to use, while the buttons provide feedback that is soft to the touch when pressed. audi.co.uk

YOUR DRIVE

Just as on a smartphone, there are not only touch gestures but also swipe gestures, for example for scrolling through lists. The steering wheels are available in different versions, the most striking of which is fitted to Edition 1 and Vorsprung versions and features a flattened top and bottom, two-part trim on the spokes and paddles for coasting recuperation. It is also available as an option for Sport and S line models. The Q4 e-tron’s position at the forefront of automotive development is reflected in its fully digital interior. Centred around the striking instrument panel which is oriented towards the driver, the two central MMI touch screens combine with the Audi virtual cockpit to create an enveloping driver position. An upgraded Audi virtual cockpit plus is installed in Vorsprung versions, and available for all others as part of the optional Technology Pack. It adds an “e-tron”

audi.co.uk

layout to the standard system’s selectable “classic” and “sport” screen formats in which the power meter is brought to the fore. A larger 11.6-inch version of the MMI touch screen notable as the largest display in the Audi portfolio to date will also be available later this year. As usual in the Audi range, infotainment and navigation are operated primarily using this central touch display while MMI Navigation Plus and Audi connect internet connectivity feature as standard across the board, as does the e-tron route planner. Working together, the systems calculate the optimal route that tracks the public charging infrastructure as closely as possible. Through Audi connect, it can also display high-resolution satellite images from Google Earth for navigation, deliver ultra-accurate traffic information derived from the swarm intelligence of the Audi fleet and offer other useful features.

AUDI Q4 E-TRON

For the first time, augmented reality also takes pride of place in the technology arsenal of this forward thinking car. The new augmented reality (AR) headup display forms part of the standard specification for Vorsprung versions and is a key component of the optional Technology Pack available for all other variants. The advanced display technology projects important information onto the windscreen on two separate levels - a status section and an AR section. Key information and symbols from specific assistance systems and from the navigation module are visually superimposed on the 'real life' area to which they specifically relate as content of the AR section and displayed dynamically. They appear to be floating virtually at a physical distance of roughly ten metres from the driver, and depending on the situation can even appear considerably further ahead in some cases. The driver can understand the displays very quickly without being confused or distracted by them, and they are extremely helpful in poor visibility conditions. Technology is at the heart of the Q4 e-tron and Sportback e-tron and runs right through to the core. At the entry-level, the Q4 35 e-tron and the Q4 Sportback 35 e-tron use the compact battery with its net energy content of 52kWh combined with an electric motor offering an output of 125kW (170PS) and torque of 310Nm. This is sufficient for a 9 second 0-62mph time, governed top speed of 99mph and range up to 208 miles on a full charge. audi.co.uk

YOUR DRIVE

At the top of the model line, with two electric motors, the Q4 50 e-tron quattro uses a 77kWh battery to supply an electric motor on each axle that contributes to a maximum output of 220kW (299PS) and 460Nm (339.3 lb-ft) of torque, while also delivering the advantages of all-wheel-drive. In the interest of efficiency, the motor on the front axle is engaged only when high power or maximum traction are needed, in which case it is activated in just a few hundredths of a second, and in most cases predictively even before the car begins to noticeably understeer or oversteer. Both motors keep reserves available for certain driving situations, and as a result the sum of their individual outputs exceeds the drive system’s quoted total. This version is capable of 0-62mph in a swift 6.2 seconds and will continue to a top speed of 111mph with a driving range of around 295 miles making those longer journeys a little more inviting. The Q4 e-tron and Sportback e-tron have been developed to offer an all-round, everyday car for every situation. What that means for real-world ownership is a vehicle that is not just capable on the road with its abundance of technological wizardry, but also a car that offers space and comfort to tackle anything you throw at it. This is a vehicle that is closer related to the full SUV market than its actual class thanks to the impressive space available inside.

Q4 E-TRON QUATTRO SPORTBACK Motor Dual Electric Motors Power (PS) 299 Torque (Nm) 460 0-62mph (secs) 6.2 Max Speed (mph) 111 Range (miles) 298 Battery (kWh) 77 Price (from) £52,870

Comfort isn't confined to the front, with rear passengers enjoying ample leg room and of course, a boot that should be big enough to accommodate most family needs...or a few golf bags. Electrification is well under way in the Audi domain and the Q4 is just the next step on the ladder towards a fully electric future. With such a comprehensive package, it's hard to imagine what the future might bring, but it is certainly going to be bright. For now, you can get your hands on a slice of the future, today. audi.co.uk

1973 VW T2 Westfalia Camper Van £POA

VW CAMPER There are few other icons that are as instantly recognisable on such a global scale as the VW Camper. The Volkswagen Type 2 was introduced in 1950 and has transformed into the Transporter and California models we see today. The second generation Type 2 (T2) arrived in late 1967 and was built in West Germany until 1979. Losing its distinctive split front windshield, the T2 was slightly larger and considerably heavier than its predecessor, but also boasted a 1.6-litre engine and 47 bhp which was also slightly larger. The 1973 model year saw exterior revisions including relocated front indicators - squared off and set higher in the valance - above the headlights and the bumpers were also given a squared profile, which became standard until the end of the T2 in 1979. Crash safety improved with this change thanks to a compressible structure behind the front bumper. This 1973 VW Camper Van T2 Westfalia is presented in Orange coachwork with a white roof and showing just 54,070 miles. This spectacular example is an ex-California vehicle that was imported to the UK back in 2008. It was restored to an exceptionally high standard with photographs to show all of the works carried out.

It retains its original interior which is in wonderful condition and its original 1600cc engine which is very rare. Documents show that it is a very low ownership car with believed just 1 previous owner and has spent the last 12 years in Jersey in a collection. It comes with original manuals and a very nice service file detailing all of the works carried out since it arrived in Jersey. A very high-end example which is not to be missed.

SAVILLS

The Urban Garden

with Dan Fox, Head of Department, Savills Islington

The trend of the urban garden has undeniably been heightened since the pandemic, and something seen in abundance at this year’s RHS Chelsea Flower Show, which made its comeback last month after a year’s hiatus. Offering city dwellers the chance to relax and escape the pressures of metropolitan living, gardens and outdoor space, regardless of their size, play a pivotal role when buyers come to the market in search of a new home. While cities may be home to fewer properties with outdoor space, an urban garden can be created in even the smallest nooks and crannies, regardless of whether they are void of sunshine or entirely made of concrete. Large or small, outside space can come with a premium. In the north and east London region where I am based, properties with medium and large gardens can achieve a premium of 15.4 per cent and 11.9 per cent respectively, according to Savills latest Q3 Prime London Index.

Properties with just a balcony or terrace in prime south west London for example, command a 3.5 per cent uplift in value over properties in the same area with no outdoor space at all. Those with a small garden rise in price by 7.2 per cent, versus those without. Properties in West London, where gardens and outdoor space are more readily available, see an 8.6 per cent increase for a small garden versus one in the same area with no garden. Although clearly not without their limitations, there is plenty you can do to create the perfect urban garden. For properties that have a paved courtyard or a small concrete balcony, artificial turf is a sure way to inject some greenery into a space. Although best to check with a landlord if you’re renting, this splash of colour can help draw the eye from your interior to the exterior of your home, plus it’s evergreen and you won’t require a lawnmower.

Mirrors are also a great way to create the illusion of extra space by ‘doubling up’ your garden. They can also draw in and reflect light into a space, ideal for city balconies. Small bistro and dining sets can also help give your space a purpose and draw you outside when the great British weather allows. For those that are more green fingered, container gardening is ideal for small patios or balconies. Buckets, raised beds, window boxes - virtually any container can be used to create an outside oasis.

matter what condition a property might be in, as long as it is close by, people are more than prepared to do work in order to hopefully gain a place at the school. In fact Savills research indicates that in London, buyers can expect to pay a premium of £189,000 (or 39 per cent) to be near the best primary schools, when compared with those that require improvement or are considered inadequate and premium of 16% compared to a school rated just good. However, because of the fierce pressure on places, some families are now looking beyond the capital. For both the South East and the East of England, buyers pay £360,000 more to be close to outstanding primary schools, 27 per cent and 32 per cent higher respectively, than they would for property near inadequate schools

If you’ve got a little more space then small trees, climbers and bamboos can provide living green screens, while fencing, pergolas and trellis are great ways to build in privacy. Festoon lights, deck lights and spotlights can also be used to elevate a space while creating a cosy atmosphere. Creating a focal point in your outside space can also help draw the eye away from any surrounding city buildings. 60 viewings and that was from buyers’ at all different stages, some with children and others without. Increasingly we will see young couples future planning who will look in a neighbourhood which they know has a good school as it means not having to make that move again later down the line. It’s not unusual for a house in a catchment radius to go well over the guide price and seemingly this isn’t just the case here, the same can be said for many locations across London with good schools and a strong family friendly local lifestyle. It almost doesn’t seem to

PROPERTY MARKET NEWS www.docklandspropertyblog.com

Hello

I started my property career working for an independent estate agent in the Wapping area. Since 1994 I have been based in and around East London. I started my own company in 1995 and it has grown from humble beginnings to become a well respected sales, lettings and property management agency operating in the Docklands and East London areas. Then in 2007, I opened my first branch in the Medway area. I am proud that we now have three branches in Kent. My operation is set to expand in 2020 and beyond. I am a long term member of both the NAEA and ARLA and a former Regional Representative for the latter. As the owner of a growing residential and commercial property portfolio, I understand well the trials and tribulations that property owners go through. I have well over 20 years experience of regenerative Dock’s areas and specialise in new development reporting. I am happy to advise you on all aspects of property. So, if you are looking at your first buy-to-let (even if it is with another agency), or have trouble with a tenant, feel free to contact me. I offer honest and impartial advice.

Docklands Buy-to-Let Market on the Rise as Returns Rise by 19.5% in 5 Years. D ocklands landlords are becoming progressively more self-assured about expanding their rental portfolios; as Docklands rents rise, mortgage interest rates fall and demand for decent Docklands rental properties outstrips supply.

A number of reports nationally would suggest around a third of UK ‘portfolio’ landlords (i.e. landlords with more than one rental property) are actively looking to expand their rental portfolios in the next 12 to 18 months, that would locally mean …

1,671 Docklands ‘portfolio’ landlords are looking to add to their rental portfolio by the end of 2022. The pandemic has had a substantial change to what we want from a home. Many people think that relates just to homeowners, yet nothing could be further from the truth as it also applies to tenants. Homeowner or tenant, many of us have spent a lot of time away from places of work. Many office workers face the outlook of the combination of working from home as well as at the office, meaning a change in what people look for in their home. People (including tenants) are looking for larger properties, with extra rooms for office space and decent sized gardens or to be closer to outside green space. So, let’s look at the ‘scores on the doors’ as to why Docklands landlords are on the up …

Docklands house prices are 5.6% higher than 5 years ago.

Because some Docklands first-time buyers are being priced out of the market due to these house price rises, they are being forced back into the rental market. Add the extra demand of the 1 in 10 Docklands house sellers who, in the last 12 months, have had to go into rented accommodation instead of buying, and this has created increased demand, meaning …

Rents today in Docklands are 4.1% higher than a year ago and 13.9% higher than 5 years ago. The average rent of a Docklands property today is £2,368 pcm. In previous articles on the Docklands property market, I was talking about the lack of properties to buy – yet that issue is also there in the British rental property market. Now let’s look at the supply of rental properties.

Would it surprise you that the number of private rented homes in the UK has fallen in the last 12 months by just over 2.5%? Why? One reason has been many ‘accidental’ landlords have used this housing market to sell their property for a good price. That means the supply of available rental properties has decreased. The perfect storm of increased demand and lower supply, and with many Docklands tenants competing for those larger Docklands homes, they may find Docklands rental prices pick up even more over the next year. Continued on page 2

Continued from page 1

What about buy-to-let mortgages for Docklands landlords? The banks all but withdrew from buy-to-let lending in the first lockdown. Yet, since last summer things have settled down and during 2021 there has been a mortgage price war. Docklands landlords can borrow 60% of the value of their BTL property on a two-year fixed rate of 1.18% from Platform and even those with a 20% deposit (that’s borrowing 80%) can borrow that money at 2.49% 2-year fixed rate from The Mortgage Works. Those looking to fix for a little longer can get 1.44% from The Mortgage Works and 1.79% at 75% loan to value from Santander. (It must be noted there are some fees to these mortgages, and you must take advice from a qualified mortgage advisor before deciding which mortgage is best for you).

So, is now the best time to invest in Docklands buy-to-let property? If you are attracted to invest in Docklands buy-to-let, it’s vital to do your homework first – particularly if you are new to the game. When estimating the expected rental returns on investment, capital growth and yields, many Docklands landlords look to what has happened with house prices and rental prices, yet past performance does not always deliver a future guaranteed return. Smart Docklands landlords will speak with agents like myself and others in Docklands, prudently researching the Docklands property market to discover what types of properties are in high demand (and short supply) from tenants.

Whether you are a landlord of ours or not, please feel free to drop me a line via email or social media for no nonsense advice on the important matters to look out for before investing in Docklands buy-to-let. One place for more information is my Docklands Property Market blog. If you are a landlord or thinking of becoming one for the first time, and you want to read more articles like this about the Docklands property market together with regular postings on what I consider the best buy to let deals in the Docklands area, then it is well worth reading. Why Are More Docklands OAP Homeowners Deciding Not to Move Home? A recent report by Legal & General stated that since the pandemic, many older homeowners had put their plans to move home ‘on ice’. It said that fewer OAP homeowners are planning to downsize from their large family homes after the pandemic made them realise the actual value of their local community and space. Historically, many OAPs move home to another part of the country to live near their grown-up children. Yet the pandemic has shown that OAPs can live quite well locally without moving to a strange new town to live near their children. The support networks of their friends in their existing community has emphasised the significance and importance of...
