Welcome... On behalf of the Execu琀ve Board of NAREB, welcome to Nantucket! There are many sources of informa琀on about real estate on Nantucket and we are pleased to offer this consolidated guide that addresses the most common ques琀ons asked by buyers. About the Nantucket Associa琀on of Real Estate Brokers (NAREB) NAREB was founded in the mid 1980’s by the few principal brokers opera琀ng on Nantucket at that 琀me. They felt that the island community would be be琀er served by having an organiza琀on of real estate professionals who worked in a co opera琀ve manner, had consistent standards and shared in forma琀on. Founding members included local real estate legends Grace Coffin, Marjorie Colley, Hammie Heard, Ann Killen and H. Flint Ranney. In the early years, before the advent of com puters and the internet, the organiza琀on had fewer than a dozen members and no mul琀ple lis琀ng service. Mee琀ngs were held in the back room at the historic Jared Coffin House and lis琀ngs were simply adver琀sed in the local newspapers. Today, there are more than 50 NAREB member firms com prised of brokers, sales associates and associate appraisers.
In addi琀on to engaging LINK Nantucket, our own mul琀ple lis琀ng service, NAREB produces a highquality color publica 琀on called Nantucket Home Magazine, oversees professional standards and offers con琀nuing educa琀on for our members, volunteers in the community and supports many of Nan tucket’s nonprofit organiza琀ons. The majority of NAREB members live and work on Nantucket yearround and serve the community in many ways, including giving of their 琀me to commi琀ee and volunteer work. Our members are profes sional, informed and are the consummate resource for in forma琀on on everything related to Nantucket. We encourage all to respect our local tradi琀ons and rules and regula琀ons. NANTUCKET DURING THE AMERICAN REVOLUTION 8 YEARS OF UNCERTAINTY The American Revolu琀on brought nearly a decade of hardship to Nantucket, disrup琀ng trade, whaling, and daily life on the island.
2 Influences: Faith and Commerce
Two influences shaped Nantucket's war琀me: • Quaker pacifism • The whaleoil trade Together, they led island leaders to seek permis sion to con琀nue peaceful commerce rather than choose sides. Unlike many Massachuse琀s communi琀es, Nantucket's leaders sought neu trality throughout the war. The island depended on trade with both Britain and the American colonies, while many residents—especially Quakers—opposed war on religious grounds.
1776: Independence... and Isolation When the colonies declared independence, Nantucket's economy was s琀ll 琀ed closely to overseas markets. The war interrupted shipping routes and made obtaining food, supplies, and trade goods increasingly difficult.
1782: A Plea for Survival
Nantucket held a town mee琀ng and sent a formal le琀er to the Massachuse琀s government explaining why the island had tried to remain neutral. Islanders argued that preserving trade was essen琀al to their survival.
1783: THE END OF THE WAR The end of the Revolu琀onary War reopened op portuni琀es for Nantucket merchants and whalers. Although recovery took 琀me, the island eventually regained prosperity and, by the early nineteenth century, became the world's leading whaling port.
1775–1783 BY THE NUMBERS 1 Notorious Smuggler: Kezia Coffin
Perhaps Nantucket's most famous Revolu琀onaryera trader, Kezia Coffin became legendary for naviga琀ng the island's dif ficult war琀me economy. A Loyalist sympathizer, she re portedly secured permission from both Bri琀sh and American authori琀es to move supplies to Nantucket, then used those privileges to conduct a profitable trading business. Contem porary accounts and later island tradi琀ons describe her as one of colonial America's most successful smugglers.
2 Flags: Trading with Both Sides
During the Revolu琀on, Nantucket desperately needed food, fuel, and other necessi琀es. Kezia Coffin is remembered for nego琀a琀ng with both Bri琀sh and American officials, allow ing her vessels to pass through war琀me blockades. Whether viewed as a resourceful merchant or a war琀me profiteer de pended on whom you asked.
1 Hidden "Smuggling Hole" History-or Legend?
Local tradi琀on tells of a concealed storage place beneath or near Coffin's home in Quaise where contraband goods were hidden before being distributed around the island. While the story has become one of Nantucket's bestknown leg ends, historians note that the evidence comes primarily from nineteenthcentury reminiscences rather than surviv ing Revolu琀onaryera records.
4 Windmills to warn sailors...
Near the Old Mill on the Popsquatchet Hills There were four windmills located on the range of hills on the west side of Nantucket town (o昀en referred to as Mill Hill). During the Revolu琀onary War, the vanes on these mills were turned in one direc琀on or another to warn Nantucketers at sea of Brit ish privateers maneuvering nearby. A popular legend has it that during the Revolu琀on a cannon ball shot from a man ofwar passed through the mill and landed within a foot of the miller.

There is a moment that happens on nearly every historic renovation when the work simply stops. Sometimes it’s a handhewn beam emerging from behind a plaster wall. Sometimes it’s a patch of wide pine flooring hidden beneath decades of newer materials. Occasionally it’s the faint outline of a doorway that hasn’t been used in generations, its purpose long forgotten, but its presence quietly preserved within the house. In those moments, nobody reaches for a hammer. The room falls silent as everyone realizes they have uncovered another piece of the home’s story. I’ve experienced that moment more times than I can count, and it never gets old. Working on Nantucket’s historic homes has taught me that every building tells its story differently. Some speak through extraordinary craftsmanship. Others reveal generations of thoughtful repairs, each one reflecting the priorities, skills, and resources of the people who cared for them before us. Rarely are these homes perfect, and that’s precisely what makes them remarkable. They weren’t built to become museum pieces. They were built to shelter families, withstand Atlantic storms, adapt to changing times, and eventually be entrusted to someone new. That is the essence of stewardship. Owning a historic Nantucket home means far more than holding a deed. It means accepting responsibility for a small piece of the island’s history. Long after our names have faded from the records, these homes will continue standing against salt air, coastal storms, and changing generations. The choices we make today will shape the stories they tell tomorrow. The island’s architectural character did not survive by accident. It exists because generations of homeowners chose 10 nantucket HOME
preservation over convenience, repair over replacement, and thoughtful change over unnecessary reinvention. Their commitment, together with the work of architects, skilled craftspeople, preservation specialists, and the Historic District Commission, has allowed Nantucket to remain one of America’s oldest and most significant historic landscapes. The HDC naturally becomes part of that stewardship whenever significant exterior work is proposed. Homeowners don’t always welcome the review process, especially when they’re eager to begin a project, but its purpose is an important one: protecting an architectural legacy that belongs not only to individual property owners, but to the island itself. Every carefully considered renovation contributes to preserving the streets, neighborhoods, and historic character that define Nantucket. As a carpenter, I’ve learned that one of the most valuable tools on a preservation project isn’t a hammer or a saw—it’s patience. Modern construction often begins with one question: What should we replace? Historic preservation begins with another: What can we save? That simple shift in thinking changes everything. I’ve seen original windows that many assumed belonged in a dumpster be restored to serve another generation. I’ve uncovered oldgrowth framing that remained remarkably sound after centuries of service. I’ve watched homeowners plan to remove original moldings or flooring only to discover those very features became the heart of the finished renovation once they were carefully restored. their age. Floors aren’t perfectly level. Doorways lean just enough to remind you they were built by hand. Staircases announce your arrival with a familiar creak, and banisters worn smooth by generations of hands feel different from anything that can be manufactured today. Modern construction often strives for perfection, but historic homes remind us that beauty is often found in character rather than precision. Original staircases, fireplaces, wide pine floors, handbuilt trim, historic windows, and oldgrowth lumber possess a warmth and authenticity that simply cannot be recreated. They represent thousands of hours of craftsmanship by builders who expected their work to outlive them. Whenever those elements can be preserved, they should be. Preservation, however, should never be mistaken for resisting progress. Owners of historic homes deserve modern comfort every bit as much as those who dwell in newer ones. Updated kitchens, thoughtfully designed bathrooms, efficient heating and cooling systems, modern electrical service, improved plumbing, fire protection, and contemporary technology all have a place within these homes. The challenge isn’t whether to modernize; it’s how to do so in a way that allows the home’s historic character to remain the focal point. The finest renovations are often the ones visitors never notice. Everything simply feels right. That same philosophy should guide the materials we choose. Whenever practical, original materials deserve the opportunity to be repaired before they’re replaced. When replacement becomes necessary, selecting materials that complement the home’s historic construction almost always produces a better result than choosing products simply because they’re newer or more convenient. Good preservation isn’t about copying the past; it’s about respecting it. Energy efficiency offers another opportunity to blend tradition with innovation. Many homeowners assume an older house must inevitably be drafty and inefficient. While historic homes present unique challenges, carefully planned improvements—air sealing, weatherstripping, discreet insulation, efficient mechanical systems, and welldesigned storm windows—can significantly improve comfort while preserving historic character. The goal isn’t to force a two hundredyearold house to perform like new construction. It’s to help it perform at its best while respecting the way it was designed to function. Some of the most expensive mistakes begin with the best intentions. Original windows are discarded before restoration is considered. Historic woodwork disappears beneath new materials. Moisture problems are overlooked until they become structural problems. Repairs are rushed when they should have been studied. Once authentic craftsmanship is lost, it is rarely recreated with the same honesty or character. That’s why preservation demands more than technical skill: it demands humility. Every historic home asks us to slow down, observe carefully, and remember that we are not the first 12 nantucket HOME

people entrusted with its care. The best preservation contractors understand they aren’t simply remodeling a house. They’re becoming one more chapter in a story that began centuries before they arrived and will continue long after they’re gone. Even additions deserve that same respect. The most successful additions neither imitate the original house so closely that history becomes blurred nor compete with it for attention. Instead, they complement the existing architecture through thoughtful scale, proportion, and materials, allowing the historic home to remain the unmistakable heart of the property. Perhaps that’s the greatest lesson these old houses have to offer. Stewardship isn’t about preserving the past for nostalgia’s sake.
