Welcome... On behalf of the Execu琀ve Board of NAREB, welcome to Nantucket! There are many sources of informa琀on about real estate on Nantucket and we are pleased to offer this consolidated guide that addresses the most common ques琀ons asked by buyers. About the Nantucket Associa琀on of Real Estate Brokers (NAREB) NAREB was founded in the mid 1980’s by the few principal brokers opera琀ng on Nantucket at that 琀me. They felt that the island community would be be琀er served by having an organiza琀on of real estate professionals who worked in a co opera琀ve manner, had consistent standards and shared in forma琀on. Founding members included local real estate legends Grace Coffin, Marjorie Colley, Hammie Heard, Ann Killen and H. Flint Ranney. In the early years, before the advent of com puters and the internet, the organiza琀on had fewer than a dozen members and no mul琀ple lis琀ng service. Mee琀ngs were held in the back room at the historic Jared Coffin House and lis琀ngs were simply adver琀sed in the local newspapers. Today, there are more than 50 NAREB member firms com prised of brokers, sales associates and associate appraisers.
In addi琀on to engaging LINK Nantucket, our own mul琀ple lis琀ng service, NAREB produces a highquality color publica 琀on called Nantucket Home Magazine, oversees professional standards and offers con琀nuing educa琀on for our members, volunteers in the community and supports many of Nan tucket’s nonprofit organiza琀ons. The majority of NAREB members live and work on Nantucket yearround and serve the community in many ways, including giving of their 琀me to commi琀ee and volunteer work. Our members are profes sional, informed and are the consummate resource for in forma琀on on everything related to Nantucket. We encourage all to respect our local tradi琀ons and rules and regula琀ons. A昀er all, we truly are in the same boat here! We hope that you are as happy as we are to be on Nan tucket. With more than half of the land on Nantucket preserved as conservation land and open space, our island has ecological treasures for all to appreciate...if you know where to look. A favorite ecological phenomenon that appears during spring time in several areas of Nantucket are vernal pools: enchanting areas that appear as if by magic when conditions are right dur ing spring and early summer. Vernal pools are ephemeral wetlands that play a vital role in the ecosystems in which they appear. Unlike permanent
bodies of water, vernal pools form seasonally, creating a spe cialized habitat for various plants and animals. These pools are crucial for biodiversity and ecological balance, yet they re main a mystery to many. Understanding their origins, distri bution, and ecological importance will help us all appreciate and preserve these natural wonders. April 26 Annual Nantucket Daffodil Festival Everyone is going daffy on Nantucket the last weekend of April for this popular event. The annual Nantucket Daffodil Festival, organized by the Nantucket Island Chamber of Com merce includes an Antique Car Parade (staging begins at 9:30am on Main Street), Daffy Hat Pageant at 10 am & Chil dren’s Bike Parade at 10:30 am (both at Children’s Beach), a NiSHA Daffy Dog Parade (starting around 12:30 pm at Chil dren’s Beach), and a Tailgate Picnic in Siasconset (from 12 noon to 2pm). April 26 & 27 49th Annual Nantucket Daffodil Show You won’t believe how many different varieties of daffodils you’ll see at this cornerstone event for Daffy Fest Weekend. Open to the public on Saturday from 2 pm to 5 pm and on Sunday from 10 am to 3 pm, this fragrant, fun, and flower filled free show is held in the greenhouse at Bartlett’s Farm, 33 Bartlett Farm Road. Admission is free, and donations will be accepted for the Nantucket Island Garden Club’s Island Daffodil Planting Fund. Free shuttle to the show from 10 Washington Street will be offered Saturday, April 26 starting at 2pm. This show is an official show of the American Daffodil Society.

Because they exist in areas with impermeable soil layers—such as clay or bedrock— these pools can retain water for extended periods before dry ing out in the summer. Their seasonal nature makes them inhospitable to fish, allowing amphibians and invertebrates to thrive without those predators. Vernal pools are often small and shallow—some are just a few yards across—although larger vernal pools have been found.

Similar to brine shrimp (some readers may remember buying “sea monkeys”), fairy shrimp are adapted to fresh water; their eggs can remain dormant in driedout vernal pools, hatching in the springtime when water returns. “Their eggs need a dry cycle and a wet cycle...Fairy shrimp are a unique species and an interesting tool to teach kids,” O’Dell explained. “You can catch them with a dip net—they are the size of a dime—and show the kids there is a whole other ecosystem in the water you would not see unless you look specifically for them.” Other species likely to be found around, in, and above our island’s vernal pools are turtles, spring peepers, snakes, sala manders, and lots of insects like dragonfly larve and clam shrimp. During a recent chat with Nantucket Conservation Foun dation (NCF) Wildlife Research Ecologist Danielle O’Dell and Cormac Collier, NCF President and CEO—both aficionados of vernal pools—they mentioned Squam and Medouie as good areas to see them on Nantucket. “Walk on the Squam Swamp trail: one of the first wetlands you’ll see on the left is a classic vernal pool,” Collier explained, “and there’s another great pool at Windswept by a beech forest. “There some at Eel Point, which are vernal pools in coastal dune swales: these are rare and probably have a layer of clay,” O’Dell added. Spotted turtles, small in size with bright orange and yellow spots, “are a facultative that really likes vernal habitats,” ac cording to O’Dell, who has studied these reptiles for years. “We’ve done a lot of work with spotted turtles,” she explained. “We’ve also worked at Squam Farms…so we get a sense of what time of year they use different features of a habitat. Spotted turtles congregate at vernal pools in the springtime.” This rare species of freshwater turtle are considered a “species of concern,” and Nantucket’s population of spotted turtles is one of the largest in Massachusetts. For nearly two decades, NCF staff has been conducting state permitted mon itoring of our island’s spotted turtle population. Led by O’Dell, they catch and then release spotted turtles each day during specific periods to gather data that can be used to monitor the health, size, and location of these small reptiles. Certain species of dragonflies and caddisflies are among the many insects that depend on vernal pools during their lar val stages, safe from fish that could devour them. Then the insects provide food for other facultative species. Additionally, various plant species flourish in and around vernal pools, contributing to the ecological richness of the pools and to their existence. And plants and trees help delay evaporation. Vernal pools offer numerous additional ecological bene

fits. They act as temporary reservoirs, absorbing excess rain water and reducing flooding in surrounding areas. They also help filter and purify water by trapping sediments and pollu tants before the water seeps into the groundwater system. The areas surrounding vernal pools are also important and sensitive. According the the MA Div. of Fisheries & Wildlife, “The shallow edges of vernal pool habitat represent one of the most ecologically valuable portions of these habi tats. These areas are generally the first to thaw in the spring and provide access to the pool for the earliest breeding species. These shallow water zones also tend to be signifi cantly warmer than the deeper portions of a vernal pool throughout the spring. Egg masses of early breeding amphib ians benefit from the warmer water temperatures at the pool edges that promote rapid egg development.” Invasive species can threaten vernal pools. They also face threats from climate change, as drought and shifting weather patterns can alter the timing and duration of vernal pools, im pacting the species that depend on them. Some of the most significant threats are from human ac tivity, such as the use of pesticides and fertilizers as well as habitat destruction, often by homeowners clearing their land without recognizing the essential nature of these areas. Ac cording to Mass Audubon, “Even if a vernal pool itself is saved from destruction, changes in the surrounding upland may dis rupt the habitat and life cycles of the resident species. The re moval of the surrounding forest during the construction of houses, driveways, and lawns, for example, may degrade a nearby vernal pool to such an extent that the amphibian pop ulation is eliminated.” In 1988, the Massachusetts Wetlands Protection Act was amended to include wildlife habitat, and vernal pools were de fined and included. One of the best ways to protect Nan tucket’s vernal pools is to certify them: if certified, developers will know of their location and can draft plans that ensure they are protected. Vernal pools are also included in the Town of Nantucket’s regulations under Wetlands (available to read on line at ecode360.com/44813329 ) Members of the public can help certify vernal pools by gathering information and submitting it to the Massachusetts Natural Heritage and Endangered Species Program. There is a wealth of information at mass.gov/infodetails/vernalpool certification on what determines a vernal pool. “This certifi cation process relies on volunteers to survey possible vernal pools and to submit documentation of certain biological and physical evidence of vernal pool habitat. We then review the documentation and make a determination whether the wet land basin in question meets the biological and physical crite ria necessary for status as a Certified Vernal Pool.” Also, regarding the border areas around vernal pools, the

Town of Nantucket Conservation Commission Wetland Protec tion Regulations states: “Areas within 100 feet of the mean an nual boundaries of such depressions, to the extent that such habitat is within an Area Subject to Protection under the Town of Nantucket Wetlands Protection Bylaw as specified in Sec tion 1363 are deemed essential breeding habitat, and provide other extremely important habitat functions during non breeding season as well, for a variety of amphibian species, and are important habitat for other wildlife species, and shall be considered significant to the interests of the Town of Nan tucket Wetlands Protection Bylaw.” NCF’s Cormac Collier suggests that homeowners who find what they believe is a vernal pool on their Nantucket property: “learn what is in it – get a dip net and try to identify the species. And protect it: keep a border of natural vegetation that conforms to local regulations.” “They’re amazing habi tats, and you won’t know what’s in them until you investigate,” added Danielle O’Dell. Vernal pools may be fleeting, but their impact on biodi versity and ecosystem stability is longlasting. By recognizing their importance and taking steps to protect them, these criti cal habitats on Nantucket Island can be maintained and the species that depend on them preserved.

Book Fest 2025 Has Stellar Slate of Authors & Unforgettable Literary Encounters Pulitzer Prize winning authors and critically acclaimed writers headline the 2025 programs by authors for the annual Nantucket Book Festival taking place this year from June 12 to 15. Guide to Home Inspections A fact sheet from the Commonwealth of Massachusetts A standard home inspection is a visual examination of the physical structure and major interior systems of a residential building consisting of one to four dwelling units. It should be understood that there are certain risks in herent in the purchase of property and a home inspection is inherently limited in its scope and depth. The informa tion gained from a home inspection conforming to 266 CMR 6.00 may reduce some of those risks, but the home inspection is not intended to provide the client with protection from all of the risks involved. An inspection can be likened to a physical exam by a physician; however, it should be clearly understood that a home inspection is not to be confused with an appraisal, a building code inspection, a guarantee of any kind, and/or an insurance policy on the condition of the property. During an inspection, the inspector will review the readily accessible exposed portions of the structure of the home, including the roof, the attic, walls, ceilings, floors, windows, doors, basement, and foundation as well as the heating/air conditioning systems, interior plumbing and electrical systems for potential problems. Home inspections are not intended to point out every small problem or any invisible or latent defect in a home. Most minor or cosmetic flaws, for example, should be apparent to the buyer without the aid of a professional.
Timing of the Home Inspection
A home inspector is typically hired by a potential homebuyer right after the offer to purchase contract is signed, prior to executing the final purchase and sales agreement. However, before the potential buyer signs the offer to purchase contract, he/she should be sure that there is an inspection clause in the contract making the purchase obligation contingent upon the findings of a professional home inspection. This clause should specify the terms to which both the buyer and seller are obligated.
Selecting a Home Inspector
Good referral sources for home inspection services are friends, neighbors, or business acquaintances who have been satisfied with a home inspector. In addition, lawyers and mortgage brokers may also recommend a home in spector. The names of local inspectors can be found by searching the Division of Professional Licensure website at www.mass.gov/dpl/ enter the words “home inspection” and the zip code of the community where you are pur chasing the dwelling. You can also check local Yellow Pages where many advertise under "Building Inspection Service" or "Home Inspection Service." Real estate brokers and salesperson may not directly recommend a specific home inspection company or home inspector unless representing the buyer as a buyer's broker. Brokers, however, may provide assistance to buyers in accessing information on licensed home inspectors. A current homeowner may also want to get a home inspection to identify any problems, especially if the owner plans to sell the home in the near future. continued on page 88...

Following are additional tips when searching for a home inspector:
• As of May 2001, home inspectors are required to be licensed in the Commonwealth of Massachusetts. A home inspector's license should be verified prior to hiring. Consumers should not be confused by home inspector "certi fications" offered by, or sold by home inspection trade societies or companies, obtained via home study courses, or provided by home inspection companies that certify their own home inspectors. Since the home inspection business is unregulated in most states, certifications are available to anyone. A home inspector's license can be verified with the Board of Registration of Home Inspectors at its website or by calling the Board at (617) 727 4459. • The home inspection company that is retained should welcome the potential buyer's presence at the home inspection. The home inspector should be willing to address all of the buyer's questions and provide a full verbal and written report. Those hiring an inspector should expect an open door policy from the home inspection company to be able to ask questions about the content of the home inspection report in the future.
During the Home Inspection
While not necessary, it is recommended that the buyer be present for the inspection. This allows the buyer to observe the inspector, ask questions directly, and obtain a better understanding of the condition of the home, how its systems work, and how to maintain it. The written report may be easier to understand if the buyer was present during the inspection. It is important that you provide safe access and sufficient lighting so that the inspector can inspect the prop erty. Inspectors must provide a written evaluation report based on the standards of compliance in accordance with 266 CMR 6.00. At the conclusion of the home inspection, the buyer should be well informed of the condition of the home. It should be known if there are visible, apparent problems, if repairs are required, or, whether or not there are any risks of concealed damage, and whether further investigation is recommended and/or required.
Other Inspections and Tests to Consider
It is strongly recommended that potential buyers consider having the following inspections and/or tests per formed prior to signing the final purchase agreement: · Lead paint, http://www.mass.gov/eohhs/gov/departments/dph/programs/environmentalhealth/exposure topics/lead/delead · Water quality (is it drinkable) · Wood destroying insects, including termites and powderpost beetles · Air quality including radon gases · Fungi, mold and allergens While some home inspectors are qualified to offer these services, these inspections and tests are not part of the basic home inspection and should be contracted through qualified licensed professionals (of your choice and hire) in those fields.
Filing a Complaint
While most licensees conduct themselves as true professionals, the Division of Professional Licensure will take action against those licensees who fail to maintain acceptable standards of competence and integrity. In some cases, dissatisfied consumers make complaints, however, dissatisfaction alone is not proof of incompetence or sufficient grounds for disciplinary action. If you have a serious complaint about a home inspector, call or write the Division’s Office of Investigations and ask for a complaint form.
