AFTER A DOZEN YEARS of helping people navigate kitchen and bath remodels and new construction projects, Kristy Ferguson, owner of Beyond the Box, has learned a thing or two about how people approach a project’s budget.

“Whatever number we have in mind, we tend to gravitate toward options about 25% above it,” Kristy says. “It’s human nature and it’s exactly why we built a process to get ahead of that.”

That’s why at Beyond the Box they use what they call the ‘Essential, Gourmet, Luxury’ approach, a budget analysis tool that takes the pain out of the planning process and answers the age-old question: How much will this actually cost me?

And if you want everything, the full vision, you’re probably going to be above this number,” Kristy says. “The result is no sticker shock, and a customer who feels confident in their investment from day one.”

So where do you begin plotting out a budget? A common industry benchmark is to expect to spend roughly 10 to 15 percent of your home’s value on a kitchen remodel that aligns with your market, with premium projects sometimes reaching 20 to 25 percent. That range also shifts depending on the scope of work, your home’s age, and your goals for the space. Kristy uses this as a starting conversation, not a hard ceiling.

How does your home look from the street? Curb appeal not only attracts interest before a buyer steps inside but it sets the tone for the entire showing. So, when you are picking out new items, don’t worry about making choices that impress. “Luxury upgrades often don’t return their full costs and can exceed what buyers expect in a given price range.” She also stresses that over-customization can limit buyer appeal.
