BLVD Place Mixed-Use Development Phase II

BLVD Place, Phase II, stands prominently on 20 acres in the heart of West Houston at the intersection of Post Oak Boulevard and San Felipe. Completed in 2014, the sleek, mixed-use development boasts 92,000-SF of office space, 12,500-SF of restaurant space, and 60,000-SF of luxury shop space. Floor-to-ceiling glass designs with custom frit-patterns infuse natural light into the spaces. A 7-level (one below, six above ground), 471,000-SF cast-in-place parking garage was also built to facilitate parking for visitors. Its prestigious address provides clients and customers an office and retail experience that surpasses all others. The design team from AECOM extended the city roadway grid through the project to improve vehicle circulation around the site and provided pedestrian connections. Bellows executed this design with minimal disruption to the surrounding area.

In 1991 BMC Software decided to move from their offices in Sugar Land to a new site on the Sam Houston Tollway. Bellows completed Phase I in 1992 with a 20-story architectural precast concrete and glass office tower with adjoining parking garage. Five years later, a 9-story precast concrete and glass office building was built with an adjoining 6-level parking garage, completing Phase II. The project was fully complete in 2001 after building a 6-story office building and garage in Phase III, and a 21-story precast concrete and glass office building with 6-level parking garage in Phase IV. On the campus are many amenities for the employees including a professional indoor basketball court, a bocce-ball court, soccer fields, putting greens, automobile service capabilities, many fountains and water features, extensive landscaping, and dining facilities all within a high-security enclosure of concrete walls and iron fences. Our last work on the campus was a remodel project in 2005. The campus totals over 3.2 million square feet at a cost of $210 million. Architects included KMJR/Ziegler Cooper (Phase I), DMJM Keating (Phase II), and DMJM (Phases III and IV).

Capital Group San Antonio Headquarters

The original $110 million project completed in 1990 included 4 office modules totaling 741,000-SF including 323,000-SF of parking. In 2008 Bellows completed a $30 million, 291,000-SF addition with including 230,000-SF of parking and central plant. The parking level at grade is office space, print center, cafe, and data center, all connective, with landscaped terraces at every module. This project included approximately 8,000-SF of white space with associated command center and tape storage areas. The command center included offices for key personnel and conference rooms. Higher security measures were installed at these areas, typical of an off site facility. Additional features include office space, conference rooms, high security measures, pre-action fire protection, and alarms and leak detection. The command center has offices for key personnel and also includes conference rooms.

ConocoPhillips

The state-of-the-art 85,000-SF Employees’ Center houses the Human Resources Department, a large fitness center, full-sized basketball court, locker rooms with showers, a full commercial kitchen, a multi-option servery, a light-filled dining and event space, conference rooms, wellness clinic, and coffee shop.

ConocoPhillips also added its name to the list of companies offering on-site childcare with their new 15,000-SF daycare center. The daycare center is conveniently located a block from the Employees’ Center and allows working parents with young children to more easily enter and stay in the workforce and gives parents peace of mind knowing that their little ones are close by. Both projects were completed in November 2016.

ConocoPhillips Office Building III and Parking Garage

ConocoPhillips added a new six story, 205,000-SF office building and four level, 310,270-SF parking garage on property adjacent to their Midland, Texas headquarters campus. The office building boasts over 400 offices. Level 1 features a large conference room as well as a pre-function area with dedicated catering room for hosting events. Levels 3-6 feature a collaboration space for employees to synergize together. Additional features include a command center and control room for their field operations, loading dock, monumental stair that spans from level 3 to level 6, and a sound-masking system in all the floors as well as acoustical insulation above the ceiling tiles. The lobby spans two floors giving the space a feeling of grandeur when entering the building.

ConocoPhillips Central Plant

Completed in 2016, Bellows built a new 18,514-SF Central Plant for ConocoPhillips that includes six cooling towers, five 1,000 ton water-cooled centrifugal chillers, five 450k BTU boilers and a CenterPoint Transformer Vault. Because of Bellows diligent work, the entire ConocoPhillips campus was able to remain open during the construction. Bellows replaced all domestic water piping and re-insulated all chill water piping in all of the building. We reefed the entire electrical services for the new central plant as well as the existing campus. Bellows also installed a new domestic fire pump system and were able to maintain the loading dock facilities while building over them. During the entirety of the project, our team worked directly above a world wide data center.

ConocoPhillips Westside Expansion

ConocoPhillips hired Bellows to complete an extensive expansion project. The first priority for ConocoPhillips was the new six level, 800,000-SF cast-in-place parking garage with a combination precast and glass perimeter curtainwall that holds over 2,300 cars aimed at eliminating the need for off site parking. Completed in 2007, a tight 12 month schedule sought to quickly alleviate the parking problem. The beautiful finished parking garage with a combination precast and glass perimeter curtain wall made it possible for all employees to park on campus. Bellows connected the new parking garage to the main campus with a pedestrian bridge and added a 210,000-SF, structural steel framed fitness center that included an indoor pool.

The new 60,000-SF office building includes meeting rooms, private offices, break room, and a fitness center. The project was completed in October 2015 with a construction cost of $16,236,900.

EOG Resources Inc. Office Building I, Midland

EOG Resources constructed a new office building for their Midland Division. The project included a three-story office building, approximately 86,000-SF, and a structured parking garage. EOG implemented a true design-build process withe architect and Bellows, charging the team to construct a building that is low maintenance and energy efficient with potential for later sale, while working within the fixed budget. The new facility may serve as a prototype for future EOG office developments in other locations.

EOG Resources Inc. Office Building II, Midland

In 2013, Bellows completed their three-story, 86,000-SF office building and structured parking garage. The building was designed to be low-maintenance, energy efficient, and was built to serve as a prototype for future EOG developments. Fast-forward five years and Bellows was back for their expansion. Aside from EOG’s thriving success, the driving force for a second building was to bring all of their Midland employees together on one campus.

Building II is a mirror image of Building I, is connected by an enclosed walkway, and was constructed on the site where the parking garage, now demolished, once stood. It was built to maximize office space and team huddle abilities while Building I contains the conference rooms, cafeteria space, and grand reception area. In addition to Building II, a four-acre, covered parking lot and a Rock Shop / Control Room were built on the same campus.

During this time, we also completed a field office for EOG Resources in Monahans, located an hour southwest of Midland, as well as a build-out and renovations to their Downtown Houston office.

Houston Endowment Headquarters

The new 54,059 GSF (40,000-SF building) headquarters building enabled the Houston Endowment, one of the largest private foundations in Texas, to relocate from its former office in the city’s business district and embed itself within the community. The new, two-story building focuses on collaborative workspaces, more small conference rooms for meetings and even small enclosed “Zoom rooms” for workers who need to make video calls. The new building furthers the Endowment’s mission in its design, structure, and meaning.

The headquarters is a net-zero building with its shaded canopy. Eighty percent of the building is covered in solar panels which allows more natural light to enter the patio while powering the building with natural energy. The building also features a unique geothermal HVAC system. Interior fans placed throughout the building lower the need for air conditioning. Purposefully designed to be inviting, the building is bright and light. Its sculptured exterior of curved aluminum panels is combined with a unique trellised canopy angled to filter harsh sunlight while still allowing soft breezes to sift through. The structural frame uses a combination of steel framing and cross-laminated timber (CLT), all of which are exposed inside to weave the theme of transparency throughout the building. The CLT panels were installed with precision and serve as a grounding yet beautiful ceiling treatment.

Int’l Union of Operating Engineers Training and Conference Center

As you approach the International Union of Operating Engineers (IUOE) Training and Conference Center in Crosby, Texas, you realize that this facility is so much more than a building on a large piece of land - it’s a tribute. Founded in 1896, the Union’s members have been instrumental in maintaining a strong workforce in Canada and the US, and to this day, continue that mission of longevity in their respective crafts. With rich history, from contributing to America’s war efforts in WWII to building much of our modern day roadways, a facility that would honor the Union’s past yet look to the future was paramount.

Sitting on 237 acres, this flagship, state-of-the-art facility was built for the entire International Union of Operating Engineers organization. The new campus is comprised of a 179,200-SF, two-story administration building with two attached three-story dormitory wings. The Administration Building houses administrative offices, a grand ballroom that can be divided into eight large classrooms, dining facilities, and a commercial kitchen. The overall site includes exterior site structures (field classrooms), a 12,380-SF central plant building, a 18,420-SF shop building, a 8,670-SF warehouse, and a 3,250-SF health club complete with a pool and basketball court.

Pioneer Natural Resources Office Building and Garage, Midland

This LEED certified project began in 2012 and was one of the first new office building to be constructed in Midland in 30 years. The new 265,000-SF building is a six-story, structural steel-framed office building with a basement and is connected to a three-story, 168,000-SF, precast concrete parking garage via an air-conditioned walkway. The exterior walls are clad with granite panels over rigid insulation, an air and moisture barrier, gypsum sheathing, and metal studs with fiberglass batt insulation. Aluminum and glass curtain and window wall assemblies enclose exterior wall assemblies. Approximately 210,000 square feet of the total square footage is dedicated to general office space. The central core contains mechanical rooms, restrooms, elevators, and fire stairs. The basement houses a computing area and a large, state-of-the-art fitness center complete with weights, cardio equipment, yoga, Pilates, locker rooms, showers, restrooms, an on-site childcare center with exterior playground, and a courtyard at level one.

Texas Carpenters and Millwrights Training Center

This former large retail box was reconfigured and renovated to provide a variety of learning, training and administrative spaces for the local Texas Carpenters and Millwrights chapter of a nationwide trade union. The new Training Facility consists of a substantial interior renovation of an existing 52,500-SF single story concrete tilt-wall structure. The build-out consist of approximately 4,000 SF of administration offices, 8,000 SF of new classrooms and instructional areas, and 34,000 SF of shop area for scaffold, welding, drywall, carpentry, and machine training. Miscellaneous exterior modifications to the existing building include a new entrance, penetrations of the exterior walls for installation of new doors. The facility also required upgrades to electrical service as well as mechanical systems.
