“F

irst comes love, then comes marriage, then comes a baby in a baby carriage” is a traditional nursery rhyme that describes the progression of a relationship and family life. And although the rhyme out-

lines a common path for many, the order of these events is not fixed and varies greatly for individuals and couples today. Some relationships follow a different order or focus on different life achievements. For Baldwin Park residents Andy and Emily Taveras, it is all about the milestones. Whether that milestone is marriage, a

home, a dog or a personal best time on a road race or half-marathon, the Taverases embrace their relationship with a loving, dynamic bond rooted in collaboration and teamwork. “Something that ties us together and keeps our bond close is sharing a lot of similar goals and passions,” Andy says. “Whether it’s traveling, concerts, experiencing different cultures and foods, exploring nature, playing sports or training for a race, we love pushing each other out of our comfort zones. And no matter what, we always find ways to support each other and enjoy the journey.” Andy was born in Queens, New York, and spent his formative years in New Hyde Park, Long Island. Seeking a change of scenery and better weather, he moved to Florida and graduated Florida Atlantic University (Go Owls!) in Boca Raton with a degree in marketing. A self-described sports fanatic, he also earned a master’s degree in sports management from Northeastern University. “Growing up in New York City area was amazing, and I enjoy going back to visit friends and family often,” he says. “But moving away for college, being near the beach and experiencing a new city was a great decision for me. Living in South Florida for almost 20 years was incredible to experience its diversity, nature and nightlife.” Andy has more than 13 years of experience in digital business innovation and works in Kroger’s eCommerce department. He works on optimizing their website experience, including aspects such as strategy, creative content and digital marketing. Working remotely, he finds Baldwin Park the perfect environment for work and play. “Living in Baldwin Park enables me to have a great work-life balance. From having a quiet neighborhood to be productive, to being able to enjoy a nice lunch followed by a picturesque walk, taking a refreshing

pool break to decompress, or hitting the trail for a quick run or ride, it’s the perfect place to live and work.” Emily was born and raised in Redondo Beach, California, and graduated with a bachelor’s music in nursing from the University of San Francisco. She has worked as a Pediatric ICU Nurse for more than 10 years. Since a young age, Emily’s love of children has been a passion both personally and professionally. Her work with children began early on in life as a teenager teaching kids as a swim instructor. “At first, when I got my high school summer job as a lifeguard and swim teacher, it was just something fun to do and a way to make my own money,” she says. “But I ended up having so much fun with the kids and being able to help them learn something new that I knew instantly whatever I did with my career, it had to involve helping kids. Nursing was the perfect avenue for that.”

The couple met in Miami by way of an online dating app and were instantly smitten. After more than three years dating, the couple married in October 2024 and recently celebrated their first wedding anniversary. “One of our first weekend getaways as a couple was to Orlando, and we loved how much this city had to offer,” they say. “The more we visited, the more we thought it would be a great place for our future. And with both of our sisters in Central Florida with their families, it was a no-brainer for us to move up after getting married.” Andy and Emily purchased their Baldwin Park home in January 2025. The couple was instantly drawn to the appeal of the community and amenities such as the Cady Way Trail and Lake Baldwin. “We explored so many different neighborhoods when house hunting but there was something special about Baldwin Park. Aside from the lake and Cady Way Trail, the charm

of New Broad Street and the small town feel right outside the city, there was just something about Baldwin that kept drawing us back. After living here for almost a year, we now know it is the amazing sense of community you get here and are so glad we made Baldwin Park our home.” Both Andy and Emily are active in fitness and outdoor activities. They are members of the Tactical Brewing Running Club and are in a coed volleyball league, and Andy plays in the Baldwin Park Softball League, a recreational co-ed slow pitch softball league that meets on Sundays at Blue Jacket Park. The couple enjoy running together and have completed several half-marathons. This past summer Andy and Emily expanded the household with the addition of Mackie, an adopted rescue Whoodle, who is a mix of the soft coated wheaten terrier and a poodle. “When we adopted Mackie,

we had no idea how much joy he was going to bring home with him,” they say. “His endless amount of energy keeps us on our toes, but he always finds new ways to melt our hearts.” When it comes to time to unwind, Andy and Emily love checking out new places in Orlando, including restaurants and nature trails and attending Magic, Orlando City and Pride games. And of course, the great brewery scene, too. Tactical Brewing is one of their favorite local establishments to enjoy a relaxing time together and the couple are very excited for Tactical’s planned major expansion in the Baldwin Park footprint. As to their next chapter, the couple looks forward to starting a family and celebrating milestones like first birthdays and first day of school. “We can’t wait to continue to build our life here in Orlando,” they say. “We feel like we’re just getting started here and can’t wait to see what the future holds for us.”

er, of Baldwin Park’s Lafayette & Rushford, found hope and a path to recovery through community support. “We’ve always felt a sense of community in Baldwin, but the generosity shown to us in the days after the fire were far beyond our expectations,” Thornton and Painter say. “People brought clothing, food, even Continued on page 12

Amid preparing for the fall season, on Sept. 15, Thornton and Painter had their lives turned upside-down. Early that morning, Kristen smelled smoke from the bedroom of their 1962 ranch house in the Lake Como neighborhood of Orlando. Half-asleep, she emerged from her bedroom and saw their living room engulfed in flames. She had just enough time to wake her husband and grab their beloved chihuahua, Shellie, and exit the home safely. “Without a doubt the scariest moment of my life,” Kristen says. “Walking into the living room to a wall of floor to ceiling flames will stay with me forever. I’m so grateful we were home and able to get Shellie out of the house safely.” Although the couple counts

their blessings about emerging unharmed, the fire destroyed everything in the home that wasn’t made of glass or solid wood. All their clothing, furniture and personal items were ruined by smoke. Thankfully, they were able to save their wedding photos and a few family heirlooms. “Incidents like this immediately put things into perspective,” they say. “We may have lost a great deal, but ultimately the things that matter remain.” Private by nature, the couple reluctantly announced the fire on their social media business page. The results were immediate. The couple saw tremendous support from Baldwin Park residents and donations of food, furniture, clothing and household items. “We’re both notoriously reluctant to appear on our store Instagram page,” they say. “But, when you only have your smoky pajamas, personal pride goes out the window. Within hours, people in the community were offering to help in every capacity.

Several people offered us space in their homes, it was a wave of generosity.” Lafayette & Rushford also saw an uptick in purchases as longtime customers associated the

purchases as direct and immediate support for the couple. The increase in business was a direct result of the Baldwin Park community’s support during a traumatic time, demonstrating how a

tight-knit community can serve as a lifeline in the face of tragedy. “Insurance takes a lot of time; funds were an immediate issue,” they say. “The only reason we made it was from people shopping. Amber, the GM of Osprey, brought the entire staff over to shop. That kind of generosity isn’t common.” ‘OUR BABY’

For Thornton and Painter, Lafayette & Rushford, nestled quaintly on Baldwin Park’s New Broad Street business center, is the centerpiece of their lives. “The shop is truly our baby,” they say. “We pour every resource we have into making it the best it can be.” Lafayette & Rushford is a home décor gift store with a high-end design philosophy and a Baldwin Park favorite for their beautifully decorated seasonal window displays. Inspired by the couple’s shared love of design, the store dates to its founding in 1999. The couple moved their bricks-andmortar store in 2017 from Winter Park’s Hannibal Square to Baldwin Park, seeking increased foot traffic and a more diverse customer base than Winter Park had to offer. “The immediate response from our fellow business people wasn’t surprising but nonetheless moving,” they say. “We are absolutely a family of entrepreneurs, and although we may be in different industries, our goals and values are all the same.” Lafayette & Rushford offers the Baldwin Park community a broad collection of well-curated goods,

including custom holiday gifts and decorations for all occasions. Their motto is “Living Your Style” and cater to all price ranges. “We strive to offer unique goods, so as our customers are feathering their nests, they’re able to personalize the spaces in a way that reflects their style, life experiences and culture,” Thornton and Painter say. Ask any business owner in Baldwin Park and they will attest that their customer base is “all about the regulars.” Lafayette & Rushford is no different. “We recognize or are on a firstname basis with at least 80% of our customers,” they say. “Baldwin is a community of regulars, not tourists.” SHOW OF SUPPORT

The following information is a glimpse of the ROA’s general updates for the month. A copy of the official Regular Meeting Minutes can be obtained on the Community Network, BaldwinParkNetwork.com. n The board ratified the Division 1 CD renewal at Popular Bank for seven months. n It was discussed that the open carry policy be deferred until the city finalizes its policies regarding weapons in parks and during meetings. Management will follow up with the city as needed to monitor progress on this matter. n The board approved the pressure-washing contract for parks/mews/playground equipment with DRS for 2026. n Phone auto attendant: Change recording to, “Thank you for calling Baldwin Park. If you are calling regarding a townhome-specific matter, please press 1 to speak with a townhome representative. For all other matters, please press 0 to speak with the receptionist.” COMPLETED ACTIONS 1. The Community Director was working to acquire the Association Management Specialist accreditation in December. 2. The Community Director visited the homes that signed up for the Halloween decorations contest to take pictures for judging the décor (7 to 8:30 p.m.). 3. The Community Director scheduled a walk of City Homes No. 2 townhomes with Hotwire to review the install on Nov. 12.

4. The Community Director reached out to CCG and Hotwire to inquire about meeting in person to discuss the activation date and details provided by Mr. Agranoff related to the installations. Hotwire was trying to schedule a meeting for Nov. 14 with all parties. 5. The Community Director emailed the city of Orlando’s Parks Department to inquire about its rules on weapons (concealed or open) in its park spaces. I received a response they are currently discussing this and that they will get back with me once they have answers. 6. The Community Director called the city Clerk’s Office to obtain its rules/resolution on weapons (concealed or open). 7. The Community Director set up a Teams meeting with the Wealth Management Firms on Nov. 20. Forwarded the Teams invites to the firms and committee. 8. The Community Director reached out to Sentry’s AR Department heads to see if the semiannual coupon can reflect the bulk internet fee separately from the remainder of that assessment amount. I also asked if ClickPay could do the same. Currently, there is no way to accomplish this. 9. The Community Director compiled the 2026 Adopted Budget forms and letters. Emailed to Sentry Management for mailing on Nov. 15. 10. The Community Director uploaded the Division 1 and Division 2 2026 Adopted Budgets and documentation to the Baldwin Park Network.

I also provided them the spreadsheet I have been using to track the activity. They are working on a process to reflect the activity on the balance sheets. 13. The Community Director, Maintenance Supervisor and Senior Maintenance Tech met with the Joint

Committees’ MaintainX platform administrator via ZOOM for the final round of training/implementation on Oct. 30. The maintenance team began using the app in November. 14. The maintenance team sprayed for wasps at High Park pool. 15. The maintenance team removed a file cabinet at Grace Hopper Hall. 16. The maintenance team replaced a light in the Grace Hopper stairwell. 17. The maintenance team rebooted the cameras at High Park pool as they went offline. 18. The maintenance team painted the wall in the office where the file cabinet was removed. PENDING ACTIONS 1. The maintenance team continues to install 100 dining chair slings. 2. The Holiday Décor and Holiday Tree was to be installed at Grace Hopper Hall and Corrine Commons Nov. 24. 3. Notice to BrightView informing them the landscape maintenance contract will not be renewed for 2026. This was to be sent Nov. 14. 4. DRS is working on a proposal to redesign the small kitchen downstairs at Grace Hopper Hall. 5. Cubicle for the TSAC Assistant was ordered. 6. SMI is currently scanning all information in the resident files to the network, which backs up to the cloud. This will allow for the elimination of the file cabinets in the large three-person office. One file cabinet has been removed.

Questions about pest control for your townhome? The only pest control that the association maintains is the termite bond for the building. All other pest control is a homeowner responsibility. If you believe you have a termite issue, you can report it on the Baldwin Park Services App or contact Melissa Parker at mparker@baldwinparkpoa.com. Many people get ants and termites confused, so here are a couple examples to help.

The 2026 budget was adopted in October. The coupons were mailed mid-November. Please send Bill Patterson your updated mailing address if it has changed. out to Bill. Assessments are due Jan. 1 and July 1. There is a five-day grace period, so late fees will not be assessed until the sixth of that month and each other month until fully paid. The easiest way to pay is through ClickPay, sentrymgt.com. If you wish to send a check, please make sure it is sent with enough time to get there by the fifth.

Vehicles parked in these areas which are not loading/unloading will be tagged for towing at owner’s expense.

n Bulk Pick-up. The dumpsters in the commercial lots are meant for trash bags and small items only. For all large items, please use OUC bulk pick-up. Stuffing these items in the dumpster or leaving them causes multiple issues, including dumpster break down and rodents. Visit orlando.gov/Trash-Recycling for more information and to schedule future pick-ups.

n Trash Talk. The dumpsters in the commercial lots are for use of commercial tenants and apartment residents. Apartment residents are encouraged to throw their trash all the way down the chute on the side. When the door is closed, it will compact. Commercial tenants are not to use the trash chute for discarding trash. Instead, they are to go inside the enclosure and throw directly in the dumpster. Apartment residents are welcome to do this as well, if the chute is blocked. Please do not leave trash bags in front of or around the dumpster; this attracts bugs and rodents. If the dumpster is not working, please

n ARC. An architectural review is required for all exterior, and some interior changes, including roof replacement, painting, signs and landscaping. Even if the project is a like-for-like project, the Commercial Owners Association will need an application to review and approve. For the city to approve permits, the COA must sign off on the project. All corresponding applications can be located on the Baldwin Park Network under Commercial Owners Association and Commercial Architectural Review Committee.
