RENTAL POLICIES REMINDERS

No smoking inside the Units.

Smoking is allowed outside only Please discard cigarette butts appropriately

Woods to Water Vacation Homes is not responsible for any accidents, injuries or illness that occurs while on the property, or for the loss of personal belongings or valuables of the guest.

Drugs, guns + fireworks of any kind are prohibited while you’re staying at the property

Only use appliances, furnishings, and equipment for their intended uses

Just a reminder, this is a duplex; be mindful of stomping or being loud in the units. Please be respectful and courteous of neighbors. No loud music allowed from 10pm-7am.

No parties allowed on property

Please tend to all campfires to help prevent wildfires

Parking is available for up to two vehicles right in front of the property one in the garage and one in the driveway If you’re needing a bit of extra space, additional parking can be found in front of the Pool House or the Fire Hall We kindly ask that guests avoid parking on the grass, and if you’re bringing a trailer, parking at the Fire Hall is available on a first-come, firstserved basis

There is no daily housekeeping service. While linens and towels are included at the property, daily service is not included in the rental charges Leave all towels and linens at the property

Many properties are on a well/septic system In this case, the mineral content in the water is high During a drought, the well water may have an odor The septic system will clog up if improper material is flushed. DO NOT FLUSH anything other than toilet paper. No feminine products or baby wipes should be flushed at anytime. If it is found that such products have been flushed and clog the septic system, you could be charged damages of up to $2,000

We kindly ask that you do not move the furniture, as it can scratch the floors and result in repair fees Indoor furniture must stay inside—please don’t move it outdoors

We kindly ask that fish cleaning be done outside of the units.

PET POLICY

To help keep Sundance Ridge clean, safe, and enjoyable for all owners and guests, all pet owners must follow the pet policy below. Because all outdoor areas at Sundance Ridge are considered common property, pet waste must be picked up immediately and properly disposed of at all times.

Pets are only permitted in approved pet-friendly units. Guests bringing a pet must have a signed rental agreement and the applicable pet fee on file. If this has not been completed, please contact Woods to Water immediately.

SUNDANCE RIDGE PET POLICY GUIDELINES:

Pets are only allowed in designated pet-friendly units.

All pet waste must be picked up immediately in common areas, including lawns, sidewalks, parking areas, and landscaped spaces.

Waste must be bagged, sealed, and disposed of in an outdoor trash bin

Do not bring pet waste bags back into the unit.

Pet owners are responsible for providing their own waste bags.

Leaving pet waste on the property is not permitted and may result in an additional cleaning fee.

Any concerns should be reported to the Woods to Water team

CHECK OUT PROCEDURES

CHECK OUT TIME: 10:00 AM

Before you go, please complete the following:

Leave all used towels in a pile on the bathroom floor.

Strip all beds that were used (both sheets and pillowcases) and pile at the foot of the bed.

Please wash and put away all dishes before checkout. If you have extras, just start the dishwasher on a cycle before you leave.

Make sure any campfires or fires in any wood fireplaces are extinguished prior to leaving.

Clean off the grill if you used it during your stay and cover it if there is one provided.

Set heat to 68 degrees in Winter and the air to 74 degrees in Summer.

Ensure all doors and windows are locked and lights are turned off.

Double check under all beds, inside closets, behind doors, etc. for any personal belongings you may have missed while packing. While not required, feel free to message us and let us know you’re headed out.

TRASH INFORMATION

For your convenience, trash and recycling dumpsters are located on the left side of the Pool House.

Please place all bagged waste and recyclables in the appropriate designated bins

At checkout, kindly ensure that all trash and recycling are removed from your accommodation and properly disposed of.

INSIDER TIPS

To help you settle in and make the most of your stay, we’ve gathered a few important details about your unit These insider tips are designed to make your stay effortless, comfortable, and perfectly tailored to the Sundance Ridge experience.

LOCK UP

When not at the property, please lock up behind you! Click the Yale button on the top middle of the Yale Lock

FIREPLACE

Each unit includes an electric fireplace with a remote for easy use — perfect for adding a cozy touch to your stay!

OUTDOOR SEATING

Each unit features its own private backyard patio with table + chairs, plus a gas grill for guest use.

DOCK SLIPS

If a dock slip was added to your reservation, one will be available for your use during your stay. Enjoy convenient access to the water and easy docking for your boat!

KEY CARDS

Each unit receives one key card for the Fire Hall - please keep track of it. Replacement cards are $50.

PARKING & OVER FLOW

Parking is available for up to two vehicles right in front of the property — one in the garage and one in the driveway If you’re needing a bit of extra space, additional parking can be found in front of the Pool House or the Fire Hall We kindly ask that guests avoid parking on the grass, and if you’re bringing a trailer, parking at the Fire Hall is available on a first-come, first-served basis

THERMOSTATS

A Honeywell thermostat is located in the main hallway of the basement near the living room We typically set the air to 74°F in the summer and heat to 68°F in the winter. Feel free to adjust it for your comfort during your stay, but we kindly ask that you return it to the original setting before departure.

CLEANING SUPPLIES

You’re not expected to clean while on vacation, but we know sometimes little spills or messes happen. You’ll find basic cleaning supplies under the kitchen sink and in the Laundry Room. While it’s never required, we always appreciate it when guests tidy up a bit during their stay.

COMMUNAL SPACES

Sundance Ridge offers multiple shared spaces for guest use on the property With an indoor pool, hot tub, private beach, fitness center, dock slips, and rec room, these lakefront stays are set up for effortless getaways year-round Everything you need, all in one place

Please help us keep these shared spaces by cleaning up after yourself and leaving tidy for the next guests to utilize

PRIVATE SANDY BEACH

Outdoor sandy beach complete with a paddle boat, floating dock, Adirondack and lounge chairs available on a first-come, first-served basis *Please do not remove any furniture or water toys from the beach area

Relax by the community firepit and shaded picnic areas, perfect for lakeside gatherings

A kid-favorite feature located in between the rental units and the rec building with multiple slides, swings, climbing ropes - for all ages!

DOCK SLIP RENTALS: Reserve a spot in the onsite dock system featuring six fingers and a large cedar deck Availability and rates can be coordinated through our guest services team: info@bookthebla.com.

*Parking at dock slips is only permitted if you have pre-booked with our team prior to your stay *Slips are not handicap accessible

FIRE HALL / REC ROOM

The all-season recreation building, located across the street from the rental units, featuring basketball and pickleball courts, ping pong, cornhole, and floor hockey

PET-FREE ZONE: Pets are not permitted in the rec room or fire hall *Please refer to our pet addendum for other pet policies

PONTOON CARE: If you’ve rented a pontoon and have questions or would like to inquire about renting one for your stay, please reach out to: (888) 230-7672

*We do not handle pontoon rentals, we cannot answer questions regarding your rental

POOL + FITNESS BUILDING

Includes indoor pool, sauna, hot-tub, fitness room, showers, bathrooms

To keep everything safe, clean, and enjoyable for all guests, please follow a few simple guidelines:

POOL HOURS: 7AM - 11PM

The code to the pool house will be the same as your unit door code. No glass containers (beverages, cups, etc) allowed in the pool area.

POLICIES & RULES

SAFETY FIRST

No diving allowed or running at any time

For everyone’s safety, please use non-glass containers in the pool area.

Children must be supervised at all times and wear lifejackets when in the pool area. There is no lifeguard on duty.

POOL TOWELS

Pool towels are provided for you in each unit in the laundry room What is provided in the unit is the amount you have during your stay no additional towels will be provided

LEAVING

If you are the only people using the pool house, we ask that you shut off the lights on your way out Thank you!

LEAVE NO TRACE: Please make sure that all food, beverages, towels, and personal items you bring into the pool building are taken with you when you leave This includes: Food containers and wrappers Beverage cans, bottles, and cups Towels Pool toys or personal belongings

The pool building is a shared community space, and keeping it tidy ensures every guest has a great experience. *Failure to clean up after your group may result in additional cleaning charges.

FIRE HALL / REC ROOM

The all-season recreation building, located across the street from the main units.

Enjoy some friendly competition and fun at the Firehall clubhouse featuring basketball and pickleball courts, ping pong, cornhole, and floor hockey. Adjacent to the gym, you’ll also find a cozy Lounge with billiards and bumper pool perfect for relaxing or gathering with friends and family.

ACCESS:

Each unit has its own Firehall access key. If this key is lost or not returned upon checkout, a $50 replacement fee will be charged.

COURTESY REMINDER:

Please pick up after your group and leave the space in good condition so the next guests can enjoy it.

IN-UNIT LAUNDRY

There is a laundry room available on the main floor in the hallway. Guests are welcome to use, and laundry detergent and spot treatment is provided on the shelf above!

WASH A LOAD

Add your laundry (don't overfill), add soap by pulling out the soap reservoir, select wash cycle and hit start.

DRY A LOAD

Add spun laundry to dryer (don't overfill), select dry cycle, add dryer sheet if desired and hit start.

A short 11-minute drive from the cabin (and located right on the channel between Cross and Rush Lake) The Wharf serves up lakeside dining and drinks. Try one of their famous Bloodys! *Dock parking available if you are traveling by boat

Looking for a small-town breakfast cafe? Checkout Pine Peaks for some tasty hash browns, pancakes and other breakfast bites.

ZORBAZ ON CROSS

Arguably the BLA's most iconic pizza joint, Zorbaz is located on Crosslake (accessible by boat) and serves up a variety of pizza, Mexican-fare and tap beers.

MOONLITE BAY
