Goodfellows is positioned within the wider Lakeside neighbourhood, near Lake Waikare and just South of the village centre. You’ll be surrounded by open space, walking trails and thoughtfully planned streets, while remaining connected to the everyday essentials that make life comfortable.

Vision

When complete, Goodfellows will comprise 210 homes, delivered in stages. Stage One includes 72 homes, with display units scheduled for completion in 2026. The site is largely flat, making movement around the neighbourhood easy and accessible. Streets have been designed for residents rather than through-traffic, creating a calm, pedestrian-friendly environment. It has the feel of a gated community, private and secure, without the gates.

At the centre of Goodfellows sits an extensive community hub exclusively for residents.

The Goodfellows’ community hub is positioned on the south-eastern edge of the neighbourhood, creating a natural gathering point on the border with Lakeside.

The amenities include a heated pool and spa, lawn bowls, pétanque and pickleball courts. There is also a fully equipped gym enabling residents to keep fit and healthy. Further, an event space has been incorporated to host celebrations, shared meals, meetings or community occasions, offering flexibility and functionality as the neighbourhood grows.

The Residents’ Lounge provides kitchen facilities, entertainment space, pool table, library and meeting room.

Importantly, these facilities are already under construction and are scheduled to be ready from 2027, when the first residents move in. While the community itself will grow over time as new neighbours arrive, the community hub will be there from the beginning, acting as a natural focal point and meeting place.

Health and happiness

Goodfellows is exploring the possibility of developing a Care Facility on or adjoining the Goodfellows Lifestyle Village - an amenity that could support residents as their needs change over time.

In the event that a Care Facility is constructed, and subject to availability of a suitable bed at the level of care you have been assessed as requiring, Goodfellows’ residents will be given priority access over non-residents. This means that, where possible, care and community can remain close together.

The homes at Goodfellows are brand new, design-led and delivered by Winton, drawing on the same carefully considered designs that shape the Lakeside neighbourhood.

Goodfellows’ sites are generally rectangular and vary in size to accommodate different home designs, allowing choice across a range of layouts.

Unlike many later-living communities, these are fully standalone homes on individual sections. There are no shared walls or apartment corridors, just private dwellings with space and gardens around them.

Less to manage, more to enjoy

Homes at Goodfellows are offered under an Occupation Right Agreement.

While this differs from traditional freehold ownership, it has been structured to support flexibility and long-term ease for those over 60. Your initial buyin is typically lower than purchasing a comparable freehold home within Lakeside, allowing you to release capital and redirect it where it matters most to you.

You have the exclusive right to occupy your home for as long as you choose. When the time comes to move on, Goodfellows manages the resale process. Unlike many traditional retirement models, homeowners retain the capital gain achieved during their time at Goodfellows (subject to any deductions as specified in Goodfellows’ Disclosure Statement).

Your ongoing weekly fees contribute to exterior maintenance, landscaping and access to the shared amenities, removing the burden of organising these yourself.

The result is a structure that simplifies ownership while preserving independence. It allows you to live in a modern home, within a community of people at a similar stage of life, without carrying the responsibilities that often come with traditional property ownership.

A homeowner’s right to occupy their home for life will be secured by way of a first-ranking mortgage, which Goodfellows’ Statutory Supervisor will have over the title to Goodfellows Lakeside. In addition, a memorial will be registered over the title to further protect such rights.
