C O MMUN ITY AT A GLANCE • With over 160 acres of parks and open space to explore, Windler is a new twist on connected, convenient, and passionate living. The community is designed by the same award-winning design and development team behind Painted Prairie and Central Park. • Windler is ideally located in the new Aerotropolis area of Northeast Aurora and southern Adams County. The area is bound by three major employment magnets, all within 20 minutes of Windler. This area will see exponential growth throughout several industries and is reported to see over 20,000 new jobs in the next five years. • You’re connected everywhere you go. Windler provides easy access to the RTD A Line commuter rail, E-470, 56th & 48th Ave., and I-70, and is only 18 miles from Downtown Denver. Denver International Airport is a short drive away for easy business and leisure travel. • Featuring dozens of floorplans and more to come, we’ve assembled six of the nation’s top homebuilders to bring Windler to life: Century Communities, DRB Homes, Dream Finders Homes, KB Home, Risewell Homes, and Tri Pointe Homes. • Windler will eventually be home to 5,000 residences, several businesses, and hospitality, commercial, and retail sites. • Windler property taxes are paid to the Adams County Treasurer. For the 2026 tax year, the annual total mill levy (ML) for Windler residential is 125.088 to 183.244. Windler mill levy (ML) includes Adams County (27.479), Aerotropolis Regional Transportation Authority (5.000), Aurora (7.087), Rangeview Library District (3.715), Windler Metro Districts (#1; 55.775, Homestead; 1.336), RTD (0.00), School District 28j-Aurora (73.186), Urban Drainage & Flood Control (0.900), Urban Drainage South Platte (0.100), and the Windler Operations Metro District (10.000). The residential Assessment Rate (AR) for 2025 is 6.25%-7.05%. Sample Calculation: $500,000 Adams County Valuation (based on conservative valuation and timing) x 7.05% AR = $35,250 x 1.83244 ML = $6,460 in annual taxes due. A rough estimate of current taxes could be calculated as approximately 1.35% of current sales pricing (i.e., $500,000 x 1.3% = $6,500 annual tax estimate). Please ask your builder sales representative for details. • The Windler Home Owner’s Association’s (WHOA) initial homeowner assessment varies by the type of home purchased, as well as the varied levels of maintenance provided by the WHOA. For 2026, the WHOA’s fees are: Single Family with Front Load Garages - $50/mo.; Single Family/Alley Load Garages $95/mo., Attached Single Family Homes - $150/mo., Paired Homes - $150/mo., Motor Court Facing Homes - $115/mo. Depending on the type of home owned, the WHOA’s fees cover varied levels of property maintenance, community amenities, and residential trash and recycling services. Ask your builder representative for additional details on fees and services to the specific home you wish to purchase. • The Windler Operations Metropolitan District also assesses fees. The Windler Operations Fee is currently $15 per quarter, however this fee will increase to approximately $95 per month when community center buildings and/or additional community amenities are opened.

PLANNED COMMUNITY AMENITIES • There’s a place and a space for everyone at Windler. With more than 160 acres of parks and open space set aside to play, ride, swim, hang out, and camp, you’re never far from a getaway right in your backyard. • Perfectly positioned and intentionally imagined, the Windler Loop and its surrounding trails offer different shapes, sizes, and surfaces. Take a ride to the village center, the community center, or sneak off for a little me-time—you’re always exploring at Windler. • 1881 Park brings history and nature together in a dynamic space. A pump track, casual camping, orchards, community gardens, and an iconic owl playground are easy to add to your routine. Relax at Anna’s Place or grab a craft brew at The Coop while your dog enjoys the park. With hammock groves, community events, and plenty of room for fun, it’s a place for everyone to connect and unwind. • At the heart of the community, Discovery Park is a multi-faceted, multi-tiered experience with views of the Denver skyline and Rocky Mountains, and Thrive Community Center, featuring indoor/outdoor gathering spaces and a resort-style pool. You can grab a game of pickleball, basketball or tennis, stroll in nature, take your four-legged friend to the dog park and so much more. • Butterfly Park is where imaginations take flight. Adults and kids alike become six-legged adventurers discovering nature’s wonders through innovative art displays. Whimsical play structures inspired by bees, butterflies, and nature’s pollinators bring the park’s garden to life.
