THE BRIEF

INTRODUCTION

Design two ‘innovative, sustainable and experimental’ appartments, ideal for two different demographics, for the new development of ‘Whitehouse Towers’ in an existing warehouse converted, residential space. The aim of the space is to follow these design ideals of Whitehouse towers: ‘Art Meets Living’ - Creating a space with personality, a unique space with unique features embedded, that the owner can identify and feel a sense of belonging. ‘Responsible Design’ - Designing a space that is both successfully functional and aesthetically pleasing. A space that contributes all factors; location, budget, sustainability and the client requirements/desires. ‘Future Thinking’ - Use of innovative technologies and design features that contribute both to the development of living advancements whilst considering the the sustainability and health of our future environment. ‘Creating lifestyle’ - Identifying how the design functions with the ideal demographic, and their day to day lives.

+ Demographics THE CLIENT Whitehouse Towers Ltd. are residential building developers, who have proposed the plan to build ‘Whitehouse Towers’ appartments in Surry Hills. Whitehouse Towers Ltd. are enquiring for two different apartment designs, one ideal for First Home Buyers Demographic and the other suited to Downsizers demographic, but both still collaborating with the developers branding. Whitehouse Towers Ltd. have stated a desire for “high-end, interior design and products” whilst contributing though to there future customers “changing lifestyle needs.” Whitehouse Towers Ltd. have provided the minimum requirements for the space/s: 1-2x Bedroom, 1x Bathroom, 1x Laundry, 1x Pantry, 1x Kitchen, living, dining areas, Form of internal garden and Communal area.

4

THE SITE 2 Short Street, Surry Hills, one of the form uses for the site was HPM which was founded by entrepreneurs Doris and Berthold Herrman who built the original building to manufacture buttons in the 1920s and later started moulding switches for companies such as Sunbeam in the 1940s.The design plan is on the 5th floor of the 6 story building. This floor current permanent features include; 23 vertical structural beams, 3 light voids in the ceiling, 2 fire-escape stairwells at opposing sides of the building, 1 elevator lift on the north side of the building, as well as available plumbing and electrical sources. The building is north facing, with beautiful city views out the east side of the building, and views of short street and a neighbouring building from the west side.

THE BUYERS The two specifed demographics these apartments are targeted to, is downsizers and First Home Buyers. Downsizers - Statistics show that 90% of downsizers no longer have children at home. This allows the owners to have a more convenient and higher standard of living. These buyers would have money to invest and have secure estate as the average age bracket for downsizers is 55+ and with retirement age getting pushed back, remaining in the work place will encourage the buyers to not fear pushing the budget a little further. First Home Buyers - Growth in high-density living/apartment preference will drawl in more interested first home buyers. Within the Sydney area, the average age bracket has risen 30 to 44, indicating that they have rental history and are finally financially comfortable to make an investment. As this demographic is younger, they need a space that is flexible and adaptable to their changing lifestyles, and with less money to splurge, material and furniture pricing need to be a considered.

CASE STUDY ONE Apartment Development

THE HARRINGTON COLLECTION LOCATION | 85 Harrington Street, The Rocks, Sydney NSW DEVELOPERS / DESIGNERS | Golden Age - The key developers of The Harrington collection led by Jeff Xu, the founder and managing director. FJMT - Architects and Interior designers for the development led by design director Richard Francis - Jones. Hannas - Sustainable developers, contracted with Golden Age. DATE | 2017 - Current (Under construction)

The Brief

The Brief for this development was to create luxury homes that, combine the old with the new, embedding the history of the site into the overall design. With 58 living spaces, extraordinary views, intriguing history and areas to welcome in the friendly community, suggests the outcome of the development is to bring buyers dreams to life.

The Site

The site was originally 7 town houses and 2 Baker’s Terraces from the 1800’s (which are now heritage listed), on 7800sq metres of land, with Sydney Harbour views. The site was purchased for $50 million in 2014 by Golden Age Developers. https://harringtoncollection.com.au/#section2

DESIGN CRITERIA Programming The $325 million development is divided into three distinct buildings and comprises of: - 7 Penthouses - 7 Street-front Terraces - 34 Harbourside Residences - 8 Boutique Residences and - 2 Three Bedroom Heritage Homes Spatial planning The three buildings, with 58 various apartment spaces, all range from 1 - 3 bedrooms, although no official layout plans are available to public so am unable to determine the spatial planning. Materiality The interior design of the development also incorporates the history of the site. FJMT sourced neutral materials and colours to provide a luxurious feel, that blends with the architecture, as well as materials that were seen in the original site; terracotta, sand stone, and brass. Detailing Line and continuity are dominate in the interiors, creating a slick illusion and corresponding with the structural lines made by the city skylines. Shape is successfully used in the herringbone flooring to resemble the cross structure of the Harbour Bridge, and the curvature of the windows to follow that curves of the opera house, both visible from the location. Pros » The incorporation of history into the design development. » The community space designs ideal for the area. » The use of materials that reflect the history as well as high design. » The successful use of space. » The unique “Frame work” architecture. Cons » Not a large amount of sustainable information available. » High price reduces size of possible buyers. » Homes are variable but not overly large. Reflection This design provided me with a perspective on how to incorporate a concept into a design. The designers were able to use the history of the site as inspiration, and create a successful contemporary design. I also learnt that people are willing to pay A LOT of money.

CASE STUDY TWO Open Plan Living

BUCKTOWN SINGLE FAMILY LOCATION | Chicago, USA DESIGNER | Nicholas Moriarty Interiors DATE | 2017

Design Concept

The open plan living design concept was successfully applied to this space as is encourages a layout ideal for practical use as well as creating zones wihtin the room. The space flows with their daily routine, flowing from kitchen, dining and then into living room whilst remaining one single space. http://www.nm-interiors.com/bucktown-single-family?rq=bucktown%20single%20family

10

DESIGN CRITERIA Programming The key rquirements for this space was to create a family home suitable to the families daily routine, whilst combining contemporary design with the original story of the home. Spatial planning The continuous train of rooms creates an open but traditional space, remaining ‘open plan’ but still has a significant feel of privacy. The space really shows the diversity of ‘open-plan’ layouts. It flows more into the idea of ‘broken-plan living’ with successful transition of space. Materiality The design & material usage are identified as ‘honest’ building materials, which is successfully displayed through the exposed brick, natural woods and concrete. To make the space homely whilst using such raw materials they have applied a neutral colour palette with the use of darker tones for an “edgy, modern vibe”. Detailing A specifically unique feature that NM Interiors have included in this design in the exposed structual beams. This indicates that previously the space was seperate between the rooms, so when redesigning the room, this wouldve be a factor to consider, therefore they embraced it and made it a feature of the room. They succesfully pulled this raw, exposed, industrial feeling from the structual beams and applied it to other features in the space and overall aesthetic. Reflection Diving into this case study was intriguing, as this style is very dark compared to my own personal style, but I found interest in NM Interiors use of materials and layout. I admire how NM interiors exposed the raw materials and brought a history and story to a space whilst ensuring it is still a family home. I have learnt alternative ways to create dividing zones in a space without the need of permant fixtures, and also recognising that open plan design can be created in many layouts.

CASE STUDY THREE Kitchen Design

RUXTON RISE RESIDENCE LOCATION | Beaumaris, VIC, Australia DESIGNER | Studiofour DATE | 2020

The Brief

The brief for this take on a mid-century modern project was to produce a place that respects the home owners and their values of “family, health and integrity” - The Design Files. The idea for this resisdential home was to create experience rather the focusing on high design and visual pleasure. http://www.studiofour.net.au/ruxton-rise-residence-1/t5za8rsqoa6qrd1mmq5dgm7t7ako6j

12

DESIGN CRITERIA Programming The kitchen is no longer just a place for cooking, it is a place were families can spend time and intregrate other lifestyle concepts into the space. This kitchen was designed to meet this modern ideal for a kitchen, a place that is multipurpose and connects with the home. Spatial planning This design has been approached with an open laout connecting the kitchen with the outdoor space, and then moves into the dining, living space. This galley shaped kicthen displays a significant amaount of bench space, ideal for multiple purposes and preperation area which fits in the family home. Materiality The material choices of the space are very naural and raw. The use of a neutral brick and concrete surfaces, show an honest space, that is minimal to have an open flow in the room. The added wooden surfaces and foliage fetures bring warmth to the brutalist space and make it feel homely. Detailing The details of this space were clearly an important factor into the design. Studiofour successfully pulled off the herb garden, built into the kitchen head, perfect for functionally use as well as aesthetic. Every added features of the space from the cabintry handles to the tap ware, all balance out the unity of the space. Reflection I admire this design not only for its minimal, neutral aesthetic that I resemble in my personal style, but also the thought placed into the functional features. The embed herb garden i believe is the most succesful input in the room, and I even intend on applying a similar idea into my down design.

DESIGN PROPOSAL

14

The proposal for this design will be two create the two apartments that satisfy their allocated demographics but still harmonise Whitehouse Towers branding.

DESIGN STATEMENT

As the site is a warehouse conversion it would be appropriate to include a ‘Luxe Brutalism’ aesthetic, embracing the warehouse history and have unity between both appartments. Luxe Brutalism is using hard, raw materials that enhances a very “man-made” style. To contrast with the Luxe Brutalism, the apartments and communal space will introduce the outside-in approach and reference to australian nature, with a significant use of natural foliage and forms of internal gardens. The overall spaces will have various embedded technologies, allowing Whitehouse Towers and future homeowners to adapt a sustainable and innovative lifestyle. The diversity of the demographics will be displayed through the function of the spaces. The first apartment will be ideal for downsizes, with a space more suited and permanent to their needs and wants, whilst the second apartment for first home buyers has a need to be flexible, and adapt to the possibility of a growing family or change in lifestyle.

EL INTERIORS | 15

DESIGN CRITERIA PROGRAMMING The entire 5th level will be divided into 2 seperate appartments, along with a formal entrance, communal space and utility area, available for both apartments. The apartments will include the required spaces, an open plan kitchen, living, dining, with a concealed pantry within the kitchen. 1 - 2 Bedrooms as a Master bedroom, as well as a spare multipurpose room. There will be a main bathroom plus an ensuite from the master. There will also include a small laundry space. The first apartment will also have a conversional space, seperate to the living room.

SPATIAL PLANNING The remaining permanent structures that will be factors to the design include the 23 vertical structural beams, 3 light voids, 2 fire-escape stairwells and the elevator. The entrance will be a small area open around the elevator and first stairwell. The communal area will be located in the centre of the floor level dividing the apartments, under the middle void, for significant light and space for an internal garden. The first apartment will be located on the east side of the building with views from the north and east. The second apartment will be located on the west but wraps around the communal space, making it available to the beautiful view towards the east. Apartment 1 (Downsizes) - This apartment is the smaller of the two but would be more open. The kitchen, living, dining will be a formal space as the owners would not have any kids nesting at home, therefore don’t require this to be a transitional space but rather an expressional space. The master and ensuite would be the second largest features of the space, whilst the main bathroom would be smaller, as used mainly when entertaining/hosting. The second space would be more to being a spare bedroom, for visitors, and located a far distance from the master. Apartment 2 (First Home buyers) - This apartment with have distinct areas and more privacy. The Kitchen, living, dining would be more focused on adjusting to the owners possible future. The dining would be more flexible and an active living space, so if kids are involved, it can be adjusted to their functional needs. The main bathroom would be the larger of the two bathrooms, and the ensuite being smaller for functional purpose. The added rooms would be more flexible and adaptable, and located in close proximity to the master.

16

DESIGN CRITERIA MATERIALITY The overall aesthetic of the space in ‘Luxe Brutalism’ will introduce a lot of concrete, stone, and various man-made hard surfaces so to ensure the apartments still feel homely, the use of warm tones, natural woods and smooth textures, will create warmth and comfort in the space. As the client desires to market to varying demographics but still wants the designs to relate, the sourcing of materials will the suitable way to satisfy the accompany bodies. So the first home buyers may not be able to afford the same materials as the downsizes, indicating that the appartments would use more materials such has wood, replica materials rather than marbles and stones. The more formal space of the first apartment means the use of in built furnishings and ‘art’ display through the use of furniture.

DETAILING The combination of sustainability and innovation will be displayed in the use of an integrated watering system, using recycled water to maintain the internal garden in the communal space. Other innovative technologies, include mobile control electrical systems, climate control and ventilation systems as another internal plant maintenance method. The materials will also be sustainably sourced, ensured they have minimal impact on the environment, such as the use of reclaimed woods.

EL INTERIORS | 17

DARAMU Apartment One The concept of my apartments is the distinct differences of environments within Australia, and the impact this design has on Australian Development. The City acknowledges the Gadigal of the Eora Nation as the traditional custodians of this place we now call Sydney. The name of the first apartment Daramu, is the Dhurag dialect the language in which the Gadigal people traditionally speak, meaning ‘trees’. Through the dominance of dark tones and natural materials this space will create a dense, mature mood, ideal for downsizes.

18

BAMAL Apartment Two The name of the second apartment Bamal, translates to the ‘earth and ground’. The light neutral tones will allow room for young new owners to develop their style, making the space ideal for first home buyers, as they desire a home where they can finally ground themselves.

The large communal space opens up to the best views from the building, which can be shared by both apartments. Decent amount of space in each apartment, expands spacial planning opportunities. Both apartments have access to a light voids.

Apartment 02 would not benefit from direct light source or views, as it faces the neighbouring builing. Communal area takes up a large amount of space that could be used for appartments.

COMMUNAL

PROS

The running hallway in the communal area, with access to two light voids with be an ideal place for an internal garden. Both apartments have acess to the utlities area andboth fire escapes.

CONS

Apartment 01 would not have a light void avaliable. Apartment 02 still would not benefit from direct light source or views, as it faces the neighbouring builing. The limited corners in both apartments reduces spacial layout and design opportunities.

PROS

This layout is the most sucessfully and both apartments have benefits and fit the ideal demographics. Apartment 01 for downsizers, has a smaller area total but has access to the most rewarding views. Apartment 02 now has access to light from both sides of the apartment and has views looking out to the east.

CONS

The hallway from the communal entry to the internal communal area creates a waste of space, and uncertain placement of apartment entry. (Opt to remove hallway and create internal garden that both apartments can access).

PROS

The open plan living fits well in this placement, still encourages spacial flow, as well as taking full advantage of natural light sources and views. The space fills all room requirements as well as extra, such as the entertainment room so that the main living can remain a formal space.
