CENTERVILLE — The city of Centerville continues to discuss the city’s master plan for the downtown area. Since its adoption in 2006, the plan has been revised periodically by the City Council over the last 20 years but has never undergone any major changes. According to the master plan and development guide, the intent of the plan is to provide a comfortable, safe, mixed-use community with emphasis on pedestrian-oriented streetscapes, diverse housing options, adequate open space and quality architecture. The plan is broken up into three parts according to Nathan Fuerst, city planner from Bolton and Menk. It includes a redevelopment vision, recommendations for transportation and public system enhancements and private development standards. “The most significant part of this plan is the private development standards that are created by it,” Fuerst said. “The redevelopment plan is tightly interconnected with the zoning, particularly where (these) development standards have been created.” The plan calls for compatible integration of a variety of housing types, including townhomes, medium-density and high-density residential. It also encourages “active ground floor uses, such as restaurants, shops and services, to animate the street within the mixed-use corridor portion” of the downtown area.
