2026 QUARTER THREE MARKET REPORT

WH E R E LO CA L E XPE R T I S E M E E T S A WO R L D O F O PP O RTU N I T Y

E XECUTIVE SUMMARY The third quarter delivered what many of our markets have needed for years: more homes for sale. New listings rose in nine of our eleven Massachusetts regions, and prices kept climbing even as the premium over asking narrowed. Rhode Island moved the other way, with inventory tightening and prices firming. Then, late in the quarter, mortgage rates rose sharply. Homeowners who locked in low rates before 2022 appear more willing to sell. New listings rose 28% in the Greater Boston Southwest Suburbs, 16% in the Merrimack Valley, 13% in the Assabet Valley, and 10% on the North Shore and in Greater Worcester.

Valley to $465,000, and 4% in Kent County to $454,250, even as closed sales dipped across all six markets. In Newport County, the median rose nearly 4% to $855,650, while longer market times and sales at 97.6% of list price give buyers more room to negotiate.

Closed sales rose 21% in the Assabet Valley and 14% in the Southwest Suburbs, though in most regions listings grew faster than sales, building inventory. Median prices rose 5% to 6% in the NorthWest Suburbs, the Southwest Suburbs and the Blackstone Valley, and reached $800,000 in both MetroWest and Boston and its inner suburbs.

According to Freddie Mac, the 30-year fixed rate held between roughly 6.4% and 6.7% from June through mid-August, so most third-quarter closings were negotiated while rates were stable. In September, rates passed 7%, reaching 7.40% in early October, a nearly three-year high. The thirdquarter numbers do not yet reflect that shift.

The premium over asking has narrowed since 2024: MetroWest went from 101.7% of list price to 100.5%, and Merrimack Valley from 103.2% to 101.4%. Months of inventory rose in nine regions, though most remain under two and a half months, well short of a balanced market. That means fewer bidding wars and more time for buyers.

For sellers, pricing is now decisive, but wellpriced homes are still selling at or near asking. Listing low in hopes of a bidding war is riskier than a year ago. Buyers have more choices, and with Fannie Mae forecasting rates near 7.5% through 2027, waiting for a meaningful drop may mean waiting a long time. Today’s market offers real opportunity on both sides. The pages that follow take a closer look at each market, community by community.

The city and the top end are slower: Boston and its inner suburbs averaged 37 days on market at 99.2% of asking, and the Western Suburbs median eased 3.6% to $1.66 million.

When pricing must be precise, expertise shows up in the results. Our agents at Berkshire Hathaway HomeServices Commonwealth Real Estate price with accuracy, negotiate with data, and give every client a clear read on their market.

Rhode Island sellers remain in a strong position. Active listings fell by roughly a quarter in South County, Greater Providence, Kent County and the Blackstone Valley, and months of supply fell in each. Medians rose nearly 9% in South County to $725,000, 6% in the Blackstone

GLOSSARY New Listings The number of homes that were listed for sale during the reporting period. A good indicator of inventory coming onto the market.

Median List Price The number of homes currently for sale, along with the median asking price of those listings. This helps indicate current seller expectations.

Closed Sales The number of homes that sold and completed the closing process during the reporting period.

Median Sold Price The middle price of all homes sold. Half of the homes sold above this price, and half sold below. This helps indicate overall market trends.

Closed Average Days On Market (DOM) The average number of days it took for sold homes to go under contract. A shorter DOM typically signals higher buyer demand.

List/Sold Price Ratio The final sale price compared to the original list price, shown as a percentage. • 100% means homes are selling at asking price

Months Supply of Inventory The number of months it would take to sell all active listings at the current pace of sales.

• Above 100% means over-asking • Below 100% means buyers are negotiating price reductions

• 6+ months typically signals a buyer’s market • Less than 6 months typically signals a seller’s market

Average Price Per Square Foot (PPSF) The median sale price divided by the square footage of each property. It shows how much buyers are paying per square foot of living space.

Absorption Rate The rate at which homes are selling, expressed as a percentage of available inventory sold in a given time period. A higher rate means homes are selling quickly.

All data in this market report is based on information provided to and compiled by Courted, covering the period 7/1/26-9/30/26.
