Areli Developments’ 77 Marsh Wall scheme is very much intended as a tower for all seasons.

Tower Hamlets Council recently granted planning permission for the development which will see the Sierra Quebec Bravo office block on the site demolished and a new, 54-storey tower built in its place.

Designed by architects Patel Taylor, the scheme include 820 homes, more than 4,500sq ft of retail space, just over 2,000sq ft for community use and more than 34,000sq ft of public space.

The new tower has been designed “to support residents at all different life stages and income levels” with a range of housing options available within.

Of the 820 homes, 238 will be for co-living, 195 will be for private rent, 121 will be designated for affordable rental and 266 will be serviced apartments.

“The design of 77 Marsh Wall reflects our vision of supporting social interaction between residents, neighbours and visitors, fostering an inclusive and balanced community by interweaving traditional and contemporary ways of living,” said Pankaj Patel, director at Patel Taylor.

“In celebration of the dockside location, the design captures the crystalline appearance of light on water and reflects the changing

quality of that light throughout the day.

“Our proposal will stand as a positive addition to the architectural skyline of the Isle Of Dogs, marking the intersection of South Dock and Millwall Cutting and providing long-term placemaking benefits in the heart of the docks.”

Residents’ facilities will include private green spaces, co-working areas, a cinema, a gym, a swimming pool and shared kitchens and lounges.

Wharf Life also understands that the planning application contains significant protections for the continued operation of Theatreship and Artship during the construction so the floating arts centre can continue to benefit the local area after the tower is built. Both vessels are currently moored next to the 77 Marsh Wall site.
