T
hese are the same taps I’ve got in my house,” said Bob Weston. The chairman and managing director of Weston Group is demonstrating the touchpad-activated, temperature controlled hardware that comes as standard in the firm’s 1023 West development in Brentwood. His enthusiasm for the detail – whether it’s the plethora of finishes available to buyers at no extra cost, the built-in washing up liquid dispenser in the kitchen sink or the instant-boiling tap next to it – is clear and perhaps unsurprising in a man who came up as a civil engineer but left a director-level job at Fairview New Homes to set up his own company at the age of 32. “I handed my 2.9-litre Ford Granada Ghia back, which in the 1980s was a very good company car, and I bought a pick-up truck and two single building plots,” said Bob. “I was dropped off by my then boss on the Friday night and on Monday morning I was sat there thinking: ‘What have I done?’. “But I got stuck in and pretty much built the first two or three houses with my own hands. That’s how I started, and Weston Homes kept growing.” His story has seen numerous pockets of east London transformed including developments in Cable Street, Stratford and on the Isle Of Dogs. This month, the company moved into its new headquarters – a £40million complex with 49,000sq ft of space – named the Weston Innovation Centre, complete with grand sweeping staircases, breakout areas and an extensive fitness centre. Complete with more fancy taps and numerous elements constructed in the firm’s factory, its aim is to help attract the brightest and the best in the industry to come and work at Weston. But at its heart, it’s an expression of what Bob has been doing since he founded the company – building practical, desirable places for people to inhabit. Ever pragmatic, the company’s conference facility – just across the car park from its new headquarters and underused since the arrival of Covid – has been transformed into a 3,000sq ft marketing suite for its 1023 West scheme. This allows for ample social distancing and, while remote from the site of the development in Brentwood, boasts a wealth of information about the properties including digital displays and a detailed model. “The development includes La Plata

House, which was built about 200 years ago,” said Bob. “It was locally listed and local planners were very keen to keep it so that’s what we’re doing. “We’re building four houses to the rear – our representation of what would have been a converted stable yard – and two at the front of the property. “We’re also creating a vista at the front of the old house and then there are the new-build apartments.” The £32million 1023 West development, will see 81 properties built or converted ranging from one-bedroom flats to four-bedroom houses. All will be finished to Weston’s premium standard, meaning buyers have a choice of some 32 colours and finishes covering kitchen cabinets, worktops, bathroom flooring, tiling, carpets, door handles and more. “That’s our unique selling point,” said Bob. “What the customer sees in our marketing suite they get as standard, not
as extras. While we’re very happy to deal with customers’ specialised requests, we try to do the opposite – what you see is what you get. We try to put a product out that means when you move in, you might bring some furniture and a suitcase, but everything else is there. “Of course, if there is something extra somewhere, we can accommodate it, but we do very little of that, because we’ve already thought of most things. “Whether I’m building a one-bedroom flat in central London or in Bury St Edmunds in Suffolk, it’s the same. It’s our base-level product, but it’s also our top level.” Prices at 1023 West, which is located about a 40-minute drive from Canary Wharf, start at £340,000, with buyers able to reserve by paying a £1,000 deposit. Houses start at £655,000 and feature private gardens, while apartments come with either a balcony or terrace. That, and the price-point, are both attractions
that are likely to prove popular with Londoners sore from the spring lockdown. Bob said: “We had another site in Denham that was selling relatively slowly. As soon as we reopened, we sold 20 properties in six weeks. “I think it’s about 17 minutes from Marylebone station but you’re out in the country and, for your £700,000, you’ve got a four-bedroom, three-bathroom house.” The recent launch of 1023 West also turned heads and the company is eager to welcome more prospective buyers to its sales suite. “We’re offering Covid-secure marketing, designed for social distancing and effortless touch-free homebuying,” said Bob. “People can make individual appointments for personal one-to-one tours.” With Brentwood launched and an extensive scheme at Barking in the pipeline, there’s plenty to watch out for in the future. But a visit to the Weston Homes Innovation Centre is also an opportunity for a look back as the migration to a bigger space has allowed Bob and the team to bring its collection of architectural models out and put them on display, alongside photography of the firm’s completed projects. From WH1 – the very first house – to WH9 – the firm’s first block of flats – and way beyond, encompassing Enfield, Snaresbrook, Royal Mint Street and so many more – it’s all there with each model or image a chapter in Bob’s history. Right now though, with a structure rated BREEAM Very Good, housing an impressive range of facilities, he’s looking to the future. He said: “The new state-of-the-art building sets a benchmark for quality and provides office space, amenities and leisure facilities to help ensure we deliver the very best working environment in the housebuilding industry.”

ust as the miscellaneous and mysterious chunks come together to sharp and crunchy effect in a jar of Branston pickle, a number of ingredients are coalescing to create a potent property development on the site in south-east London where the flavourful condiment was once produced. Cooked up partly in the structure of the former Crosse And Blackwell facility, London Square Bermondsey will see 400 homes created over 4.7acres. So, on the one hand, developer London Square is pouring a stream of one, two and three-bedroom properties into the mix – including a good dash of duplexes. n the other, though, the firm’s partnership with charity Tannery Arts and non-profit gallery Drawing Room, means a series of studios for artists will be built as part of the scheme as well as exhibition spaces. Tannery Arts, in addition to housing creatives, is also expected to run projects for families, school pupils, teachers and community groups in addition to evening classes and events at the development when it takes up residence in 2022. Ahead of that, to mark the launch of the The Pickle Factory phase at the scheme – 76 apartments available for sale – London Square is hosting an art exhibition until November 1. Available to view by appointment, the show features work by artists including Turner Prize-nominee Alison Wilding and sculptor Phyllida Barlow. Pieces will also be on display from emerging talents with a connection to either Tannery Arts or Drawing Room. I helped convert the building with Tannery Arts into studios and was based there for four years. “Tannery Arts provides a great sense of community and support for artists and this exhibition is a great opportunity for our work to be seen.” Also featured is Benjamin Deakin – a member of Tannery Arts for more than a decade when it was based in nearby Bermondsey Street. The 42-year-old, who lives in East Dulwich, trained at Kingston School of Art and Central St artin’s before becoming involved with the charity. He said: “Bermondsey Street was full of industrial buildings at that time and the transformation has been incredible. “I had a studio with Tannery Arts in the old pickle factory and am really hoping to come back to the new building. This exhibition enables us to be seen by new audiences at a time when it has been difficult to show art.” Tannery Arts director Andrew Bick said: “For us and Drawing Room, this is an opportunity to look forward in what are difficult times for both individual artists to exhibit and sell art works and for galleries to nurture and grow their audience. “The new building will make amazing studios and gallery space when eventually we occupy it. “In the meantime, this exhibition offers a taster of the talent we have supported for many years.
