I hope everyone had a wonderful summer season, either in Hilton Head or somewhere around the world.
In Hilton Head, we had an extremely wet summer with 32 inches of rain in July and August. If it doesn’t rain again this year, 2025 will be the 3rd wettest year in the past 11 years. Billy Dearman and his crew have done a fabulous job maintaining the golf course in spite of all of this rain. The course is in tremendous shape — great job, Billy and team!
contractors worked tirelessly on the 3rd and 4th of July — even staying until 3 am — to get the job done and open the lock to all boaters. Thank you to the whole crew!
We had a wonderful July 4th weekend around the Club, with over 350 people attending our events. A real star of the weekend was the incredible effort by Mark Dryden and his team to repair the broken lock gates, which threatened to shut down lock access to boaters over the weekend. Another highlight of the past few months was our own Scott Hunter’s qualification for the 2025 Senior US Open, which was held in June at the Broadmoor in Colorado Springs. His performance in this tournament builds on his impressive showing in the 2025 Senior PGA Championship earlier this year. We are so proud of Scott’s accomplishments. In other golf-related news, Wexford owner Steve Shaw and his daughter finished 3rd in the World Father and Daughter tournament in Donegal, Ireland.

our new owners with opportunities to become more quickly involved in the many activities that Wexford provides. We are actively looking for new ambassadors for the program. This is an exciting opportunity to meet new owners and to help them ‘learn the ropes’ in their new community. Please reach out to Shelby Price if you have an interest in becoming a Wexford Ambassador for new and prospective members. You will receive a survey to complete that will be used to make the best matches possible.
We had our first new member Cocktail Party on Thursday, June 12th, in the Pavilion on the Harbour as part of the WexConnect program. We had 29 new members at the party. We are up to 11 new ambassadors from our ownership to introduce our new owners to Wexford. We plan to have another new member Cocktail Party in late September.
We just announced our new General Manager for Wexford — Michele Scott. Michele joined Wexford as our Chief Financial Officer in 2013, taking over from Susan Fishel. Over the past several years, she has assumed additional responsibilities, and most recently has served as our Interim General Manager. The Board selected Michele after reviewing many applications for qualified candidates, and after careful deliberations, selected Michele as the best person for the position. Her contributions to Wexford over the past 12 years have been outstanding, and her relationships with owners, management, employees, and the Board solidified the decision to offer the position to Michele. We are very excited to have Michele as our new General Manager, and she is looking forward to working with all owners, management, employees, and the Board to continue to make Wexford the best place that it can be.
The Amenity Project is moving along nicely. We have had some delays due to the very rainy weather mentioned above, but the progress on the Harbour Center has been proceeding on schedule. The projected opening date of the Clubhouse and the Harbour Center remains April 1, 2026.
As the construction proceeds, the significant increase in the footprint of the Harbour Center is quite stunning. The new Harbour Center will give us significantly more meeting space and will provide a very exciting new Commissary. This will not only serve as a halfway house for golfers, but will also offer exciting new food and beverage options for everyone. I believe that it will create an incredibly new and exciting space for activities, from breakfast to late-afternoon get-togethers around the current Harbour Center.
July had a significant increase in total cash balances
to $12.9M, which was fueled by the increases in the assessments for the Amenity Project. One highlight of the financial picture remains the New Property Owner Initiation Fees (NPOIF). Year to date through July, NPOIF collections were $1.3 million. The trend looks like it will continue into the second half of the year; we are projecting roughly $2 million for the year, which is a significant increase from our projection of $1.4 million for 2025. July year-to-date operations are slightly ahead of budget, and we are forecasting the year to be very close to budget.
We are making every effort to provide the best possible service through temporary Food & Beverage facilities during the construction project. The new structure of the two tents coming together has presented us with some challenges, but our team is actively working to overcome these. The heat of Hilton Head summers has forced us to curtail some hours and services in order to provide a safe environment for our employees and our owners. We have expanded hours and offerings at Waves and Lil Saltee. We have put together a series of events at the Pavilion on the Harbour starting in the middle of September as the weather cools down. This will involve events on Thursday-Sunday nights. These events have been popular in the past, and we believe that with cooler temperatures, we will be able to have many popular events. While being in temporary facilities is not ideal, we are doing the best job that we can. We appreciate the membership being flexible with regard to the constraints imposed by being in temporary facilities. Waves continues to be very popular, which is great to see. We had over 100 attendees at the Labor Day Cookout at the pool, with live music accompanying a very nice buffet.
The golf course is doing very well. The warm weather and rains have allowed the zoysia to ‘pop’ and present an incredibly nice playing surface. The Golf Operations group has done a great job adapting to the new temporary facilities. We have added a couple of new employees to the Golf Staff, and they are already busy introducing themselves to the owners.
We have installed some new lighting on parts of Wexford Club Drive to address owners’ concerns about dimly lit areas. It is a great first step toward improving overall visibility and safety. The Harbour Center continues to work well with their transition to the temporary trailer, which has been up and running. The tennis, pickleball, and croquet facilities are doing well, with continued strong participation throughout the summer.
It is an honor and a privilege to serve as the President of the Board, and we are excited about the rest of the year.

Members of the Wexford Foundation recently attended a Neighborhood Outreach Connection (NOC) Open House on August 9th to celebrate the renovation of their flagship New Oaks Learning Center. The renovation was made possible by a $52,000 Wexford Foundation 2024 Major Impact Grant (MIG) which was used to paint, carpet, furnish classrooms, and equip New Oaks with the latest technology. Jim Hicks, Foundation Chair, was honored to speak at the event about the ongoing and productive partnership the Foundation has with NOC.
NOC’s mission is to help all individuals in the neighborhoods they serve to achieve the “American Dream” — economic independence, and personal fulfillment. The non-profit targets poverty’s root causes to create lasting change by providing educational programs, workforce development and other important services.
Thanks to the generosity of our Wexford community, the Learning Center transformation has enabled New Oaks to truly be a center of excellence with high quality learning spaces and improved overall experiences for children and adults.

The Sandalwood Food Pantry’s new utility truck, provided by the Wexford Foundation, has truly lifted what was once a burden.
“The truck enables us to serve our neighbors in a greater capacity than before by picking up several large monthly food drives along with our fresh produce,” said Nannette Pierson, executive director. “It has made a tremendous difference. We no longer need to stage additional vehicles and volunteers for one pick-up.”
The truck also allows Sandalwood to source additional USDA foods when they run short at the Lowcountry Food Bank’s new Early Branch location. In addition, they now have the ability to transport larger items like couches, chairs and small pieces of furniture, that clients desperately need. This has been life-changing for so many of their families. The Wexford Foundation is proud to see Sandalwood’s Truck on the road making a difference in our community!

Bob Cherichella
Bob spent the majority of his career working in financial management. He and Heather bought their first home in Wexford in 1998.
Bob is finishing his fifth year on our HOA Board. He has served our community on a number of committees including, golf, greens & grounds, house & social and security. He was part of the 5-man committee that brought NPOIF to Wexford through a covenant change. Bob, was the Chair of the Strategic Planning Committee that brought in Arnold Palmer Design to redo the original Willard Byrd designed golf course. He also served three years as President of Wexford ETC and brought Governor Haley’s and Governor McMaster’s “1st Gentlemen’s” Golf Tournament here to Wexford during Heritage Week. Outside our gates Bob co-chaired with Heather “Tee Off Fore the Arts,” the largest fund raiser for our Arts Center from 2008-11. He was part of the team that founded Hilton Head’s 1st Tee and remained an ambassador for that organization for years, he also has served as an ambassador for our local Boys & Girls Club. Bob, served for six years on the Hilton Head Symphony Orchestra Board, two as Chairman during the COVID pandemic, and currently serves on the Symphony Board’s Executive committee.
Michael Fajgenbaum is a retired Orthopaedic Surgeon, who along with his wife Sylvia, have been full time residents of Wexford since 2021. Michael previously worked for 28 years in Raleigh as a surgeon and partner in The Bone and Joint Surgery Clinic.
Prior to moving to Wexford he served on several boards, including being twice appointed by the Governor of North Carolina to the State Board of Physical Therapy Examiners. His business experience included managing a 7-man Orthopaedic private practice for many years as well as helping develop a surgery center in partnership with his colleagues and Wake Medical Center. He was part of the medical staff at both Duke and UNC hospitals and served on multiple committees throughout his career, including the Ethics Committee at Duke Raleigh Hospital. Since joining the Board in 2022 he has co-chaired the House and Social Committee, Chaired the Marketing Committee, was Board liaison to the ASC and has been the HOA Treasurer for 2025.
Michael has served on the Board during a time of immense changes in our community. We have welcomed many newcomers to the neighborhood, there has been change
in demographics including an increase in the number of younger families with children and a shift to where the majority of owners are now full time residents. Wexford has recently embarked on a massive new amenities project which brings with it many challenges including operating in temporary facilities while continuing to meet the needs of the community.
He looks forward to the anticipated opening of the new Harbor Center and Clubhouse in 2026 which he hopes will better serve the needs of our owners. This is an exciting time for Wexford and his hope is that all our neighbors will continue to be engaged in the community, volunteer for committees and serve on the Board so that we benefit from fresh ideas, enthusiasm and a diversity of opinions.
Prior to retiring, Keith served in various executive roles with nonprofit hospitals and healthcare systems. These roles required the ability to engage with and develop consensus amongst a diverse group of stakeholders and constituents. During his tenure on the Board, Keith has applied these skills to advance Wexford to the premier community we all envision it will be.
Keith has served as an Officer of the Board for three years — 2 years as Treasurer and Vice President in 2025. As Treasurer and Chair of the Finance Committee, he championed financial sustainability by focusing on longterm capital planning and oversight of ongoing operational performance. These efforts resulted in the ability to fund routine capital replacement through the annual infrastructure assessment without utilizing and depleting NPOIF funds reserved for long-term strategic investment. Keith also developed and garnered owner support for the flexible financing plan for the Clubhouse and Harbour Center Project.
As Chair of the Food and Beverage Task Force, Keith believes that owner engagement will be vital in creating a vision for the culinary experience at our new facilities that resonates with the community. A commitment to exceptional owner experience should be the guiding principle when executing the opening of our new dining venues.
As Vice President and Human Resources Liaison, Keith has been instrumental in supporting the search process for a new General Manager. With the convergence of new leadership, consulting support, and a clear culinary services vision, Wexford finds itself at a critical and exciting crossroad.
Keith is grateful for the opportunity to serve the community and has appreciated the insight, support, and trust of fellow owners.

John Gora, 1st Assistant Golf Professional: John was born and raised in Youngstown, Ohio, where he spent the majority of his time playing baseball. With the Bermuda Grass we see on our golf courses in the Lowcountry, chipping can be a frustrating part of golf. A tip that helps golfers of all skill levels is to inch closer to the golf ball. This will lift the heel off the ground creating less contact with the surface. This allows the club to glide through the grass rather than catch and dig.
In this drill, I’m demonstrating putting a rubber band around the face of my putter, and the same rubber band around a tee in the ground, this will trick my mind into accelerating the putter face through the putt.
Deceleration is a common problem for a wide range of golfers, with this tactic and drill, it will give more forgiveness to get through the ball, and refrain from leaving it short on the scoring putting distance.

Having Wexford’s Homeowners Association (HOA) as an additional insured or interested party to your boat insurance policy typically does not affect your rate. Here’s why you should add the HOA and what it means: What it Means to Add an HOA to Your Policy
• The HOA needs to be protected and informed in case something happens involving your boat while it’s in the harbor or marina
• Add Wexford HOA as “Additional Insured.” This gives the HOA some liability protection under your policy (e.g., if the HOA is named in a lawsuit involving your boat).
Will It Affect Your Rate?
In most cases: No. Insurers do not typically charge extra to add an HOA, marina, or similar entity to your policy
unless:
• You are increasing liability limits.
• The insurer sees it as a higher risk (which is rare for this kind of request).
What You Should Do
• Contact your insurance company or agent.
• Explain Wexford HOA needs to be an Additional Insured

Often through the year, the water level in the harbour becomes somewhat inconsistent. The harbour does not utilize pumps to regulate its water level; it is entirely tide dependent. When tides fall below 7.5 feet, we are unable to fill the harbour with water, therefore, each time the lock opens when the tide is below 7.5 feet, approximately 60,000 gallons of water escapes from our harbour into Broad Creek.

approximately 1 million gallons of water. Based on this, we lose about one inch of water for every 16 lock cycles over the six-hour period between high and low tide. Over the course of a week, regular lock usage can result in a loss of approximately 6 to 10 inches of water. Essentially, the more frequently the lock is used during low tide, the greater the water loss we experience. To recover from the loss, tidal charts are referenced to find suitable tides that would allow for effective refilling.

As we cruise through 2025, the Wexford ETC (Event & Travel Club) group continues to bring connection, culture, and celebration to our community. This year has already been filled with unforgettable experiences — and there’s still more to come.
Kicking off the year in January, ETC members were treated to a soulful evening of smooth jazz in a sold-out private event hosted at The Jazz Corner in Wexford Village. The Social Committee arranged an elegant dinner paired with outstanding live music, truly a night to remember.
Taking advantage of a lovely spring day in April, ETC’s Local Committee organized a trip to Wimbee Creek Farm in Seabrook, SC, where members enjoyed a scenic walking tour through rows of colorful blooms, hands-on instruction in floral arrangement, and a farmto-table luncheon that highlighted the Lowcountry’s seasonal bounty.
In May, members were transported to the tropics for Havana Nights, an evening of Cuban flair hosted by ETC’s Social Committee at the Long Cove clubhouse. With lively music, vibrant decor, and an array of casinostyle games, it was a night filled with fine dining, dancing, laughter, and camaraderie.
Looking ahead, ETC will embark on two highly anticipated adventures led by our Regional Committee: In October, a Charleston Getaway will feature a private tour guided by Wexford’s own Marion Brown, offering a unique perspective on this charming city. To wrap up the year with holiday cheer, ETC heads to Asheville to experience the splendor of the Biltmore Estate at Christmas — a magical way to celebrate the season. With so many successful events and more to look forward to, now is the perfect time to consider joining or to renew your ETC membership.
